    Castle Bourges (18)

Ref.4860 : Comfortable 19th-C. château overlooking the Cher Valley, just a few minutes from Bourges The property is less than three hours from Paris and a quarter of an hour from Bourges, a major city of art and history at the heart of a thriving economic region where the aerospace and defence industries are particularly well represented. The site is ideally situated in the centre of France, close to two major motorways: the A20 ‘L’Occitane’, linking Brussels and Paris to Toulouse on the one hand, and the A71 ‘L’Arverne’, providing access to Clermont-Ferrand and, beyond that, Montpellier from the capital. We are in the Champagne-Berrichonne region, and more specifically in the Cher Valley. The north-flowing river winds its way through the gently rolling plains of what is still part of the Paris Basin, in a charming valley dotted with small villages. Set apart from one of these villages and situated on high ground, the property enjoys a remarkable view and absolute tranquillity. The key city for this property, Bourges, is a town whose long and rich history naturally made it a prime candidate to become the European Capital of Culture 2028. While we await this year packed with artistic and cultural events, we’ll enjoy strolling through its historic and shopping centre, between the Palais Jacques-Cœur, a masterpiece of Flamboyant Gothic architecture, and Saint-Etienne Cathedral, a UNESCO World Heritage Site. And for fans of French-language music, the Printemps de Bourges has been the festival not to be missed for fifty years. And then, the Sologne region isn’t far away either, nor are the vineyards of Reuilly and Quincy, Berry wines as remarkable in red as in white, traditionally associated with the Loire Valley vineyards. In short, a region where life is good. The château comes into view at the end of a tree-lined driveway some 250 metres long. Built on three levels, including a basement, it has a slate roof. With a square, classical appearance in keeping with the Romantic era, it is flanked to the north and south by two towers with conical roofs, the slates of which have been cut to form a fish-scale pattern. The entrance is on the east side, where only two storeys are visible. The façade features a beautiful arrangement of windows adorned with ornate grilles for the front door and the ground-floor windows; balustrades in the same style decorate the windows on the first floor. The attic is lit by elegant bull’s-eye dormer windows. The opposite façade, to the west, follows the same architectural layout but on a grander scale. The windows are arranged in a straight line across the three storeys of the main building and the towers. The dormer windows, three instead of two, are similar to those on the east façade. Entering via the ground floor, one finds a beautiful entrance hall with a white marble floor featuring cabochon inlays, a pattern repeated throughout the entire level. At the far end, a niche decorated with perspective effects; to the right, a cloakroom with a toilet, then, further on, a first reception room with a beautiful Louis XIII-style fireplace featuring an insert. Next, a beautiful suite of rooms including a study in the north tower, a very light-filled lounge overlooking the valley, a dining room with its monumental Louis XIV-inspired fireplace, and a second study in the south tower. Beyond the dining room, a utility room and a large, well-equipped kitchen. The first floor is accessed via a winding staircase featuring a wrought-iron banister in the same design as the gates and railings. A beautiful landing leads to a bedroom-library with remarkable oak panelling, a master bedroom with an adjoining study, bathroom and dressing room, two adjoining bedrooms with their own shower room in the south tower, and finally a bedroom with its own shower room. Returning to the ground floor, a staircase from the entrance leads down to the garden-level basement. This comprises a spacious living room with a kitchen area. This room opens onto the large terrace and the superb swimming pool, situated slightly below. There is also a bedroom with a study and a shower room, and a laundry/plant room for the swimming pool. Access from this level leads to the cellars, including a wine cellar on gravel. In the attic, a vast open-plan space of approximately 180 square metres; insulated and fitted with water and electricity connections, it is just waiting to be converted. OUTBUILDINGS : The outbuildings include a 10 x 5-metre swimming pool, treated by electrolysis, and four main buildings: - A barn converted into a reception hall meeting public access standards, with a warming-up room and toilet facilities suitable for people with reduced mobility. Above this 115 sqm hall, a space of equivalent size could be converted. - An annexe with 104 msq of living space, comprising 2 or even 3 bedrooms, a living room, kitchen, bathroom and shower room. At the rear, a kennel. - A stable block comprising outbuildings, stables and workshops. A shed used as a garage and woodshed. - The annexe and reception hall make it possible to start a commercial activity without delay. LAND : The grounds, covering a total area of 58 acres, consist of a landscaped, wooded park of around 4 hectares, as well as woods and clearings converted into meadows. These well-maintained meadows cover an area large enough to accommodate horses or ponies. The woods, for their part, give this property its character. With their density and cool shade, they form a contrast to the open, light-filled park that serves as a setting for the château. Containing some very fine specimens of local tree species, they cover most of the grounds. Beautiful bridleways make it easy to explore them, whether for a romantic stroll or to reach the adjoining woodland. The latter, covering an area of around 150 hectares, is home to a rich and diverse array of wildlife that is easy to spot. Listed castle Saint-Brieuc (22)

Réf. 4830: Listed castle, set within a 568 acres estate in the Côtes-d'Armor. This remarkable château, a true gem of Breton heritage, is situated in the Côtes d’Armor department, in the hinterland of Saint-Brieuc, at the heart of a 568 acres natural estate, largely wooded, which constitutes a rare example of the large landed estates of the 19th century. Although situated in an isolated and unspoilt rural setting, it is nonetheless accessible, a short distance from a charming medium-sized town with all amenities. The nearest beaches are 30 minutes away, and Paris is a 2-hour 20-minute journey by TGV. Built on the site of a former manor house dating from the 15th century, which was extended and remodelled in the 19th century in the Neo-Gothic style, this exceptional château embodies a perfect blend of fascinating, cohesive, historic architecture and the demands of modern living. Restored at great expense with remarkable attention to detail, it offers high-quality amenities in an authentic setting. At the end of a long, 1.4-kilometre avenue winding through the woods and passing close to the pond, the château, with its L-shaped layout, reveals its full grandeur. It immediately commands attention at first glance. Its façade is punctuated by mullioned windows and tall dormer windows with pointed gables; its polygonal tower is flanked by a turret on a lamp base, and the truncated tower in the inner corner forms the entrance staircase, these two towers reinforcing its exceptional character. Behind its elegant facades of dressed granite stone lie vast, light-filled reception rooms offering beautiful views of the surroundings. These rooms are enhanced by carefully preserved period features: a moulded entrance door with pinnacles and fleurons, monumental fireplaces, wood panelling, a grand staircase with balusters, and a spiral staircase. With 1,250 sqm of living space, comprising approximately 420 sqm per floor, the château features a large central entrance hall with a grand staircase leading to two adjoining living rooms, a dining room, a fitted kitchen, a study, a billiard room, a gym and two toilets. The ceiling height is 4.8 m (except for the mezzanine rooms). Two further staircases (one a granite spiral staircase, the other a straight service staircase) lead to the two upper floors, which feature 12 spacious bedrooms designed to offer a high standard of comfort, each with en-suite bathrooms and/or shower rooms, as well as a cinema and games room. On the first floor, the ceiling height is 3.9 m and on the second floor 3.2 m. All these rooms are cleverly laid out, spacious, and offer beautiful views of the park and woodland. The basement extends beneath the entire château and contains currently unused rooms, the boiler room, and the former kitchen with its fireplace. The laundry room is on the mezzanine level. Outbuilding : Designed in the 19th century on the model of large agricultural estates (model farms), the property was self-sufficient. This vast complex, covering approximately 2,500 sqm, comprises: - A remarkable U-shaped stable building (440 sqm), constructed from pink granite from Perros-Guirec, with the central section of the U covered in the Baltard style – a covered area used for harnessing the horses, topped by a clock tower. This building includes the carriage houses, the large and small stables, the stalls, the haylofts and the former grooms’ quarters. These buildings were ahead of their time, as they were equipped with ingenious and innovative systems: a medicine cabinet, a battery-powered telephone linked to the château, an oat dispenser, etc. - A model 19th-century farmstead forming a courtyard around which are situated a residential house (220 sqm), a dovecote, a shed for agricultural equipment, a cider press, a turret serving as a water tank, a henhouse and kennels. - A caretaker’s house located near the vegetable garden, in poor condition. - A forest lodge (95 sqm) in working order, currently let on a temporary basis as a hunting lodge for hunters. - A greenhouse situated in the large vegetable garden. - A farm comprising a residential building (99 sqm) and farm buildings, some of stone construction, others of the shed type. The property comprises grounds surrounding the château, the site of which is listed as a historic monument (see below) due to its high degree of historical integrity, representing the 19th century. The property is undulating, with a stream running through the centre that feeds into and flows through approx. 4.8 ares pond . The deciduous and coniferous woodland is covered by a Simple Management Plan covering an area of approx. 388 acres. In addition to the plan’s value as a tool for managing the forest, it allows for an IFI tax exemption amounting to three-quarters of its value. The farm buildings are leased under a rural tenancy agreement, comprising approx. 35 acres of land and meadows. A few approx. 126 acres of freehold land, mainly situated around the château, still allow for keeping one’s own livestock. The entire estate covers a total area of 568 acres, forming a beautiful, cohesive whole, although there are a few isolated plots of modest size. The following parts are listed on the Inventory of Historic Monuments : Château, outbuildings and grounds : listed by order of 1990 This property is a historic monument (allowing fiscal tax cuts if you pay taxes in France). It is rare to find such a comprehensive estate today, constituting a property that is exceptional in every respect. Built from pale Périgord stone, this remarkable property offers approximately 360 sqm of living space within a U-shaped complex organised around an elegant enclosed courtyard. The property, which blends seamlessly into its rural surroundings, skilfully combines heritage authenticity with high-quality contemporary enhancements. The stone façades, the roofs combining flat Périgord tiles and canal tiles, the imposing oak roof structures, and the presence of an ancient well immediately lend the property a rare and profoundly timeless atmosphere. The main residence comprises two distinct yet harmoniously connected living areas, allowing for various uses: a family home, a guest house, or a character property suited to high-end hospitality. Ground floor – Main historic section The entrance to the property leads into a spacious central kitchen of approximately 31 sqm, the true heart of the home. This welcoming room has retained all the charm of traditional Périgord homes with its antique terracotta floors, exposed stone walls and warm wooden features. The windows and doors opening onto the outside bring in plenty of natural light and provide a pleasant connection with the gardens and the inner courtyard. In the northern extension, the reception rooms reveal the property’s full authenticity. The main living room, measuring approximately 48 sqm, impresses with its generous proportions, stone fireplace, high ceilings and remarkable exposed timber beams. The atmosphere is elegant and warm, enhanced by carefully preserved fine materials. Large glazed openings bathe the entire space in natural light and provide a constant connection with the outdoors and the inner courtyard. This vast living area accommodates various reception spaces in an atmosphere that is at once warm, contemporary and refined. A staircase integrated into the space provides access to the upper floor. The upper floor comprises four further bedrooms and a bathroom. The bedrooms, situated beneath the exposed roof beams, offer a cosy and intimate atmosphere, where the sloping ceilings, original beams and natural materials contribute fully to the charm of the space. The mezzanine gallery overlooking the large reception room enhances the sense of space and beautifully highlights the building’s original structure. The outbuildings consist of several buildings with impressive dimensions and great potential for conversion. A/ A barn With a floor area of approximately 100 sqm, extended upwards by a first floor beneath a superb exposed timber roof structure, the barn is a delight thanks to its generous proportions and authentic character. This space could be converted into an extension of the main house, a self-contained loft, a workshop or a spacious reception area. B/ A former stable and large storage area Adjacent to this, a former stable covers approximately 160 sqm of floor space, with an equivalent area on the upper floor. Retaining its original structures and beautiful open-plan layout, it offers numerous possibilities for use: a classic car garage, a professional workshop, an events space, or a project linked to an artistic or tourism-related activity. Château with Park, Moat and Outbuildings Just three hours from Paris by motorway, southern Boischaut is a region that combines the gently rolling plains of the Paris Basin with the foothills of the Massif Central, which feature a more rugged terrain. This natural region, covering the southern parts of the Indre and Cher departments—that is, the former province of Berry—is primarily devoted to cattle farming. The landscapes here are therefore green and often dotted with hedgerows, possessing a discreet yet enduring charm. It is “Le Berry, which takes hold of you and never lets you go” as described by George Sand, a native of the region. The area is ideally situated in the centre of France, close to two major motorways: the A20 ‘L’Occitane’, linking Brussels and Paris to Toulouse on the one hand, and the A71 ‘L’Arverne’, providing access to Clermont-Ferrand and, beyond that, Montpellier from the capital. Chateaumeillant, La Châtre and Saint-Amand-Montrond, small towns full of character with a rich history, are located near the château. The first is known for its high-quality vineyards, the second lies at the heart of the ‘Pays de George Sand’, with its many events, and the third, dubbed the ‘City of Gold’ as it is France’s third-largest centre for gold jewellery production, is often associated with Noirlac Abbey, a marvel of Cistercian architecture situated nearby. Finally, for younger visitors, Sam Parc, also located in Saint-Amand Montrond, is one of the best amusement parks in the Centre region. Just a little further on, Bourges is a major city of art and history, making it a natural choice to become the European Capital of Culture in 2028. You’ll love strolling through its historic and shopping centre, between the Palais Jacques-Cœur, a masterpiece of Flamboyant Gothic architecture, and Saint-Etienne Cathedral, a UNESCO World Heritage Site. As the capital of the Berry region, Bourges is not just an open-air museum. The city lies at the heart of a vibrant economic region where the aerospace and defence industries are particularly well represented. The château is approached by way of a fixed bridge spanning the former moat, its entrance symbolically guarded by a tower. Beyond lies a splendid esplanade upon which the residence reveals itself as a classic 17th-century manor house adjoined by a remarkable medieval keep flanked by two towers, one of which contains a staircase turret. The manor itself rises over three storeys, including an attic level beneath a hipped roof clad in flat tiles and crowned with two lead finials along the ridge. At the north-eastern corner of the roof stands a purely decorative brick échauguette. The principal façades, oriented east to west, display elegant rows of windows adorned only with subtly projecting sills. On the eastern elevation, a remarkable wrought-iron and glass veranda inspired by the Art Nouveau style occupies the centre of the building. On this same façade, to the south, stands a neo-Gothic stair tower. To the north of the manor, a narrower and lower rectangular structure provides the connection between the northern tower and the keep. The northern tower, imposing in mass, rises over three levels beneath a conical roof. The keep itself is square in plan and surmounted by a pavilion roof clad in flat tiles, its ridges embellished with ornamental lead finials. At its south-western corner stands a staircase turret capped with a conical roof. Defensive openings remain visible at several points throughout the structure. Upon entering the manor house, one finds on the ground floor a through entrance hall leading, to the right, into a vast drawing room with fireplace, illuminated by windows opening onto both sides of the building. At the far end of the entrance hall lies access to the neo-Gothic stair tower, while to the left are the dining room, opening onto the veranda, and a small ancillary room serving as a secondary kitchen. Proceeding along the corridor and still to the right are a return staircase ascending to the upper floor, a lavatory, a small artist’s studio, and, beyond a few steps, a spacious kitchen with adjoining laundry room and pantry. This kitchen enjoys a terrace to the east and an exit onto the arrival esplanade to the west. The return staircase leads to the first floor, where a broad corridor gives access to four bedrooms, three with shower rooms and one with a bathroom. At approximately one-third of the corridor’s length stands a wooden staircase ascending to the attic floor, formerly used as servants’ quarters. At the second third, a landing provides access to an independent lavatory and to the neo-Gothic stair tower. Returning northwards, the corridor passes an independent lavatory featuring the remains of an archway, before narrowing as it enters the connecting building. It then opens onto a large bedroom with bathroom and continues towards the keep’s grand hall, an impressive room with generous ceiling height, illuminated to the north and south by stained-glass windows with window seats. A monumental fireplace bearing the arms of the Boissieu family, still in working order, lends great distinction to the space. A narrow passageway gives access to a charming study located within the northern tower. A short corridor then leads to the stair turret and up to the second floor of the keep, where one first encounters a long storage room, formerly the château’s fruit store, before entering a vast hall with fireplace and windows fitted with stone seats, currently used as a billiard room. The staircase continues upwards to magnificent attic spaces beneath a timber framework shaped like an inverted ship’s hull. Beneath the keep lie a former wine storehouse and a wine cellar. The outbuildings are, for the most part, grouped together in a large U-shaped complex, comprising a tack room, a shed, a stable used as a garage, a four-room flat (including three bedrooms) used as a guest house, a very large cowshed, a donkey stable and a number of small outbuildings. The property is in fairly good visible condition. In the grounds, there is a beautiful greenhouse-orangery that could be used as a reception room, in good visible condition. The grounds, covering a total area of 8.5 acres, are shaped like an isosceles triangle. The château and outbuildings are situated at the base of the triangle, whilst the park, criss-crossed by several beautiful avenues, occupies the rest. An interesting feature of the site is that the moats and water ditches form an enclosure separating an ‘inner park’ – an English-style garden, beautifully landscaped and well-maintained – from an ‘outer park’, which is more natural in character and features a pretty pond. A small bridge and a footbridge allow visitors to move from one area to the other. This layout lends the whole site a distinct romantic charm. Property Salbris (41)

Réf. 4854 : Beautiful 457-acre hunting territory in Sologne region Located in the heart of the Loir-et-Cher department, between Romorantin-Lanthenay and Salbris, this contiguous plot of around 457 acres offers a preserved natural environment, sheltered from view. Easily accessible via the SNCF train stations in both towns, it also benefits from being in close proximity to all essential shops and services. Paris is approximately 190 kilometres away (around 2½ hours by motorway), whilst Orléans is less than an hour’s drive away, 70 kilometres from the site.  The main house, with its unique charm reminiscent of a small manor house, consists of a two-storey tower built of rendered masonry and covered with slate. This is connected to a second building, more typical of the region, constructed of brick and half-timbering under flat tiles, by an intermediate section of rendered masonry with exposed stonework, also covered with flat tiles. Facing north-west/south-east, the property offers a living area of approximately 160 sqm, laid out as follows: On the ground floor: a spacious 36 sqm living room with a fireplace, a small sitting room, a 10 sqm bedroom, a shower room, a toilet, as well as a kitchen opening onto the living room (also 36 sqm) with a fireplace, and a study. Upstairs: two bedrooms of 11 sqm and 20 sqm, one of which has its own bathroom, a dressing room, a mezzanine playroom and an attic. Outbuildings : There are numerous outbuildings situated to the north of the main house. These consist of an old L-shaped farmhouse, complemented by barns and agricultural sheds. In the L-shaped section, there is a caretaker’s house comprising a spacious 50 sqm living room, a utility room, two bedrooms (11 and 12 sqm), a bathroom, a toilet and a laundry room. At the corner, another building houses a hunting room with a kitchen, as well as a small self-contained studio comprising a kitchen (20 sqm), a bedroom (17 sqm) and a shower room. All of these buildings require significant renovation work to realise their full potential. Finally, two further buildings, currently in an advanced state of disrepair, complete the property and could provide a valuable source of materials for the restoration of the farmhouse. The site, covering approximately 457 acres and free from any development, is harmoniously composed of a mix of around 50 hectares of open plains—ideal for shooting stands—and 135 hectares of mixed woodland and fallow land. A few bodies of water scattered across the landscape are also present on the site. This diversity of habitats fosters a rich ecological environment and offers varied biotopes, conducive to the development of wildlife. In particular, wild boar and roe deer are regularly observed, along with occasional sightings of red deer, highlighting the site’s hunting potential. The forest, managed in part with rigour in accordance with the provisions of the Simple Management Plan, is mainly composed of deciduous trees, including several plots of mature oak. The hunting potential of the area is already well established, with an annual hunting quota of 8 to 10 roe deer, 3 deer (one fawn, one doe and one stag), as well as an unlimited bag of wild boar. A few judicious improvements could further enhance the assets of this site, which has very high potential. Cabinet LE NAIL – Loiret - Sologne – M. Property with garden Verneuil-sur-Avre (27)

Réf. 4847: charming property in the Orne department (Lower Normandy) On the edge of Normandy, bordering the Perche and the Pays d’Ouche regions, in the far south of the Eure department, stands an elegant late 19th-century residence, a fine example of Second Empire architecture, set apart from a small village of 1,200 inhabitants. Two leagues from civilisation, at the heart of a hundred-acre wooded park, this property emerges from a neighbouring forest, ensuring peace and tranquillity, the perfect setting for writing beautiful family stories…. The nearby roads provide easy access to shops and everyday amenities, and bring the capital within a two-hour drive. The neighbouring town provides for most daily needs; Verneuil-sur-Avre, meanwhile, with its renowned and vibrant energy, offers an exemplary range of cultural, tourist and sporting activities, set in a medieval setting described as an ‘open-air museum’… This property exudes undeniable charm, is perfect for family life, and will fulfil the deepest rural dreams of its future owners, who are seeking authenticity… The property was built around 1850 and passed from one owner to another until 1938, when it was purchased by the grandparents of the current owners. The ravages of war soon forced them to allow German troops to occupy their property, as evidenced by the names of the officers inscribed on the bedroom doors. Once the war was over, the new owners embarked on a systematic renovation programme to ensure their future main residence offered the necessary comforts. Through direct inheritance, the family managed to keep the property for nearly 90 years. The vagaries and constraints of life now mean, quite rightly, that the torch must be passed on… taking only the memories with us… In the purest 19th-century tradition, this property features an ‘H’-shaped layout, comprising a main building flanked by two wings, topped by a slate roof with dormer windows and bull’s-eye windows. Tall chimneys rise above the hipped roof with gables. Rising over three storeys in elegant proportions, the main building is enlivened by numerous windows arranged in bays, creating perfect symmetry reminiscent of the ‘Grand Siècle’. The whole is a coherent, human-scale ensemble, displaying a certain simplicity. With an internal floor area of 377 sqm, the property is laid out as follows: Cellar: partial, beneath the kitchen (4.50 x 4) – external access – boiler room and utility area; Ground floor: Central entrance leading into a spacious through hall (6.30 x 3.95), with cement tiles; Dining room with herringbone parquet flooring (6.30 x 4.50) – marble fireplace (insert); Kitchen with terracotta-style tiling (4.50 x 4.15) – external access via the north-east gable; Adjoining utility room (3.30 x 2); Rear hallway leading to service staircase. Small sitting room or study with carpeted floor (4.96 x 3.50) – marble fireplace; Large living room with herringbone parquet flooring (4.40 x 8.60) – wood-burning fireplace with trumeau (working). Rear hallway with WC and main wooden staircase (4 x 2.75). High ceilings (3.50m). Skylight windows. Moulded ceilings. Painted wood panelling (living room). First floor: accessible via the two staircases at either end, at the gable ends. Large corridor running the length of the floor (8.60 x 1.20 m) leading to 5 bedrooms: Bedroom 1 with carpeted floor (4.20 x 4.30 m), adjoining a shower room (3.30 x 2 m) – marble fireplace; Bedroom 2 with carpeted floor (4.60 x 4 m), with en-suite shower room; Bedroom 3 with carpeted floor (4 x 4), with a washbasin; Bedroom 4 with carpeted floor (3.50 x 4.60) – fitted wardrobes; Bedroom 5 with carpeted floor (4.30 x 4.20); Tiled bathroom with shower (3.70 x 3.30). Second floor: accessible only via the service staircase. Large corridor running the length of the floor, leading to 3 bedrooms and 2 convertible attics: Attic in the north-east gable (6 x 4.50 m) in need of renovation – wooden floorboards – access to the roof structure. Bedroom 6 with carpeted floor (4.10 x 4.50 m), with fitted wardrobe; Bedroom 7 with carpeted floor (4.20 x 4 m); Bedroom 8 with carpeted floor (4.15 x 4.60), with fitted wardrobe – Features a bull’s-eye window; Attic in the south-east gable (4.45 x 4.70) in need of renovation – Wooden floorboards. Outbuildings : The property also includes a caretaker’s house and a suite of outbuildings: Caretaker’s house: built of rendered rubble stone and brick, on one level with an attic; slate roof: It comprises on the ground floor a kitchen, a living room with a fireplace; 2 bedrooms; a hallway; a shower room with a toilet. Electric heating – Individual meter – Septic tank. The caretaker’s house is currently unoccupied. Its location and potential make it suitable for conversion into a holiday cottage or guest accommodation for friends. Please note the presence of an EDF transformer, adjacent to the caretaker’s house, constituting a minor easement. Outbuildings: these are situated away from the main house, with no neighbours opposite. Built of rubble stone and brick, with a slate or tile roof: Workshop: Concrete floor – Electricity – Slate roof – 4.70 x 5.50 m; Fruit store: Concrete floor – 3.20 x 5.50 m; Storage room: with access to the loft via a wooden staircase; Storage loft covering the entire property (11.50 m); Brick garage, laid in a herringbone pattern (one car); height 2.94m; Old earthen cider house (6.80 x 7.20); electricity; Old horse stalls. Storage loft covering the whole property. Pigsty at the gable end; Wood store at the rear, under a canopy; The Kennel: remains of a former kennel or henhouse; existing low walls; no fencing; The Shed: wooden structure used to store maintenance equipment. Beautifully laid out in the English style, the park provides a lush green setting that enhances the building. Standing proudly amidst vast lawns, the building derives its majesty from the rhythm of the ancient trees that flank it on either side, their diversity adding colour to the distant view it commands. Amongst others, one notices numerous lime trees, maples, yews, sequoias, acacias and chestnut trees… The grounds can nevertheless be divided into three distinct sections. The first features a beautiful front entrance via two circular paths, one of which runs alongside a pleasant still-water pond. The other leads to the caretaker’s house and the outbuildings, extending all the way to the kitchen garden. This former kitchen garden was of a good size, as it should be, surrounded by high protective walls. An old outbuilding still stands there; as for the greenhouse, time has taken its toll on it……. A pond remains… pear trees, apple trees, strawberry plants, raspberry bushes, redcurrant bushes, mirabelle plum trees and hazelnut bushes are a reminder that the soil is of high quality, and that a green thumb will be able to restore this large vegetable garden to its former glory. Finally, to the north, the eye cannot help but notice the clay tennis court, refurbished in 2004–2005. This court features an innovative design, aimed at providing an efficient drainage system. It was intended to be tested for its permeability, with a view to possible implementation at Roland Garros. The tennis maintenance equipment will be housed in a charming little cottage adjoining the court. Everything contributes to making this a desirable place… to write a new chapter in the family’s history… Cabinet LE NAIL - Lower-Normandy - Mr Eric DOSSEUR : +33 (0)2.43.98.20.20 Eric DOSSEUR, Individual company, registered in the Special Register of Commercial Agents, under the number 409 867 512 .
