House with terrace Sidmouth (United Kingdom)

From the moment that you turn into the driveway you have the impression that you are entering into somewhere very special. Continue through the brick pillared wrought iron gates and the formal garden opens before you and you first see the chocolate box house that takes pride of place. Built in the 1950’s Red Chimneys has been extensively modernised by the current owners and it is now serviced by a zonal controlled oil-fired central heating system as well as separately controlled reverse cycle heating/air-conditioning in the kitchen, lounge, main and second bedrooms. There is also underfloor heating in the kitchen/ dining room and two bathrooms, including double glazed windows throughout and fully renovated kitchen and bathrooms. The house is constructed of rendered elevations under a thatched roof, which was last ridged in 2015. The accommodation is beautifully presented and has a very attractive kitchen/dining room, designed by Ashgrove Kitchens, with bespoke units, an electric AGA within the central island, a large pantry and separate laundry area. There is a spacious sitting room with windows and doors overlooking the gardens, a further dining room also with French doors opening onto the sun terrace. A study and ground floor W.C complete the ground floor accommodation. The first floor bedrooms are well proportioned with two spacious en-suite double bedrooms at opposite ends of the landing and two further bedrooms, a shower room and separate W.C. There are two distinct gardens, the top garden which has a formal layout and the bottom landscaped garden each of approximately one acre in size. Both the house and gardens have an innate air of tranquillity, a warmness that is both pleasant and relaxing. The formal gardens are well established, south facing and mainly large areas of level lawn, interspersed with a great variety of trees and well-established borders. Nestled within the formal gardens is a secluded area, known as the Japanese garden with specimen trees and a seating area, offering peace and tranquility. At the front of the house is a paved sun terrace with a garden pond. There is also a second terrace to the east with a jacuzzi and summer house used as a gym. There are many areas in the grounds to enjoy the beautiful views and outlook over the surrounding countryside. Wooden gates and a further driveway provide access to an area of natural wildflower and copse with a meandering gravel pathway and several fruit trees. A further fenced area incorporates a productive kitchen garden with vegetable beds and a large insulated workshop together with a greenhouse with a mature grape vine. There is also a composting area and three further timber sheds. Within the grounds, there is a converted detached office, with a large reception space and bi-folding doors opening into the gardens. There is a separate study area, a WC and loft storage. The building lends itself to a number of uses, such as a studio, hobby room or ancillary accommodation, subject to the necessary planning consents.

gates which are private to residents.SELLERS INSIGHT We were searching for a coastal property nearly 26 years ago and viewed a number with views.  Despite it being a larger garden than we needed, when we saw Rock Edge we both fell in love with it.  The sea views were simply breathtaking and we enjoy them as much today as we did the first time we visited.Over the years we have constantly updated the property to modern standards and although we have considered extending upwards, we have always felt that the accommodation on offer provided us with everything we needed.  The close proximity to the town centre, coast path walks, access to Daddyhole Plain and the marina was a key factor for us buying, particularly as it is only a short five minute walk down the hill.We hope that the new buyers will enjoy Rock Edge as much as we have, it certainly is a very special home.STEP INSIDE On entering the property it is very clear that this is a house of exceptional quality and is immaculately presented throughout.  The accommodation is set to a 'reverse level' plan to make the very most of the outstanding views from the main receptions.  From the entrance hallway there is a cloakroom / wc and a useful storage area with room to hang up coats and store shoes.  The main two reception rooms take the form of a large 'L' shaped living room affording stunning bay views and a modern bespoke kitchen / dining room, perfect for modern day entertaining.  Both rooms interconnect each other and provide a smooth transition between receptions.  Just off the kitchen is a useful pantry and side conservatory room leading out to a private breakfast area.  From the living room, there is a fourth bedroom or study room to suit one's requirements. From the entrance hallway stairs lead down to a spacious landing area.  There are three bedrooms to this level comprising two doubles and a single.  All of the bedrooms afford views over the rear garden out to Torbay.  The master bedroom is a generous size double with fitted wardrobes and access into a modern three piece en suite shower room.  The family bathroom is a large modern four piece suite of exceptional quality with tiled flooring and tiling to half ceiling height.  To the side of the house is a boiler room which provides useful storage. It should also be noted that there is potential (subject to planning permission) to extend into the loft to create additional living space should one wish. STEP OUTSIDE Rock Edge sits within a generous size plot of 0.33 acre.  To the front of the house is a brick paved driveway providing private off road parking for a couple of vehicles and leading to a good size garage with lighting, power and an electric up and over door.  The front garden is terraced to two levels with low maintenance in mind as the main garden is to the rear of the house.  Should one require additional driveway parking this area could easily be adapted to suit this.As previously mentioned, the main garden is to the rear of the house.  A pretty side breakfast area with path leads around to the rear garden where the view and sun terrace are prominent.  The sun terrace is extremely generous in size and affords panoramic views across Torbay.  These are views with a real wow factor!  A series of pathways interspersed with sitting areas and well stocked, colourful rockeries leads down to the main garden.  This area is mainly laid to lawn and largely level with a range of apple trees and colourful borders.  There is also secondary off road parking and a side gate providing access to a lane connecting the coastal path.LOCATION Rock Edge is situated on the highly sought after Rock End Avenue area of Torquay.  The property affords wonderful views over the bay and is a short walk down to House Combe Martin (United Kingdom)

OVERVIEW Guyscliffe Farm has so much to offer and is perfect for those looking for a slice of the good life in the heart of the North Devon countryside. This fabulous 'lifestyle' home presents a range of different opportunities for the new owner and it sits in an idyllic rural location on the very outskirts of the popular coastal village of Combe Martin. Occupying a prominent and elevated location, the property lies in the centre of its own grounds, approached via a sweeping driveway, which amount to 24.165 acres (9.779 hectares) and includes pasture land and paddocks and an area of woodland. The outstanding position offers superb, uninterrupted and far reaching views in every direction over the neighbouring countryside and Exmoor and out towards the Hangman Hills, the Bristol Channel and the rugged coastline. Within the grounds is a huge 75ft x 45ft detached modern barn which has been divided up into different units and again providing a wide variety of different uses with some potential light commercial uses as well subject to any necessary consent. Within the barn there are six different areas including a store and plant room, 2 large and well-equipped workshops, a 30ft long gym, a games room/store and a storage unit that has, in the past, been let out to provide a useful additional income. Guyscliffe Farm also has its own campsite for tented visitors only at present. This is run under the 60 day permitted development rule which allows the site to operate without a camping licence or formal planning permission. The area allocated for the campsite sits on the northern side of the holding and provides six pitches, all with electric hook up points. In addition to that, part of the large barn has been converted to form newly created showers and toilets and a wash-up area for the campers to use whilst on site. Furthermore, the campsite enjoys arguably the finest views of all from the property with the main vista directly down the valley and out towards the Bristol Channel and the rugged coastline. From here, there would be some spectacular sunsets to be enjoyed throughout the year! The land surrounds the farm buildings on all sides and provides a high degree of privacy and seclusion. A sweeping driveway leads up through the grounds which has been recently widened to accommodate larger vehicles. There are various paddocks throughout the holding which are ideal for small animals such as horses, sheep, goats, chickens and ducks. There is also ample space for vegetable production and cultivation if desired. The wooded area provides a delightful area for a stroll out and is a haven for a variety of wildlife. The living accommodation at Guyscliffe Farm is particularly versatile and perfect for the larger family, dual family occupation or for home and income purposes thus further adding to the overall commercial potential of the property. There is a well-presented, much improved and recently modernised 4 bedroom main house which is a modern detached family home built in the mid-1980's with the accommodation designed to take maximum advantage of the outstanding and far reaching views with its reverse level design. Part of the house on the lower ground floor can be closed off to form a small apartment/annexe with its own independent access which comprises a living room, kitchenette an en suite double bedroom as well as a further shower room and separate toilet. This area of the property is perfect for an elderly or dependent relative or for teenage children perhaps. Furthermore, this unit could also be let out as a summer holiday let or as a permanent let on an assured shorthold tenancy. The present owners have undertaken many positive changes to the property adding so much to the buildings and the land to enhance the potential the property offers. A real transformative addition to the property is the recent construction of a superb 60ft x 20ft detached 2 bedroom lodge style home which provides very generously sized ancillary accommodation to the main home. The wooden structured building sits under an attractive natural slate roof with solar PV panels (currently not connected), and has impressive rooms with high vaulted ceilings throughout as well as a 30ft long kitchen/living/dining room, a TV room and a snug/lounge. Both of the bedrooms have their own modern and well-appointed en suite facilities too. Again, the fabulous far reaching views of the coastline and countryside can be enjoyed from more or less every window as well as the two sun terraces and the allocated and enclosed area of rear garden. This newly constructed additional home is perfect for those looking for dual family occupation as it provides all of the modern comforts of any masonry constructed house. Indeed, the present owners have chosen to occupy this part of the property as their main home which then allows for the house to be let out as a holiday home or as a permanent let, for income, if desired. For those who are looking for green credentials, Guyscliffe Farm has solar PV panels sitting on top of the large barn which supplements the electricity supply to main house and the barn and provides a feed in tariff to the National Grid and returns around £600 per annum. There is battery storage as well for this system. There is a further array of solar PV panels on the lodge roof to help provide power to the lodge and also be channelled to battery storage as well. At present, this system is not fully connected. Water is supplied from 2 natural springs. The water from the springs fill holding tanks that total 33,000 litres located in different areas of the property. The water is then pumped into the main house and the lodge providing excellent water pressure. There is also scope to add wind turbines too if required and subject to any necessary consent. THE MAIN HOUSE The main family home is a modern mid-1980's built reverse level detached house designed to take full advantage of the excellent far reaching views. The accommodation is arranged over two floors with the main living space on the upper ground floor and the bedrooms on the lower ground level. The property has been much improved, modernised and upgraded by the present owners to provide a versatile home ideal for the modern day family or for a family with an elderly or dependent relative as there is an area of the property on the lower ground floor that can be closed off to form an annexe/apartment. This area would also be ideal for teenage children too who want their own independent space. Furthermore, this area could be holiday or permanently let to provide a useful supplementary income. The heating in the main house is supplied via an LP gas boiler. There is also an oil fired Aga which is used as a back-up to the heating and hot water supply. The electricity supply is supplemented by the solar PV panels that sit on top of the large barn. The house has bright and airy accommodation and comprises an entrance lobby where there is access to a shower room which is particularly handy as and when you are working in the garden. The main living space has a cosy yet modern open plan feel with an abundance of light and windows and doors that enjoy the outstanding views across the countryside and out to the coastline. The 16ft long kitchen area has a range of hand-built wooden units complimented by slate work surfaces. There is a central island unit too with a copper double bowl Belfast sink and a breakfast bar. There is the oil-fired Aga as well as an integrated oven and electric hob and further areas of hand-built floor to ceiling cupboards and incorporating space for an American style fridge/freezer. The kitchen opens into the impressive 'L-Shaped' lounge/diner which has maximum measurements of 28ft x 21ft. Throughout the room there is attractive herringbone parquet style wooden floor which has been painstakingly restored and laid by the present owners. The room is set in two distinct areas providing a space for a large dining table and chairs as well a spacious lounge which has a marble fireplace and wood burner which adds character and atmosphere to the property and provides a focal point to the room. There is a built-in dresser unit with cupboards and shelving and glazed double doors to the rear lead out on to the garden whilst at the front, doors open on to a delightful balcony which enjoys the uninterrupted vista. Stairs lead down to the lower ground floor where there are four bedrooms in total, each with their own well-appointed en suite facilities. Two of the bedrooms together with a modern and well-equipped kitchenette, can be shut off from the rest of the house to form the annexe/apartment if required. This would then give accommodation for the annexe of a living room, double bedroom with an en suite shower room, a kitchen and a further shower room and separate toilet. This area can be independently accessed as well to retain privacy from the main house and there are also independent electric heaters that can be run separately from main central heating system. Immediately surrounding the house are landscaped areas of garden including a large front paved patio which is a great space for outdoor entertaining, al-fresco dining and barbecues, sun bathing etc. There is a hot tub too (available by separate negotiation). The patio can be directly accessed via all four bedrooms as well as the kitchenette. The gardens stretch out to the side of the building, laid to terraced lawns and interspersed with shrubs, bushes and trees. At the rear of the house there is an enclosed area immediately behind the building, accessible from the lounge and being ideal for dogs and small children. Beyond there, the gardens continue up and away from the house to an enclosure for ducks/chickens, an ornamental pond with water feature and a greenhouse. THE ANCILLARY LODGE As mentioned earlier, this a newly constructed home that is for use ancillary to the main house and is perfect for those looking for versatility in the overall accommodation and especially for multi-generational living. The accommodation is arranged over a single level and amounts to approximately 1,200ft2 (111m2). The high vaulted ceilings reach just under 10ft and add to the feeling of space within the building. There is an LP gas fired boiler that provides the heating and the hot water and, when connected up, the solar PV panels will also help to supplement the electricity supply and the hot water too. The impressive and unique accommodation comprises an entrance hall with good storage above the plant room. There is a handy utility room and toilet too. The heart of the home is the 30ft long kitchen/living/dining room. There is an extensive range of hand-built base units with slate work surfaces over, similar to that of the main house. There is a stainless-steel double bowl Belfast sink unit, provision for a range style cooker with an extractor canopy over and further floor to ceiling cupboards providing an abundance of storage and incorporating a niche for an American style fridge/freezer. There is plenty of space for a family sized dining table and chairs and an attractive stained glass door and screen provides a feature to the room and leads through into the lounge/snug. The lounge/snug is a cosy twin-aspect room with glazed double doors that perfectly frame the far reaching fabulous views over the countryside and open on to a 20ft long sun terrace which stretches across the width of the lodge. In addition, a 16ft long Cinema room provides a further space to relax and enjoy. There is a feature ornamental fireplace and blackout wooden shutters. The two bedrooms are both generous double sized room and both have their own en suite facilities. Bedroom 1 has glazed double doors that open onto the sun terrace as mentioned earlier. A door leads through into a well-appointed en suite bathroom which comprises a white suite with a roll-top bath as well as a separate walk-in shower cubicle. Leading from the en suite is a walk-in wardrobe/dressing room with shelving and hanging rails. Bedroom 2 also has double doors out on to a separate sun terrace and enjoys the excellent views. There is a range of fitted cupboards, shelving and hanging rails. The en suite wet room has easy access and plenty of space suiting elderly or disabled users as well as a remote-controlled Mira shower. Outside, as well as the two sun terraces, the lodge has its own area of enclosed and allocated low maintenance garden to the side and rear of the building. The garden area is laid mainly to attractive plumb slate gravel bounded by a wooden fence and stone-filled gabion baskets. There is direct vehicular access up to the lodge as well with plenty of parking space immediately outside too. This really is an impressive and unique unit of accommodation and a fabulous and very comfortable additional living space. THE LAND AND OUTBUILDINGS As mentioned above, Guyscliffe Farm sits in 24.165 acres (9.779 hectares). The sweeping driveway leads up through the grounds to the house and outbuildings where there is a good-sized car park for visitors and the guests to the campsite. There is plenty of parking for numerous cars and larger vehicles and farm equipment too. Immediately adjacent to the car park is a level and enclosed area of garden which has a carefully positioned summer house which soaks up the views in all directions and is the perfect vantage point for those spectacular sunsets we mentioned earlier. There is also a portable cabin as well which is a very useful additional facility and is available by separate negotiation. The main 75ft x 45ft barn has been described above. There are services to that barn which include water, electricity and drainage. There are further parking areas around the barn too. Adjacent to the barn is a wood store as well as a large modern open fronted barn which houses three 10,000 litre water holding tanks. There are different pockets of land and enclosed paddocks throughout the grounds to enjoy. There area of woodland sits on the western side of the property and adjacent to and beyond there are various fields suitable for animals such as sheep, goats, alpacas, horses etc. SERVICES AND COUNCIL TAX There is mains electricity supplemented by solar PV panels which also provide a fee in tariff of around £600 per annum. House Dinas Powys (United Kingdom)

Fine & Country Cardiff are pleased to present to the market this charming six-bedroom cottage located in the highly sought after village of Dinas Powys. Old Mill Farmhouse is a beautiful character cottage that dates back to the 1400s, retaining many original features such as Inglenook fire place, bread oven and exposed beams. The property has been lovingly restored over the years by its current owners, who have enjoyed the property as their family home for many years, read their comments below: Seller Insight: - When we first saw Old Mill Farmhouse it struck us as an ideal oasis. It is completely private and secluded, yet it is in the heart of the village, close to the village square, with the ruins of a Norman castle just at the top of the garden. No-one quite knew the house was there and we later found out that when it went on the market, there were two open days when almost the whole village went to view it out of curiosity! We believe it is one of the oldest houses in Dinas Powys, built as a farmhouse to the mill next door in 1460 and mentioned in a will in 1533. We think it was extended in the 1830s and when we came across it, it had the appearance of a typical country cottage. We bought it in 1987, inheriting with it a cat, Tudor, who didn't want to move away. Then the work really started. It was unlived in, very ramshackle and with an overgrown garden. We set about the renovations one room at a time and really put heart and soul into the house. Because of its history, the house has some lovely features. Some of our favourites are the beamed ceiling in the dining room and the exposed natural stone fireplaces. We love the downstairs lounge where there's an original inglenook fireplace with a bread oven to one side and a little salt drying shelf the other. The alcove beside the fireplace had a curved wall from the original 15th century staircase leading to the upstairs. In the oldest part of the house, the walls are at least two feet thick, so in the summer, it is beautifully cool but in winter the walls provide great insulation and, with the log burner going, it is very cosy. Recently we took up the carpets in the downstairs lounge, hall and dining room and revealed the old flooring quarry tiles, boarding and some really ancient tiles, which could be original to the property. In 1999 we commenced an extension, using a local architect and local builders. We tried to make it in keeping with the theme of a Welsh longhouse so we built into the bank and carried on the line of the roof. It has given us so much extra space and light and a second staircase which has improved the flow of the house. We had a great Millennium party there, before the oak floor was fitted. We left the tinsel and confetti with the date 2000 on it under the flooring and there is a time capsule buried in one of the walls. The new, top lounge is perfect for us all to gather together as a family. It is a really lovely, sunny, bright and airy room with recently replaced bifold doors out to the patio. It's a lovely house for entertaining, which we used to do fairly often for birthdays and anniversaries, with 40 to 50 people in attendance. It was ideal, with the big new lounge upstairs and the other, cosier rooms. It was great for kids' and adults' parties there was always plenty of space. The garden is pretty special. It is a country-style garden, very secluded, with well-established trees and shrubs, mature apple and cherry trees and lots of fruit bushes. We even once had a vegetable patch. The different levels make it interesting and we have our own patch of woodland which is carpeted with daffodils, wild garlic and bluebells, depending on the season. It feels as if you are in the middle of the countryside. At the top of the garden there is room for a lovely summer house or home office, although there are enough rooms in the house to provide work from home space as well. The house faces south and in fine weather it is baked in sun most of the day. Quite often when we came home from work we would sit on the top patio by the pond and waterfall and catch the late afternoon and early evening sun. But because of the apple and cherry trees, there is always shade if you need it. * These comments are the personal views of the current owners and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent. Accommodation summary: - As you approach Old Mill Farmhouse from Lettons Way it would be easy to miss the property as it is tucked away in its own private spot. There is a set of steps that lead up alongside a sweeping driveway surrounded by trees, you will spot the sign at the bottom that displays the house name, which is about the only giveaway that there is a house located above. It is surprising that such a secluded property set in such a quiet spot could be so conveniently located for village life, this home really does offer the best of both worlds. Dinas Powys is a highly sought after residential area, offering fantastic schools, great village pubs, train station and easy access to the motorways. House Royaume-uni (United Kingdom)

Converted about 20 years ago, Lavender Farm is an impressive 3 double bedroom (2 en-suite) detached barn with an integral 1/2-bedroom holiday let or family annexe, known as The Loft. The extremely spacious living/dining room, with a beautiful fireplace housing a wood burning stove, measures nearly 17m in length, with numerous windows allowing in an abundance of natural light, is a great entertaining space. This opens into the kitchen/family room which features a wide range of wall and base units, a central island and a relaxing family space in front of a character open fireplace. From here, a short walk, passing the plant room and through the laundry room, leads to one of the key features of the property, the pool. The indoor swimming pool is a stunning space, with three bi-folding doors which open onto a block paved patio creating a sociable party area, ideal for al-fresco dining with views over the wildlife pond, gardens and the mature trees that surround the property. Completing the ground floor is a sizable games room featuring a full-sized snooker table and a useful cloakroom w/c. High vaulted ceilings are a real design feature of the first floor within this highly individual barn conversion - they create an amazing feeling of light and space throughout the bedrooms. The master bedroom suite has a dressing area with built in furniture, a very large double bedroom and a quality en-suite, with oak double doors opening onto a balcony, a great spot for morning coffee or breakfast. There are 2 further spacious bedrooms, one with an en-suite, and both have oak double doors with Juliet balconies. Off the landing, a door leads through to The Loft. This is an independent annexe/holiday let with its own entrance and private area of garden set to the back of the barn. The kitchen/living/dining room features a stylish range of modern units with wood work surfaces and built in appliances, the main bedroom is an excellent size and has stairs leading to a mezzanine level for overflow bedroom space, a reading room or study. The bathroom is also very well-presented. Under the original planning Lavender Farm could have one letting unit plus the main residence but this could easily be returned to a large 5 bedroom home. The Loft has the potential to create a good holiday let income, although our clients currently use it as a separate family annexe. The barn overlooks the beautiful wildlife pond and surrounding gardens and is ring fenced by its own land. The pond has a deck area, so you can read a book or drink a glass of wine and enjoy the view back towards the property, with gardens sweeping around to an expanse of lawn and an open paddock, ideal for garden sports. There is plenty of parking and turning in front of the open triple garaging and, from here, a lane with gated access leads to the land. A gate opens into a sloping paddock which offers lovely countryside views from its elevated position. The stable block lies between the 2 paddocks and there is another sizable wildlife pond which forms part of the larger paddock, which has approximately 300m of frontage along the River Neet. Lavender Farm has riparian rights to this stretch of river, which includes the right to fish, with many a trout to be caught. Our client's children use to play 'on the beach' - a sandy section where there is easy access to wade and play in the river with, towards the eastern edge of the land, an 'island' you can cross over to, which their children use to enjoy especially in the summer months. An idyllic place to bring up your family! Location This rural location, set at the end of a private lane with just three other neighbouring properties, lies about 3 miles from the sandy, surfing beach at Widemouth Bay and stunning cliff top walks along this stretch of coastline. The picturesque village of Marhamchurch is 2 miles distant with a community run shop, a county primary school and a public house, with Bude, the popular coastal resort just 2 miles on. Bude has a wide range of commercial, educational and recreational facilities and lies alongside the main A39 Atlantic Highway creating good access to the south to Newquay and its airport and north, via the towns of Bideford and Barnstaple, to the north Devon link road leading to the M5, Bristol and beyond. House Pentyrch (United Kingdom)

Located along a quiet, leafy country lane surrounded by stunning scenery on the edge of a pretty and popular rural village easily commutable to Cardiff is this historic dream home that offers an abundance of character complemented by high-end luxury. Called Pentwyn House, the five-bedroom property is thought to date back to the 1600s at its core and can impress with a wealth of period charm through the ages, from feature fireplaces to wall panelling, flagstone flooring and ceiling beams. Although not listed the house has been handled with care and lavished with exquisite interiors that include hand-printed wallpaper, bespoke joinery, and designer pieces. On the ground floor the five reception rooms each have unique features but all will entice you in with an inviting ambience. The bay room boasts a sizeable bay window as the perfect place for a grand piano, the formal dining room effortlessly plays host to parties, the garden room has mesmerising views on three sides and the lounge oozes sophistication. The kitchen diner is a breathtaking space and a cook's dream, with masses of space, storage and appliances hiding behind handmade carpentry, and a deep plum coloured Aga taking visual centre stage. There's easily enough space for a large dining area as the room expands into an orangery and then out into the garden via bifold doors. Add a spacious study with bespoke storage, an entrance hall easily large enough to be home to a period fireplace and seating area, a utility room, and two cloakrooms, and the ground floor can clearly be called comprehensive, sociable and practical, as well as super stylish. Upstairs there are six bathrooms and five bedrooms that includes a principal bedroom with an abundance of built-in storage, a dedicated ensuite bathroom and a dressing room that could easily be a sixth bedroom, if required. Outside the idyllic, landscaped garden cocoons the home in a myriad of foliage, tiers of immaculate lawns, sun-drenched terraces and patios, and a captivating rural view that expands to the horizon. There are bonus buildings out here too; a pair of barns with the largest already semi-converted to provide a self-contained flat and well-used games room, plus the opportunity to transform more space into more accommodation, if planning permission allows. The house is nestled into the undulating landscape on the edge of the village of Pentyrch, just a few miles north of Cardiff. This popular village can offer a range of activities including cricket, rugby, football, and bowls clubs and children's play area, as well as the pretty church of St Catwg's, the King's Arms pub, and a war memorial and village green nestled within the heart of the community. Cardiff, boasting a substantial range of shopping and socialising opportunities, is just a short journey by car or bus, making the village a very popular commuter spot with workers based in the capital. Further afield the coastline is within driving distance, and the M4 is just a few miles away offering easy access to south Wales, Bristol and beyond, or catch a train on the UK's mainline railway network in Cardiff. But coming home to this unique house will always be returning to a unique gem that stands out amongst period properties that line the village's country lanes. No wonder Tom Jones once knocked on the door and offered to buy the property for his wife - that is unusual but totally understandable. STEP INSIDE:- - Step inside this welcoming period property to be enthralled by room after room of captivating character, sophisticated decor and a tasteful renovation that has effortlessly blended heritage features with a luxury and modern way of living. Although not listed, the house is thought to date back to the 1600s and has a wealth of period highlights dating back through the centuries to admire. The entrance hall provides a grand but inviting first impression with the beautifully carved staircase complemented by the Minton floor tiles and original flagstones, period fireplace, and oak wall panelling. Meandering to the right gets you into the four of the five reception rooms. The dining room is a beautifully decorated space to host intimate dinner parties by the open fireplace, rowdy family meals, and the perfect Christmas dinner, cocooned by sumptuous wallpaper with the ambience enhanced by designer Anthony Redmile light fittings. Into the bay room opposite and this space is an absolute joy to visit, with cascades of light rolling in through the substantial bay window - the perfect place for a grand piano to entertain guests after dinner. Travel down the inner hallway to explore a stunning drawing room where more luxury can be admired, from the soft velvet sofas that are forever inviting and urging you to relax and linger with friends in this social space, to the hand printed wallpaper. From this most comfortable of spaces a door provides access to a glorious garden room at the far end of the house. This light-drenched space can boast three sides of garden and countryside views from the comfortable seating area and is a popular place to gather for afternoon tea or relaxing evening drinks, with the sets of French doors flung open so refreshing breezes can join the group. From the entrance hall, or via the dining room, you will find the kitchen diner and it is definitely worth the wait. It's an incredible space that combines a high-end, handcrafted bespoke kitchen with an informal dining area found within an added orangery and a wall of glass bifold doors that provide a seamless path out to the garden terrace. The deep plum toned Aga provides a fabulous focal point that beautifully complements the solid oak kitchen carpentry - a winning combination that is visually breathtaking and crowned by granite worktops and handmade shelving. Any cook will be truly content in this well-equipped kitchen, able to create culinary masterpieces while chatting with family or friends who eagerly wait at the dining table. Even the smallest of rooms within this immaculate dream home are lavished with luxury including one of the two cloakrooms boasting Parisian antique light fittings. There's a sizeable study with bespoke storage and a sizeable utility room to complete the comprehensive and impressive ground floor accommodation, before the period staircase takes you up to the five gorgeous bedrooms. The principal bedroom suite is a sanctuary that offers a trio of substantial windows and a choice of absorbing views directly from the pillow, ready to embrace you at the start of every day. The space is calm and uncluttered, enveloped by an extensive range of fitted wardrobes on three sides, plus a dedicated ensuite bathroom across the landing. Next door there's a dressing room that has an entrance to the landing so could easily become a sixth bedroom, if required. Each of the five current bedrooms are spacious doubles, some boasting characterful exposed ceiling beams, some have dressing rooms, but all have their own dedicated bathroom or shower room and all with spectacular views over the surrounding landscape to softly send you to sleep at the end of a busy day. SELLER'S INSIGHT:- - When we first moved here over 20 years ago, we had a local historian come to tell us about the intriguing history of the house, say the current owners of Pentwyn House. The original building consisted of what is now the Hall, dating back to the late 15th or early 16th century, with a later Victorian extension. We have further extended the house with the addition of an orangery, and put our own stamp on the property with stunning new interiors which complement the many original features retained: flagstone flooring, oak beams, Delft tile fireplaces, and metalwork from the time of the Spanish Armada, to name but a few. Though the rooms are large, the house feels cosy and welcoming, continues the owner. Every room is completely different, with the perfect blend of contemporary and traditional. To create a sense of continuity, we added oak panelling throughout the ground floor. This enhances the easy flow from the porch, through the hall and into the kitchen, towards which everyone tends to gravitate. The kitchen really is the hub of the home, and is my favourite part of the house, with bespoke curved Chalon units and a unique colour palette and layout designed to our own specifications. Another special room is the playroom, which has hand-painted murals designed according to themes chosen by my children when they were younger. New room - As well as being an incredible family home, this is also a fantastic party house, the owner says. We have hosted countless functions and celebrations here, the most recent being my daughter's wedding reception, with 100 people in the house and garden. Indeed, the multi-level garden serves as an extension of the indoor living accommodation, with an easy flow between the kitchen and sunny patio area for summer entertaining, plenty of grassy areas for children to run around, as well as a terraced fruit and vegetable patch so we can serve up our own fresh produce to family and friends. The annex and games room are fantastic too, providing both guest accommodation and plenty of fun for the whole family with its full-size snooker table, dartboard and table tennis table. The whole property is full of memories and lots of love, and we shall miss it dearly. The location of the property has much to recommend it, too, says the owner, being part of a friendly village community surrounded by beautiful countryside, yet within just a few miles of the city centre. A small lane leads from our house to the village for everyday amenities such as a GP surgery, pharmacy, grocery store, hairdresser, and a primary school and nursery highly rated by Ofsted. Within 5 miles are well-regarded secondary schools, too. Outside - Step outside into the most idyllic of gardens, with layers of lawns and terraces that wrap around the house, cocooning it in a myriad of mature foliage and far-reaching, breathtaking rural views, enjoyed to the maximum from this home's elevated position. A sun-drenched terrace hugs the house, easily enticing you out to relax on a lounger with a book and feel truly connected to the landscaped gardens that seamlessly roll into the rural vista that stretches out to the horizon. There's ample space on this pretty patio for a number of sizeable alfresco dining areas to enjoy memorable moments sharing a meal with family and friends, accompanied by laughter and chat long into the evening. There's plenty of space for guests to park too, after being totally captivated by travelling through one of the two gated entrances and being greeted by this welcoming abode. Wander down the stone steps onto the immaculate front lawns to play games or even add a swimming pool, or meander to the side of the house to find a charming, sunken patio area and more extensive lawns and mature shrubbery. The outside space is practical as well as pretty, with a bonus caged yard area for dogs, complete with outdoor shower tap providing warm water to wash the countryside off your four-legged friends, and there's likely to be a lot of it as this is a prime dog walking countryside location. Nestled within these glorious grounds are two attractive detached stone barns that offer potential. The larger of this delightful duo has been partly converted on the first floor to create a cute dwelling consisting of a kitchen lounge, bedroom and shower room that leads directly into a well-used games room that is home to a full-size billiards table and football table. It's not surprising to discover that it is a very popular place for socialising and is currently well-used by the younger generation when they return to the family home for a visit. The ground floor is currently unconverted, home to four stables, three storerooms and a double garage. Both barns offer the potential to be converted into further accommodation, subject to planning consent, and could even become a source of income if transformed into holiday lets, because who wouldn't want to come and stay at this tranquil property, surrounded by views to mesmerise and gorgeous countryside, yet so close to the capital. Nearby there are also twenty acres of pastureland and eight acres of woodland available by separate negotiation. The principal bedroom is an idyllic sanctuary, a double-height space that boasts exposed beams, and light and views cascading in through three windows as a gentle wake-up call every morning before stumbling into the luxury ensuite. There are four bedrooms, two ensuites and a family bathroom on this upper floor and all have been given care and thought when being renovated to produce spaces that can all boast their own character and personality, with the stunning views as a constant at each window.
