There are two homeowner associations at Junipine:
1. THE HOA aka POA Property Owners Association for all 50 townhomes each townhome owner has one vote and this association is mandatory (nothing to do with rentals) Fees are $660. a month for association dues and $3,500 for an annual capital assessment.
The monthly HOA dues include:
Water, Phone, Internet, Insurance of the structure for fire & liability to original specifications, decks, roof, annual chimney sweep, painting of exterior, sewer, all utilities (except electric which owner pays & averages $220. a month) and ten acres of common area along Oak Creek.
The HOA is planning on repair & replacement of deck boards over the few years, thus the capital reserve assessment.
2. JRO Rental program association is voluntary, and any owner can rent through this program, or choose to rent on their own or choose to hire a property manager or live full or part time.
Junipine Creekhouse 37 (this home) is in the JRO voluntary on site rental program, which is setup for owners to use their home and have the luxury & ease of onsite 24 hour service to offset expenses. One can choose to join this onsite voluntary rental program, or hire another property management firm, rent out on their own or not at all.
