House with pool and garden Condom (32)

Situated just 10 minutes from Condom, this sublime stone manoir is accessed by a private road and sits in a perfect setting in the Gascon countryside. There are no nearby neighbours, and the property is in the middle of 3 hectares of tranquil and very private parkland, with extraordinary views over the surrounding valleys and the Pyrenees mountain range. A lovely 16 x 6 m swimming pool will keep you cool in summer, and you can enjoy drinks or a meal with friends and family in or outside the open-plan summer kitchen with its large stone archway access to the pool. On one side of the courtyard, shaded by beautiful mulberry and plane trees, you can welcome visitors in the guest house with 2 en-suite bedrooms, sitting room and kitchen, a separate bedroom with bathroom, and a caretaker's flat with living room, kitchen, bedroom and bathroom. In addition, the 2 symmetrical dovecotes on the lower terrace have been converted identically into bedrooms with fireplaces and wood-burning stoves, bathrooms and matching terraces. On the other side of the courtyard, sits the imposing 365 m² manor house, where a magnificent stone-floored entrance hall with a large fireplace welcomes you and leads you to the principal 55 m² salon. Elegantly proportioned, it features old oak-planked flooring, a west facing, opening archway, beautiful fireplace and large double doors, one of which leads to the elegant family kitchen – with dining table – where you can prepare your favourite grilled dishes in the barbecue. It opens onto a shaded part of the upper terracing, and the small winter dining room, also with its original terracotta floor tiles. The cosy sitting room is centred around the fireplace, which is lit throughout the winter, and also opens onto the south terrace. A beautiful third reception room with open fireplace, currently used as a sitting / music room and library is reached from the grand salon in the other direction. The ground floor also has a large utility room / laundry with its own garden shower. There is ample stockage and coat hanging space in this part of the house. A guest cloakroom opens off the hallway. The first floor has 2 large bedrooms with en-suite bathrooms, and 3rd bedroom or study. The property is magnificently decorated to a very high standard and it has preserved many of its original features – such as wood panelling, mouldings, old wooden flooring, fireplaces, natural stone, and terracotta floor tiles. The high-quality renovation has preserved and enhanced these original features and created no less than 6 portes-fenêtres opening out to the upper south and west terraces. The grounds feature a number of lovely terraces and gardens, while the beautiful, high-walled courtyard and the garden in front of the property is shaded in summer. A more Provençal one by the swimming pool is reached from the main house and the guest house. Beyond is an orchard, meadows and woodland. The property also has a large garage and cellars, an old unrenovated farmhouse hidden by vegetation, 2 wells and water reservoir as well as central heating. It is a real beauty of the kind one rarely sees for sale. History lovers will adore it. Built on a Gallo-Roman site, it served in medieval years as a convent before further renovation after the Revolution. Feel free to contact us for more information or for a viewing. Fees to be paid by the seller. Energy class D, Climate class D Estimated average amount of annual energy expenditure for standard use, based on the year's energy prices 2021: between 5190.00 and 7070.00 €. House with pool Lectoure (32)

The cathedral town of Lectoure is well-known for its panoramic views from its proud position up on high. Along the northern and southern ramparts one’s eye is drawn across the sprawling countryside, for miles around. The best properties in Lectoure are those with such a magical outlook. Tucked away just a stone's throw from the bustling town centre, this elegant property boasts both a pool, garden and those much sought-after views. Behind the old wrought-iron gate the front garden is deliciously adorned with fragrant plants and bushes reminiscent of a secret curate’s garden, tucked away from sight. The neatly clipped and tended plants and bushes add to the property’s restful zen appeal. To the rear of the property there a fabulous terrace provides breathtaking views quite unlike any other in town. The front-door opens onto a spacious central hallway with high ceilings, filled with natural light which floods in through its tall windows. One particularly attractive feature throughout the property is the tall ceilings in classical 18th century style throughout. To the right of the entrance hall, a spacious double bedroom boasts the same large windows while on the left of the main front door, another generously sized bedroom overlooks a picturesque view of the garden and ancient medieval walls. The third bedroom is equally as spacious, and also has impressive views. A modern style family bathroom, complete with modern amenities, a separate WC, along with a cleverly designed laundry area, are all presented in pristine condition. A magnificent open-plan reception-room sits at the heart of the house with direct access to the kitchen and terrace. In the main living-area there are three fabulous windows that frame the distant views, adorning the room with light and a sense of space. One has the impression in this room of « floating » above the landscape. A newly fitted cosy wood-burning stove nestles in the corner adding warmth and ambiance to the room, which makes this the perfect spot to unwind on chilly winter evenings. The adjoining kitchen blends seamlessly with the living area, providing ample space in a pleasingly contemporary workspace. The « pièce de resistance » is the panoramic terrace, with its sweeping vista of the valley, with its sense of privacy and serenity - despite the property’s central location in town. This is a lovely spot indeed for a nocturnal dinner party beneath the soft glow of the stars. Both internally and externally the property boasts clean lines, abundant natural light, and timeless elegance.

House with pool Mouchan (32)

Where are we? This property is located in the beautiful countryside close to the market town of Condom, in an area renowned for its vines. The property sits in an elevated position with a stunning southerly view. There is one other neighbour to the rear, who is unobtrusive and sits behind our property to the north, so that our views to the south and west are entirely uninterrupted. Condom is approximately ten minutes by car and in the other direction there is easy access via lovely country lanes to Eauze - with its fabulous local market. Castera Verduzan and Valance-sur-Baise are also close at hand and both have shops and bakers. The airport of Toulouse is one hour forty minutes away and the TGV station in Agen just under an hour. The main house / the ground floor We enter the property directly into a spacious room, which must once have been the main kitchen. It has retained its original fireplace which is now fitted with a wood-burning stove. The property has terra-cotta style floor tiles and good high ceilings. There are two storage cupboards, two doors to the front terrace and access to the old wooden staircase to the first floor. Downstairs WC There is a downstairs WC and wash basin in a small hallway just off the main entrance. The two downstairs bedrooms On each side of the central hallway there are two very spacious double bedrooms both with ensuite shower-rooms. The first overlooks the front driveway, the second has a lovely view of the gardens and French doors to the terrace. The kitchen/ dining room This spacious and light-filled room occupies a central position in the property and with its tall ceiling and panoramic view through double French doors to the south, this room is flooded with light. The space is nicely divided between a dining-area, and the kitchen with a central island unit. The kitchen has lovely storage cupboards and in particular a wall of very practical cupboards so that everything is neatly tidied away (this is an extremely tidy house and the many useful cupboards throughout make this easier). This room has a terra-cotta style tiled floor. The rear kitchen There is a handy pantry area behind the kitchen which is generous in size and helps with the overflow from the main kitchen area. There is a fridge here. The main reception room The main reception is a fabulous room in the style of a barn conversion with lovely exposed ceiling beams and stone walls. There are two sets of double doors with a panoramic view to the south and a view to the west across the terrace to the hangar. This room has wooden a wooden floor, nicely aged in soft tones. At the far end there is a fireplace with a wood burning stove. This is a fabulous room for entertaining and the views are tremendous. The main house / the first floor We access the first floor via a small wooden staircase in the main entrance, and which appears to be original. The staircase leads to a generous first-floor landing. The first floor bedrooms There are three first floor bedrooms. The first is a master bedroom with an ensuite shower. This is a gorgeous room with three windows and an extremely comfortable amount of space in the bedroom. The views are lovely and of course there is lots of lovely sunlight. The second bedroom is a generously sized double bedroom, the third slightly smaller but also able to hold a double bed. There are handy storage cupboards in both rooms. These two bedrooms share a family bathroom with a big bath tub, sink and WC. The Gardens and Pool The gardens are well presented, but of course their finest feature is the view! The gardens to the south are reminiscent of a Roman hilltop, with what can only be called a panoramic or sweeping view which is very impressive. The pool area sits in the perfect position to enjoy the views - one can imagine swimming here « into » the view. There are terraces on all sides of the property with a hedged parking area to the front. The hangar ( « party space » ) An old farm hangar (open on four sides but with a roof) provides an excellent space under which to party or to dine in the shade. With easy access to the poolside and in the perfect position to enjoy the views.

House with pool and terrace Lectoure (32)

Located in the heart of the Gers, a few minutes from Lectoure and Agen, this old winery benefited from an exceptional renovation in 2021. With an area of 470sqm, it is located on an intimate plot of one hectare . Past the gate, a long avenue of cypress trees leads to the property. The uniqueness of this building is revealed little by little. The entrance impresses with its volumes and style. The renovation was carefully designed to respect and highlight the character of the property. Several volumes with a strong identity make up the living spaces. A living room with endless ceiling height is naturally extended by the kitchen. A second, more intimate living room also has its place. Numerous custom-made openings provide access to the various terraces, naturally extended by the park and the surrounding nature. A first sleeping area takes place on the ground floor, a guest suite and another bedroom are available. The upper floor is dedicated to rest, 3 suites including the master offer exceptional volumes and an impeccable finish. An office that can be transformed into a sixth bedroom completes the whole. The exterior is not left out, the land surrounds the property. In its center, a 20x5m heated swimming pool completes this property. All the services of this building create the perfect compromise between the charm of the old and contemporary comfort. Ideal place to live for a family or a second home. Agen airport 30 minutes away. Closed garage and buried wine cellar for oenophiles. Underfloor heating by heat pumps. Salt pool, heated and secure. Well with watering. Complete renovation: structural (frame and roof), insulation, electricity, plumbing and heating. Surrounding fields in organic farming. ENERGY CLASS: B / CLIMATE CLASS: A. The property There is little to be seen from the outside of the property other than its high stone walls and the solid wooden doors of its entrance, which makes our first sighting of the garden when its doors are pulled back quite special, as the dramatic view on the other side of the garden gate is quite unexpected. Our eyes are drawn along a white stone path to a stone wall at the far end of the garden, from which there is a vertiginous view over the valley to the south. In this respect, the garden has its own “ramparts”, and it is here on a sunny day we sit up on high to lunch and admire the chequered green and golden fields below, spread out in their rich tapestry. The garden is completely private and tranquil, and is surely one of the most beautiful spots for al fresco dining in Gascony. The house sits to one side of the pathway, the old barn to the other. The garden is full of ancient scented roses, with beautiful colours of baby pink contrasting perfectly with the pale leaves of the olive tree. There are flower beds bursting into life with the summer sunshine and with the dramatic backdrop of the barn. The pool is partially enclosed in a stone building, and is thus beautifully sheltered. First let’s take a look at the house. Built on two levels, each level is a separate, independent unit, allowing the property to be occupied as one single house or two completely independent appartments within the same house. One can of course choose to link the two floors via a staircase. On the upper garden level, there is a large and spacious reception-room, with an open-plan kitchen in one corner. This beautiful room has windows on three sides, with views over the valley and the garden. The view from each window is unspoilt and the recently fitted windows provide the perfect framework. Two original doors lead to a large double bedroom with an ensuite shower-room and WC. The bedroom overlooks the valley, and has an ornamental fireplace. A newly fitted wooden staircase leads to a first floor mezzanine above, which is currently used as a study. Returning to the garden once more, we descend a flight of stone steps to an enclosed courtyard below. This area holds the warm sunlight between its stone walls and is the perfect sheltered spot on a windy day, or between seasons. The lower courtyard, and the lower level of the house can also be accessed directly from the village, so that although there are two sections to this property, each has its own garden. On the ground floor we enter a beautiful kitchen with a long stone work surface and sink that runs the entire length of one wall, with views to the garden. The room has two archways, one of which opens directly onto the main reception-room, where there is a woodburning stove, the second archway opens onto an area currently as a bedroom albeit this room does not have a door. This area could also be used as an extension of the main reception-room, as a study, or second sitting-room. On the lower ground floor level, there is also a spacious shower-room. The barn This is arguably one of the most beautiful buildings we have seen at Bliss, and the barn has its own special history. During the war, members of the resistance met here, and made radio broadcasts to London from the upper section of the barn, via a radio set which was still present, and is now housed in a museum. If these old stone walls could tell a story.. we would hear their whispers long into the night. The barn is currently used for storage on both levels. We particularly love the stone steps to the upper level which run up the external wall. Although planning permission would definitely be required for a change of usage, one cannot help but imagine what an amazing project one could carry out here.

The old farm house sits at the far end of the plot. The garden is immediately welcoming being planted with frothy romantic shrubs perfectly in harmony with this rural idyll. We enter the main reception room. With its high ceilings and gigantic modern rectangular window frame against the far wall, through which we are afforded a view of the wild poppies and daisies on the other side of the glass as they dance in a gentle breeze in the gardens at the side. The main reception room is elegant and spacious with an open- fireplace promising cosy winter nights in. The high ceilings and beams are a reminder that this space was once an ancient barn tagged onto a small farmhouse before its conversion some years ago. The main reception room opens onto the kitchen. With a quirky tiled floor where one can spot the occasional ceramic lizard depicted in the tiles, the floor adds a jolly note to an otherwise timelessly elegant room. The kitchen is simple and tasteful. Natural woods and materials have been chosen in keeping with the period of the property and the room is harmonious and gentle on the eye. With plenty of space for entertaining around a large table, one can choose whether to receive dinner guests in the main reception room or the kitchen. A small handcrafted flight of wooden steps leads to an inner hallway with an arched entrance (a quirky almost Moresque detail) which leads to the only cloakroom/WC in the property, besides which sits the bathroom with its incredible views onto the farmer’s field. With a window frame worthy of a main reception room it is possible to shower with views to the field beyond. When the large rectangular window is pulled back, there is an impression of « showering outdoors ». With an elegantly curved wash basin and a walk-in shower this is a fantastic space. There are two bedrooms on the same level as the bathroom. One overlooks the field behind (with the same view as the bathroom). The second bedroom overlooks the front of the property and the barn opposite (with its first floor loft/ entertaining space). The second bedroom benefits from a dressing-room. From the internal hallway a flight of wooden stairs leads up to the third bedroom beneath the eaves. This bedroom shares the same family bathroom as the first two bedrooms. This property is blessed with numerous outbuildings, all of which have been restored and lend much charm to the property. The pool was christened for the first time this summer and blends perfectly into the garden resembling a water feature more than a traditional pool. The current owners explained to us how it was important for them to blend the pool into the landscape without perturbing their bucolic surroundings.
