This distinguished property represents one of the rare opportunities to own a residence that brings together architectural heritage, character, and versatility in a refined and harmonious composition. Set on a 1,120 sqm plot, the estate unfolds over a built area of 1,300 sqm and comprises an imposing main villa and two annex houses, offering a total of 30 rooms, 14 bedrooms, and 5 bathrooms — a scale that supports both the intimacy of a private residence and the prestige of a representative headquarters. Built in 1908 on what is today Logofăt Luca Stroici Street (formerly Biserica Popa Chițu Street), the residence was commissioned by engineer Caton Simon and designed by German architect Josef Geggerle (b. 1873), in collaboration with engineer and contractor Wilhelm Brand; during the interwar period, the property was owned by Heinerich Steinberg — details that reinforce its documented historical lineage and identity. The main villa, with its elegant façade, Corinthian columns, and finely crafted architectural details, reveals a charming interior with high ceilings, solid wood herringbone parquet flooring, original chandeliers, and large windows that flood the rooms with natural light. The balanced layout includes multiple reception salons, private offices, and relaxation areas, evoking the atmosphere of an aristocratic residence. The two annex houses, discreetly positioned within the courtyard, perfectly complement the ensemble — ideal for guest accommodation, creative workspaces, or refined offices. The landscaped garden, surrounded by mature trees, offers an oasis of calm in the heart of the city, while the villa’s architectural integrity makes it suitable both as an exclusive private residence and as an embassy or premium company headquarters. The property’s rehabilitation project received an award at the National Architecture Biennale, Bucharest, 2012 — recognition of its architectural value and of an intervention carried out with respect for the building’s original character. Located in the prestigious Icoanei area, one of Bucharest’s most refined and valuable historic districts, the property benefits from a privileged setting, surrounded by shaded streets, elegant villas, and major cultural landmarks. This part of the city has long been associated with artistic life, diplomatic residences, and timeless refinement, offering a balanced blend of tranquility and proximity to the vibrant city center. Blending classical charm with contemporary potential, this emblematic Bucharest property stands as a true architectural statement — grand, elegant, and ready to embrace a new destination worthy of its stature.

Perched above Brașov in what is widely regarded as the city’s most exclusive residential setting, this remarkable villa opens onto panoramic views across the entire city, the surrounding forests, and the Carpathian Mountains. Its commanding position, imposing architecture, and impressive scale define a rare residence shaped by privacy, generous space, and a constant connection to nature. From almost every level of the property, the iconic “Brașov” sign, overlooking the city in a scene reminiscent of the Hollywood Hills, becomes part of the daily panorama. Designed for those who appreciate both grandeur and refinement, the villa combines generous interior volumes with high-quality finishes and carefully integrated amenities. Every element of the residence has been conceived to provide a sophisticated living environment in which comfort, functionality, and elegance are thoughtfully balanced. Its distinctive architecture, elevated position, and extraordinary views place it among Brașov’s most impressive private residences. The outdoor areas continue the same remarkable sense of scale. Five expansive terraces, ranging from 140 to 200 sqm each, are distributed across all levels of the property and create exceptional vantage points overlooking the city, the mountains, and the surrounding natural landscape. They can accommodate outdoor gatherings, quiet moments of relaxation, or simply the pleasure of watching the scenery change with the seasons. One of the terraces features a fireplace, creating a warm atmosphere for evenings spent outdoors above the lights of Brașov. One of the estate’s defining characteristics is the way the grounds unfold across several terraced levels. This configuration enhances the property’s striking visual presence while offering considerable freedom for future landscaping and use. Landscaped gardens, private recreation areas, wellness facilities, or other tailored outdoor concepts may be developed here, allowing the future resident to adapt the estate to their own way of living. The grounds are arranged as five suspended garden terraces, each contributing to the estate’s distinctive identity. Two are planted with fruit trees, shrubs, and vines, one is landscaped with decorative conifers, while another has been prepared for the creation of a private park. The fifth terrace, connected to the independent apartment, may be completed according to the preferences of the future resident. The main residence is complemented by a self-contained apartment with a separate entrance, positioned one level below the villa’s principal access point. Benefiting from the same privileged setting, it offers panoramic views across the city, forests, and mountains from almost every room. Its independent access allows it to serve as guest accommodation, a private residence for extended family members, dedicated staff quarters, or separate accommodation for live-in personnel, without compromising the privacy of the main residence. Gated access ensures a high level of privacy and security. The garage accommodates up to five vehicles, while two additional parking spaces are available on the forecourt and two more in front of the garage, providing ample capacity for both residents and guests. Few properties available for rent bring together such commanding views, extensive grounds, architectural presence, and versatility within one of Transylvania’s most desirable residential areas. Elevated above one of Romania’s most beautiful historic cities and surrounded by nature, the residence offers a rare opportunity to live in a property of exceptional scale, privacy, and character. It is one of the rarest and most remarkable residences currently available for rent in Romania.

Founded at the beginning of the 20th century, the Municipal Society for Affordable Housing played an essential role in reshaping Bucharest’s urban landscape through the development of standardized residential designs. Among its landmark projects was the Clucerului development, emblematic of housing reform and the emergence of the Neo-Romanian architectural style. The first development completed by the Society comprised only 61 residences, built along three streets laid out on the former grounds of Boerescu Park. Its earliest homeowners included lawyers, professors, military officers, and civil servants. Type C and D houses, paired beneath shared roofs and built on 180 sqm plots, were designed to provide families with generous, thoughtfully arranged interiors. Introduced here, the model of a house surrounded by its own garden would later become instrumental in the expansion of the city. It is also remarkable that none of the houses within the development were damaged by the earthquakes of 1940 and 1977. The residences were designed by renowned architect Ioan D. Trajanescu, who built his own home here. As the only detached building within the ensemble, it became and remains one of the defining landmarks of the Clucerului development. Contemporary critics praised the architecture of the houses, which, “through their simplicity, the purity of their form and style, and their picturesque verandas, appear like a vision from earlier times, when a fine tradition in the craft of building was still preserved in our country” (Universul Literar). The project drew upon traditional architectural references, visible in details such as the semicircular surrounds framing the façade windows. Part of this historic development, the residence retains the charm of the Neo-Romanian style while accommodating the functions of a contemporary home. The villa stands out through its generous proportions and eight rooms, arranged as a succession of distinct spaces that offer a family comfort and flexibility within a setting of timeless elegance. Three separate entrances allow the house to be used in different ways while providing additional privacy. The front volume comprises the ground floor, first floor, and attic, where a 20 sqm area can be transformed into a children’s playroom. The ground floor’s linear, railway-style layout connects with the taller second volume of the building, whose presence recalls that of a tower. The second and third floors are located here, crowned by a generous 40 sqm terrace at the uppermost level. The terrace provides an inviting setting for relaxation, family gatherings, or quiet evenings outdoors. A 10 sqm lower-ground space can be used for storage, as a laundry room, or as a drying room, while the larger lower-ground area, twice its size, can be arranged as an office. The garden has been completely redesigned, creating a welcoming setting for recreation and outdoor activities. Known for its role in housing reform and the promotion of the Neo-Romanian style, the Clucerului development remains one of Bucharest’s residential areas with a distinctive architectural identity. Each house preserves a chapter of the ensemble’s history, and this property carries its story forward through its original architecture, generous interiors, and versatile possibilities of use.
