House Alençon (61)

Ref. 4097: Elegant mansion for sale at the gates of the Mayenne. This elegant bourgeois house is located in the Pays de Loire in the beautiful region of the Normandie-Maine Regional Nature Park, on the borders of the departments of Orne and Sarthe. We are in Mayenne in the 'Pays de Pail', a preserved tourist land where the well-named 'Alpes Mancelles' are visible, a site renowned and appreciated for its listed natural setting and picturesque sites. Numerous sporting, cultural and tourist activities are available (greenway/fishing/hunting/hiking/paramedics...the beautiful forests of Pail and Multonne...the village of Saint-Céneri-le-Gérei, elected one of the 'most beautiful villages in France' /the mount of the avaloirs/the cornice of Pail...). This property, due to its urban location, enjoys the immediate proximity of the amenities of an active medium-sized town of almost 2,000 inhabitants, also benefiting from quality road links allowing rapid access to the Orne prefecture of Alençon. Situated away from the commercial activity and protected by its high perimeter walls, this family home is sheltered from view and has a green and pleasantly landscaped environment offering numerous development options. The house dates back to 1860 and was the well-known residence of many local notables. With its annexes located nearby, it was the cradle of the company 'la cuisine Française', whose reputation as a carpenter and cabinetmaker whose reputation as a journeyman carpenter and cabinetmaker now extends far beyond our borders. In 2019/2020, the current owners acquired this property, which was then neglected and in need of a serious overhaul. New projects lead them to move to .... The property is of a very classic 19th century architectural construction, cubic in shape, with a harmonious rear turret breaking the perfect symmetry of the whole. Built in the typical 'limed Roussard stone' of the region, and covered with an original slate roof in the shape of a tortoise shell, the whole is adorned with gutters and 2 'bull's eyes' borrowed from the 18th century. Built on a full basement, the house is arranged on 3 levels, as follows: *Basement: including a large room with no specific current use, allowing for any development project or habitability for a surface area of 23 sqm (not included in the ECD measurement). Boiler room/oil tank/wine cellar/pump for the well. *Ground floor: Central entrance by a stone staircase slightly raising the ground floor by 5 steps. Small access corridor opening onto a large room with stone fireplace (38 m²) serving as a living/dining room (parquet floor) with central axis (cement tiles) leading to the turret. Clearance giving access on the left to a small carpeted boudoir (4.70 sqm); on the right to a large kitchen (cabochon tiles) perfectly equipped (19 sqm) - access to the outside. Conveniences with washbasin. Wooden staircase leading to the upper floors. *First floor: central landing with parquet flooring leading to a children's bedroom (7.5 sqm), a bedroom with marble fireplace and cupboard (15 sqm), another bedroom/office with fireplace and adjoining shower room-WC. Separate bathroom (7.80 sqm) with double washbasin. Access to the second floor; *2nd floor: central landing comprising on the left a small carpeted bedroom with access to the attic; on the right a separate bathroom/WC (parquet floor). In the centre, access to a small corridor leading to 2 bedrooms of about 11 m² each, one of which has cupboards. Ceiling heights between 2.45 and 2.75 m for the ground and first floors. The whole represents a living area of approx. 154 sqm (excluding the basement room). Away from the main house is an imposing building made of limed breeze-block under steel sheeting, built and fitted out for the cabinet-making activities of 'la cuisine Française'. Starting from the south (road side), one discovers in succession : *Extra-mural parking for 2 cars. *Large double garage (tiled/electrical) for 2 cars. *Closed box used as a workshop. *Awnings for 6 cars. *Large living space of 159 sqm with fireplace (parquet) / 2 toilets / Kitchen; Insulation and heating. *Large pool area of 139 sqm paved, with pool 8x4m, depth between 1.10 and 1.40m, heated. Shower and WC area. *Technical room containing the pool machinery and the boiler room (old Dietrich boiler) - Dehumidifier for heating the pool area. *In return to the square, storage room of 30 sqm. It is flat, well maintained and pleasantly landscaped. A few trees stand here and there, alongside beautiful fruit trees (apple, cherry and plum). Numerous shrubs, hedges, boxwood and other topiaries complete the picture. Roses, camellias, rhododendrons, forsythia give the note of colour… The park is completely enclosed by stone walls of about 2m, in very good condition, ensuring discretion and security. Several terraces are suitable for privacy or for the benevolent gaze of the sun… A touch of nature ... in the city, with a surface area of 2930 sqm. Ref.4298 : French estate for sale in Normandy We are in Normandy, in the heart of the Normandie-Maine Regional Nature Park, invited to share a few acres of the largest forest in Normandy. A rare domesticated clearing in the middle of more than 8,000 hectares of state-owned woodland combining deciduous and coniferous trees, this estate, rich in history, boasts an exceptional ecological environment and exceptional flora and fauna. A haven of peace if there ever was one, both close to and far from the hustle and bustle of civilisation, this property magically offers an exceptional setting for families and professionals alike, inspiring artists, craftsmen, horse riders, hunters ... or simply admirers of a highly preserved natural environment. With all amenities and services less than three leagues away, the estate remains unaffected by the vicissitudes of modern life, allowing anyone to live here permanently, partially or simply as a holiday home. A royal forest for over 800 years, a rich part of the Armorican massif, a jewel in the crown of Orne's heritage... welcome to Ecouves! Three stories, one of which is attic space, provide approx. 400sqm of living space: Ground floor : central main entrance hall (28sqm) facing the tower containing a noble wooden stairway leading to the first floor. On the right: vast kitchen/dining room (32sqm) equipped with a beautiful Godin stove. Adjoining utility room with boiler room; storeroom and wc. On the left: large tiled lounge (43sqm) with open fireplace (stove) - exposed beams. Next: two small rooms used as a library and study, measuring 18 and 14 sqm respectively. 1st floor : On the right-hand side, landing giving access to the private flats comprising a large bedroom (28 m²) with shower room, dressing room, linen room and toilet. On the left, through corridor giving access to 3 bedrooms (17, 18 and 26 m²) bearing the effigy of the 3 former owners and equipped with shower room/wc. Simple wooden staircase leading to the2nd floor. 2nd floor : landing leading on the right to a large bedroom (28 sqm) with adjoining annexe; a bedroom (16 sqm) in the tower. On the left, bedroom (16 sqm). Further attic (26 sqm); corridor with separate shower room and separate toilet. The estate comprises 3 outbuildings: the gite; a small house used for farming; the old glassworks. THE GITE : In 2010, the building to the south-east of the dwelling was completely refurbished and converted into a gite for 12 people, with around 133sqm of living space, as follows: Ground floor: fitted kitchen (15 sqm) / dining room with sitting area equipped with a wood-burning stove. Wooden staircase. Underfloor gas heating. Butagaz tank rented). Mid-floor: bathroom and wc. 1st floor: double bedroom / double bedroom / double bedroom - bathroom-wc. 2nd floor: 2 double bedrooms with sloping ceilings / shower room-wc. wc with outside access - Septic tank with sewage system. Utility room in basement. THE SMALL HOUSE : A small, single-storey limestone building with a fibre cement 'Eternit' roof; it now houses a number of loose boxes. LA VERRERIE : An architectural and historical landmark of the first rank, with oversized premises that housed up to 230 workers in its heyday in 1865. The ground floor was used as a workshop, with 2 wood-burning furnaces until a steam engine was installed around 1871. The workshop was a large sandstone building with a flat tile hipped roof and recessed brick and granite windows. The first floor was divided between the owner's accommodation, made of rendered limestone rubble with a slate gable roof, and the workers' accommodation, made of rendering, sandstone and limestone, with an exposed wooden frame. This building housed the largest glassworks in Normandy, where a large number of carafes, goblets, wine glasses, oil dispensers and other chemical items were produced in admirable colours (white, blue, green)..... Some of these exceptionally beautiful pieces are still on the estate, where they will forever bear witness to Norman savoir-faire. Enhanced by superb brick arches and stone paving, the building is ideal for the most ambitious projects, which architects and artists alike were sure to implement. Today, the glassworks houses several stables, a tack room, a workshop, a vehicle parking area and a vast storage area. The property enjoys an exceptional setting thanks to its central position on the land, which gives it an uninterrupted 360° view over beautiful espalier pastures, with the beech and oak forests of the Ecouves massif as a backdrop. A private footpath runs around the entire property and offers several direct entrances to the national forest. Although the majority of the land is grassland, a wooded area to the south remains part of the estate (1.50 ha).... and, in addition to a few beehives, is home to a wide variety of wildlife (woodcock, rabbits, deer, etc.). There's no shortage of water, with springs and pools teeming with enthusiasts of all kinds of fur and feathers. Perfectly suited to horses because of the quality of their grass and the natural drainage they benefit from, the pastures have been laid out as paddocks enclosed by wooden fences and containing a number of appropriate shelters. Chickens are also catered for, with a secure enclosure. The property's immediate surroundings are planted with trees (maple, lime, Douglas fir, birch, sequoia, spruce, prunus, etc.), and numerous fruit trees (apple, plum, pear, cherry, etc.). Leaving the main road, you come to a further plot of grassland, which slopes peacefully down to a lovely 1,600 m² pond teeming with fish (carp, roach, trout, etc.) and even crayfish, attesting to the quality of the surrounding biotope. Fed by a masonry spring, this pond serves as a 'fire reserve', in accordance with current regulations. The property is protected by the 'Natura 2000' label, which ensures its long-term protection. The whole represents an area of 13ha 66a 19ca free from any nuisance. Sole agent - REMAINS OF BELLE ÉTOILE ABBEY - ROMANTIC SITE - 18TH C. HOTEL - 15th C. CLOISTER - RUIN OF 13th C. ABBEY CHURCH - IMH - STREAM - 20TH C. COLLECTIVE BUILDINGS. FLERS, NORMANDY. Probable consequence of a wish formulated during a Crusade, the Abbey of Belle-Etoile was founded at the beginning of the 13th century, shortly after the conquest of Normandy by Philippe-Auguste. In the hollow of a valley, along a stream, this abbey with a poetic name and a tumultuous history (looting, English occupation, illegal occupation, lawsuits...) saw 43 abbots pass by in 575 years until its dismantled in 1791. It presents architectural remains of the greatest interest, the ruins of the 13th century abbey church of which the porch and four large arcades of the nave remain, a wing of the 15th century cloister with superb sculpted and emblazoned beams with beautiful sandpits and an original framework bearing inscriptions in Gothic; and a beautiful 18th century hotel with the appearance of a manor house. The grand 18th century hostelry, with a symmetrical facade with seven bays under a large three-sided roof, very neat granite architecture, stone chaining, stone strips highlighting the floors and windows. On the ground floor, a large central four-leaf door, three floor-to-ceiling French windows, openings with segmental arches, the attic decorated with four stone dormers with triangular pediments; three very imposing chimney stacks particularly beautiful and neat. Inside the fittings are mainly from the 19th century, on the ground floor, hall with mosaic floors, wooden staircase with balusters, large 4-leaf door, dining room, wooden fireplace, oak floor with sticks broken, kitchen with full foot access, service staircase. Large living room, neo-Gothic fireplace, low panelling, ceiling with beams and joists, herringbone floor. On the first floor, 5 bedrooms, including 4 with fireplace, part without floor, 19th century fittings. Secondary staircase leading to the second floor. On the second floor, 7 bedrooms, two of which have a fireplace. The 15th century cloister wing, begun according to the texts in 1496 but which seems to be about a century older, has a superb facade of eight sublime molded ogival arcades alternated with buttresses, forming a covered gallery of about 30 meters. On the first floor, the windows are adorned with a brace, an upstairs door suggests an exterior wooden passageway, the flat tiled roof was redone about 30 years ago and wooden parts restored to the best manner. Inside the cloister, the gallery is adorned with a very beautiful floor of stone slabs, as well as sumptuous and extremely rare molded and emblazoned beams, in particular the arms of the Dauphins of France, a rare state of conservation of the wooden elements of the 15th century, sandpits and tie-beams forming a fully molded whole along the entire length. Coussiège windows upstairs. Extremely rare remains of the 13th century abbey church, 4 large ogival arcades, pillars with richly molded bases, rib vault departures, triglyphs, multi-lobed columns, superb molded porch, remains of bays, sculpted faces. Stone shed-workshop in good condition, fiber cement roof Large community courtyard in concrete with large bay windows, metal sheet roof. A large community building on the ground floor. Very pretty stream at the bottom of the park, terrace overlooking the whole, very beautiful century-old oak. The remains of the abbey are listed as Historic Monuments. Many scattered stone remains. 1.1 hectare park. Situation, - 8km from Flers, all shops and services, train station, Paris 2h10 by train. - 63km from Caen. - 90km from the sea, Luc-sur-Mer, Cabourg. - 240km from Paris, 3h. Origin according to the tradition of the name of Belle-Etoile: 'The Sire of Cerisy, Henri de Beaufou, had gone to the Crusade, leaving at home his wife, Edicie de Romilly, whose family was attached to that of the Dukes. Several years passed without any message reassuring Edicie about the fate of her husband. She sometimes went to take her dreamy sadness to the edge of the woods, near a spring called the Fairy Fountain, because the fairies came there, it was said, to dance in the pale rays of the moon. It was perhaps one of those sacred springs so dear to our ancestors the Gauls. Perhaps also the great oaks, which rose on its banks, had seen the Druids accomplishing their mysteries there. Anyway, one spring morning, Edicie, seated near the transparent wave, addressed an ardent prayer to God for the return of the absent one. Suddenly it seemed to him that a bright light shimmered on the surface of the water. It was doubtless the reflected image of a star which shone in the depths of the firmament. But for the supplicant, it was salvation! And in fact, soon Henri de Beaufou was back. Escaped from the thousand perils of a very long journey, he could finally press his wife to his heart. At the height of joy, he wanted to give the nascent abbey the name of BELLE-ÉTOILE, in memory of the miraculous star. » Note on History: - 1216, foundation, rich endowment by a lord close to the King of England. - 1238, abbey church. - Cloister started in 1496. - Looted by the reformed 2nd half of the 16th century - Report of the parliament of Normandy ordering it to be raised from its ruins in 1600 - 1620, The Calvinists are driven out. - 1630, the Premonstratensians arrive and restore order in the functioning of the abbey. - 1791, dismantling, part of the library is in the departmental archives, the place becomes an industrial site 'for the factory of rose cup, alum, vitriolic acid, soap, cotton fabrics of all kinds'. - 1818, the vaults of the abbey are reported to have fallen. - 1841, the industrial exploitation is announced stopped.
