Bastide Manosque (04)

A spacious, modern country house with a swimming pool set in almost 3,000m² of land that can be built upon in the Luberon regional nature park, 30 minutes from Aix-en-Provence. Built in the early 2000s, the house is rectangular and contemporary, built in typical Provencal style, with three floors. The five southern windows on the mezzanine floor look out onto a large terrace with pear-shaped balusters which surrounds the main facade and the two side facades, set at right angles to each other. The south-facing reception rooms are extended by the terrace, which is linked to the garden by a double staircase. On the first floor, one of the bedrooms has a small balcony with similar railings to those on the stairs leading to the garden. This architectural feature, in the centre of the main façade, is supported by two columns that frame one of the French windows in the living room. In the middle of the southern edge of the four-sided canal tile roof, breaking up the traditional two-row genoise roof, there is a semi-circular pediment which echoes the rounded shape of the central window on the mezzanine floor. It is decorated with a stone sun with a lantern under it which lights up the balcony at night. On the garden level, a large space that is used as a basement takes up the entire surface area of the house and terrace. Lastly, a sloping garden, which is approximately 2 800 m², stretches out on either side of the country house, which is accessed from the side via a path running alongside the fenced-in swimming pool area. Part of the land can be built on.

Bastide L'Isle-sur-la-Sorgue (84)

A luminous 260 m² forest house with swimming pool and over 1 ha of grounds in the heart of the woodlands of the Vaucluse Mountains. Probably a former forester's house, the dwelling was built at the end of the 19th century on the edge of a municipal or state-owned forest to house a forest ranger and his family. This type of lodge was once owned by the state or the local authority, but they were then progressively sold to private owners throughout the 20th century. There was no precise architectural model for these constructions; their layouts varied according to the region in which they were located and the needs of their occupants. The property is situated to the south of the village, on a hill predominantly planted with pine and oak trees. A noble two-leaf wrought iron openwork gate in the arched shape of an eyebrow, supported by two stone pillars, provides access to the property, possibly a remnant of an entrance to a larger forest estate. A driveway crossing the pine forest from the north-east provides access to an area destined for parking cars. Starting with a modest forester's house, the successive extensions have over time created a proper family home. Several parts of the building follow the sloping ground, so that there are two major differences in level within the dwelling. Set in the heart of 1.19 hectares of well-tended woodland, the main building is itself surrounded by vast terraces of stone from local quarries and a 5 x 7 m south-facing swimming pool. The house has been designed to let the light flood in throughout, providing the whole family with moments of relaxation and leisure in absolute tranquillity, only interrupted by the sound of birdsong. On the whole, everything in the house reflects the fact that here, as in most Provence houses, people lived outdoors most of the time. At once an open-air cabin and a warm refuge from the rigours of winter, the interior, with its many windows, successfully achieves the feat of being as bright as the exterior.

Bastide Saint-Rémy-de-Provence (13)

A superb bastide that has been completely restored and preserved its character.  The gate opens onto a beautiful cypress avenue and a field of fig trees, like an airlock between the city and the Provencal countryside.  The bastide appears under its pine trees like a reinterpreted Cézanne painting.  The historic entrance to the building has been preserved, and is accessed via a double staircase and a second, old-fashioned gateway delimiting a delightful garden with a charming central pool.  The door leads to a central vestibule with a vast staircase in perspective, a dining room adjoining a fully-equipped kitchen and its private, more intimate terrace. This is followed by a living room with a beautiful old fireplace, a library, an office (or another possible bedroom), access to a beautiful vaulted stone cellar - and its tasting room -, a laundry room and other amenities. The second floor opens onto a first suite, a vestibule with a superb view over the first garden and the pool area in perspective. Another large bedroom and a smaller one. Then there are two further suites and a vast games room. The top floor features an independent parental space: a bedroom with rare volumes, large bathroom/shower, dressing room and toilet. This last level enjoys panoramic views.  An annex close to the house: a former wine-making cellar houses the property's technical equipment: softener, suppressors (borehole + mains water), hot water tanks. Another room on the first floor serves as a storage area and garage, and can easily be converted into an additional dwelling house: R+1 with generous volumes, or for bedrooms/suites to be created as well (at least 6 possible).  The relaxation area - created separately - is a unique complementary space with its Italian perspectives, unobstructed views, vast swimming pool, pool house... The pool house is equipped with a lounge, summer kitchen, barbecue, pizza oven and cooking piano, as well as a shower with toilet, storage space and a machine room. The fully fenced property continues with an olive grove in full production (approx. 300 trees), a henhouse, a preserved curiosity (a charming old bungalow) and a wilder part: meadows, a pine forest and garrigue. A green lung preserving the bastide and giving access to walks of all kinds directly in the secret Alpilles.  Finally, an additional building is used for storage and could be converted into a beautiful second home or janitor's cottage (with its own separate access from the main driveway).  A rare property, file on request.

Bastide Toulon (83)

A hillside villa in Toulon, south-east France, built on a 17th-century priory with vast wooded grounds and a sweeping view of the city’s natural harbour. An electric gate marks the main entrance. You reach it via a steep lane with two bends that is around 100 metres long. Beyond the gate, on the left, there is a large, flat parking space for four vehicles. A shelter there offers space for three vehicles. At a lower level, there is a half-open second space where two other vehicles can be parked. A few steps take you up to a wrought-iron double-leaf gate that leads into a covered entrance area from where you enter the house. The villa, crowned with a roof of barrel tiles, has two floors, extended with terraces on three sides. It was entirely renovated in the early 1990s, then in 1998. Its one-metre-thick walls rendered with roughcast bear witness to the building’s long history: the place was probably a priory that dated back to the 17th century – this is suggested by a millstone bearing the year ‘1630’ that was found on the site. The south-facing house is rectangular, built upon the rocky hillside with a flat ground floor. It offers a floor area of around 280m². Its many sliding picture windows across its facade herald a bright interior bathed in natural light. These windows are fitted with electric roller shutters. The west gable wall is made of exposed pointed stonework. A niche in this wall houses two small statues of cherubs. A vast terrace in front of the south-facing facade of white rendering offers a spectacular vista of the city below and, beyond it, Toulon’s natural harbour. On this terrace, you can relax in an infinity pool where you can admire an unrivalled view of the sea. On the left, two shelters offer shade and coolness in the summer heat. On the north side, two walkways lead to the first-floor terrace and the garden. The villa is surrounded by its vast wooded grounds on a slope.

Bastide Entrecasteaux (83)

A 1930s traditional country house and its grounds of 1 ha in a prominent position in the Moyen-Var region. From the centre of the village, a main road winds its way along the river to the bottom of the valley. After approx. 800 m, a small tarmac road leads upwards to a lovely view over the valley. The property is on the left-hand side of the hill. Past the impressive wrought iron gate, there is access to a car park for around ten vehicles at the rear of the property, hidden away from the house. There is a garage on the car park and another one outside the premises, just in front of the entrance gate. The property comprises roughly 1 ha of terraced grounds. Mostly situated on the south side and above the valley, the grounds cannot be seen from the entrance and are only revealed at the foot of the house with its typical Provence colours. A solid, long covered terrace, which runs along the ground floor of the country house, provides optimum sunshine whatever the season. Below, a swimming pool has been installed on the highest level of the terraced garden. The building, mainly of three levels, is well balanced thanks to its great length, stretching from east to west. Each level has four arched openings, with French windows on the ground floor, small-paned windows on the upper floors, and semi-louvered shutters. The eastern end is topped by an additional storey, enhancing the impressive overall appearance of the building. Two balconies on the front elevation offer wonderful views from the first floor. Finally, a 2016 ground-floor extension, which houses a kitchen featuring large windows and doors, protrudes from the front of the 1930s building. The facades are rendered in pink ochre, and the shutters are painted light blue. The monk-and-nun tile gable roof is emphasised by a two-row Provençal frieze.

Bastide Avignon (84)

Set in verdant countryside just a few minutes by bike from the town centre, this superb, charming residence, whose origins date back to the 16th century, has retained all its former glory. You arrive at the entrance to the property, where century-old plane trees majestically protect vehicles from the southern sun. Visitors begin their discovery of the estate by entering the planted courtyard, home to a stone fountain, which stands in front of the main façade to show it off to best advantage. Opposite it, the parkland with its mature trees creates a charming backdrop for the main building, while its many intimate groves shelter charming outbuildings converted into independent studios (3 maisonnettes and 1 roulotte, all with en suite shower room and toilet). A guest house (living rooms and 2 or 3 bedrooms), with its own private garden, is located next to the large building, making it possible to envisage a variety of uses: guest house, caretaker's cottage, owners' cottage in the case of a commercial activity, or restaurant n the latter case.  A swimming pool area is located at the far end of the grounds, while the outbuildings have yet to be converted according to the plans of the future owner.  An absolutely unique place, away from the world yet so close to the centre of Avignon. Bastide Tarascon (13)

An 18th-century country house of 600 m², with natural swimming pool, park and 19-hectare olive-growing estate, 15 minutes from Avignon TGV station. This is a bastide with a history that is not easily unveiled. Its Provence name, which means 'to preserve and respect', may well refer to a Masonic practice that existed in 18th-century lodges but has since disappeared. And it was precisely at this time that the bastide was built, probably on top of pre-existing medieval foundations. A symbol in the centre of the park's majestic wrought-iron entrance gate adds to the mystery: a hexagram, or 'Star of David', suggests that the estate may have belonged to a Jewish banker in the service of the Avignon papacy. However, there are no official records to support this hypothesis, which has become a local legend. It should be remembered that the hexagram is a decorative figure found in Christian, Hindu, Japanese and pre-Islamic Arab architectural symbolism; the six branches of the star representing the six days of work, with the seventh day, the day of rest, in the hollowed-out centre of the geometry. The residence, surrounded by around 4 hectares of wooded parklands, is situated at the south-east end of a 15-hectare olive grove, criss-crossed by chequered tracks. Some of the earth paths run alongside one of the high dykes protecting the property from the Rhone River, which provides the entire estate with a much-envied wealth of silt and a constant supply of water. The bastide, at once an aristocratic residence and a farmhouse, displays all the distinctive features of its particular architectural style. As the construction of such a complex always takes time, the square, affluent 18th-century buildings were extended at the beginning of the 19th century by two lower adjoining buildings. Not far away, a single-storey outbuilding dating from the late 19th century, used as a caretaker's lodge, ensures from a distance that the peace and quiet of the bastide, a true 'manor house' surrounded by its estate, is preserved.
