House with terrace Joinville-le-Pont (94)
Architecture from 1930, this house of 146 m2 of living space, and 173 m2 of floor space, with a contemplative soul, rising on three levels on a plot of 302 m2 with a Japanese feel, nestles out of sight in a street in Joinville-le-Pont. Renovated in 2016, this residence embodies the harmony between a typical Joinville house and a singular charm infused by the aesthetic choices of its owners. As soon as you pass through the gate, a first terrace on the street side offers a relaxation area under a vine climbing up the facade. A few steps lead to the first level, starting with an entrance hall and leading to the large living room facing South-East, combining an industrial aesthetic with the warmth of the parquet floors and the wood stove. An American kitchen, decorated with cement tiles in the spirit of Gio Ponti, with a central bar, opens onto a veranda serving as a dining room and revealing the spectacle of a lush garden. A bathroom completes this level. A wooden staircase leads to the second level, lit by roof windows, whose attic has been redeveloped, highlighting the original beams with high ceilings. The master suite has a large dressing room with graphic wallpaper. Two other comfortably sized bedrooms, on the lower slope, offer distinct privacy. They share a bathroom. The mezzanine, fully furnished and lit by windows overlooking the garden, is made up of a pantry, two bedrooms with white paneling and a laundry room. Outside, the charm operates with the landscaped garden designed according to the principles of the Japanese garden pebbles, no slate, maples and various species constitutes a haven of greenery conducive to contemplation. A workshop immersed in vegetation, to be redeveloped, offers additional space. A house with a unique soul a stone's throw from the banks of the Marne

House with terrace Joinville-le-Pont (94)
Located in the suburban district of Palissy, close to schools, shops and the banks of the Marne, this renovated 106m2 house offers an ideal setting for family life. Not far from the Petit Parc bridge which connects the district to Saint Maur, this charming house is the result of a clever mix of modernity and the old, dear to the hearts of lovers of places of character. It is after going up its green path which keeps it away from view that the magic happens. The courtyard, the paving stones, the zinc roof as well as its facade are the prelude to a budding crush. The ground floor opens onto an entrance leading to a 9m2 vestibule. The equipped and dining kitchen has a bucolic view of the courtyard. Unexpected panorama in the heart of the city! A pantry provides additional storage capacity. The living room has direct access to the courtyard, ideal for extending family moments during the summer. A separate WC with hand basin completes the level. Upstairs, two bedrooms with storage benefit from constant light and are not overlooked. A bathroom with WC completes the level. Like an observatory, the elevation of the second level accommodates a magnificent 28m2 space where clarity and tranquility fill the premises. Currently converted into a workshop, the volume makes it possible to imagine a future master suite thanks to the existing installations. At the gates of Paris, the emblematic Joinville is inevitably a place where life is good. House with terrace Paris 14ème (75)
A 250 m² artist's studio with glass roof and 25 m² terrace close to Place d'Alésia in the 14th arrondissement. The street was opened up in 1922, the same year in which the workshops were built. A door with keycode entry system opens onto a corridor part of the communal areas, which connects to a landing beneath a glass roof and two of the commonhold's workshops. The double entrance doors lead into the dining area and open-plan kitchen, as well as the main reception room. A sliding door opens onto a first bedroom with bookshelves, cupboards and roof windows. A wooden spiral staircase provides access to a second duplex bedroom with hardwood flooring, which connects to the first floor via a door. The staircase is followed by a door leading to the bathroom with its storage units and skylight. On the right, a set of sliding doors opens onto a clever little sanitary area - with washbasin and toilet - whilst providing a link between the bathroom and the kitchen. A set of locks ensures protected access to the bathroom when guests are staying. The kitchen is open to the dining area and features optimised storage units and a range cooker. The workshop, a photo studio, has retained the original equipment that was used to change the backdrops. To the right, there is plenty of storage space, while to the left, a long workspace with desk and bookshelves benefits from the light pouring in through the glass roof. This main space has a floor area of roughly 83 m², with a height of 7 m under the glass roof and a ceiling with additional roof windows. The structural wooden beams are exposed and the flooring is of laminated timber. A metal spiral staircase links the different levels. On the first floor, a mezzanine with wide strip hardwood flooring contains the open-plan master bedroom, followed by a sitting room with storage space and a brick fireplace. Between the two, a door opens onto the above-mentioned duplex bedroom. The U-shaped mezzanine on the left has been converted into two bespoke walk-in wardrobes plus a large shower room with washbasin and separate lavatory. To the right is a passageway with a metal handrail running along the wall beneath the glass roof, while a metal step provides access to the terrace, which measures almost 25 m² and has a composite laminate floor. On the second floor, there is a bedroom with sloping ceilings, a glass roof that extends over the entire wall and a roof window. The basement of the workshop, which is used for both commercial and residential purposes, contains the workspaces of the artists currently in residence: a photo laboratory, an office area, a room for storing materials (which also serves as a meeting room), a large office with storage space, and a laundry and boiler room. Almost all the floors are of straight strip hardwood, some of which are painted white, except for those in the shower rooms and the basement workshop, which are tiled or covered in waxed concrete.
