This region, often compared to the English countryside, is characterised by its rolling hills, fields bordered by hedgerows, forests, rivers and charming sunken lanes. Nestled in a peaceful, green setting, the property nevertheless benefits from its proximity to the lively town of Pouzauges, just 8 km away. Thirty-five metres long, it comprises an elegant glass roof housing a spacious conservatory, a small pavilion, a central section punctuated by five bays of windows, and a large pavilion. This varied composition lends the whole a harmony imbued with simplicity and charm, enhanced by the window frames and corner string courses highlighted with brickwork. The various sections, spread over one, two or three storeys, are topped by a slate roof, punctuated in the centre by three dormer windows. On the north side, the château adopts an L-shaped layout, featuring a vast west-facing façade with four bays of windows, overlooking the woods. It enjoys exceptional natural light thanks to a metal glass roof with small panes, resting on a wooden base and rising to the full height of the north, east and south façades. Completely renovated, this glass roof highlights an elegant cement tile floor laid in a black-and-white chequerboard pattern. To the right of the hall, the sitting room, featuring a cabochon stone floor, opens onto the south-facing terrace through three tall windows. It offers a warm atmosphere centred around a moulded white marble fireplace. The tour continues with a bright dining room, ideal for hosting large gatherings, featuring a cement tile floor decorated in the 19th-century style, mouldings and a fireplace. Finally, the library captivates with its grey-blue panelling covering the walls from floor to ceiling. It benefits from three south-facing windows and a double window to the west, offering superb views of the woods and the surrounding countryside. A contemporary, recently fitted and fully equipped kitchen harmoniously completes this property. The property is situated in a rural setting. A gate opens onto a small path leading to the château, set within wooded grounds. This residence is distinguished by its late 19th-century architecture, typical of those elegant, characterful houses inspired by the eclectic style, where classical rigour blends with decorative whimsy. The coat of arms of the former owners is visible on the triangular pediment of the façade. The perfectly proportioned façade is organised around a distinct central axis, emphasised by a slightly projecting bay. This is crowned by a richly ornamented pointed gable, a true architectural signature, incorporating brickwork patterns, geometric motifs and small arched openings, which enliven the composition. The whole structure rests on light-coloured rendered masonry, punctuated by a frame of exposed red bricks. This contrast, both understated and graphic, subtly highlights the openings, the corner ties and the horizontal bands, giving the façade a structured appearance, reinforced by the tall windows, arranged over two levels, which lend verticality and elegance. The interior covers an area of 374 sqm. The original features have been preserved, including parquet flooring, wood panelling, mouldings and ceiling rosettes. The rooms are bright. A former stone dwelling with a tiled roof, comprising on the ground floor: 2 rooms (bedrooms) / a living area with a fireplace – terracotta floor tiles and beautiful exposed oak joists. An adjoining former kitchen. A final separate room is currently used as a workshop. The upper floor comprises a full attic, potentially convertible, with two windows. The property has a total floor area of 105 sqm. - ‘The large outbuilding’: a stone structure with a tiled roof, approximately 299 sqm, situated alongside the manor house. It comprises, from left to right: a former cattle shed – concrete floor; a ‘cathedral-style’ barn (for storing wood and materials) – earthen floor; a storeroom (with 2 concrete block pens); a former wine press, with access to a fodder loft – earthen floor. At the rear of this building, set at right angles, is a row of around ten hutches, probably used for rabbits… The building is in good condition and features an elegant tiled roof. - ‘The shed’: a 206 sqm structure with a standing-seam metal roof, used for storing equipment. All outbuildings are well maintained and show no signs of disrepair. Finally, it is worth noting the presence of a tower resembling a dovecote, conceived and designed by the owners in 2014. Beautifully crafted, though modern, it features a hipped roof by a small viewing platform and enhanced by a dormer window. Everyone will find the most suitable use for it… The site has been divided into three distinct sections, which can be described as follows: The northern entrance, leading to the road and an iron gate supported by tall, ornate pillars. Visitors are then guided along a gravel path lined with young trees, leading to a second gate adjacent to the tower. The grounds are adorned with lawns, giving an impression of excellent overall maintenance and a strong sense of security. The inner courtyard: accessed via a third gate to the east. The entrance spans the remains of an old moat leading to a pond, which has been partially filled in, leaving no trace… The courtyard is gravelled, spacious and practical. A fountain stands proudly in its centre… Sheltered by a low wall, one can make out the remains of a former vegetable garden, waiting for a green-fingered owner to restore it… The property’s inner courtyard is now fully secured by its surrounding walls and the presence of the moat. The pastures: accessible via a gate adjoining the stables, a large grassy pasture provides a lovely space for horses, goats or sheep… In the shade of a cluster of trees, a secluded pond remains a favourite spot for ducks and the many roe deer that visit from the surrounding woodland…. The view is unobstructed, full of perspective and free from any visual disturbances…. It should be noted that good neighbourly relations allow for a mutual arrangement regarding the annual mowing of the meadows, in the absence of horses. The entire property comprises a single plot of land measuring 5 acres, free from any easements. House with garden and terrace Flers (61)

Ref 4701: 1905 Manor house with outbuilding and garden for sale in Normandy. At the gateway to the Flers countryside, Norman Switzerland and the Houlme region, this small town of 2,500 inhabitants proudly displays its conservative ambitions as a rural community, while still offering a respectable range of economic and commercial opportunities. Benefiting from a resolutely natural environment, adjacent to the Normandy/Maine Regional Park, this medium-sized town has managed to preserve, thanks to its strong local dynamism, a spirit of conviviality and a certain ‘savoir-vivre’ that brings peace and serenity. Here, the countryside is on every street corner, but everyday necessities are never far away... just down the road. It takes just a few minutes to reach the towns of Flers, Condé and Briouze, a few miles away, offering all the essential amenities and services (including an SNCF railway station). Benefiting from its privileged proximity to the renowned ‘Suisse Normande’ region, there is no shortage of outdoor activities (hiking, fishing, hunting, climbing, rock climbing, paragliding), communal woods or national forests, lakes and ponds... so many inspiring assets, whether as a main residence or simply a holiday home. Historically known for having hosted the patients of a renowned doctor for many years, this manor house now has the potential to offer a professional, craftsman or artist a place suited to the demands and vicissitudes of their professions... while others will refine their plans for guest rooms here. This manor house has a main body made of granite stone joined with lime, built on four levels and topped with a four-sidd slate roof. On its right side, it is flanked by an asymmetrical two-level wing, which has been extended at the rear to accommodate the medical practice. Elegant chimneys and dormer windows enliven the main roof, which is enhanced by fleur-de-lis finials. The windows are generously sized and fitted with wooden shutters, creating a striking sense of balance. The overall effect is harmonious, understated and human in scale. With an interior surface area of 231 sqm, the property is laid out as follows: Full basement on clay floor, comprising several rooms, one of which houses the boiler room. The façade is topped by an elegant pediment with an ‘ox-eye’ window. The complex comprises three separate parts: - On the right, former stables (6.77 x 5 m), potential workshop and/or storage area - On the left, room used as a woodshed (5.40 x 5 m), with a wooden staircase leading to the attic. - The central part is used as garages (6.25 x 6 m) / Door (2.45 x 3 m). Castle Argenton-sur-Creuse (36)

Ref 4825: 15th-century castle and its hamlet for sale in the Berry region Located in Berry, in the Indre department, this remarkable castle captivates visitors with its distinctively medieval character. Situated in the heart of France, it is approximately 300 km from Paris via the A20 motorway, known as the Occitane, and 30 km from Châteauroux, the local town centre. For everyday amenities, the charming village of Argenton-sur-Creuse is less than ten minutes away. The site can also be reached by helicopter. A veritable fortress, the building overlooks the banks of a small river, the Bouzanne. The gently rolling surrounding landscape marks the south-eastern boundary of the Brenne, also known as the ‘Land of a Thousand Ponds’. Renowned for its unspoilt nature and designated a Regional Nature Park, this region offers numerous opportunities for relaxation and exploration. Birdwatchers come from all over the world to observe waterfowl and migratory birds, whilst hikers, cyclists and horse riders enjoy the well-maintained paths winding between the ponds. Hunting enthusiasts also find favourable terrain here, whilst respecting responsible hunting practices. On the edge of a hamlet, its privacy protected by a wall stretching nearly two kilometres, the fortress stands at the heart of its grounds. It enjoys a remarkable panorama over the Bouzanne Valley, forming a veritable natural amphitheatre where the views stretch for nearly ten kilometres. This spectacular setting had, in fact, caught the attention of Michael Jackson, who had considered establishing his French estate there in the late 1990s. The castle is one of the few largely preserved examples of 15th-century military architecture. Built of dressed stone and rubble masonry, and still partially surrounded by moats, it comprises an entrance gatehouse flanked by crenellated towers, which leads into a first, square courtyard. Two wings of the building flank this courtyard. At the far end of this courtyard, a fixed bridge leads, beneath an imposing keep, to a second courtyard. The dismantling of the curtain walls and certain towers has transformed this inner courtyard into a terraced esplanade offering views, to the north, of the wooded banks of the Bouzanne, a small river flowing at the foot of the castle. To the south of the courtyard, the main residence adjoining the keep, rising four storeys high beneath a slate roof, is defended on three of its corners by imposing towers with conical roofs and machicolations. Entering this residence at terrace level via the stair tower that leads to it, one encounters, in turn, a reception room for guests with its monumental fireplace, a study in the south tower, a former bakery converted into a billiard room, a room known as the ‘courtroom’ with a monumental fireplace, and a chapel. Via the south-east tower, there is access to the bathrooms and sauna located on the ground floor of the south wing of the courtyard. In the north-corner tower, there is a separate bedroom with a beautiful fireplace and en-suite bathroom. On the upper floors, accessible by lift: On the first floor of the main building, a semi-professional kitchen, a dining room with beautiful 17th-century wood panelling, a small green sitting room in the west tower, a large sitting room with a ceiling painted in the 18th-century style, and the executive office in the east tower. On the second floor there are seven bedrooms, each with an en-suite bathroom or shower room, some featuring monumental fireplaces and seating areas. A spacious room with high ceilings and a gallery completes the layout and is designated as the armoury. On the third floor there are eight bedrooms, each with a bathroom or shower room, some featuring monumental fireplaces and armchairs. On the fourth floor there are six bedrooms, each with a bathroom or shower room, some featuring monumental fireplaces and built-in seats. A library, covered by a four-part ribbed vault with voussoirs, completes the ensemble. There are numerous outbuildings. Four of these form part of the castle complex: The south wing of the square tower, spread over two floors. It houses the boiler room and a staff flat. The north wing of the square tower is dedicated to technical activities, with storage rooms, cold rooms and a large workshop. On the upper floor, three large brick-vaulted rooms could be converted into a superb reception area. A large terrace covers them. Beneath the terrace lies a vast vaulted room known as the Knights’ Hall. The other outbuildings are clustered in the southern part of the grounds, forming a sort of hamlet: The main one is the Bergerie, a large 19th-century farm building converted into a conference centre. With a total of nearly 300 sqm of living space, it houses two meeting rooms and sixteen rooms, including staff accommodation and two holiday cottages. Six residential houses, likely built in the 19th century, currently unused but weatherproofed. A garage with a covered courtyard and a charging station for electric vehicles. There is also, at the entrance to the estate, a pumping station housed in a hipped-roof building. Built on a plateau overlooking the Bouzanne valley, the castle covers just over 15 hectares (37 acres), which can be divided into: - A vast park, planted with remarkable local tree species (cedars, poplars, birches, oaks), surrounds the castle. It includes an enclosed terraced garden which is soon to be restored to its former status as a vegetable garden. Beautiful paths allow visitors to admire this remarkable example of medieval architecture from every angle. - A 12 x 6 m swimming pool, with a terrace of cut stone and changing rooms in a tower. It is situated at the foot of the north-west corner of the esplanade - To the north, a hillside woodland that slopes down to the path running alongside the river. - Finally, meadows covering an area of 3 hectares complete the estate. All furniture and operating equipment is included in the sale price. Manor Saint-Michel-Chef-Chef (44)

Ref. 4319: 5 MINUTES FROM THE BEACH : Elegant manor house, anglo-norman style In Loire Atlantique, near Nantes, the Pays de Retz is the southern gateway to Brittany. Around the cove of Pornic and the long beaches of Saint-Brévin, 52 km of coastline are dotted with creeks, long stretches of fine sand and picturesque seaside resorts. The famous square-net fisheries are part of the unmissable heritage of this coast, known as the Côte de Jade. Alongside the bustling coastline, marshes and bocage create a bucolic mosaic. It's in this verdant Pays de Retz countryside, less than a kilometer from the first beaches and 10 minutes from Pornic and Saint Brévin, that this half-timbered seaside-style residence is nestled in its grounds. The nearest seaside resort is less than a kilometer away. All local shops, elementary school, health center and pharmacy are nearby. The origins of the manor house date back to 1776. This date is inscribed on the façade of the manor house. It was an estate with farms, belonging to the same family for several generations. The manor house was remodeled in the early 19th century, giving it a seaside feel with its half-timbering. In the early years of the 19th century, the Côte de Jade became the destination of choice for a wealthy elite attracted by the benefits of spring waters and sea bathing. From the road, through the gate, you can see the manor house in its wooded grounds. The manor's main facade, with its half-timbering, dark red shutters, sloping slate roof with dormer windows, small balconies and chapel with bell tower, is in the Anglo-Norman style, and is part of the commune's remarkable heritage. Access is via a small path to the side. To the south, a gate leads to a garden. As soon as you enter the house, you'll be charmed by its luminosity. The recent decoration is very successful. Original features have been preserved, including parquet flooring, tiles, wood panelling, fireplaces and beams. The colors of the walls and woodwork have been carefully chosen in soft tones, bringing serenity throughout the house. The surface area of the manor house is 216 sqm. Access is via an open-plan hall with attractive period tiles in warm tones. The wooden staircase and beams immediately add to the charm of the place. On the right, a large, light-filled living room (32 sqm). The floor features the same tiles as the entrance hall, wood panelling, exposed beams and a beautiful wooden fireplace. On the left, a cosy kitchen with dining area (17 sqm). The floor is tiled, the kitchen units are black, and the briquette fireplace has been judiciously painted black. A scullery with a door to the outside, and a toilet. There's also a shower room on the first floor, with a fine choice of tiles. A beautiful wooden staircase leads to the second floor. A corridor leads to two bright bedrooms, with parquet floors, white walls and a wooden fireplace, as well as a shower room with toilet. A pretty boudoir-style dressing room completes the second floor. The second floor features a large landing that could be converted into an office area, a first bedroom with an adjoining room that could be used as a study or dressing room. On this floor, there's also a bathroom with toilet, tiled floor and wooden vanity unit. A few meters from the manor house is an old outbuilding that has just been completely renovated and perfectly decorated, facing the swimming pool. With a surface area of approx. 50 sqm, it features a living room with kitchenette and sitting area. The floor is travertine. Exposed beams. A shower room and toilet. A new pellet stove has been installed. Double-glazed PVC windows. At the far end, a lovely, bright bedroom with access to the swimming pool. Adjoining the manor house is a pretty chapel with a bell tower, in the same spirit as the manor house. A little further away are the former stables, in need of renovation. A second dwelling could be created here, with a surface area of approx. 50 sqm. The surface area of the grounds is approx. 9,000 sqm. The park is surrounded by old stone walls. To the south, a garden with a well and old lime trees. To the north, a beautiful park planted with century-old trees, with a well. A beautiful meadow surrounded by hundred-year-old oaks with a large pond. The pool area is in front of the annex house. The pool is new (2023) and heated, with a surface area of 20 sqm. The pool enclosure is new. House with garden Le Blanc (36)

Ref.4614 : 18th C. Townhouse for sale in the Berry Region In the Berry region, we offer a house full of character on the banks of the Creuse. Land of a thousand ponds, the Brenne is a renowned natural region, recognisable by its moorland landscapes cut by large mirrors of water. Twice a year, great flights of migratory birds stop off in this paradise of biodiversity. The Creuse, a beautiful river that flows down from the Plateau de Millevaches, follows its course through a picturesque valley all the way to Touraine. On its banks lies the town of Le Blanc, a small city of six thousand inhabitants with all amenities. Our home here faces the river, which flows at the foot of the Ville Haute, a maze of medieval alleyways; the town centre is just a few minutes away. All around is the Brenne Regional Nature Park, with its many possibilities for excursions. Fontgombault, home to a thriving Benedictine community, is a ten-minute drive away. The spa town of La Roche-Posay is half an hour away, where dermatological ailments are treated, and has a fine golf course. Modifications made to the house over time have given it the shape of a quadrilateral with two wide projecting wings on the part open towards the river. The whole, under a split roof covered in flat tiles and around a quarter in slate, is built over three stories, the last of which is mansard-roofed. The attic is illuminated by elegant gabled dormers on the north side and Jacobean dormers on the east and west sides, all with triangular pediments. The residence is accessed either from the quayside via the gate and garden, or from the rear, on the upper town side, via the 17th-century carriage entrance. This is why the house is accessed from the side via a small courtyard where this original doorway opens out. On the ground floor, the entrance hall, with its white paving with black cabochons, leads off to the right into a cosy dining room with wood-panelled walls. To the left is the good-sized kitchen, where you will also find the start of the back staircase. You then pass through the entrance hall into the large lounge. This 38 sqm reception room is at the heart of the house. It opens onto a small terrace facing the river and the lower town. Passing through the large lounge, you enter the small lounge, an intimate space with a panel of beautiful wood panelling. A door leads to the stairwell. This stairwell, also accessible directly from the large lounge, leads to the last room on the first level: a large bedroom (approx. 23 sqm), currently disused. First floor: At the top of the quarter-turn staircase, a corridor leads to all the rooms on this level. First there are two bedrooms, one of which has a view of the river. In the middle of the corridor is the large bedroom with its herringbone parquet floor and en suite bathroom. Next door, the entrance to the back staircase and another, more modest bedroom with access to the bathroom. Opposite this room, the last bedroom is a good size and overlooks the river. Between the two, a second bathroom can be accessed via this last bedroom or via the corridor. The second floor comprises four attics, one of which has been converted into a study/library and the other into a boiler room. The basement: A series of cellars built on rammed earth and under large barrel vaults covers almost the entire surface area of the house. This area is accessed via a stairway in the centre of the front of the house, under the terrace mentioned above. Outbuildings : Two lean-to buildings, each around 45 sqm, flank the house. One, used as a greenhouse and gardening shed, has a water supply. The other, probably a former coach house, is used as a shed. The land on which the house stands is a quadrilateral enclosed by walls, except to the north, on the river side, where the fence consists of a low wall with a gate above it. There are two entrances: to the south, on the upper town side, a carriage entrance bearing the date 1661; to the north, on the river side, a two-leaf gate. Also on the river side, two flowerbeds frame a gravelled area where you can park your car. Although small, the garden is particularly well flowered. Furniture is available as an option. A virtual tour of this property is available on request. A small town of 3,000 inhabitants, about 10 km away, offers all the amenities you need for daily life. The pretty town of Château-Gontier is 14 km away, Angers 40 km, and Paris 280 km. The TGV station at Sablé-sur-Sarthe is 25 km away, and the Etriché-Châteauneuf station (TER) is 15 km away. The ancient medieval town of Château-Gontier boasts a rich architectural heritage. The house was built in the 18th century as an extension of a 17th-century building, and a small annexe from that period still stands today. Built in the classical style, it is a plastered stone building with a slate roof. The exhibition runs through the building, as it opens to the west onto a courtyard enclosed by low walls and flanked by two outbuildings, and to the east onto the garden. Upstairs: A hallway leads to 5 bedrooms (24, 21, 12, 11 and 10 sqm), 4 bathrooms (one with a toilet) and 1 shower room. Upstairs: 3 bedrooms (31, 25 and 8 sqm) and 2 bathrooms with toilets. The interior of this country house features décor typical of the fine residences of the Haut-Anjou region. The decorative features (terracotta floor tiles, wood panelling, tuffeau stone fireplaces, French-style ceilings, quarter-turn staircase, etc.) have been preserved and display a lovely patina that only time can bestow. Outbuildings : The property comprises a group of outbuildings, attractively arranged around the manor house: A/ A service building (South), comprising former stables comprising three rooms (101, 88 and 38 m²), with two sheds extending from either side; B/ A service building (North), comprising a small private reception room (67 m²), and an annexe: on the ground floor, a living room/kitchen (39 m²), a bedroom and a shower room (18 m²); upstairs, a bedroom (13.4 m²), bathroom with WC (5.4 m²), converted attic; C/ A barn; D/ Former pigsties extending from the manor house; E/ A woodshed; F/ A cellar accessible from the outside (beneath the manor house’s mezzanine office); G/ A garden lounge with summer kitchen (former barn); H/ A swimming pool (11 x 5 m), heated by a heat pump with a semi-inground filtration system; the pool was dug in the 1990s, with work carried out since then, notably the liner replaced in 2021. I/ A quick-play tennis court, in need of restoration. The property is accessed via a beautiful 300-metre-long driveway lined with chestnut trees. The view gradually opens up onto the country house, situated slightly below, after a succession of small terraces that create a lovely impression upon arrival. The outbuildings are reached via grassed parterres, themselves bordered by boxwood, forming a half-moon shape in front of the courtyard and the main façade. On the garden side, a series of topiary hedges define the grounds, skilfully incorporating the swimming pool. A total area of 35 acres.
