    House Castéra-Verduzan (32)

Today, we find ourselves in the heart of a valley, not far from Castéra-Verduzan and its local shops. A large, fully renovated stone house offering a true sense of privacy. It is ????, secluded. You are at home here, hidden from the world in an idyllic garden. Beautiful views stretch across the rolling Gers countryside — gentle hills, a touch of wind, birdsong… nothing but the sounds of nature. An electric gate opens gracefully to the side of the house. At first, you only glimpse its scale. You park on the gravel, tucked discreetly behind a hedge — the car disappears from sight. On rainy days, the spacious garage welcomes you under cover, making everyday life effortlessly practical. The façade speaks for itself. Stone, symmetry, a solid wooden door — all the hallmarks of a classic Gascon home are here. It has presence. It impresses, without ever showing off. It stands there, serene, as it has for centuries — and will for many more. Over time, it has been extended, to the side and to the rear, in an era when homes were built with simplicity, strength, and quiet beauty. A generous, flowing home with multiple possibilities. Outside, an idyllic garden unfolds, complete with an elegant swimming pool and a wide sun-drenched terrace. Beautiful trees, a gently sloping meadow, and far-reaching views over the Gers countryside create a setting that feels both refined and entirely natural. There is a sense of calm, of privacy — and above all, the feeling that everything is ready. You arrive with your suitcases, and the house takes care of the rest. Separate living areas allow everyone to find their own space, their own rhythm, their own quiet. There is even the possibility to create a small gîte, should you wish. A garden that is both elegant and natural — and yet, amenities remain within easy reach. Would you like a first glimpse of this property? House with pool and terrace Lectoure (32)

There are places that you don’t find by chance. This one, for example.A road that wanders off, cypress trees bending in the wind like in an old painting, the Gers at its most gentle. Not a sound, barely a bell tower ringing, and the Pyrénées in the distance, like a promise. You are close to Lectoure, but not too close. Just enough to go have a coffee and read the local news in the morning, bump into two friendly faces, grab something for lunch and then rush back. To find calm. To close the gate.It looks a lot like it, but it’s not the Luberon, and that’s a good thing. No crowded terraces, no lukewarm rosé under pretentious pergolas, no snobs in dark glasses to hide the fact that they're complete strangers. Here, luxury is elsewhere. In the silence. In the space. In this way of not being noticed. The house looks like it never wanted to be anything other than what it is: a collection of stone buildings, placed there with a certain obviousness. Like a private hamlet, but without folklore. The roofs are straight, the materials have aged, the walls are thick. You breathe a certain idea of discretion here.Nothing is garish. Everything is there, though. The volumes. The light. The materials chosen for their truth rather than for their effect. Wood, stone, lime. Sometimes a more contemporary detail, but slipped in just to highlight. There is taste, truth, not that ostentatious good taste that tires. It’s a house that knows restraint. And that is rare. There is the main house, first — vast, sober, comfortable without pretension. It makes you want to stay, to cook, to read, to not answer the phone. Five large bedrooms, each with its own bathroom, to spend your nights as if in a luxury hotel. A kitchen to prepare endless meals. Two lounges: one to bury yourself in a book, the other to talk too late, forgetting the time. And a billiard room to extend all that, a glass of armagnac in hand while listening to jazz (or something else, depending on your taste!). The pool? The word is weak; it’s more of a relaxation area, a vacation spot. You will spend entire days there, far from everything. Barbecues, lunches in the shade washed down with cool rosé, your gaze lost up to the Pyrénées.And then, a little off to the side, there is the gîte. A real one. Not a makeshift annexe to profit from the weekends. No. A separate place, independent, cared for with the same level of demand. Something to welcome without imposing, to share without disturbing. A house within a house, in short. For friends, family, or no one. A spacious room, as we love them, where the lounge, kitchen, and dining area share the space without ever hindering each other. One bedroom on the ground floor, three upstairs, three bathrooms so that everyone has their own realm, and even a laundry room — the kind of detail that makes life simpler. And then, of course, the pool. Just for the guests. A world of its own, closed off from the rest of the world, where you forget everything except the happiness of being there. It’s a house to live in all year round, or to rediscover each season like one reopens a beloved book. A house apart, in every sense. It doesn’t seek to please everyone — and that’s what makes it precious. It waits for those who know. You can come with books, records, silences. Or you can do nothing at all. That would already be a lot.Everything is ready. Key in hand, as they say. But the key here is especially one of intimacy. A door that you close gently behind you. And the world can continue without you.The information relating to the property, including but not limited to: surfaces, condition, features, and technical equipment (including, but not limited to: heating installations, electricity, plumbing, sanitation, pool, security systems, and any other equipment), is provided purely for informational purposes based on elements and declarations supplied by the seller. House with pool and terrace Vic-Fezensac (32)

A quarter of an hour from Vic-Fezensac, a road stretches between the fields. It feels endless. A real country lane, dusty, winding and climbing. It leads to the property, which appears suddenly, perched on its hill like a retired movie star. The house has clearly seen some things — long quiet summers and barbecues that never seemed to end. Two horses and a donkey greet newcomers without fuss. They are the kind of animals who have life figured out. Here reigns true calm. Not the kind found in tourist brochures. The kind that has a scent — of warm hay and sun on stone. The garden, slightly bohemian, overflows with untrimmed bushes and unassuming trees. Nothing aligned, everything alive. The house itself doesn’t try to impress. It simply does. A true stone house, standing proud on the ridge, with a view that stretches all the way to the Pyrenees. Ivy climbs the façade. Its uneven rooftops give it a southern air, both Gascon and Provençal. It's easy and effortless to feel at ease here. In front, the pool. Blue as the sky. It has that charm of things unnecessary yet absolutely essential. A place for chilled rosé, the laughter of a long-lost friend, time pausing for an afternoon nap. We enter through the living room. Beams, pale wood, travertine. Nothing more, nothing less. Effortlessly chic. The open kitchen is recent, practical, without pretense. The timber framing defines the spaces with the kind of restraint that should be taught in architecture schools. And then there are two fireplaces — one for evenings filled with talk, the other for those when silence says enough. The staircase leads upstairs — a fine staircase, built for people who are no longer twenty but still climb anyway. Up there, the beams flex their muscles. The first bedroom catches the light through its large windows. The second is more modest, but full of heart. It looks onto the bathroom and landing — a peaceful corner for dreaming. But that’s not all. A ground-floor room currently serves as storage, but will make a lovely bedroom after a fresh coat of paint. And then, there’s the large apartment adjoining the house. It waits quietly to be brought back to life. The space is there, the water and electricity too. It only needs waking up — a bit of work for it to live again. It could become a self-contained wing, a space for guests or visiting family. A holiday let, perhaps, if you fancy playing host in summer. In short, extra space — like another promise waiting to be kept. Everything here tells of a gentle life — slightly old-fashioned, yet deeply enviable. A house with nothing to prove, that somehow knows you’ll end up wanting to stay.A quarter of an hour from Vic-Fezensac, a road stretches between the fields. It feels endless. Castle La Romieu (32)

If you are looking for a ‘statement’ property and love large light-filled rooms and endless views, this is the perfect place for you. This property is impressive in every way; the pristine stone façade on all sides, the spacious well-proportioned courtyard, the natural spring bubbling up from the rocks beneath the orangery, the views, the large light-filled rooms. Even the swimming pool has a private park of over 1,500 m²! There are two entrances to the property; from the front of the house, we can pass through an electric gate and drive up the approximately 500 metre tree-lined drive, catching glimpses of the chateau as we progress. For the day-to-day school or shopping runs, there is another semi-private road that arrives at the back gates, which are framed by an ancient stone archway. Once past the gates, there is ample parking in the courtyard. Here, we can access the main house through the front door, or a side door that leads to the kitchen. We enter the front door from the enclosed courtyard, into a wide hall that runs along the back of the house, leaving all the reception rooms to face the front. The front hall leads to a good-sized study with double doors leading outside. From here, we can access all the reception rooms ‘en enfilade’. This room would make an ideal library. Here too, we can access the large terrace that runs the length of the front of the house, offering panoramic views of the château park and the valley. This is the ideal spot to sit and sip an aperitif in the evening and watch the birds swooping across the sky above the rolling hills. On the right of the study is the dining room, with double aspect windows, a fireplace, and parquet flooring. Off the dining room is a good-sized kitchen with a large open fireplace, access to the courtyard and a small pantry. This is the main kitchen, as it is close to the dining room, but for serious cooks there is a second, much larger kitchen on the other side of the house, which we will come to later. There are two main salons, both with stunning views, parquet floors and fireplaces. These are lovely spaces to sit and relax; one of them could be a good games & TV room and the other one could be used for receiving guests, or just to read a good book curled up on a comfortable sofa. At the far end of the house, we come to the 53 m² bar/party room. This room has attractive wooden floors and doors leading to the terrace, and is the ideal spot for a big family reunion, a children’s party or a disco themed fête on a summer evening. There is already a large wooden bar with a sink and room for a half-sized fridge – and plenty of space to keep drinks and glasses. It even has his & hers WCs! A room behind the bar could be used as a billiard room or even a very large mudroom – as it opens on to a side terrace on the pool side of the house. Beyond this room is another guest WC, a door that leads to the cellars, and at the far end, an enormous (56 m²) second kitchen with fireplace and 4 sets of doors leading outside. First floor Having toured the ground floor in a wide circle, we come back to the main hallway where a well-proportioned wooden staircase leads to the first floor. The first floor is in symmetry with the ground floor. A wide landing runs the length of the house and there are windows overlooking the courtyard. All but one of the bedrooms faces the view, and all have large windows to catch the light. On the left, once you go up the stairs, is the largest of six bedrooms, all with private bath or shower rooms. This first bedroom has a large bathroom with a traditional free-standing bathtub and a separate shower. The sink, bidet and WC all have a pretty flower pattern on them, and there is a window. The bedroom measures over 55 m², and has two large windows and carpeted floors. It has a half-wall that could form a separate dressing room, but this would be a quick job to tear down and restore the original proportions. The floor here is carpeted. Opposite this room a locked door leads to an unfinished room that can then connect to the first floor of the outbuildings. All this could be finished to provide more living space, but so far, the present owner has not felt the need to expand. As we walk down the corridor, there are two further en suite bedrooms, both facing the garden and the stunning views. Both have big closets and parquet flooring. Further along the hallway, the fourth bedroom is smaller than the others, and the bathroom needs some work. It is also the only bedroom that does not face the front of the property. The floor here is carpeted. Bedroom five is spacious and has a good-sized shower room. The floors are parquet and there are two windows. Bedroom six is bigger (30 m²) and has a marble fireplace and parquet flooring. It also has two windows facing the wonderful views and a large bathroom with both a shower and a bathtub. A door in the back hall opens to reveal a staircase leading down to the extensive cellars built into the rock. Here we find the oil-fired furnace that heats the house. There is a long room with a vaulted ceiling that could make an impressive wine cellar, a large storage room and another long room with doors to the garden, followed by two smaller spaces. There is so much space here, and as there are several large doors opening to the garden, this part of the house could be used for a variety of things, including garden equipment storage, a wine cellar or tasting room, a winter greenhouse…there are many possibilities. The grounds here form the perfect setting for the house itself. There are stone terraces on all sides, and a natural spring feeds the large ornamental fishpond in front of the house. This spring is one of the unusual elements in the property. It is accessed by an open-air stone staircase that goes down into a cave where a basin has been carved out of the rock. Water bubbles out of a corner of the rock all year round, we are told, and feeds the ornamental pond in the grounds. This is a magical space and it is easy to imagine that generations of chateau dwellers have come down here to cool off in the summer heat or just to look at the bubbling water and be soothed by its music. There is also a large wooded area on one side of the property and a number of beautiful mature trees in the park area. Behind the main building, through the archway below the tower, there is a grassy area and a side terrace. Here is where the main driveway comes up to the house, and here is the gate to the separate garden which contains the swimming pool. There are lovely views here too, and the area is very peaceful. The large pool offers two separate areas; one to play water polo or just relax, and another part to swim laps. There is a Mediterranean-style pool house with an enclosed patio and a built-in BBQ, and inside the house is a small kitchen area, room for a fridge, a WC and a shower. So, you can spend the day by the pool and still have cold drinks, snacks and even lunch without going back to the house! The property is built in a U-shape, so that all one side comprises the chateau, and it is attached to the outbuildings via a large back kitchen with a room to renovate above, followed by a charming tower with an arched passageway leading to the back terraces, the main driveway, and the pool area. On the other side of the U is an estimated 200 m² building comprising a series of large rooms, several with vaulted stone ceilings, and a space above with windows. On the courtyard opposite the kitchen, there is also a separate 50 m² stone building that currently serves as a rather magnificent laundry room. Attached to it is an enclosed area of about 50 m² that has served in the past as an orangery. There is a small guardian’s cottage to renovate completely which is attached to the outbuildings and accessible both from the barns and from a door on the other side of the back entry gates. This property could make an amazing family home, which in fact it has been in recent years. It could also lend itself to any one of a number of projects, from a luxury B&B to an art or yoga retreat. It is big, but on a human scale, and the rooms don’t overwhelm; rather they invite you in. It is an ideal house for entertaining, and will appeal to a wide variety of clientele. We fell in love with the wonderful views and the elegance of the park with its beautifully proportioned ornamental pond reflecting the façade of the house. The sense of light and space in both the reception rooms and the large bedrooms is just magical, and we were itching to offer suggestions on how to decorate and furnish this property to bring out the best in it. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House with pool and terrace Marciac (32)

Nestled in one of the most beautiful corners of the southern Gers region, this large farmhouse has been carefully renovated to combine the authentic character of a Basque-inspired stone building with a contemporary touch, creating a unique atmosphere. In this southern part of the Gers, the landscapes take on greener tones, the architecture subtly evolves over the miles, and the Pyrenees unexpectedly appear on the horizon. The south-facing property stretches across nearly a hectare of gently sloping land, thoughtfully landscaped over the years. It includes a main house, a large fully renovated guest cottage, a swimming pool with vast covered terraces, and a charming fish pond. Main House From the outside, this is a traditional rural property with pretty wooden shutters and smooth lime-washed walls. It opens onto a large courtyard that can accommodate several vehicles. Walking around to the southwest, you’ll find a wide terrace running along the entire façade, bordered by lavender beds—here you’ll find the large wooden front door. From the moment we enter, it’s clear this home doesn't follow the traditional farmhouse blueprint. The owners have created an open living space centred around an elegant stone and wood staircase, offering fluid movement while also creating intimate zones for relaxing or socialising. The entrance hall, adorned with local stone, features a custom smooth stone column that incorporates curved stonework and a wooden staircase. An oval window at the end of the hallway frames a peaceful view of the green fields beyond the property. From the hall, a wooden balcony provides a glimpse of the upper floor, and an old fountain has been beautifully modernised. In winter, guests are welcomed by a double-sided fireplace that brings warmth and cosiness. The fireplace, opened from the adjacent lounge, adds an unexpected and joyful feature to the space. To the right of the hall is a large living room stretching the length of the house, with windows to the front and side and French doors opening onto the garden. Beautiful stone walls and floors make this an exceptionally attractive room. The fireplace adds comfort in the winter, and windows on three sides flood the room with natural light. At the rear, the owners removed the doors to seamlessly link the living space with the large north-facing dining room. It features the same attractive stone flooring as the lounge and hall, and a statement floral wallpapered wall at one end. Exposed beams add to the character here too. A door allows the kitchen to be closed off for more formal dining. The guest WC, tucked beneath the staircase, features a smooth stone basin that adds an elegant finishing touch. The Kitchen The kitchen impresses with its cathedral ceiling, antique terracotta tiles, exposed beams and open mezzanine. A large central island with a wooden countertop houses a bar sink, a collection of cookbooks, a wine fridge and deep drawers. A large pellet stove brings warmth in winter, though the house is also equipped with central heating via a heat pump. Two distinct food prep zones surround the oven and flank a traditional ceramic butcher’s sink beneath the windows. A large central table comfortably seats up to six people. This friendly kitchen opens directly onto a vast covered terrace. Behind the kitchen is a more intimate second lounge, ideal as a TV room. The large covered patio, with travertine tiles, is perfect for outdoor dining in summer. With stone walls, exposed beams, and lovely countryside views, it is a dream al fresco spot. A laundry room is accessible from behind the patio, along with a storage room with parking access, and a second smaller storage room on the opposite side. Here, the owners store garden furniture during winter—there's plenty of space for garden tools as well. First Floor Upstairs, the main house offers four bedrooms and an open mezzanine currently used as a study. The landing is floored in honey-coloured parquet with wooden balustrades overlooking the entrance hall. To the right is the main suite: a large bedroom with views over the gardens and hills, a spacious dressing room with wooden floors and a window, and an elegant bathroom with walk-in Italian shower and anthracite tiling. The original doors have been preserved and the parquet floors restored. French doors in front of the bed open out onto the garden. Further along the landing is a bathroom with a large bathtub, exposed beams, and a skylight. This serves the second bedroom, located just down the hallway. Here, the owners have chosen sisal floor coverings. There’s a second open space with wooden balustrades where they’ve created a study area. The third bedroom also has wooden flooring, a skylight, and a fully equipped shower room. The fourth bedroom features exposed beams, a skylight and a window overlooking the covered terrace. It also has a private shower room with the same view. Overall, the first floor is well laid out: every bedroom has its own private bathroom, and the guest rooms are separated from the owners' private suite. Guest Cottage In a separate building opposite the main house is the guest cottage, with its own entrance and private south-facing terrace—perfect for welcoming family or visitors. The two-bedroom cottage has a large living area with a double-height ceiling and a beautiful stone fireplace. The fully equipped open kitchen opens onto the terrace—ideal for summer breakfasts. Across from the lounge are two large bedrooms and a spacious shower room, all in excellent condition. An adjoining utility room houses a water heater and gas oven. Gardens The grounds are one of this property’s greatest features. Almost a hectare of landscaped parkland includes a large parking area and a generous pond visited by various duck species throughout the year. A smaller pond below the pool has recently been added and landscaped. Throughout the property, the owners have created shaded flower-filled areas, planted fruit trees, majestic willows and other trees. Flower beds surrounding both houses add colour and fragrance year-round. The Pool The 8 x 4 metre pool, with integrated spa, is surrounded by paving and two shaded lounging areas—perfect for watching children or simply relaxing. This central outdoor space is a real highlight in summer, offering coolness and comfort. At Bliss We were won over by this character-filled property and its stunning pool, which adds a true sense of luxury. It’s the ideal home for a large family or those who love entertaining. Every generation can enjoy its own space in a home designed for sharing. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Castle Montréal (32)

This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, restored this year, would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House Lectoure (32)

Proudly facing the snow-capped mountains from its hillside position, bathed with light throughout the year, and drenched with golden summer sunshine, this property is one of the most historical, and fascinating properties to be found in the heart of Lectoure. With two gardens, and terraces on two levels, this is a house of mystery, of nooks and crannies, and endless quiet corners in which to read or escape the world. Unique and magical, it is a hard task to describe, but allow us to accompany you into the ever surprising and unexpected world of this property. We enter the building from the heart of town and leave behind the bustle of village life, with the baker, grocer, wine-shop, and tea-rooms on our doorstep, and enter an ochre coloured external hallway redolent of a Spanish castell with a wrought iron gate protecting the entrance to the inner courtyard. Owned by the same family for over thirty years, this property has been a much-loved private home. Architecturally, it is an unusual and segmented property, at the heart of which sits an internal courtyard, from whence there rises a monumental staircase built in 1702. The property comprises two separate buildings one on each side of the courtyard. The north-facing façade overlooking Lectoure’s main high street and the south-facing façade, facing the Pyrenees. The North and South sections of the property are linked on ground floor, first floor and second floor levels by covered passageways with original wooden floors and ceilings. The property has traditionally been used as one single home but equally it could be used as individual apartments with a central communal area, or as luxury lettings : with five fully equipped appartements (each with kitchen and bathroom) and a top floor artist’s studio. The building comprises two appartements on the north side, three on the south side, and the artist’s studio on the top floor under the eaves. From the internal courtyard, where there is an old stone well, we descend a short flight of stone steps, pass beneath the south-facing building, and traverse an area where old stable doors currently provide storage for garden tools and dusty bottles of wine. The south-facing garden opens into an old stone outbuilding (currently used for parking) which in turn opens onto the rear street behind, providing valuable access to the gardens for works to the property or evacuation of garden rubbish. A private parking area in Lectoure is much cherished, and it is convenient to have an exit to the southern ramparts of town, especially during the summer months when on Mondays and Fridays the popular Lectoure markets are held and the main rue Nationale is blocked for vehicular access. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Property with pool Vic-Fezensac (32)

Overview Magnificent Park | Sensitive Restoration | Exquisite Taste Set on a gentle hillside, this exceptional estate is approached via a long, tree-lined driveway bordered by tall cypress and flowering shrubs — a fitting prelude to the refinement that awaits beyond. The main house enjoys sweeping views across its private parkland, evoking a timeless sense of peace, privacy, and harmony with nature. Though entirely secluded, the property remains conveniently close to a thriving market town with shops, restaurants, and local amenities just a short drive away. Ground Floor Built in the early 19th century during a prosperous period, this fine Gascon residence is grander than most of its kind. Constructed in local stone, it features high ceilings, tall windows, and gracious proportions throughout, radiating serenity and understated elegance. The central entrance hall immediately sets the tone — laid with handcrafted hexagonal terracotta tiles and soaring ceilings. Extending the full length of the house, it includes a charming guest WC discreetly tucked under the staircase. All main ground-floor rooms are accessed from this hall. To the left, two elegant reception rooms are separated by a small intermediate hallway. Facing south-west, both enjoy dual-aspect windows that flood the rooms with natural light and preserve the same attractive tiled flooring found in the main hall. The first of these, the living room, features a fine original fireplace and ceilings over 3.8 metres high, enhancing the sense of volume and light. Beyond it, a smaller hallway opens onto the terrace and leads to the second reception room, currently used as a study. More intimate and private, this room offers a large window and glazed doors to the terrace fronting the guest annex. Elegant wallpaper, wood panelling, and a period fireplace add to its refined charm. Opposite the study lies the dining room, equally spacious and opening onto a paved terrace with a built-in stone barbecue. A short passage connects this area to the pantry and the kitchen. The kitchen perfectly captures the essence of a traditional country home, with flagged stone floors, a large working fireplace, and space for a long wooden table at its centre. Behind it, a generous walk-in pantry of over 12 m² provides ample storage and room for additional refrigerators. First Floor A wide staircase rises to the first floor, where the layout divides into two wings, separated by a large central landing. The entire southeast wing forms a luxurious private suite of over 75 m², comprising two principal rooms separated by a spacious dressing room with a window and space for a desk or sofa. The bedroom, with its dual-aspect windows and pretty marble fireplace, is filled with light and retains its original painted wooden floors. Opposite lies a sumptuous bathroom, clad in marble and mirrors, featuring a separate shower, freestanding bathtub, double vanity, large windows, and an independent WC. Three further bedrooms complete this level. The largest, positioned at the rear of the house, includes an en suite bathroom. The remaining two, slightly smaller, each enjoy a private bathroom and share a separate WC accessible from the landing. Guest Suites Behind the main house, former outbuildings have been exquisitely converted into three independent guest suites, each with private access and an individual terrace entrance. The first suite includes a bedroom and a stylish bathroom. The second suite, larger, adds a sitting room and a full bathroom. The third suite offers a compact yet comfortable bedroom with a shower room. This wing also houses a wood store and boiler room. Guest House The fully renovated caretaker’s cottage provides around 150 m² of additional living space. It includes three bedrooms — one conveniently on the ground floor — a shower room, separate WC, and a spacious open-plan living room with a fitted kitchen. A large private terrace provides a perfect outdoor area for entertaining or quiet relaxation. Adjoining the cottage is a barn containing a laundry room, generous storage, and a covered terrace. The vast open loft above could easily be converted into further accommodation or a games room. Below, the driveway curves toward a large parking area accommodating at least eight vehicles. Further afield, there is a henhouse with fenced run, a large vegetable garden, and an open barn for storing tractors or garden equipment. Pool & Grounds Set slightly below and behind the house, the 15m x 7m pool is reached via a shaded path. Surrounded by a broad terrace, it enjoys wonderful views over the park. The area includes a stone fountain, a shady enclosed children’s play area, and an automated security cover; the pool is also heated. The estate’s grounds extend over approximately 15 hectares, encompassing landscaped parkland, a serene lake, mature trees, romantic stone terraces, and abundant flower beds. The remaining land is leased to a local farmer, maintaining the property’s agricultural charm. The park has been beautifully landscaped to create a sequence of peaceful vistas and secluded corners for private enjoyment. At Bliss For those seeking a secluded oasis — a place to retreat from the modern world and rediscover an era of quiet elegance — this is an exceptional home. It offers ample space for family gatherings, celebrations, and moments of reflection, all within an atmosphere of timeless grace. Extensive renovations by the current owners have brought the property to excellent condition, including improved insulation and sanitation systems — meaning no major works are required. Detailed floor plans and additional information available upon request. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. The property is approached via a private lane that winds through open fields, leading to tall electric gates. A key feature of the property is its private well, which supplies all the water for the estate. A sophisticated filtration system ensures that the water is perfectly safe for domestic use. Solar panels provide hot water, complemented during the winter months by a wood/oil-fired furnace. The estate also includes a sturdy carport and a large, practical barn that serves as a workshop and storage space for gardening equipment. Within the grounds, a small woodland provides ample firewood for heating, while an enclosed vegetable garden, orchard, and pond add to the property’s charm and self-sufficiency. There is also ample space to accommodate horses or other animals. Here at Bliss This property is truly a delight — radiating a sense of peace and serenity rarely found, even in this beautiful part of France. The exceptional quality of the renovation, combined with outstanding energy efficiency — thanks to excellent insulation and the availability of free fuel (wood) — makes this both an eco-friendly and remarkably economical home to maintain. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House with pool Toulouse (31)

A showcase of contemporary architecture in the heart of Les Amidonniers In Toulouse, in the highly sought-after Amidonniers neighborhood, just steps from the Canal du Midi and the banks of the Garonne, lies a rare, private, and character-filled property. Behind a discreet façade, this 170 m² house was built on the remains of a former industrial warehouse, boldly and poetically transformed by a visionary architect and the owners. The result: a true manifesto of urban architecture, combining clean lines, high-quality materials, abundant natural light, and an intimate atmosphere. A perfect balance between city living and serenity Tucked away in a quiet residential cul-de-sac, this house offers absolute peace just a few pedal strokes from the historic center of Toulouse, recently voted the most desirable city in France. Sheltered from urban bustle without being cut off from it, it offers a leafy living environment with no overlooking neighbors, featuring a private garden, swimming pool, and multiple outdoor spaces designed for sunny days. Access is via an automatic gate leading to an enclosed courtyard where bikes, motorbikes, or cars can be parked, and part of the original garage has been preserved to provide extra storage space. Nothing from the outside suggests the architectural universe that unfolds within. A bright, warm, and open ground floor The entrance opens into a hallway extended by custom cubist bookshelves, a true introduction to the spirit of the home: every nook is thoughtfully designed, with no wasted space. The layout is fluid and the volumes open, creating a soft and functional atmosphere. The semi-open kitchen is particularly refined and ideal for entertaining, with its integrated bar, elegant appliances, and clean lines. A second, hidden kitchen at the back smartly completes the space, making food prep easy and discreet. The living room, with its wood-burning stove and large glass doors, opens directly onto the landscaped garden. The dining area, bathed in light, has dual access to two separate outdoor spaces: on one side, a wooden deck and a swimming pool seamlessly integrated into the environment; on the other, a small, shaded triangular garden—perfect for summer meals or peaceful reading moments. A fluid, elegant, and inspired interior design The floors alternate between polished concrete in the main rooms and grey slate in the winter lounge, extending seamlessly onto the outdoor terrace to create a perfect flow between the interior and the garden. Large glass doors invite natural light to move freely throughout the space and, in summer, allow for an effortless blend of indoor and outdoor living. The ground floor also features a bedroom/studio with its own en-suite shower room—an ideal space for guests, remote work, or mixed use. A discreetly positioned guest WC adds an extra touch of comfort. An intimate and poetic upper floor From the hallway or living room, two separate staircases lead upstairs, revealing a unique and fluid layout. Here, a generously sized primary suite includes a walk-in wardrobe and a refined bathroom with an Italian shower. A second, attic-style bedroom—charming and functional—is perfect for a teenager or occasional use. With reduced ceiling height, it’s less suited to daily use by an adult. A beautiful mezzanine office, flooded with light and nestled under the original metal framework, offers an inspiring workspace, ideal for creativity and focus in a studio-like atmosphere. A rare basement, blending wellness and practicality The house also features a basement of around 30 m²—an uncommon asset in central Toulouse. It includes a laundry/boiler room, a temperature-controlled wine cellar, a very useful crawl space for storage, and, most notably, a private wellness area with a sauna and a room dedicated to fitness or relaxation. After sunbathing by the pool or a long day of work, this cozy retreat completes the lifestyle experience offered by this house—allowing you to stay in perfect shape without leaving home, with no need for a gym membership. An uncompromising urban lifestyle What stands out is the feel of a new house in a setting rich with history. The choice of materials—polished concrete, slate, glass, and metal—gives the home a decisively contemporary yet warm style. The interplay of light, transparency, and reflection adds rhythm to the days and enhances the sense of space. Outside, climbing roses on red brick walls gently nod to the building’s past, while the garden and terrace design invite slow living and ease. The property has an A energy rating, offering exceptional thermal comfort and low energy consumption—an extremely rare find in the city center. What we think here at Bliss This is no ordinary house. It is a bold architectural creation, an urban breath of fresh air, a celebration of light and freedom. Here, you live in peaceful seclusion, away from prying eyes, yet just steps from Toulouse’s vibrant heart. This property is ideal for a couple or a single person looking for a stylish, practical, move-in-ready home. It will appeal to lovers of contemporary architecture, natural light, unique interiors, and inspiring spaces. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller.
