Location:
The property is located at 1095 Gun Club Road, approximately 5 miles northeast of Denison, TX in Grayson County, and 82 miles north of Dallas and 107 miles northeast of Fort Worth. There is easy access to the property from US 75.
Land:
This 58+/- acre ranch features a diverse combination of open pasture for livestock, wooded terrain, and an impressive view from the top of the banks of the Red River. However, there is also easy access to the river bed via an unpaved drive/trail which can accommodate most vehicles when the river is down and leaves access to the sandy river bottom. The majority of the forest is typical of the Cross Timbers region with exceptionally large hardwoods, including some pecan trees scattered throughout the ranch. The property consists of mostly sandy loam, and clayey soils which are ideal for growing grapes. Currently there are 400 vines growing in the vineyard on the ranch.
Water:
The ranch is located on the high banks of the Red River.
