The Templar farm (1.200sqm) Built back from the main road, the building is accessible by a private road (of about 300m) lined with lime trees. Former Templar farm whose origins date back to the 12th C., the buildings form a large square courtyard of 2.000sqm. The ensemble consists of a dozen buildings that used to be used as farm buildings and homes. The walls are made of exposed stone with lime plaster and the roof is in small tiles. It is pierced with two-sloped roof dormers. East Wing: Garage, dwelling (3 guest rooms) North Wing: Office/Golf reception, shop, garage and locker room. On the ground floor: a large entrance serving on the left a living room with fireplace and on the right a dining room with fireplace. On a plot of 131 acres extends an 18-hole golf course (5880 meters / 72) designed by architects Patrick Fromanger and Mark Adam and realized in 1988. The ensemble alternates wooded parts with beautifully maintained vegetation and more open and hilly areas with wide fairways. A water supply is made by an irrigation system from a pond bordering a stream on the field, thus offering a green appearance throughout the course. Trees and water are the major difficulties of the course, the greens are defended by large bunkers. A training zone for small games with approach green and a practice (30 driving-range mats, 10 of them are covered). Two putting-greens, including one in front of the Clubhouse terrace. A pitch and putt can offer a nice place of relaxation and affordable for beginners, but also an excellent training ground for good players. A warehouse concealed by the vegetation makes it possible to store the maintenance equipment and maintenance. A secure room (caddy master) for guarding bags and carts. Of the 111 acres cultivated in cereal crops, the largest plot is along the return of the golf course and could perfectly accommodate a second course of 9 or 18 holes. To our knowledge, it is the only active golf course for sale in Paris area. Located in a very pleasant natural environment, the golf is at only 30 minutes from Fontainebleau and is accessible from Paris by the A5 or A6 Motorways in less than an hour and a half. The perfectly maintained domain, with its golf, its remarkable building, its facilities (restaurant and shop), is perfectly operational and works very well in this state. There is still a great potential for development: more rooms (even hotel construction), spa, tennis, swimming pool, the possibility of a second golf course... A rare offer for an enthusiast with means, who would like to develop here an exceptional resort with sport, leisure, and lifestyle. Castle Fontainebleau (77)

A mid-18th century chateau and its numerous outbuildings near Vaux-le-Vicomte, in one of the first English-style landscaped parks in France. Extending over an area of around 70 hectares, the at first sight unremarkable property conceals a setting where nature, discreetly magnified by human hands, appears to have offered its hospitality in return. As you approach the chateau from the west, the quadruple avenue of centuries-old chestnut trees draws all eyes to the chateau. Past a stone bridge guarded by two terracotta lions, an impressive wrought iron double gate crowned with floral scrolls opens onto the paved main courtyard, embellished with symmetrical flowerbeds “à la française” and rows of lime trees on either side. The initial impression is of a classical building, with its central dressed stone structure flanked by two low wings and topped by a slate Mansard-style gambrel roof. However, the earliest traces of the feudal stronghold date back to the 12th century, around 1180. At that time, there was a medieval castle 'flanked by four towers, surrounded by moats filled with water, protected by a drawbridge, with a chapel, garden, woods and pond'. The estate subsequently passed into the hands of various aristocratic and bourgeois families. In 1750, the buildings were destroyed by a fire. The medieval building was then replaced by a chateau designed for recreation. All that remained of the original castle were the noble features, including the dovecote, which is still standing today. This was the era of classicism: the chateau was erected between courtyard and garden to follow the path of the sun. In fact, it is modelled on the layout of a Parisian townhouse, with a two-storey central building topped by a Mansard roof. With a slightly projecting avant-corps, it is flanked on either side by two low wings with arcades topped by flat roofs and crowned with stone Medici pots. The north wing is extended at right angles by a small gallery that links the chateau to the outbuildings and hereby forms a paved base-court, separated from the main courtyard by a symmetrical wall. The former stables and flat-tiled outbuildings, which have been converted to host events, surround this base-court. To the south, a gate leads to a vast walled kitchen garden with a greenhouse. There is another southern gate leading to a walled garden with an orangery and a maze of hornbeam hedges. To the east lies the English-style landscaped parkland. Beyond the perimeter walls, a gardener's lodge, former outbuildings and 52 hectares of woodland complete the property.

Castle Sens (89)

Located only 1 hour 10 minutes from Paris, this magnificent 19th century waterfront mansion sits discreetly alongside its hanging English garden overlooking the Yonne valley. The natural grounds present a remarkable heritage of many hundred-year-old trees, conferring on the site a sense of majesty and serenity. Pierre de Gondi Cardinal de Retz donated the site to the Capuchins in 1608; the convent was destroyed in 1791, and a wealthy Parisian built this south-facing residence in 1838, in accordance with the architectural tastes of the day in the capital. The pure lines of its windows project us into the surrounding countryside. The harmonious interior architecture, the ground floor reception rooms, the panoramic views and the pastel colors bring every flicker of light to life. Its elevator, its bathrooms and its energy performance make it the ideal main residence or holiday home. Thanks to its two levels of reception rooms at garden level and its potential for extension, the property could also be developed for business use (tourism or otherwise). Located in Burgundy, on the outskirts of Puisaye and the Othe forest, it presents delightful rural surroundings that are perfectly conducive to relaxation. A sumptuous property that will delight all lovers of hunting, sport, nature and swimming. View overlooking the valley. 10 minutes from Roncemay Golf Club.

Castle Joigny (89)

A chateau with an old farm complex nestled in a refined country estate covering six hectares, an hour and a half from Paris. The fief was established in 1589 by the Harlay de Champvallon family, who won renown in the court of King Louis XIV of France. The chateau was renovated to a considerable extent later, in the eighteenth century, when it belonged to the Saint-Simon family. The estate covers around six hectares. It is tucked away in woods. A small river edges it. A little country road and a lane lined with lime trees leads up to the property’s gates. Once you have gone through the wrought-iron gates and crossed the balustrade bridge that straddles the moat, you reach a grassy courtyard. From this open space, you can admire the rectangular chateau flanked with two pavilions that are capped with mansard roofs. On the right, a complex of service outhouses, crowned with a roof lantern and clock, completes this collection of fine buildings. This built heritage is surrounded by a dry moat, gardens and woods of age-old trees. From the courtyard, a path lined with brick columns and hedges trimmed in perfectly straight lines leads to the outbuildings and, further on, to a secondary entrance gate.

The interior of the castle enjoys by its volumes with rooms both vast and proportionate. The entrance hall with its masterful staircase sets the tone as soon as you enter the door: marble, columns, stone, ironwork and high ceilings. The 4 reception rooms facing the park are the same way: large glass doors guarantee a permanent brightness, parquet floors of Hungary, marble fireplaces, mirrors, moldings, gilding and a set of very nice woodwork in the music room. The contemporary kitchen on the ground floor fits perfectly with the whole. On the first floor, a master suite, including a large room overlooking the park, a bathroom, a dressing room and a gym. Five other rooms with bathroom and marble fireplace offer different themes. On the 2nd floor, 10 studio-rooms with bathrooms. The basement area hosts an extensive spa including swimming pool, sauna, steam room, massage room, gym. A workshop and a wine cellar complete this level. The 10-hectare park starts from a flat area on the upper part where the castle is located, then gradually goes down towards the valley. From the vast terrace of the castle overlooking the park, a large lawn gently sloping to the belvedere provides a nice perspective on the gardens. Below a stretch of meadow and a wood. From the right side of the terrace, you can see a nice pond with a pavilion, a tennis court at the back and then a wooded area. The entire English park is harmonious and leaves unobstructed views of the valley. Several golf courses are located nearby. Access to the property is easy from Paris by the A6 motorway or from Charles de Gaulle airport by the Francilienne. Bertrand GUENIOT +33671071839
