LANGUEDOC PROPERTY FINDERS

Residence les Lauriers, 34120 Pezenas

Languedoc Property Finders Find your perfect property in Languedoc The Languedoc Roussillon / Occitanie area is still one of the most popular regions of France for foreigners to buy property. It has been this way for quite a while now and shows no signs of changing. Languedoc Property Finders is an English owned and run Estate Agents based in the pretty, historic town of Pezenas, between Montpellier and Beziers specialising in helping foreigners buy and sell property. The area centred around Pezenas has so much going for it including some of the best weather in France and 8 international airports (Beziers, Carcassonne, Perpignan, Nimes, Montpellier, Toulouse, Marseille and Girona) within just over two hours’ drive. You can even get the Eurostar from London all the way down to Beziers or Montpellier. Add to this the proximity to the sea (about 20 kms from Pezenas) as well as easy access by car to both the ski slopes of the Pyrenees (2 hours 45 mins drive) and the Alps and you have what many consider to be one of the best places in France to live.
It is no surprise then to find Property in Languedoc still very high on buyers’ lists. The beaches are clean and sandy, the weather is outstanding throughout the year and you have some wonderful inland areas that will keep the historians, the sports mad and nature lovers among you happy. If you top all that off with the fine wine, fresh food and great cooking on offer then you can see why so many people have made a permanent move here and why so many others are making the Languedoc their number one choice for a property in France. Languedoc Property Finders is led by me, Simon Kerridge, an Estate Agent with over 30 years’ experience in the residential property market selling property both in London and the Languedoc. Whatever type of property you’re looking for, we aim to make the process as simple and as fun as possible by offering you the very best properties and guiding you through the house buying process from start to finish. We will give you all the information you need in order to be able to buy a property in France with confidence. We even have contacts with French Notaires who can draw up the sales contract in English. Find out more on our "About Us" page and see how we can help you move to this part of France or call us on +33 467 00 11 71 to discuss your ideas of buying a French property. Alternatively, if you are thinking of selling your property in or around Pezenas call us now on +33 467 00 11 71 or email our helpdesk to discuss how we can help you. Enjoy the beautifully maintained gardens and visit the kitchen garden nestled amongst the vines. For the more sporty, a tennis court, boule pitch and bicycles are at your disposal. VINEYARD AND WINES Château St Pierre de Serjac was built in 1887 by Baron Cyprien de Crozals who hired the services of Louis Michel Garros, an architect from Bordeaux. The estate was then run by descendants of the family until it was bought in 2011 by Domaine & Demeure and Vignobles Bonfils, which gave it a new lease of life in 2016. The cellar and the vines have been entirely restored, managed by Laurent Bonfils and his team, with the intention of protecting and highlighting the terroir and the grape varieties to create emblematic and exceptional wines. The estates wines and those from other Bonfils estates in the Languedoc and Bordeaux are served in our restaurant and are available for sale in our wine shop. Discover the vineyards surrounding Château St Pierre de Serjac on foot or by bike, follow the marked trails to observe and learn about the grape varieties that are at the heart of our wines. RESTAURANT & BAR The on site restaurant serves fresh Mediterranean cuisine alongside brasserie classics using the best, fresh and seasonal produce, in a convivial environment frequented by both locals and guests in Puissalicon near Magalas. The chef and his team invite you to discover his cuisine and dishes served in the magnificent dining room or on the terrace, which offers spectacular views of the vineyards. We are open every day of the year for lunch, dinner, Sunday brunch and special events. For those of you who prefer to dine in the comfort of your property, there are other options : All properties have a modern kitchen, fully equipped with everything you need to cook, including a Weber barbecue. Should you not wish to cook, our restaurant can deliver fresh meals to your home. Vineyard with pool Quarante (34)

A freehold holiday home that makes sense. Use it for your holidays, then when you are not using it, the operator, Domaine & Demeure will rent your home for you and simply share the rental income with you. Easy and hassle free. These properties are designed to be holiday homes rather than second homes or full-time homes. They are designed for people who want a holiday home in France without the stresses that come with trying to manage a holiday home from another country. For people who are looking for a hands off experience of owning a property in France they are fantastic. The basic principle is that you use the property for your holidays and then it is rented out by Domaine & Demeure when you are not using it. All rental income is shared between the owner (55%) and D&D (45%). There are annual management charges where owners pay D&D to manage their houses and the estate. These costs are based on the actual running costs of the estate plus a 20% margin for D&D to provide this service. I like to suggest to potential buyers that their share of rental income would typically cover the costs of the management charges so that they end up at the end of the year with a zero balance and so effectively have their property fully managed for free. Typically, owners do end up making a profit at the end of the year but I prefer that this profit is not the main focus of a decision to buy. SERVICES Air-conditioning, Double glazing, Furnished, Internet, Outdoor lighting, Concierge, Swimming pool, Tennis court. PROXIMITIES Airport (37 km), Beach (30 km), Golf (35 km), Hospital/clinic (27 km), Sea (30 km), Tennis, TGV station (20 km), Town centre (23 km), Train station (20 km). ABOUT THE ESTATE Château Les Carrasses is a 19th Century Wine Domaine in the Languedoc, South of France, extensively restored as a luxury self-catering estate, comprising a unique collection of privately owned residences, on site restaurant and winery. Discover the authenticity and charm of a 19th Century estate, surrounded by vines, with spectacular views and spacious grounds. The atmosphere of a private club – great service, but relaxed, friendly and laid back. Chic and spacious accommodation – intimate, private and practical, air conditioned and fully equipped for a perfect holiday. The Restaurant of Château Les Carrasses is ready to welcome you in a unique, magical setting overlooking the vineyards with far reaching views to the Pyrenees. Stylish, seasonal Mediterranean cuisine by chef Valère Diochet . Our menu changes frequently to take advantage of the best seasonal local produce. A relaxed restaurant not molecular gastronomy or liveried staff. But super fresh Mediterranean dishes and brasserie classics, popular with guests and locals alike the brasserie is open year-round and is just 5 minutes from Capestang and 20 minutes from Narbonne and Beziers. In house dining: If you prefer to eat in the comfort of your house, we have many other options. This house includes a modern kitchen fully equipped with everything you need for cooking, including a Weber barbecue. Our restaurant can also deliver fresh meals to your property. Our Chef and his team propose: our legendary bbq packs, pizzas and traditional family dishes, but also a selection of dishes from our lunchtime terrace and our dinner menus. The magnificent infinity pool (20m x 8m), heated from April to October features massage jets and an inviting submerged beach area for lounging. Poolside service is available throughout the summer. To the west of the estate is this lovely social spot – a large barbecue station with tables and chairs and all the equipment needed for an easy cook out. Beside the barbecue area are two boules courts, where you’re free to while away a couple of lazy hours. Neatly bordered by cypress trees, our championship-size clay court can be floodlit in the evenings. The beach-volleyball court next door is great for a fun workout in the sunshine. All the equipment you need for a game is provided free of charge. The countryside around the Château is perfect for exploration on two wheels, and we have plenty of complimentary bicycles for guests’ use, together with useful route maps. If you're looking for a completely hassle free way to own a holiday home in the south of France then this could be for you.
