A 19th century, renovated farmstead in front of its small island on the banks of the Loire, near to a lively village in South Auvergne.
In the south of the Auvergne region, amongst the landscapes of the French department of Haute-Loire formed by a succession of verdant grasslands, volcanic hills, plateaux, wild gorges and rivers. The entire region has the benefit of large amounts of sunlight. The river Loire, which runs alongside the property, flows for a hundred or so kilometres from its nearby source on Mount-Gerbier-de-Jonc in the French department of Ardèche. This farmstead stands at a distance from a village where a weekly market selling local produce is held. A fair selling organic products takes place once a year.
This property is some thirty minutes from Puy-en-Velay, a town renowned for its cultural events.
About forty minutes from an airport with flights to Paris-Orly and roughly an hour from a TGV train station.
A country lane crosses the woods for several hundred metres before reaching the banks of the river Loire, where the property suddenly comes into view amongst pasturelands surrounded by wooded hills; a peaceful and remote site. The land, extending over approx. 8,000 m², slopes down to the riverside. The presence of a small island makes the place particularly enchanting, creating a complete change of scenery.
The houseIts main, long building, adjoining the old rehabilitated stable, is topped with a hip roof. Meticulous and ambitious restoration works have transformed this 19th century farmhouse into a comfortable, high-tech home.
Its lime-pointed, local stone facade faces south and features numerous openings. Built partially over cellars, it spans two levels and an attic floor. Superb terraces, delimited by low stone walls are set out around the house. The swimming pool, flanked by a vast terrace, looks out over an exceptional panoramic view.
Visitors enter via a hall delimited by an old-fashioned glazed partition. This hall provides access, on the right-hand side, to a small reception lounge, paved with Burgundy stone, like all the rooms on this level. Its vast picture window opens on to a superb covered terrace set out below the swimming pool. A circle of transparent glass set in the ground tops the deep stone well, from which farmers used to draw their drinking water. It currently supplies the swimming pool and is used for watering the garden.
The entrance hall forming a corridor also provides access to a laundry room in use as a cloakroom, a shower room and a separate toilet. Following on from this corridor, after a few steps taking the level discrepancy into account, the kitchen is steeped in a warm atmosphere. It is fitted with an AGA kitchen range. The adjoining lounge-dining room opens via a wide picture window onto a superb terrace which looks down on the river.
A straight stairway goes upstairs from the kitchen.
A corridor, illuminated by small windows, provides access to five spacious bedrooms, a shower room and a toilet. One of the bedrooms forms a master suite with its own spacious, fully fitted bathroom. The parquet flooring, the wooden beams and the exposed stone, all carefully enhanced, subtly add to the aesthetics of the rooms. The unobstructed view takes in the river and the surrounding countryside. A stairway leads up to the attic space.
This spacious, insulated attic area, illuminated via small windows, could be converted.
The cellars span the floor surface area of the main part of the house as well as that of the lounge terrace. An exercise room has been set up in one of them.
