Parallel to the rear of this hangar is the wood store, former stable block with tack room (10sqm) and 2 stables (27sqm total …not used today). Mill La Chartre-sur-le-Loir (72)

In a village in the Sarthe department, along the Loir River and on 6,000-m² of grounds, a 19th-century mill, miller’s house and lap pool. At the edge of the village, the property extends over 200 metres along the banks of the Loir River. Once through the entrance gate, a tree-lined driveway winds through the grounds to the back of the property, where, near the river, several dwellings are located. Oriented in a north-south position, the large mill stands four storeys tall. On one side, at a right angle, the miller’s house faces east-west. A lap pool was created along the millrun, between the two buildings. Next to it, an outbuilding known as “the silo” surrounds and protects the swimming pool from wind. Behind this, the grounds, surrounded by nature, continue down to the river’s edge. Rectangular in shape, the mill was constructed out of whitewashed tuffeau stone, with exposed tuffeau stone window and door surrounds, while its gabled roof is covered in interlocking tiles. Abutting the Loir side, a single-storey wooden building with a slate roof, houses the wheel that turns the water in the millrun. Still equipped with its entire mechanism, the ancient flourmill was operational until 1975 and its transmission system and millrun bear witness to the techniques of yesteryear. Transformed and renovated into a home 15 years ago by its former occupants, it has around 535 m² of living space and includes rooms for entertaining, work, leisure activities and five bedrooms with en-suite shower rooms and lavatories. Its construction materials are often left visible, with the walls, floors and staircases in wood, while the exposed beams are made out of wood or metal. The many windows on all the façades, as well as its north-south position provide luminosity all day long.

Property with pool and garden La Chartre-sur-le-Loir (72)

Ref. 4354: 19th C. converted water mill for sale, with outbuildings, pool and miller's cottage Hidden in the heart of an attractive riverside village, a short drive from one of the Loir Valley’s most popular destination this impressive property has plenty to offer. Local amenities a short walk away whilst retaining a private, peaceful and secluded location alongside the river. A 19th Century Water mill which until the mid 1900s provided the flour for the local village and further afeild. In its day, a central and vital part of rural life in this popular part of the Loire Valley. Consisting of three principal buildings with 200m of river banking, this property is designed today to offer separate accommodation for family and guests with large reception areas ideal for entertaining, with stunning views over the river and fields. The main building, the former mill house, dates back to the 19th century and was still used as a working mill up until the mid 1900s, it covers approximately 660 sqm over 4 floors. Today the transformation that has been carried out combines the volumes afforded by this type of construction along with requirements for modern living and the result is excellent. -Ground floor: An open space, used today as a games room, with some of the former mill mechanics incorporated as “features” and reminders of this buildings history. A double aspect room with central supporting columns, enclosed storage/wine cellar and access to the mill wheel room. The wheel measures 6m wide x 4m diameter of metal structure (requires the wooden paddles, etc. to turn again). -First floor: Another large open plan double aspect room this time used as an artist studio. There are also a large double bedroom with ensuite shower room. Access via a walkway/bridge over the swimming pool links this floor to the former “silo/storage” building’s first floor. -Second floor: This has been converted into the first level of the “living” part of this building. Triple aspect with views over the river and beyound, the open-plan kitchen/dining/lounge area is well thought out, light and airy and provides an excellent environment to relax and enjoy that family time. Completing this floor are two double bedrooms both with private ensuite shower rooms. An open stairway leads to the suspended mezzanine above. -Third floor: The mezzanine provides a “soft seating” area above the kitchen/diner with again those fantastic views over the river and valley. An open walkway leads us to two further double bedrooms with ensuite facilities, a storage room and roof/attic access. The Miller’s house : approximately 220 sqm over two floors was modernised at the same time as the mill by the current owners. This four bedroom home has south facing views over the courtyard area, the river and fields beyound. The ground floor : Open plan kitchen/dining area with access to the rear conservatory, storage and wc. The lounge of 22 sqm separates the day space from the 30 sqm bedroom with its ensuite bathroom, independent entrance and fireplace. The first floor: Three double bedrooms, 2 bathrooms and an office area. The Silo/Storage building offers approximately 376 sqm of space over 2 floors. The ground floor is access from the pool terrace and is currently used for storage but lends itself to a vast number of possibilities. The second floor, access via the bridge/walkway over the pool from the first floor of the mill building. This floor has been converted to incorporate a cinema room and seven individual storage rooms (family belongings) but could easily be reconfigured into a different format as the internal walls are not load-bearing. 6000 sqm of private, gated land with mature trees, lawn area with parking, 200m roughly of riverbank including direct access for a row boat/canoe/etc. to the river. An outside dining area with hardstanding is situated next to the former lavoir with outstanding views over the river. Between the mill and silo building is a charming terraced area that incorporates a swimming pool, 17m x 3m x 1.5m deep, heated and designed and used as an excercise swimming lane.
