Apartment Bucharest (Romania)

A unique, delightful duplex apartment located in an interwar building on Maria Rosetti Street, a short distance from Rosetti Square and the University. Remarkable for individuality and elegance, located in a representative building with modernist architecture, built according to the creation of the architect Marcel Maller, the apartment has a rich and fully documented history. It belonged to the Saraga family, where Iancu Saraga lived, a famous publisher and, among other things, the owner of the department store Aux Galleries Lafayette Bucharest branch, currently called the Victoria Store. The apartment has been restored with great attention to detail, keeping all the valuable elements: solid wood doors with walnut veneer (one of them curved shape), solid wood parquet (oak and walnut), functional fireplaces with splendid wrought iron elements . Triple glazed windows, water purification and softening system, 8kW power generator with automatic start, video surveillance system, individual water and electricity supply have been added. Marcel Maller, the architect of the building, was a strong personality and one of the architects who shaped and implemented the modernist style in Bucharest. His distinguished works speak of a change in the mentality of Bucharest society from the 1930s, a new way of life that had only one goal: comfort. Open to innovation, he had his own modernist architectural vocabulary which he used inside and outside of stylistic, well-proportioned building compositions. This is the reason why in 1932, the owner of the largest publishing house in Romania at that time, Saraga Brothers publishing house, Iancu Saraga was convinced that the architect Marcel Maller would build a building in Maria Rosetti that would speak of the new status quo, of progress , a residential building for the Saraga family from Bucharest and other well-known personalities of the time, friends of the family. The Saraga apartment is located on the last two floors (floors 4 and 5) and is different from the way the rest of the apartments are configured. The first level (217 sqm) has an impressive living area (93 sqm), well-lit rooms with large windows and versatile design. Currently the 3 open rooms, elegantly individualized, are used as a living room, a dining room and a home cinema area. On the same level there is a night area which includes 2 bedrooms, one of them with an en-suite bathroom, a kitchen with generous storage space, another bathroom and a toilet. The 3 balconies on the first floor were closed and integrated into the useful space. The second level, with a total area of 110 square meters, is composed of a living room, a bedroom with a dressing room, a bathroom, to which is added an impressive open terrace, with a retractable awning, and which extends over an area of 49 square meters, overlooking the House I. L. Caragiale and Icoanei Garden Park. The building does not have a garage, but there are enough public parking spaces in front of the building. The location is ultra-central, exceptional, equidistant between the two main metro stations, Universitate and Piața Romană, just 200 meters from the Icoanei Garden historical park and the Bulandra Theatre, 10 minutes from the Romanian Athenaeum, the Royal Palace, the National Theater and Old City Center. House Bucharest (Romania)

The villa was built at the end of the 19th century, the beginning of the 20th century, in a neo-Romanian style with Hebrew influences, on whose facade sits the cup nicknamed the Holy Grail, in addition to other architectural elements specific to the period, lacy friezes and floral medallions that remind passers-by of the perfume of the period. The area in which it is located is a protected one and is called Boulevard Haussmannian Ferdinand. Ferdinand I Boulevard represents the connection between the central area and Obor Station, crossing a traditional Bucharest area, of houses built mostly around 1900. Most of the buildings have a residential function, predominating individual homes, with a few exceptions from the interwar and post-December period, period in which were also built collective housing. The S+P+E+M building was built in a gravity concept, of solid brickwork with solid wood floors, has 852 sqm of built area and has 16 rooms, 6 bathrooms and a built-in garage on the ground floor, an inner courtyard of 29 sqm. It has had several functions over time and its current condition shows that it needs total restoration to bring it back to its former beauty. It can retain its original purpose as a single-family home or it can have various functions: multi-family building with several apartments or with a commercial purpose, such as a medical clinic, law firm, notary office s.a. House Bucharest (Romania)

The modern development of Mamaia begins in 1906, when the first tourist Pavilions were built. In fact, these were the first-ever wooden spa cabins. The improvement of tourist access by building the railroad system was a major turning point in the way the resort developed in the following years, which was also influenced by the modernization of the Constanța harbor, which was constantly pushing the beach area towards the village north of the city. A series of unfortunate events, such as the devastation of the royal residence in Constanța during World War 1, and the destruction caused by the fire at the Constanța Pavilion (1920), provided an auspicious setting for major modernization works in the resort. The most significant contribution was made by the royal family who, after a donation made by the Constanța Town Hall, began building a summer residence in Mamaia. The construction of the complex started in the beginning of 1924, and was based on the plans of architect Mario Stoppa and on the ideas of Queen Mary; it was finished two years and a half later. After King Ferdinand passed away (July 1927), Queen Mary donated almost the entire complex to Queen Elena (December 1927), and only kept a 3000 sqm parcel for herself. The Queen built a holiday villa on the property, close in terms of style and design to the Tehna Juva Palace in Balchik, with a minaret and an open space towards the sea. Along the same style, on the other side of the royal complex, Barbu Știrbey, a close acquaintance of the Queen, built a residence that resembled the one Queen Mary had built, based on the plans of the same architect, Mario Stoppa; the structure was completed in 1930. 1930 can be regarded as an important year in the history of the residence, as this was the year it was built, as well as the year Știrbey was exiled after Carol II came to power. (June 7th 1930). Building Authorization no. 1016/02.11.2022, for repartitioning works, consolidations, interior and exterior fittings, attics.

House with garden Bucharest (Romania)

Outside the daily life of Bucharest, just a few minutes from the Băneasa forest, is the Pipera district, with well-structured areas and blocks that benefit from numerous amenities: kindergartens, international schools, restaurants, parks, etc. The property, built in neo-Romanesque style, combines aristocratic fragrance with tradition and good taste. The exterior architecture of this villa is characterised by large windows and wooden balconies, very similar to those of the manor houses. The design of the interior space, based on the concept of a building originally from the USA, has been remodelled for the requirements of a family with children, but also as a space dedicated to guests, using a mix of styles, starting with the classic style and continuing with the rustic-style wooden attic. The location has a bohemian air that invites you to relax, perfectly harmonized with the generous green garden. The house has a built area of 497 square meters, a plot of 1900 square meters and is arranged on three levels, mezzanine, ground floor and first floor. At the entrance there is a living room of 54 square meters with a height of 4 meters, where the fireplace becomes the centre piece. The ground floor is completed by a kitchen area, a dining area, a bedroom and a bathroom, with direct access to the terrace that reveals the entire garden to the viewer. The second exit from the ground floor area leads to the garage which can accommodate two cars. On the first floor there are three bedrooms, one master with integrated bathroom and two bedrooms with shared bathroom. Also in this area is a mixed activity area with office and library. The attic, made mainly of fir wood, has two bedrooms. The basement can serve as a recreation area, perfect for sports or time with friends. The land surrounding the house, totalling 1900 square meters, benefits from a corner of the forest, an orchard with apple, cherry and cherry trees, a flower garden and a greenhouse that can provide the vegetables needed by a family. In addition, it offers the necessary space to add a swimming pool or a special place for children, this option being left to the choice of the future beneficiary.

House Bucharest (Romania)

Modest at a first glance like a demure young lady, the mansion keeps its roof like an eye lid fixed in the ground, refusing to reveal itself. It must be courted, trodden on the brick paths and eyed on the woodwork of the porch. Inside, the piano is shyly silent but the proud stove promises roaring fire. The solid wood furniture is carefully chosen and captures the atmosphere of the late 19th century when the building was erected; the wooden pendulum keeps the measure of time but does not take it prisoner - the property enjoys all the comforts of the present - electricity, central heating (wood boiler), water, solar panels for hot water and complete infrastructure. The generous porch is the ornamental element that ennobles the building, otherwise a classic parallelepiped volume. The timber construction has a rustic yet elegant finish that the hanging plants take to another level (as does the annex that exploits a mound on the property and is fitted with lovely brick-framed double doors). Curved, brick paths lead the steps through areas of thick grass or dwarf flowers and over 30 varieties of roses in the English garden, but on the grounds there are also oaks, maples and ornamental shrubs over 150 years old; lavender is cultivated on 20 acres (of the 7.8 hectares, 1.28 ha is urban land and 4.8 ha is arable land). The orchard has peaches, nectarines, sour cherries, pears, cherries and other fruit trees such as a few wild cherries; not far away there are crops of strawberries, currants, blackberries and raspberries - the land is rich and can be exploited for farming or hunting. The manor was gifted as a hunting estate by Count Zichy Vasonckeoy Ferenc, Minister of Trade in the Austro-Hungarian Empire, to his son Tivadar in 1899. Today the property is also known as Hajas Manor after the current owners, but in the title deed it is referred to as a castle. It was bought in 2010 and restored according to the original plan keeping the original carpentry but adding double glazed windows to the wooden windows. The domain is located on the road between Marghita and Săcuieni, 200 m from the main road, between the Petreu and Cristur settlements. Photo Florin Pepene

Property Bucharest (Romania)

We associate Timișoara, and the entire west of the country, with the Habsburg or Austro-Hungarian empire, that is, with the West forgetting that another empire, the Ottoman, occupied the city for 164 years from the 16th century until 1716, when Eugeniu de Savoy recaptured the city. Legend has it that an axle of his chariot was integrated into a later majestic building (it appears in city plans in 1836). In reality it seems that the shaft belonged rather to a heavy artillery piece. Its insertion in the corner of the building has significance not only in symbolic terms; the building being one of the most famous in the city and its restoration was greeted with enthusiasm by the residents. Located on the space once occupied by the Round Tower of the bastion, used as a powder room until 1756 when it was demolished, the house already had the eastern body built in 1836-1836, the one facing Dr. I.C Brătianu Square (architect Anton Schmidt) as well as on the western one, which has two floors with a facade facing the side of Țepeș Vodă Square. In the period 1863–1864, marked by famine, local good Samaritans organized a social canteen in it. The House with the Iron Axis today has the bodies thoroughly rehabilitated, restored and transformed from homes into office spaces. New access roads, attic areas and re-compartmentalization suitable for modern use were made - office hub with mixed functions: law offices, insurance companies, marketing, dental clinics and IT companies. The classicist style, with neo-Romanesque elements, gives distinction to the building even today. Class B historical monument, prestigious for its age, story, address and restoration. The house with an iron shaft is 80% rented, which positions it as an excellent investment opportunity.

House Bucharest (Romania)

With a golden past, Abrud has culture and history in its DNA. The town developed in the area of the Daco-Roman settlement called Abruttus, where Emperor Trajan sent a Roman legion to exploit the mines in 106 AD. Over time, the settlement’s evolution was strongly connected with the precious metal, bringing about privileges and, implicitly, contributing to the early economic and cultural development of the small borough: in 1357 it obtained urban privileges, in 1427 it became a town, and in 1491 it was a commonwealth. Starting from the 18th century, Abrud plays an important role in the Romanian national emancipation movement. Moreover, Abrud has a privileged geographical position, right in the center of the Apuseni Mountains, a space dominated by rolling relief. Abrud is one of the ends of Transapusena Road, the spectacular route of approximately 80 km long that crosses Țara Moților. Built in the interwar period, the road is now at the end of the modernization process and passes through areas of fairy-tale scenery, unreavealing churches and monasteries, castles and traditional houses with thatched roofs. Apuseni National Park, the third largest in Romania, is only 30 km from Abrud, a paradise for nature lovers. Here you can start on more than 50 tourist routes, including to emblematic caves – Bears' Cave or Scarișoara Ice Cave – waterfalls, traditional villages in Țara Moților. Various sports can be practiced here - mountain biking, whitewater kayaking or horse riding. Access is also easy to other important centers: Alba-Iulia at 60 km and Cluj-Napoca at 120 km. The real estate is located in the centre of Abrud, on a quiet street, near a green hill. Surrounded by houses with the same P+1 height, the property has a plot of 3,027 sq m, ensuring intimacy and providing several possibilities to use the outdoor space. The former administrative building was used over time as bank office, school or company headquarters. The positioning and generous surface, both outdoor and the built-up area, are the main advantages of this resourceful real estate that can put easily on the city’s administrative or touristic map. The three buildings have a built-up area of 1600 sqm and are displayed in a U-shape, with alternating heights, thus offering flexibility in choosing the future use for each of them. The first wing has 2 levels (G+F), adding up to a total built-up area of 871 sqm out of which 80% is renovated and preserves the original architectural elements: casement windows, façade plaster decorations, the parquet inside. The second wing, which represents the short side of the U-shaped layout, has a single level and a built-up area of 212 sqm. There is also a recessed small building here, with an individual entrance and a built-up area of 9 sqm. The third wing, with a B+G+ATT structure, has a built-up area of 597 sqm.The three bodies of the building have over 40 rooms of various sizes which allow for a flexible and versatile use. The inner courtyard with access to all three bodies of the building is paved and green plots are placed on the outline of the buildings. The real estate also has a concrete platform that can be arranged to complement the building's final destination. From guesthouse, boutique hotel to corporate headquarters, the adaptable design of this real estate allows for a variety of uses depending on the individual vision. Photo Florin Pepene

House Bucharest (Romania)

Heading to Huedin from Cluj-Napoca, one steps into Călatei Land, a region with villages where there are still carved wooden gates, old houses, authentic customs; a region where the people cook old recipes, wear folk costumes and enjoy traditional dances. Mănăstireni is only 50 km away from Cluj-Napoca, in Călatei Land, a settlement probably dating back to antiquity according to the Roman vestiges embedded in the walls of the old reformed church: two carved funerary lions and a medusa (gorgon) head. Otherwise, the first documentary attestation of Mănăstireni dates from 1332. Walking along the country road, the real estate is located right on the edge of the forest: a glimpse of paradise in an undisturbed oasis of green and peace. On the fenced plot of 7,500 sqm, the buildings that make up the property respect the spirit of the place and invite to pastoral retreat. The first building is the guest house, with lime plastered walls and roses in front of the porch. The house has two living spaces with separate entrances. The interiors are furnished in a rustic style, with the roof wooden beams left uncovered and stone finishes in the kitchen area. Painted pieces of furniture and doors, pillows embroidered with traditional motifs or the iron stove are the details which preserve the specifics of the place while providing modern comfort. The old farmhouse was divided into two independent spaces, connected by an alley whose roof is being finished, but which projects the space directly into nature. The first building is structured on two levels: ground floor and attic. It is a railroad house, with windows on both sides. The exterior stone walls seem to prepare for an austere and minimalist interior. In reality, the interior design is sophisticated, ingeniously using the linear layout of the construction by creating spaces with precise destinations in complementary styles. The rustic style kitchen is complemented by the antiqued wooden frames and the wooden roof. Comfortable furniture and finishes with stone and wallpaper are the choice for the living room opposite the open kitchen . The bedroom is bright and the home's two bathrooms display an impressive design and quality. The attic occupies only a portion of the building and is set up as a bedroom. The second building in the old farmhouse is not finished, but used as an arts and crafts workshop and warehouse. The former shed, with a generous size, is used as a garage for 2 or 3 cars. The real estate is truly a glimpse of paradise, a perfect retreat into nature and access to fairy-tale lands, unspoiled by the passage of time. It can be kept in the current structure or expanded according to the vision of the future owner. photo Florin Pepene

Do you know the nostalgia for blue houses that you catch a glimpse of at the side of the road as you speed by in your car – do you have it? This traditional home in Ileanda, a commune in Sălaj with wooden churches at almost every turn and a chestnut forest natural reserve, can soothe that ancestral longing for simple and harmonious rural living. The invitation extended by the tall porch promises to cool the sun-scorched skin engaged in fieldwork – there are 8,000 square meters of arable land and 10,000 square meters of old forest, over 90 years old, undisturbed and unexploited for 50 years. It offers a proposition of permanent downshifting for the owner or temporary respite for a tourist weary of city life – the property is versatile, capable of serving as a primary residence, holiday home, or single-family tourist unit, and as a space for agro-forestry projects in collaboration with universities or study and conservation centers. Located 90 km from Cluj Napoca, 30 km from Dej, and 60 km from Baia Mare, in a commune with 13 villages, a hospital, supermarket, high school, and restaurants, the property is attractive and suited for a small family – the house is 85 square meters, fully renovated and ready to move in (with network water, electricity, ecological septic tank, gas, electric boiler, fiber optic internet, and terracotta stoves using gas and wood). Apartment Bucharest (Romania)

The first word that would likely come to mind upon seeing this apartment is ‘ masculine ’ ; however, as with any hasty thought, the assessment would be incomplete. Yes, it is in the industrial style, whose goal is to eliminate the hustle, stress, and impulses that disrupt balance – home should be the oasis that takes away stress right from the entrance. Thus, its shades of gray-blue are softened by the beige, café au lait, and butter tones of the parquet, while stronger, livelier color accents are carefully negotiated in the art that sweetens the walls. The living area is generous in both size and purpose – living, dining, and open kitchen. The sleeping area offers two bedrooms that know how to rest the eyes and body. The residence provides a neutrality, transparency, and tranquility that can be appreciated by both the owner and temporary residents, especially if the apartment is managed in a hotel-like system (it also helps that it is equipped with a smart home living system). The residential development , located in the city center, offers an inner courtyard with a modern gym and a wonderful rooftop; its apartments are furnished and equipped and can be purchased as a package for investment purposes.

The fragrance of the interwar period can be found in this historic building located on Carol I boulevard, a short distance from Calea Moșilor and Izvorul Rece Park. Most of the buildings along the Carol I Boulevard were built at the end of the 19th century and the beginning of the 20th century, a period of intense building activity and modernization of the Capital, which is also reflected in these buildings, some of them inspired by specific architectural styles times, from Art Deco to Neo-Romanian, to Baroque or Eclectic. And in the case of our building, both the exterior architecture of the block and the interior of the apartment retain the charm of that period, with carefully designed generous spaces, solid wood interior doors with glasvand, bright rooms with high ceilings arranged around the reception hall. The apartment has a total area of 118 sqm and consists of 5 rooms, kitchen, 3 bathrooms, a basement speaker and a balcony overlooking the boulevard. It is located on the 3rd floor of a historic 6-story building with elevator, built in 1932 in Art Deco style. The apartment has been completely renovated with great attention to the original details, on which occasion the joinery was replaced with a higher quality one, the internal solid wood doors with glasvand were fully restored, the oak parquet was restored, the floors are now made of granite slabs with polychrome designs, the entrance door is a metal one with a double security lock, the sanitary installations were changed, including the columns in the block, the electrical installation was completely redone in compliance with the norms in force and prepared with separate circuits for the oven large capacity and air conditioners. The location is ultra-central, exceptional, with easy access to the University, the National Theater and the Old Town Photo: Gabriel Ghizdavu

Property Bucharest (Romania)

Ineu is no longer the desolate land of pig farmers and luckly mills that Ioan Slavici wrote about in 1881. Just as it did back then, it knows how to keep up with the times and offer what is needed. The Sava Brancovici Manor stands proud and solid in this small town, always a waypoint for travelers coming from or heading to the east or west. In Michelin Guide terms, if it’s not a destination in itself, this manor is certainly a place worth a detour. Its restoration, carried out with care and good taste, preserves the facades in pastel colors like a baroque pistachio or mint cake, skillfully drizzled with white icing in carefully chosen patterns. The interior maintains stylistic unity, offering ten welcoming rooms featuring traditional elements such as brick, charred wood, traditional washtubs and lanterns, along with painted furniture and floral fabrics. Lively flowers captured in tapestries and on cream or green cupboards bring warmth and capture the light. A spacious restaurant, a 50-seat pizzeria, and a heated terrace with 120 seats provide the necessities, while the parking area includes free charging stations for electric cars. The manor is named after Saint Sava Brancovici, canonized by the Romanian Orthodox Church in 1955 for being religiously persecuted by the Prince of Transylvania, Michael Apafi I. The Serbian-origin Orthodox priest, a resident of Ineu, opposed Calvinist proselytism and served as the Metropolitan of Transylvania from 1656 to 1680. For these reasons, he is considered a guardian of the town and the Orthodox faith. Ineu, located 57 kilometers from Arad and about 100 kilometers from Timișoara, has a population of 8,000. It is situated on the national road leading to the border and is a point of interest for tourists attracted by the generous offerings of Zarand Country – the Ineu Castle, the Narcissus Meadow, and the wineries in the Miniș vineyard.

Apartment Bucharest (Romania)

This luxury real estate is located in a wooded valley, near the Voroneț River and only 4 km from the famous UNESCO heritage monastery. The two holiday homes complement each other in a bold architectural project, which uses and integrates every detail of Bucovina’s scenery. The first house is a very special and premium property, award-winning project at the National Architecture Biennale - 2023 edition as well as the Romanian Design Week 2024 edition. The materials, textures and shades - concrete, tree bark, steel are different from the classic residential options, based on brick and wood, bringing in a balanced industrial air, which contrasts but also complements the natural environment. The architects were not afraid of unevenness, slopes - the peculiarities of the location dictated the form following the function - they embedded diaphragms in the slope, supporting the house on pillars and thus giving it suppleness. The concept is focused on the idea of a floating mystery box, anchored in the slope that also follows the slope of the land and is bonded with the landscape through discreet chromatics. The concrete infrastructure, with diaphragms placed perpendicular to the slope as a plinth, is left exposed. The integration into the landscape is ensured by the finishes of treated wooden battensimitating tree bark and corten steel with the typical rust shades of autumn leaves. The entrance is marked by two blue V shaped pillars - a disc reet tribute to Voronet Monastery symbolic colour - and invites you into a sequential space, built on half levels, with wide windows framing the outdoor landscape. With a 230 sqm carpet area, the house is organised on 2 levels and has also a garden terrace. The bright open atrium area connects all the spaces of the house. On the ground floor, the common spaces are placed at different heights. The refined living area starts with the refurbished and perfectly functional Laugerger & Gloss Mascagni grand piano accompanied by English sofas and armchairs and a minimalist fireplace - a reminder of the hearth in traditional homes. The 3-meters high window, central glass panel, frames both the Voronet river as well as the winding pathway in a fairytale frame, the Yin and Yang intersects in the heart of the home. The kitchen is placed at a higher level than the living area. The pièce de résistance, in addition to the top-of-the-range appliances, is the volcanic ash lava table, produced in a limited edition of 28 pieces by Swoonseditions. The second house Villa Trésor, is already a successfully branded business in Bucovina’s area with a large clients portfolio. Built in a clean style, the exterior design stands out for its minimalism and attention to detail spotted in window decoration or the repetition of the high ridge roof, on a smaller scale, at the entrance or its contemporary reinterpretation in the case of the gazebo. The gazebo is equipped with sink, grill and fireclay-clad pizza oven. Also outside, there is a 6 person wood-burning sauna and a luxury swimspa that can be used throughout the year. The built-up area of 200 sqm is organised on two levels. The interior design has strong English accents, from the handmade antique copper radiators to the vintage Victorian brass doorknobs. The doors and stairs are made of solid ash wood. The downstairs living and dining rooms are spacious and airy, showcasing limited edition handcrafted pieces of furniture, a fireplace and the living room wallpaper by Dutch designer Piet Hein Eek.Each of the four bedrooms has its own specific theme featured in the interior design elements of both the rooms and the related bathrooms. Rooms have double beds, thermal curtains, and the bathrooms have stucco wall finishes. The attic is multifunctional: either the perfect space to relax and socialise in the sitting area or the proper environment for an office in the workspace.
