Property with garden Rimetea (Romania)
In the heart of Rimetea, one of the best-preserved rural settlements in Central Europe, Casa Weiss emerges as a heritage property where history and contemporary hospitality converge in a rare and cohesive expression. Positioned on the main street of the former Torocko, within an architectural setting of remarkable identity, the residence reflects the evolution of a community that transitioned from iron processing during the Austro-Hungarian Empire into a refined bourgeois culture, still evident today in the order and character of its built environment. Constructed in 1910, the property carries a recognized patrimonial value at a European level, having been awarded the prestigious Europa Nostra Award by the European Commission for heritage conservation. The designation of the entire street as a protected area by the National Office of Historical Monuments, along with Rimetea’s nomination for inclusion on the UNESCO World Heritage list, further underscores the exceptional cultural significance of this setting. A comprehensive restoration completed in 2023 has carefully redefined the property, balancing authenticity with modern comfort. Undertaken by specialized restoration teams and an architect experienced in historic buildings, the project revealed traditional construction techniques and highlighted the intelligent use of local materials. Key architectural elements, including doors and windows, were meticulously recreated by hand, preserving original proportions and details, such as the distinctive three-pane configuration, ensuring visual and historical continuity. Today, Casa Weiss operates as a boutique guesthouse with an integrated bistro, offering a living experience shaped around the concept of time. The four accommodation spaces are designed as distinct interpretations of different eras, from the authenticity of the early 20th century to the functional elegance of the post-war period, through the transitional aesthetic of the 1980s, and into a refined contemporary language. Each room becomes an individual experience, while maintaining premium standards of comfort through carefully selected materials, modern bathrooms, and high-quality furnishings. Set within the Trascău Mountains, the property benefits from a striking natural landscape defined by the dramatic presence of Piatra Secuiului and the harmonious architectural fabric of the village. Rimetea is increasingly recognized as a rising destination on the European tourism map, valued for its authenticity and the rare coherence of its built environment. Convenient access from Cluj-Napoca, approximately 75 kilometers away, ensures strong connectivity for international visitors. From an investment perspective, the property stands out through an already validated brand identity, a clear positioning within the boutique heritage hospitality segment, and its integration into a destination with accelerating growth potential. The concept allows for further development in directions such as fine dining, curated cultural experiences, or thematic retreats, enhancing the appeal of an already well-defined offering. Casa Weiss is not merely a successful restoration, but a coherent approach to heritage valorization through a contemporary hospitality concept. A property that transforms history into experience, while offering a solid foundation for a long-term investment, representing a strategic opportunity for investors seeking unique assets with profound cultural value and strong potential for growth within the European experiential tourism market.

Property with garden Bucharest (Romania)
Captured in a photograph with the sun behind it, illuminating and hiding it from view at the same time, the Nagy mansion seems to have the power to transport its guest back to the 19th century, just as Gil, played by Owen Wilson, returned to the 1920s in the film Midnight in Paris, directed by Woody Allen in 2011. The idea of traveling back in time is often used in the description of properties and therefore subject to demonetization; in the case of the Nagy mansion, it stands in certain rooms where the past comes to life through a special stove, through pieces of solid wood furniture carefully crafted and polished by time such as the two sumptuous original Saxon beds. The mansion, built in 1802 by the Hungarian noble family Nagy, today completely renovated and brought up to modern living standards, preserves original architectural details, despite its troubled history - in 1992, when the property was reacquired, it no longer had doors or windows; after the nationalization in 1949 it was used by the local IAS including to house day laborers. The story goes that Szotyori Nagy Tamásné, mistress of the manor in the middle of the 19th century, was a fearless woman who not only went to the front to look for her hero son, but offered shelter to the persecuted and, after the revolution was crushed, sent parcels to those incarcerated. In 1884, during the election campaign, in the building that later became a granary, the owner of the place hosted the well-known writer Jókai Mór. Today, the entrance through the wide gate shows a circle of flowers whose role, in addition to the decorative one, is to guide today's horse-drawn carriages to the entrance of the building. With a decent exterior and a small portico the mansion consists of a spacious ground floor and a generous attic dominated by the protective red roof over them; the two windows placed above the entrance, on the left and right are known as the queen's eyes, belonging to the most desirable room in the building. The mansion functions today as a guesthouse and has 3 rooms with matrimonial beds and 4 double rooms, all with their own bathroom. The dining room can accommodate 70 people and the old cellar is now a wine cellar, keeping visible both parts of the original foundation wall and the old roof tiles reused as flooring. The sauna, the salt room and other ways to spend quality time complete the generous offer of the outside – walks through the silence of wheat fields and potato crops or visiting the Balvanyos baths, the Cheile Varghisului nature reserve, the birch forest in Reci, the Kalnoky castle and the Zabola domain (Covasna being also known as the Land of Manors). House Bucharest (Romania)
During the time when Romania was a Kingdom, the county bearing the name of Târnava Mică was formed, around the homonymous river, in Transylvania, Here, Târnăveni (formerly Târnava-Sân-Martin) functioned as a county seat. In April 1912, Târnăveni is elevated to the rank of city, and advances to gas-powered street lighting. In the year 1918, more precisely on the day of December 1st, the Union of Transylvania to the Motherland was completed. In 1990, December 1st was selected to be the National Day of Romania. Between September and October 1944, the 82nd Infantry Regiment fought valiantly, in the Târnava Mică valley and on the hills around the city, against the German and Hungarian forces. After the Second World War, the established communist regime established an administrative reorganization and a specific socio-economic life for Târnăveni. The history of the city takes us back in time, in 1278, when it was first documented, although traces of human habitation have been found since the Neolithic. The prosperity of the city made its eastern neighbour, the adjacent village of Cuștelnic, to become part of Târnăveni in 2000, through local referendum. Tall, majestic, and bearing a magnetic intensity of the color on the façades, Elszeszer Palace is located at the intersection of two streets in the city center. The history of the building originates in the XIX century, in 1860, around its construction time. The palace provides a generous space with 10 rooms, which have different surfaces and are arranged as: lower ground + ground floor + first floor. The built area totals about 650 sqm, with a footprint of 367 sqm and a usable area of approximately 400 sqm. An asset of the property is the immediate functionality, as the building is connected to all the necessary utilities: water, gas, electricity and sewerage. Therefore, this historical building becomes an interesting space for a future investment, being very versatile and ready to use for several commercial purposes, among which we mention a hotel, an office space or store, a kindergarten or a clinic. House Bucharest (Romania)
Bordered by the river and the forest, the property is perfectly insulated from the fertile lands of the area - a belt of trees jealously embraces the land and protects it from prying eyes. Seen from above, by the birds of the sky, the property appears as a small cheerful area on with a cute little house on it. The ribbon of chess-like tiles meanders through the bodies of houses and guides the gaze to the perfectly mowed lawn that borders it. The main body, called the chalet, has a hochoparter which is reached by a wooden staircase that continues as a balcony surrounding the building on one side. On the ground floor there is the kitchen; upstairs and in the attic there are three bedrooms; the matrimonial one, generous and bright, enjoys a fireplace in the soothing colors of the sand. The rooms have ceilings entirely covered with wood or are crossed by decorative beams that integrate the space in nature. Another body houses a lounge equipped with sofas, a table for 12 people, a fireplace, a kitchen and a bathroom, thus being the hospitable host for elegant events. In addition to the recreational options, there is a 60 sqm indoor swimming pool, heated by air and water pumps. Also here there are a sauna, bathrooms and locker room, a technical room and, upstairs, a guest bedroom with bathroom. Heating is done with heat pumps; the water comes from a well drilled at 40m depth with a flow rate of 4 m3 / h, which practically offers the possibility of bottling water if so desired. The 9000sqm plot allowed the arrangement of a 25x10 m pond between sandstone edges, an organic vegetable greenhouse and a playground with a swing complex and other challenges for the little ones. Geoagiu de Sus is a quiet village with a once episcopal church, founded by a lord of Wallachia with fiefs in southern Transylvania - Radu cel Mare, Neagoe Basarab or Radu de la Afumați, as historian Nicolae Iorga believes. Today, the 18th century mural painting shows post-Brâncovenesc features. Cluj Airport is about 60 km away, which provides quick and easy access while Alba Iulia is only 23 km away and brings a wealth of shopping options, restaurants and cultural activities. photo Florin Pepene

Property with garden Bucharest (Romania)
Located in the prestigious Sector 1 of Bucharest, this exceptional 870 sqm villa stands among the most remarkable historic residences to emerge on the market in recent years. Built in 1914 and designed by Victor Ștefănescu, personal architect to King Carol I, the residence is a refined and authentic expression of Neo-Romanian architecture, preserved with remarkable fidelity to its original form for over a century. Commissioned by Victor Ionescu, Romania’s first ambassador to Portugal and brother of the prominent statesman and former Prime Minister Take Ionescu, the villa transcends its architectural value to embody a meaningful chapter of Romanian history. It served as a meeting place for the Conservative-Democratic Party, where key decisions were shaped regarding Romania’s entry into World War I. Victor Ștephănescu’s architectural legacy includes some of Romania’s most important national landmarks, such as the Cercul Militar Național, the Arcul de Triumf, the Constanța Casino, and the Coronation Cathedral of Alba Iulia, a context that further elevates the cultural significance of this residence. Inside, the property retains the grandeur and authenticity of its era almost in its entirety. Generous proportions define the living spaces, with ceiling heights reaching 4.4 meters on the ground floor and 4 meters on the upper level, while expansive halls exceeding 50 sqm create a rare sense of scale and elegance. The central oak staircase, a true statement piece, is crowned by a monumental painting by Stoica Dumitrescu, depicting Stephen the Great rewarding seven peasants following a victory against the Ottoman Empire. Original parquet flooring, stained glass, marble fireplaces, silk wall coverings, and oak paneling contribute to an atmosphere of timeless refinement, complemented by stucco detailing and distinctive exterior decorative elements inspired by chestnut leaves, a rare feature within Neo-Romanian architecture. Wrought iron accents and cast-iron radiators adorned with floral motifs complete the residence’s authentic character. Unexpectedly for such a central location, the villa reveals a private garden of approximately 720 sqm, a true urban sanctuary. With a rustic charm and lush vegetation, it features fruit trees, fig trees, raspberries, strawberries, and mint, creating a self-contained ecosystem that feels entirely removed from the rhythm of the city. This secluded outdoor space is equally suited for quiet relaxation or for hosting elegant private gatherings. Between the 1970s and 1990s, the residence further cemented its cultural significance by serving as a setting for numerous landmark Romanian film productions, including Gaițele, Balanța, Lumini și Umbre, and Buletin de București. During this period, it welcomed many of the era’s most celebrated actors, becoming a vibrant backdrop for Romania’s “Golden Generation” of cinema and adding yet another layer to its enduring legacy.

House with garden and terrace Grânari (Romania)
This household is proud and rich, protected from the eyes of strangers by a solid brick wall; to the outside world it shows only a facade wearing a decorative belt in the colors of summer wheat. A flirty plant motif, a tulip, indulges in cartouches on the wall. The blue shutters border windows that open inside to large and bright rooms with beams on the ceiling and wonderful stoves - original stoves with tiles, corner stoves, high stoves, stoves built like an elegant sideboard that instantly catches the eye. The doors are often double and painted in the traditional green colour of the area; cheerfully painted benches preserve the custom of the place. The large courtyard, with its vaulted gate once used by ox carts, is today filled with well-kept grass and shrubs; cobblestone paths line the house and plants grow on the corners near the gutters. Here and there the windows open among the leaves and branches that grow hanging on the wall, creating that rustic atmosphere that promises coolness and pampering. There are four traditional houses located on 8200 square meters of urban land. Their age varies and starts from 1862 when a house with one bedroom, bathroom, hall and cellar was erected. Another construction is from 1950 and offers two bedrooms, two bathrooms and hallways, cellar and shed/stable. In addition to these there is a building with two rooms, hall, bathroom, shed and workshop and another with shed, restaurant (living room), kitchen and technical room (on the first floor there is an apartment with living room, bedroom and bathroom). Although they have complete autonomy and can be owned individually by different owners, they can also work excellently as a tourist guesthouse or event center because they are also served by a building where the spa area, deckchair, sauna, and terrace are arranged. The village is not large - a settlement of houses lined up along the road, most of them having green fields at the bottom of the yard, typical of the hilly relief, from the Hârtibaciu plateau. Located 20km from Viscri, the emblematic village of Transylvania popularized by King Charles the III of Great Britain, Grânari enjoys the same Saxon features and traditions but avoids the congestion and prices of its more famous neighbor. photo Florin Pepene

Terraces and lounge areas are positioned to allow everyday living to unfold in direct contact with the water, while the infinity pool, approximately 25 meters in length and with a generous dedicated surface, acts as a seamless extension of the architecture toward the landscape. Together with the private dock, this setting defines a rare environment shaped by openness, privacy, and a constant relationship with nature, the pool being equipped with an automated water treatment system that regulates chlorine and pH levels for optimal comfort. The landscaping follows the same disciplined approach, creating a natural transition between the built environment and its surroundings while ensuring a high degree of privacy. The garden becomes a protected space, where calm and proportion define the overall experience. From a technical perspective, the property reflects high standards of execution and performance. The ventilated façade clad in natural stone, Reynaers aluminum joinery (Belgium) with triple glazing, low-E and anti-reflective treatment, centralized Mitsubishi climate control, and underfloor heating supported by two Viessmann gas boilers all contribute to a consistent and efficient level of comfort. The selection of materials and systems is guided by durability, performance, and discreet integration within the architecture. Functionality is further complemented by a two-car garage, along with additional outdoor parking spaces, naturally integrated within the overall layout of the property. The Snagov area is widely regarded as one of the most sought-after residential destinations for high-net-worth buyers, offering a rare balance between privacy, natural surroundings, and direct connectivity to Bucharest. House with garden Șurdești (Romania)
In Șurdești, Maramureș, a picturesque village defined by spectacular landscapes and UNESCO heritage, this estate presents a rare combination of architectural authenticity and infrastructure prepared for diverse uses — from an expansive private residence to a fully operational hospitality project, a boutique concept with strong local identity, or even a retirement retreat with integrated tourism activity. Its setting within this environment is ideal for those seeking the genuine tranquility of rural life and the charm of a traditional community, while also appealing to investors who recognize the value of a location with cultural recognition and sustained tourism appeal. The ensemble brings together three carefully restored traditional houses, crafted from wood, stone, and natural materials specific to the region, alongside a distinct residence expressed in a contemporary architectural language. The current configuration allows for immediate operation in a hospitality format, while simultaneously offering the flexibility to expand into a broader concept — thematic retreat, private event venue, experiential tourism destination, or a residence with an integrated commercial component. Two of the houses are arranged for accommodation, offering spacious en-suite rooms, while the third functions as a communal space, incorporating dining areas, kitchen facilities, and relaxation amenities. The generous attic provides the opportunity to increase capacity, and the presence of a fourth building — modern in design and efficiently compartmentalized — enables a clear separation between residential and business areas. The property may therefore function either as a private residence with complementary hospitality income or as an independent rural tourism business, scalable into a more extensive boutique resort concept. Its proximity — just minutes from the ski slopes of Cavnic and approximately 20 minutes from Baia Mare — adds strategic value to any development vision, ensuring accessibility without compromising the authenticity sought by premium clientele. Through the versatility of its buildings, the potential for expansion, and the regional context favorable to cultural and active tourism, the property stands as a compelling opportunity both for the development of a coherent hospitality venture in Maramureș and for the creation of a private retreat with integrated economic potential.

Property with garden Odvoș (Romania)
Konopi Estate stands out through a refined architectural presence shaped by balanced proportions and the restrained elegance of Neoclassical design. Known as a castle, the residence discreetly commands its surroundings through the harmony of its volumes and a monumental entrance framed by paired columns and semi-columns crowned with Corinthian capitals. Symmetrical setbacks add depth to the composition, while the understated ornamentation and beige-green façade palette emphasize its timeless character. Within the grounds lies the estate’s former chapel, recognizable by the sundial placed above its entrance. Later donated to the Roman Catholic Church, it preserves in its apse the heraldic coats of arms of the Brunszvik and Forray families — lasting testimonies to the aristocratic lineage that shaped the property. The estate witnessed the vibrant social life of the aristocracy, hosting gatherings and cultural events characteristic of its era. The uprising of Horia, Cloșca and Crișan in 1784 brought significant devastation, marking a turning point in its history. In the mid-19th century, the property was acquired from Count Nádasdy by Antal Czigler de Konop, whose family officially adopted the name Konopi in 1870, preserving the noble predicate associated with the domain. Its origins reach much further back, forming part of the feudal domain of Șoimuș (Solymos). Over time, it belonged to notable Central European figures and noble families, including John Hunyadi — Voivode of Transylvania and Governor of the Kingdom of Hungary — Johann Giskra von Brandeis, captain to King Matthias Corvinus, the influential Bánffy family, and later the House of Georg of Brandenburg in 1510, before becoming the property of Prince Forray. The reconstruction of the estate coincided with the development of the railway along the Mureș Valley, making it one of the early regional buildings to integrate metal beams into its structure — a dialogue between tradition and modernity. The large stable within the western courtyard reflects late 19th-century industrial architecture, sharing similarities with the renowned Andrényi warehouses of the period. The last descendant of the family, Baron Kálmán Konopi (1880–1947), an engineer and agricultural researcher, returned after his studies abroad to manage the estate. Under his leadership, the property became a center for agricultural experimentation, where the renowned “Conop wheat” was developed through research focused on resilient grain varieties adapted to flooding and drought conditions. Patrons of the arts, the Baron and his wife, Boér Vilma, maintained close ties with the artistic colony of Gödöllő. During the interwar period, the estate became a meeting place for artists and intellectuals, associated with the evolution of Szecesszió — the Hungarian expression of the Art Nouveau movement. Today, the property extends across approximately 1.70 hectares, preserving the imprint of a remarkable aristocratic legacy and offering a rare opportunity to continue the story of an estate where architecture, agricultural innovation and European cultural life converged. Through its scale, architectural distinction and cultural significance, the estate offers exceptional versatility. It may become a prestigious private residence, a boutique hotel or cultural retreat, the headquarters of a foundation or representative institution, as well as a venue dedicated to events or artistic initiatives. The balance between history, setting and proportions allows the property to adapt to diverse contemporary visions while preserving the authenticity that defines its identity.

Property Bucharest (Romania)
Located in the Historic Center of Bucharest, Kiriazi Hotel is a property of remarkable historical value, set on a 1,015 sqm plot at the intersection of Blănari Street and Băcani Street, in the immediate vicinity of the iconic Hanul cu Tei. The property benefits from a privileged position within the protected Lipscani area — a historic “lipscănie”-type commercial ensemble, unique in Bucharest and rare at a national level — offering direct access to major urban landmarks such as Lipscani Street, Calea Victoriei, Smârdan Street, and Calea Moșilor. The building is configured as basement + ground floor + two upper floors (S+P+2E), comprising commercial spaces at the basement and ground floor levels and leased residential units on the upper floors. These functions have remained consistent throughout its evolution — commercial activity combined with residential and temporary accommodation use, characteristic of the traditional inn-hotel typology. Constructed in its present form between 1882 and 1884, the building is organized around an interior courtyard and features two principal façades facing Blănari and Băcani Streets, preserving a high degree of architectural and compositional authenticity. The parcel has formed part of the city’s historic urban fabric since the 18th century, when it was occupied by Zamfir’s Inn, erected during that period and later owned by the Sărindar Monastery until the secularization of monastic estates in 1863. Analysis of historical sale and redemption documents indicates that Dr. G. Kiriazi initially acquired portions of Zamfir’s Inn through emphyteusis rights, subsequently purchasing the associated land. Following these acquisitions, he established the hotel along the eastern wing of the former inn, oriented toward Băcani Street, with contemporary press references documenting the early operation of Kiriazi Hotel. After successive acquisitions completed by Dr. G. Kiriazi in 1880 and 1882, Kiriazi Hotel was constructed as a representative example of late 19th-century public hospitality architecture. The building operated as a hotel until its nationalization in 1950, after which it was converted into a residential property — a function it retains today. The property holds significant memorial and symbolic value, being associated both with the personality of Dr. G. Kiriazi and with important cultural and social activities of the era. Within its premises operated Ștefănescu’s Tavern, a venue frequented by Mihai Eminescu, while the newspaper Voința Națională also maintained its headquarters in the building. The property is listed in the National Register of Historic Monuments (Category B). Historical documents and urban plans confirm that the former Zamfir’s Inn occupied the same footprint as the current parcel, extending along Băcani Street toward Lipscani and adjacent to Hanul cu Tei, disproving theories suggesting the inn had been located on the interwar site currently occupied by Club A. At the time of its inauguration, a description published in România Liberă on February 24, 1884 highlighted the remarkable standards of the period: „Stilul Rennaissance, 2 etage în Centrul Capitalei, lângă Lipscani, (…) avend 59 camere, admirabil iluminate și aerate, 2 prăvălii, 2 pivniți, grajd pentru 8-10 cai, șopron pentru 4-5 trăsuri, (…) telefon și telegraf la fiecare cameră”. Through its exceptional location, documented history, architectural authenticity, and functional continuity, Kiriazi Hotel represents a compelling long-term investment opportunity, offering significant restoration and value-enhancement potential in one of Bucharest’s most important historic districts.
