Sole agent - REMAINS OF BELLE ÉTOILE ABBEY - ROMANTIC SITE - 18TH C. HOTEL - 15th C. CLOISTER - RUIN OF 13th C. ABBEY CHURCH - IMH - STREAM - 20TH C. COLLECTIVE BUILDINGS. FLERS, NORMANDY. Probable consequence of a wish formulated during a Crusade, the Abbey of Belle-Etoile was founded at the beginning of the 13th century, shortly after the conquest of Normandy by Philippe-Auguste. In the hollow of a valley, along a stream, this abbey with a poetic name and a tumultuous history (looting, English occupation, illegal occupation, lawsuits...) saw 43 abbots pass by in 575 years until its dismantled in 1791. It presents architectural remains of the greatest interest, the ruins of the 13th century abbey church of which the porch and four large arcades of the nave remain, a wing of the 15th century cloister with superb sculpted and emblazoned beams with beautiful sandpits and an original framework bearing inscriptions in Gothic; and a beautiful 18th century hotel with the appearance of a manor house. The grand 18th century hostelry, with a symmetrical facade with seven bays under a large three-sided roof, very neat granite architecture, stone chaining, stone strips highlighting the floors and windows. On the ground floor, a large central four-leaf door, three floor-to-ceiling French windows, openings with segmental arches, the attic decorated with four stone dormers with triangular pediments; three very imposing chimney stacks particularly beautiful and neat. Inside the fittings are mainly from the 19th century, on the ground floor, hall with mosaic floors, wooden staircase with balusters, large 4-leaf door, dining room, wooden fireplace, oak floor with sticks broken, kitchen with full foot access, service staircase. Large living room, neo-Gothic fireplace, low panelling, ceiling with beams and joists, herringbone floor. On the first floor, 5 bedrooms, including 4 with fireplace, part without floor, 19th century fittings. Secondary staircase leading to the second floor. On the second floor, 7 bedrooms, two of which have a fireplace. The 15th century cloister wing, begun according to the texts in 1496 but which seems to be about a century older, has a superb facade of eight sublime molded ogival arcades alternated with buttresses, forming a covered gallery of about 30 meters. On the first floor, the windows are adorned with a brace, an upstairs door suggests an exterior wooden passageway, the flat tiled roof was redone about 30 years ago and wooden parts restored to the best manner. Inside the cloister, the gallery is adorned with a very beautiful floor of stone slabs, as well as sumptuous and extremely rare molded and emblazoned beams, in particular the arms of the Dauphins of France, a rare state of conservation of the wooden elements of the 15th century, sandpits and tie-beams forming a fully molded whole along the entire length. Coussiège windows upstairs. Extremely rare remains of the 13th century abbey church, 4 large ogival arcades, pillars with richly molded bases, rib vault departures, triglyphs, multi-lobed columns, superb molded porch, remains of bays, sculpted faces. Stone shed-workshop in good condition, fiber cement roof Large community courtyard in concrete with large bay windows, metal sheet roof. A large community building on the ground floor. Very pretty stream at the bottom of the park, terrace overlooking the whole, very beautiful century-old oak. The remains of the abbey are listed as Historic Monuments. Many scattered stone remains. 1.1 hectare park. Situation, - 8km from Flers, all shops and services, train station, Paris 2h10 by train. - 63km from Caen. - 90km from the sea, Luc-sur-Mer, Cabourg. - 240km from Paris, 3h. Origin according to the tradition of the name of Belle-Etoile: 'The Sire of Cerisy, Henri de Beaufou, had gone to the Crusade, leaving at home his wife, Edicie de Romilly, whose family was attached to that of the Dukes. Several years passed without any message reassuring Edicie about the fate of her husband. She sometimes went to take her dreamy sadness to the edge of the woods, near a spring called the Fairy Fountain, because the fairies came there, it was said, to dance in the pale rays of the moon. It was perhaps one of those sacred springs so dear to our ancestors the Gauls. Perhaps also the great oaks, which rose on its banks, had seen the Druids accomplishing their mysteries there. Anyway, one spring morning, Edicie, seated near the transparent wave, addressed an ardent prayer to God for the return of the absent one. Suddenly it seemed to him that a bright light shimmered on the surface of the water. It was doubtless the reflected image of a star which shone in the depths of the firmament. But for the supplicant, it was salvation! And in fact, soon Henri de Beaufou was back. Escaped from the thousand perils of a very long journey, he could finally press his wife to his heart. At the height of joy, he wanted to give the nascent abbey the name of BELLE-ÉTOILE, in memory of the miraculous star. » Note on History: - 1216, foundation, rich endowment by a lord close to the King of England. - 1238, abbey church. - Cloister started in 1496. - Looted by the reformed 2nd half of the 16th century - Report of the parliament of Normandy ordering it to be raised from its ruins in 1600 - 1620, The Calvinists are driven out. - 1630, the Premonstratensians arrive and restore order in the functioning of the abbey. - 1791, dismantling, part of the library is in the departmental archives, the place becomes an industrial site 'for the factory of rose cup, alum, vitriolic acid, soap, cotton fabrics of all kinds'. - 1818, the vaults of the abbey are reported to have fallen. - 1841, the industrial exploitation is announced stopped. Manor Gacé (61)

Ref 4261: Manor house for sale in Normandy. This elegant 19th-century manor house is set in the heart of a lively little Normandy town of almost 2,000 people, where terroir and tradition remain the unmistakable scents of a Normandy that is as unique as it is authentic. In the land of cider and cheese, half-timbered houses and craggy landscapes, there are a number of medium-sized towns whose dynamism is sometimes unexpected. Gacé offers all the local services needed for everyday life, and benefits from the proximity of a road network open to all destinations. Set back slightly from the main road, but a must for the opportunistic traveller, this manor-style stopover guarantees guests a quality service unrivalled for miles around. This elegant manor house features classic 19th-century architecture. Built over 3 perfectly symmetrical storeys, with 2 smaller wings, this dwelling features a brick facade typical of the Pays d'Auge region, embellished with numerous ashlar windows. The main entrance is enhanced by a charming 'marquise', and the slate roof features a series of dormer windows, one of which partly conceals a discreet pediment. With a floor area of almost 700 sqm, the main dwelling is laid out on either side of a central axis, with a reception room with bar on the left, adjoining a number of standard bathrooms. A central area provides access to the stairs and lift. A small room to follow, formerly a pantry, gives access to a 'professional kitchen' complex of a rare level of quality and functionality. To the right of the entrance gallery are 2 adjoining reception rooms of various sizes, adapted to the diverse requirements of the hotel and restaurant trade. Another smaller room has been preserved for private use. 1st floor: around a central landing and a through corridor, the space houses 8 bedrooms with en suite shower rooms, including one reserved for people with reduced mobility. The rooms are sober and welcoming, all with the highest standards of comfort (4-star bedding / TV / WI-FI). 2nd floor: similar in design to the 1st floor, this floor has 5 bedrooms, also with en-suite shower rooms and toilets, 3 of which are larger in order to accommodate a few extra beds for families. This floor is also served by a lift. The property is perfectly maintained and offers a high quality service in strict compliance with hotel standards. The south-facing gable of the dwelling houses the building's boiler room.  Several outbuildings are set out in a staggered layout around the main dwelling; all are in perfect harmony of materials. -The annex: building to the north-east, comprising 3 identical bedrooms on the ground floor, each with its own shower room and toilet; electric heating. An annual cleaning is planned to eliminate the influx of moss and leaves in winter. The property is accessible via 3 separate entrances, positioned to the west for the main entrance on the street side, and to the north and east for the secondary entrances reserved for other visitors. The interior courtyard is laid out around a central lawn surrounded by century-old trees that shade a car park equipped with night-time lighting. Peacefully set back from the bustle of the market town, the property enjoys a view of the countryside that is both a source of serenity and a guarantor of tranquillity. The village offers all the services and shops you need for everyday life, while the town of Condé-en-Normandie, just three leagues away, provides the economic activity so popular with its population of 7,000. The region is particularly rich in tourist, cultural and sporting activities (miniature train and printing museums, Château de Pontécoulant, Souleuvre viaduct, canoeing, aquatic facilities, golf, cinema, camping, Pont-d'Ouilly leisure center, climbing, fishing, hiking...), not to mention the breathtaking panorama offered by the Orne valley. So many assets that you can't help but think of as the perfect second home, or atypical holiday destination. The 'Suisse Normande' is a privileged, ... 'secret' corner of paradise that you should discover, and keep ! Picturesque sites, landscapes with rugged and green relief, sinuous gorges sculpted by the Orne and its mysterious little tributaries, deep valleys, white water, rocky escarpments, hedged farmland, schist or granite farms... This is Suisse Normande region! A land of excellence for nature sports (canoeing, paragliding, climbing, water-skiing, motor-skiing, hang-gliding, bungee-jumping, hiking, golf, horse-riding, fishing, hunting, the Roche d'Oêtre, Mont Pinçon, Lake Rabodanges, etc.), this territory, situated in the heart of Normandy region, has something to surprise sportsmen and women, relaxation enthusiasts, gastronomes and explorers; The offer is rich and of quality and benefits from the protection of Natura 2000 label concerned with the safeguarding of the biotope and the environment. A wild world accessible at the gates of this charming property. Saint Pierre-du-Regard has a very ancient origin. It is mentioned in the charter of the Abbey of Lonlay in 1026. The commune was divided into 6 fiefs, the largest of which belonged to the Lords of SamoI. In the 13th century, mention is made of 'grand and petit Samoi'. Arriving at the village of 'grand Samoi', you can see a 17th-century castle, converted into a farm. This castle was split in two after a family quarrel. At first, it was a half-fiefdom, the seat of high justice, before becoming a barony: 'Famille de Samoi'. Originally, the castle was flanked by three cannon-armed towers. These towers were partly demolished by the two heir brothers. Today, one tower and part of the pond remain. At the time of the French Revolution, unlike neighboring communes that had rallied to the Republic, Saint-Pierre du regard remained loyal to the Royalists. On several occasions, the château du 'grand Samoi' was the venue for meetings of Chouannerie leaders.... In 2016, a British couple fell in love with the site, acquired it and restored it in its entirety. From then on, they lived in it and brought it back to life, without neglecting its surroundings, which were, to say the least, abandoned. The property features a 3-storey main building covered by a slate roof with 2 pointed slopes. A tower with a harmonized ridge links the main building with a slightly recessed structure, completing the perfect balance of the whole. The building is built of limestone rubble, with lime pointing. Beautiful 'lantern' windows provide plenty of interior light. The tower has retained some of its loopholes, testifying to the defensive status of the former château. With around 150 sqm of living space, the property is distributed as follows: *First floor: Central entrance opening onto a vast kitchen/dining room (37sqm) - tiled floor - exposed joists. - monumental granite fireplace. Salon to follow (16sqm) - tiled floor - monumental granite fireplace with wood-burning stove. Access to the staircase and to the garden. Small, cleverly concealed utility room. Total floor area 58 sqm, with high ceilings of 3.14 m. * Floor 1 : small landing and hallway leading to 3 bedrooms and a separate bathroom/wc. Bedroom 1 (14sqm) with parquet floor / Bedroom 2 (16sqm) with parquet floor / Bedroom 3 (21sqm) with parquet floor, with adjoining bathroom/shower/wc (16sqm). Ceiling heights of 3.67m. *Tower: access via bedroom 3 (wooden staircase) to a circular room (16 sqm) used as bedroom or study - stone fireplace. *Attic: (accessible via the bedroom-office): vast space, partly convertible, divided into 2 rooms. Wooden floor. The boiler room is on the ground floor of the tower. There are eight outbuildings, staggered around the garden. 1. Garage in breeze-block with slate roof, comprising a 2-car garage. 2. Former barns used as storerooms 3. Stone house with slate roof, formerly bread oven. 4. Ruins converted into rest areas. 5. Stone barn under slate roof, probably former stables, partly paved. Adjoining clay room used as a shed for rolling stock. 6. Stone cottage under Eternit-type Fibro, in need of restoration. 7. 2-storey stone building under slate roof. 8. Stone house under Eternit fibro, to be restored, close to the property. The property benefits from a pleasant location that enhances both the building and its surroundings, while overlooking the surrounding neighborhood. Anyone unfamiliar with the legendary garden design talent of our British friends will be amazed at the superbly landscaped design ... of an area inherited as a bramble patch only 8 years ago! Every nook and cranny is landscaped, flowered and staged to invite guests to rest and feel good. As you stroll through this large botanical garden, you'll come across all kinds of flowers (tulips, roses, irises, dahlias, lilies or lupines); you can also enjoy the many fruit trees present (raspberry, apple, mulberry, peach, pear, plum, redcurrant, blackcurrant, hazelnut, chestnut, etc.). The vegetable garden is not to be outdone ... it's just a matter of time! The grounds are relatively flat and high-maintenance, but well-designed, with beautifully grassed paths. The 'jeu de boules' reminds us that we're really in France... A lovely pond stocked with carp completes the romantic setting... at the foot of the island... in the shade of the weeping willow. A 4.37 acres corner of paradise with no known nuisances or servitudes. A gate opens onto a shaded driveway leading to a square courtyard. It is surrounded by a priory building and a chapel in one corner, an old bakery and, afterwards, a wine press and monastic cells. A tithe barn and an old dairy are opposite the wine press, separated by a pond. Set back from this are some old stables. In addition to the priory dwelling, the bakery, wine press, dairy and stables have been converted into a gite and spacious guest rooms.
