Raised to a single storey, this part has a flat tile roof that matches the brick surrounds that predominate on the main dwelling. Outbuildings : The dwelling has two outbuildings facing it, forming a sort of inner courtyard. The larger of the two, located opposite the main entrance, is built of pointed stone with a flat tile roof. These were the estate's stables, as evidenced by the feeding troughs that are still there. The space is divided into three rooms (24 sqm - 19 sqm - 20 sqm), each used as a workshop and for storage. On the gable end of the outbuilding is a 1-car garage under sheet metal. There is a single access from the rear of the property. A smaller outbuilding, built of rendered brick and stone with a flat tile roof, is set back at right angles. It contains a 2-car garage (5.17 m x 5.86 m), a former wash-house (2.75 m x 2.37 m) and a machine room (4 x 2.25 m). All the car approaches and footpaths are tarmac and/or tiled. Equestrian facilities : At the southern end of the property, there are good pastures that could not fail to provide the family's four horses with a home in the best possible conditions. On almost 10 acres, enclosed by wooden lices, a small equestrian complex has been built, as follows : - A breeze-block building with tiled roof, comprising a suite of 7 boxes, 1 for a broodmare. (dimensions: 3.5x3.5m) concrete floor - interior wooden cladding - water - electricity) - Wooden hangar, under steel sheeting (dimensions: 20x12m) - concrete floor - electricity; very good condition) - Awning adjoining the hangar, providing shelter for several horses. Land : The area around the dwelling is a tangle of flowerbeds delimiting espaliered spaces dedicated to the four points of the compass. Each aspect offers a different view....the view looking down on the river.....or looking up at the outbuildings.....the view looking towards the tall poplars....or the more intimate, sheltered view in the shade of the buildings. Water is also omnipresent, either in the immediate vicinity or further back, calmly flowing towards a beautiful pond! The constant is the lush, unspoilt scenery, where the rare purity of the water is home to a host of trout and crayfish... validating the river's coveted first category status. Roe deer do not shy away from this island of unspoilt (human) predators, not hesitating to come and complete the picture. Poplars, oaks, plane trees, beeches and weeping willows provide shade and coolness in the undergrowth and pastures. A few goats have taken up residence on the higher ground, ensuring that the grounds are kept well-mown. Further to the north of the property, an area has been given over to fruit trees, as well as a vegetable garden that the owners' green thumb has made very prosperous. Ref.4610 : Beautiful property located in the north of the Calvados department, near the sea. The property is located in the north of the department of Calvados, at the forefront of the ‘Côte Fleurie’, world-famous for its unmissable holiday resorts. Built in a dominant position, in the peace and quiet of a cul-de-sac, in the heart of unspoilt countryside, this small estate offers all the guarantees of calm and serenity sought by the most discerning guests. The topography of the site will lead the discerning eye from wooded hills to lush green pastures. This property, located on the outskirts of Pont-l'Evêque, has all the local services you could wish for; all road, rail and air links are within easy reach. The local tourist appeal guarantees a wide range of cultural and sporting activities less than 15 km away. The perfect embodiment of a complete change of scenery, a symbiosis of comforting nature, this privileged holiday location could soon give new meaning to what a principal residence should be. The property has 3 uninterrupted sites. The main dwelling dominates the most undulating and varied landscape on the south side. Built over 2 main storeys and attic space, it has an elongated facade with an elegant, imposing overhang that gives the whole a harmonious balance, and is most unusual for its chestnut slate cladding. The building is of timber-framed construction with wattle and daub, resting on runners separated from the ground by a low brick and flint wall. The roofs are four-sloped, with pedimented dormers and chimneys. A strange mix of roofing features slate on one side and lats on the other. This originality does not detract from the attractive appearance of the whole, giving it a charm that is as atypical as it is innovative. With approx. 155 sqm of living space, the main dwelling is distributed as follows: Ground floor: main entrance via the central projection, leading to a small vestibule. Tiled floor. The living area comprises a neutral space (terracotta floor tiles) with a monumental fireplace equipped with a wood-burning stove, a lounge with parquet flooring and a small study/library in the gable end. Continuous dining room (terracotta floor tiles), adjoining a fitted kitchen (cement tiles). Utility room / scullery in the gable end. 1st floor: accessed via a wooden staircase, large bedroom (1) with parquet flooring and corner bathroom with toilet. Raised hallway leading to a tiled bathroom with wc - Separate dressing room (parquet flooring). Attic bedroom (2) with parquet flooring and gable-end study area. 2nd floor: accessed by a small straight wooden staircase. Attic bedroom (3) with parquet flooring and study area. Exposed trusses. The outbuildings include : THE PRESS ROOM (GITE): Situated below the main dwelling, away from any neighbours. It has a timber-framed facade similar to that of the main dwelling, 2 stories high and an Eternit roof. Chestnut cladding covers part of the wine press, providing additional insulation. Recently acquired and converted, it has undergone a thorough and meticulous renovation to make it a perfect guest house. It is regularly rented out as a ‘gite de France’, generating substantial income, wiping out all the property's running costs. Approx. 127 sqm, arranged as follows: Ground floor: entrance hall leading to a shower room and one bedroom (3). Large lounge/dining room (parquet flooring) - exposed beams - plenty of natural light thanks to numerous windows and 2.37 m high ceilings.Wood-burning stove. Fitted kitchen half-open onto the lounge.Access to the bedrooms. On the left, separate wc and shower room/utility room. On the right is a small bedroom (2). On the gable, large bedroom (1). First floor: access via an outside staircase to a living area under the rafters - Exposed trusses. Shower room / wc. Bedroom (6). 2 adjoining rooms used as storerooms, but could easily be converted into bedrooms (4 and 5). Linen floor. The renovation is of a high standard, both logistically and in terms of the choice of materials. Electric heating - 200 l electric water heater - VMC - GROHE taps. There are two storage areas to the rear of the wine press, which could be extended. EQUESTRIAN FACILITIES : These are located to the north of the main building, in a dominant position, bordered by naturally irrigated grasslands. - A recent shed, clad in wood and covered in steel sheeting, is used for fodder storage, houses the farm's equipment, has a saddlery room and reserves a sizeable area for a closed workshop. - On the opposite side of the barn are modular boxes (6x3m) and a broodmare box (4x3 m). - Opposite the barn is an awning for shoeing, grooming and care. - A final stall (3.90 x 2.90 m) is double-exposed, providing direct access to the eastern pasture. - A small goat shed adjoining the stall allows the goats to share life with the equines in complete freedom. - A quarry project recently led to the acquisition of a large plot of land (1ha 36a) to the rear of the boxes, which is particularly interesting because it is relatively flat. - Existing small quarry (34x19m). The property can accommodate 3 to 4 horses in excellent conditions. The estate is inextricably linked to this exceptional natural environment, which has been restored after years of neglect and carelessness. With a sound knowledge of the biotope and its requirements, the owners have worked to recreate a landscaped estate that respects its natural riches, and more specifically the management of its springs. So it was that a small stream whispered the idea of a pond, logically located at the heart of the estate. A planting campaign, taking in all species, has been carried out with determination against a backdrop of English-style layout, as has the creation of a flowering kitchen garden that enlivens the area around the dwelling. The inevitable fruit trees for which the Pays d'Auge is famous are also present. The land slopes gently downwards, offering a most flattering view of nature from the dwelling. The estate is perfectly balanced between around 1/3 woodland, 1/3 grassland and 1/3 pleasure grounds. It represents 24.71 acres (9ha 98a 11ca) of wilderness, designated as a nature reserve. Today, the flora and fauna of the park offer a spectacle worthy of the efforts made by true ecologists, respectful of the places they have acquired and abandoned, but to which they have given renewed vigour and a future.... Contemporary house with garden and terrace Tours (37)

Réf. 4576: House and equestrian facilities for sale in Indre-et-Loire. Approximately equal distance to the Loire Valley’s three major cities of Angers, Tours and Le Mans. A private elevated position with good access to local amenities and nearby market towns. An established secluded estate offering potential as a permanent home as well as a business opportunity with several accommodations on site. A rare property in this sought after location. Designed by a local Architect for the current owner’s family in the 1970s. This contemporary home was built using traditional materials (oak and Trelazé slate roofs for example) on an elevated site in the middle of a pine forest. The domain was also landscaped and the owner’s equestrian passion saw the addition of a large stable block with accommodation, two training tracks, paddocks and a lodge within the estate. Typical of the era the main house of 303sqm has a basement and two above ground levels with comfortable distribution to the reception rooms and night quarters throughout. The entrance hall from the main front door is a vaulted room of 23sqm with balconied mezzanine area above providing easy access to the ground floor rooms. Immediately in front is the main lounge/dining room, 45sqm with feature fireplace, tiled floors, exposed ceiling beams and double doors to the south terrace to the rear of the house. To the right is a smaller dining room, double aspect of 15sqm with also doors to the south terrace and direct access to the kitchen. Itself 14sqm with oak cupboards and a separate utility room of 6sqm with door to the front of the house. A practical wc is at this end of the entrance hall. The other end of the entrance hall is the study of 12sqm. A corridor leads to the ground floor night quarters with two double bedrooms (22sqm and 12sqm) with a shared bathroom with bath and shower and separate wc. This smaller corridor also links back into the main lounge. The 1st floor accommodates 5 further double bedrooms of 11sqm, 21sqm, 17sqm, 17sqm and 28sqm. Two bedrooms have private balconies. One has its own shower room and there is also a shared family bathroom with 2 separate wcs. A storage/attic room of 9m² completes this floor. Internal access from the hallway takes us to the basement level with storage, wine cellar, double length garage with sloped entrance drive, boiler room and apartment with living room/kitchen, double bedroom and shower room with wc. Outbuildings : In addition to the large main residence, there is a second lodge with a wood glad finish providing second accommodation and currently used as office space. All on the ground floor we have a 28sqm double aspect lounge/office, a 18.5sqm dining room/kitchen, a second lounge of 27sqm with fireplace and fitted wood burner, a shower room and separate wc and a rear workshop of 11sqm. The remainder of this building provides storage space for equipment and hay. Immediately in front of this building is a large flat field previously used as paddocks with one of the training tracks running around it. The “Haras” (equestrian facility) is a U-shaped configuration providing a total of 11 stable boxes: 4 stable boxes of 4x3.5m on each side facing inwards with a further 3 stables on the exterior. The central section of the U has been optimised as a “care/treatment room” on one side and a tack room on the other. In between is a 2 bedroom ground floor apartment with kitchen of 14sqm, lounge of 19sqm and two bedrooms and a shower room and separate WC. Above on all three sides we have attic space. The property uses the on site well water to offer an irrigation system with central control. The pine forest is not dense and has an abundance of wildlife; a cuckoo followed me on my initial viewing. From the main gates the drive winds its way up through the forest with one split leading to the clearing with the main house and the other further up to the equestrian aspects. A second entrance from “above” permits access directly to the “haras” and paddocks. This property is being offered with a total surface area of a little over 55 acres. The majority of this is in one main “block” (circa 44 acres) which includes the two entrance drives, pine wooded area, flat paddocks/grazing and two training tracks (one white sand and one black). The estate last had horses on site approximately 10 years ago and the fencing for the paddocks is no longer present, the training tracks, etc. may require some attention prior to putting back into operation. In addition to the main land parcels surrounding the house there are another roughly 4.94 acres of further grazing/hay fields and 2.47 acres of woodland a short drive away. Manor Azay-le-Ferron (36)

Ref.4619 : Character dwelling and its gîte, between Touraine and Berry This beautiful dwelling with its vast outbuildings is situated in the heart of the Brenne region in Berry. However, the region was long considered to be part of Touraine, and the surrounding countryside, with its beautiful rolling hills, bears more resemblance to the Loire Valley than to the nearby Brenne and its ponds. In fact, you don't have to go very far north to find the first tufa stone buildings. The property is set back from a small hamlet, with no neighbours. Just 3 kilometres away, Azay-le-Ferron and its historic château offer all the essential services and amenities. To the south lies the Parc Naturel Régional de la Brenne, the land of a thousand lakes, with its many opportunities for excursions. The area is also renowned for its hunting grounds. Fontgombault, home to a thriving Benedictine community, is a twenty-minute drive away. To the north, you'll find the Touraine region, with its small towns of character such as Loches and Descartes, not to mention its renowned vineyards and gastronomy. The Michelin-starred Maison Dallais (restaurant la Promenade) is just twenty minutes away. Heading south-west, you enter the Poitou region. The spa town of La Roche-Posay, half an hour away, offers treatments for dermatological conditions. The town also boasts a fine golf course. Forty-five minutes away, the TGV station at Châtellerault, on the Paris-Bordeaux line, takes you to the capital in less than an hour and a half. A pretty country road leads to the property and, passing through the gate, you enter the vast courtyard framed by the dwelling and its outbuildings. The dwelling, with 183 sqm of living space, comprises three buildings that form a whole: the stairway tower with its pyramid-shaped roof, the 17th century pavilion, built over two stories under a high hipped roof covered in flat tiles, and finally the 18th century extension, built over a single storey with attic space, which is illuminated to the east by a gabled dormer with a triangular pediment. The front and rear facades traditionally face east and west. The entrance door, topped by a knocker, is under an arch that fills in an older, recessed structure. On the ground floor, you pass through a short entrance hall into the large living room with its kitchen and dining area, and its lounge arranged around a vast 16th-century fireplace housing the wood-burning stove, the residence's main source of heating. To the left is a toilet, at the far end is access to the stairway tower and the comfortable terrace, to the right is access to the gravel cellar via a concealed door and finally, a corridor leads to the large bedroom. This bedroom in the 18th century section is a prestigious room, measuring 35 sqm with a 3.40 m high ceiling. The Louis XIII-style fireplace is topped by an ornamental hood in the neo-classical style with a painted medallion. At the far end, there is access to the shower room with laundry area and exit to the parklands. Upstairs, an angled stairway leads to a landing with a first bedroom on the right and a stairway on the left leading to the attic of the 17th century dwelling, which could be converted, and to the bathroom. Continuing on, you enter a majestic suite with a sitting room adorned with an imposing Gothic fireplace and a bedroom. Finally, two steps lead up to the attic of the 17th-century building, the third bedroom on this level. The property's outbuildings are as follows : - A barn with a floor surface area of 115 sqm with a roof redone in 2000 and revised in 2022. - In the western extension of the barn, a small house used as a gîte, with approx. 80 sqm of living space comprising a ground floor lounge with kitchen area and a shower room with toilet, and two upstairs bedrooms with bathrooms. - Enclosing the courtyard to the east is a stable building with a garage, the roof of which was redone in 2012 and revised in 2022. In need of internal restoration. - In the meadow to the north, a pole barn that could house horses and their hay. - To the south, in the second part of the grounds, a building containing a working bread oven. - A well. The grounds, spanning a total surface area of 9 acres (3.8 hectares), are divided into two almost equal parts. The first forms a quadrilateral of almost two hectares and is divided between the wooded parklands to the rear of the dwelling and the pole barn, an orchard behind the stables, and a large parcel of grassland. The second, on the other side of the road, is a long natural strip bordered to the south by a stream. Close to the road, surrounding the bread oven, a bamboo grove has been developed. Castle Falaise (14)

Ref.4627 : Beautiful chateau with estate of 425 acres in Normandy. Overlooking the steep meanders of the River Orne, the morning mist dissipates under the first rays of the sun, revealing the contours of a place steeped in history, born more than five centuries ago in the heart of Normandy. Out of time and away from the hustle and bustle of modern life, the château blossoms in a setting of unspoilt nature, typical of Norman Switzerland, offering peace and serenity. Just a few kilometres away, the towns of Argentan and Falaise offer shops and services. Easy access by road and rail, just 2 hours from Paris. Invisible to the eye, the château is revealed at the end of a majestic avenue of hundred-year-old lime trees, retaining all the magic of its appearance. THE OUTBUILDINGS : 1) THE CHAPELS: The chapels are located around a hundred metres south of the château. The main chapel was built in 1900 by Georges de Séguin on a hillside overlooking the Orne valley. It is built entirely of granite, in a neo-Gothic style. It has a slate roof (a complete overhaul is required, for which an estimate has been drawn up). The archangel Saint-Michel watches over the destiny of this consecrated chapel, which has witnessed many family ceremonies. There is a vault in the basement. Adjacent to the main chapel is the current sacristy and the former chapel, which dates back to the 15th century and features a façade enhanced by a flamboyant mullioned bay window with period stained glass. Most of the windows are period, except for those in the choir, which were rebuilt after the war by master glassmakers from Chartres. 2) THE COMMONS: Facing each other on either side of the secondary entrance, 2 long stone buildings with flat tile roofs house the logistical facilities on one side and the Calvados-related activities on the other. These outbuildings date from the 17th century. a) WESTERN outbuildings: An elegant kennel, a stone shelter, a storage room, a workshop (former tack room), a tack room with saddle racks and bridle racks. Access to the first floor with, on the right, a former 4-room dwelling awaiting renovation; on the right, a huge attic. Carriage house. Stalls for 4 horses. 2 garages (3 cars). Field brick floors - 4.15 m high. b) SOUTH COMMONS: These are entirely reserved for the production and ageing of the estate's calvados, with the brandy cellars housed in two spacious rooms. A third room is used for ‘dry materials’. Calvados production is based on 35 hectares of apple trees. Only part of the orchard's production is kept to be pressed, then distilled, aged and blended. This production has been sized to enable the annual marketing of 5,000 very top-of-the-range boxes of calvados over fifteen years old. These calvados carry the protected Crèvecoeur brand and are sold in France and abroad. One employee carries out all the tasks associated with the winery. The employee has his own accommodation, dating from the time of Henri IV, located on the gable end of the outbuildings. Built over two and a half storeys, the ground floor comprises two large rooms and a kitchen. A bedroom with bathroom/wc is on the first floor. A second bedroom can be accessed from the gable end of the adjoining outbuilding. 3) DWELLING HOUSE: This house, built in the 19th century, is situated in the extension of the west outbuildings. It is built of stone with a slate 4-slope roof and comprises 3 stories as follows: Ground floor: veranda / large living room / kitchen / wc. 1st floor: 2 bedrooms and a bathroom. 2nd floor: a bedroom and a convertible attic. This house is currently being renovated and will be the future home of the estate's caretaker. 4) THE GUARD'S TOWER: Built in the 15th century, this tower resembles a dovecote and is located on the west side of the outbuildings, close to the caretaker's house. Built of jointed stone with a flat tile roof and topped with an elegant pepperpot dome, its overall appearance is imposing, an impression that is borne out by the 1.20 m thick walls. It has 2 levels with a diameter of 9 m. This watchtower houses a water softening station (limestone). 5) FARM BUILDINGS: These are located slightly below the cellars and are used mainly for cider-making and logistics on the estate: The first room houses the cider vats. A vast canopy houses the farm equipment. A barn (15 x 7m). A workshop. A bread oven. 6) GARDENER'S HOUSE: set back to the west of the castle, with no facing building. Stone house with slate roof, built over 2 stories as follows: Ground floor: kitchen/lounge/dining room/wc. First floor: 2 bedrooms/bathroom. Good general condition - recent door frames. There is a vegetable garden opposite. 7) THE ORANGERY: Before the war, this was the winter home of the château's orange trees, a few of which are still kept in vats in the west outbuildings. Since then, it has been used as a workshop by the gardener. 8) THE POULAILLER: adjoining the gardener's house, it provides shelter for 2 vehicles. 9) THE WOODEN SHELTER: located at the foot of the château, restored in the early 1960s, it can be used to store wood or garden furniture. 10) THE STABLE: A pointed stone structure with a wooden ridge (approx. 7 m x 7 m), used for storing fodder or as a stall, situated in the large gardens to the rear of the château (7 m x 7 m). It has a wonderful view down towards the Orne. It would be perfect as an artist's studio. 11) LES NAUDIERES: Farmhouse situated on the other bank of the River Orne with a dwelling house, 2 large barns (16x7 m), another barn (23.5x9.5 m) used as storage for farm equipment. A small house (6.5x5m) used for hunting meals. The ‘Naudières’ dwelling is currently under a residential lease. 12) LA SCIERIE: Main dwelling (10x5m), small adjoining house, large barn (22x7m), on the water's edge, adjoining the dwelling. Other buildings in the extension (20x5.80m). The exceptional beauty of this estate is implicitly linked to the quintessence of its setting. Set in a dominant position on an unspoilt site, the château enjoys total protection in the heart of its 170 hectares. The drive up to the château is majestic and almost endless. No less than 800m of tree-lined driveways lead to the first lawns, revealing the first towers of the building, in the heart of a park laid out in the English style, where each of the many species sets a charming scene. It was at the end of the twentieth century that the current owners realised the need to redesign the park, with the aim of opening up the vistas around the château so as to make the most of the many views from the site. The four cardinal points were thus embellished, offering lawns and meadows to the north and east, the chapel and the meandering Orne to the south, and the elegant outbuildings to the west... The estate stretches over a number of espaliered plateaux, all converging on the wild, sloping banks where the Orne flows for some 7 km right through the heart of the property. A fishing ground of rare quality. The nature of the soils is balanced and harmoniously thought out. The château boasts: around 4 hectares of adjoining parkland; organic, high-stem apple orchards covering 33 hectares; meadows, fallow land (66 hectares uncultivated) and woods (47 hectares) complete the setting with around 20 hectares of additional land, including 7 hectares under lease. The estate is not subject to any easements or nuisances, whether visual, olfactory or auditory. Thanks to the presence of a rich endogenous fauna, the estate has a roe deer hunting plan, which is carried out in a respectful and measured manner, thanks to the family or friendly spirit that prevails on the few days dedicated to this activity. Manor La Chartre-sur-le-Loir (72)

Réf. 4597 : For sale in the Sarthe départment, listed manor to restore with its 180 acres. Rare on the market, hidden in almost the middle of its 180 acres (72hectares) yet a short drive from the bustling market town of La Chartre sur le Loir, almost equidistant to Vendome, Tours and Le Mans. An excellent project for a permanent or holiday home with a choice of schools and colleges nearby along with cafes, supermarkets, antique stores, etc. etc. The Le Loir river valley is one of this area’s best hidden gems with an abundance of activities, vineyards (Jasnieres and Cote du Loir), lakes and selection of market towns. Easy access to the chateaux of the Loire Valley. The reputation of La Chartre sur le Loir is well deserved, central square cafes, hotel and restaurants along with its Thursday market or week-end “antique/flea-markets”. Its links to the 24h race and the classic are known globally and the regular influx of tourists in their magnificent vehicles is always a pleasure to see. The (132 acre) 53hectare leisure lake at Marçon is greatly enjoyed by many local families (swimming, fishing, sailing, etc.) as well as those from further afield. Vendome with its TGV link to Paris is an easy 40mins drive away along the river valley. Built initially in the 15c and then modified in the 17c this rural manor has seen the area around it change significantly over its existence. The large chapel in one of the entry “pavilions” gives us an indication of its noble links and importance in this area. A opportunity for a noble home which still retains a large amount of land. The manor house is typical of the period with high-pitched roof and single chimney stack on the west side. Entrance is slightly offset from central with a hall running front to back with external doors at either end. The hall is quarry tiled with exposed beams above and covers just under 10m². To the left is the “kitchen”, a 9.3m² room with window overlooking the entrance lane. Again quarry tiled flooring and painted ceiling beams. To the right of the entrance hall is the main room, 33m² with period working fireplace with crest, large window to the front and a recessed smaller one (possibly a door originally) to the rear, quarry tiled floor and natural beams. At the rear end of the hallway is a wc and stairs leading up. The first door on the 1st floor is to the attic space above the stone stables in the attached outbuilding. Back in the manor there is a large “master bedroom” of 31m² (above the main salon) with a period “pillared” fireplace and views over the front. A second bedroom of 19m² with front facing window completes this floor. The attic space on the upper/2nd floor covers circa 56m² with beautiful beam work and is ripe for conversion into several bedrooms and bathroom perhaps or maybe a large open space, a central period dormer window is already in place. The manor should be considered as a renovation project. Outbuildings : Adjoining at the East side of the manor house is a large outbuilding. Used formerly as stabling for possible cattle, this stone building has two rooms of 40m² and 42m² with original quarry tiled floors. There is an attic space above which has already direct access from the manor. The end of this building is a wood clad storage extension of roughly 37m². The two pavilions opposite the manor, guarding the entrance drive, are stone built of the same period as the manor. The West one houses an impressive pigeonnier circa 14m² with vaulted tuffeau stone cellar beneath. The second, East side, pavilion is the former chapel, 26m², used as a stable during WW2. Its high vaulted ceilings and stone arched windows hint back to its more glorious days. The outbuildings as with the manor should be considered as a renovation project. 180 acres .. some of which is exploited by the current owner as crops and hay, part is natural woodland with a stream and an abundance of wildlife and some was once perhaps a more formal park. The main entrance is gated (farm gate) and the entrance lane is wooded on both sides leading to an open field (hay I believe) you then follow the track into a second wooded part, over a small bridge before emerging between the two pavilions with the manor and former lawns in front of you. There is an annual rental usage for hunting which can be renewed, or cancelled, at the year-end of the contract. The current owners pay for the land to be cultivated by an external farmer and as such the land can be considered to be available for the new owners to use, or continue the arrangement if they wish. The following parts are listed on the Inventory of Historic Monuments : The manor house with its two pavilions: listed by decree in 1983. Cabinet LE NAIL – Touraine - Loire Valley – M. Spanning two stories and topped by an attic, it spans around 250 sqm of living space divided into five bays, offering a fine architectural presence. It comprises : On the ground floor, the main dwelling features an entrance hall served by a central staircase. Opposite, a billiards room leads on one side to a luminous lounge, and on the other to a comfortable bedroom with its own shower room and toilet. The west pavilion houses three bedrooms, one of which opens directly onto the terrace adjoining the swimming pool, and a shower room with WC, ideal for welcoming family or guests in a separate space. The east pavilion features a fully-equipped fitted kitchen, extended by a functional utility room. An adjoining study provides access to a remarkable private chapel, meticulously restored to give the estate a touch of spirituality and exception. Upstairs in the manor house are three comfortable bedrooms, each with its own bathroom or shower room with toilet. A library completes this level, providing a peaceful space for reading or working. There is a vast attic above, offering additional potential for conversion. The generous outbuildings offer remarkable development potential. With a little work, they could easily be used to double the living space, opening up the possibility of numerous residential or recreational projects. The west wing, which is set back at right angles, contains former stables, cowsheds and an old chicken coop, now used as storage space. One of the rooms houses the swimming pool equipment room. Continuing on, a covered porch provides parking for vehicles, followed by a tower with a dirt floor that can be reinvented as required. The opposite building houses the boiler room, a vast barn and a second pavilion, similar in every respect to the previous one, creating a beautiful symmetry throughout the common areas. The carefully designed grounds form a real green setting around the residence. A veritable green belt, it almost makes you forget how close the neighbouring farm is. A wide variety of ornamental and fruit trees, including majestic cedars, maples, quince, apple and pear trees, give elegant rhythm to the landscape as the seasons change. A charming bower, forming a sort of plant cloister, shelters a delicate fountain. This shady corner, with its natural coolness, is a peaceful place to relax and daydream. A water feature enhances this pleasant park of more than 5 acres. Finally, there's a generously sized swimming pool (12 x 5 m). It is salt-treated and heated by a heat pump.
