The Watermill is located in Sambuca Val di Pesa, a small village between Siena and Florence. The property consists of a central building and two barns surrounded by lush and colorful vegetation, filled with fragrances, and sounds that make it a truly unique place to connect with nature. The rustling of leaves blends and the sound of the Pesa River are both soothing and refreshing. On the ground floor of the Villa, a spacious living room leads to a grand dining room with a fireplace and a bread oven followed by a modern kitchen restored and equipped with all the modern conveniences, a bathroom with laundry facilities, and finally the main suite with a large and luxurious private bathroom with travertine shower. On the first floor, a bright living room dominates the scene with its central truss and a fireplace that makes the atmosphere even more special. From here, you have access to two suites, both with private bathrooms and travertine showers. One of these suites features a freestanding bathtub with a panoramic view of the Villa's garden. Another suite, located on the garden floor with direct access to an exclusive patio, has been entirely carved out of the ancient mill's manger used as a horse rest stop and for grain storage, still visible in the suite's private bathroom. What makes this room even more special is its proximity to the mill room where the ancient millstones are still present. Located on the left side of the main building in one of the barns, another suite (the biggest annex) extends over two levels: on the ground floor there is a double bedroom with a bathroom and access to a front patio and a lateral loggia used as a dining area, while on the upper floor, there is a loft with two single beds overlooking the villa's pool. Formerly an ancient sawmill (the small barn annex), is located opposite the main body of the villa and overlooks the park directly through a paved patio. The dependance comprises a living room with a fireplace, a kitchen with a historical marble sink, and a double bedroom with an open shower. The pool is surrounded by lush vegetation, the scent of cypresses, the sound of the river nearby, and the Tuscan hills serve as a background, creating a magical and relaxing atmosphere. The verandas are located on the back part of the villa. These lodges are also accompanied by a round table around an ancient olive tree where a wood-fired oven and a relaxation area are situated. Finally, the riverside beach is a true oasis where you can reconcile with nature and let yourself be lulled by the sound of flowing water and the rustle of leaves that surround it. It can be accessed directly from the villa and features a relaxation area, dining table, and sun loungers.

What started over 500 years ago as a lookout post to defend the valley between Siena and Florence has been restored, with loving passion, into a private escape, idyllically situated amid woodland and vineyard in the heart of Tuscany's famed Chianti Classico region. Villa Fiamma offers every modern amenity discerning travellers require. From air conditioning and in-floor heating to meshed wi-fi and USB ports at bedside, every detail exudes luxurious comfort. A heated infinity pool with expansive pool deck and party pavilion and a full Roman Spa, inspired by the best European Spas, with indoor whirlpool for 10, a steam room, a sensory shower, and a dry sauna, welcome guests to relax and rejuvenate throughout their stay. Numerous Wellness Therapies can also be arranged. In the stone Farmhouse, the Villa’s original residence, a large living area with adjacent bar and expertly stocked cellar provide groups of friends or family an inviting space to gather and recount the day’s adventures in Tuscany. In addition, the cellar is stocked with exceptional vintage and prominent regional wines for purchase. The family kitchen, truly a chef’s dream, is ideal for preparing a breakfast of freshly laid eggs secured from the villa’s hens or meals with ingredients harvested from the villa’s culinary and herb gardens. There are six (6) bedrooms upstairs in the Farmhouse, each with en suite bath; two (2) with private balconies and one (1) with private entry. There is also a studio/office with en-suite on the lower level which can be converted to sleep two (2) additional guests. The Spa Suites, just across the center terrace from the Farmhouse, hosts two (2) spacious bedrooms at ground level, each with large en suite bath and one (1) offering a Manhattan-style kitchenette. The Spa Suites is also home to a separate catering kitchen as well as the Villa’s private spa on the lower level. In all, Villa Fiamma offers eight (8) en suite bedrooms sleeping up to 16 guests plus, a studio/office convertible to a ninth (9th) en suite bedroom sleeping up to two (2) additional guests. There are also two (2) half baths, one (1) in the Farmhouse, the other serving the spa and a separate, handicapped accessible full bath in the Spa Suites. At night, guests will be enveloped by silky soft Yves Delorme cotton sheets and have their choice of pillow types for the most blissful of nights' sleeps. And, French terry robes and slippers as well as sustainable bamboo towels and complimentary bath products make morning rituals another pampered experience. Guests will appreciate the unspoiled warmth and authenticity of Villa Fiamma's rejuvenation. Its meter thick stone walls, barrelled and beamed ceilings and terracotta tile floors were restored but left intact, immediately signifying to guests they have arrived to the real Tuscany. The furnishings, many of which were made by local craftsmen, are not only stylish but exceedingly comfortable, encouraging guests to unwind and feel at home. And, artwork by regional masters adorn nearly every wall and niche to capture guests' imaginations. Nearby Castellina in Chianti, just 12km from Villa Fiamma, offers perhaps the most quintessentially Tuscan walking district of any of the Chiantigiana wine road's storied towns, with its serpentine cobblestoned pathway meandering by art galleries, boutiques, bars and ristorante serving authentic regional fare.
