Castle La Romieu (32)

If you are looking for a ‘statement’ property and love large light-filled rooms and endless views, this is the perfect place for you. This property is impressive in every way; the pristine stone façade on all sides, the spacious well-proportioned courtyard, the natural spring bubbling up from the rocks beneath the orangery, the views, the large light-filled rooms. Even the swimming pool has a private park of over 1,500 m²! There are two entrances to the property; from the front of the house, we can pass through an electric gate and drive up the approximately 500 metre tree-lined drive, catching glimpses of the chateau as we progress. For the day-to-day school or shopping runs, there is another semi-private road that arrives at the back gates, which are framed by an ancient stone archway. Once past the gates, there is ample parking in the courtyard. Here, we can access the main house through the front door, or a side door that leads to the kitchen. We enter the front door from the enclosed courtyard, into a wide hall that runs along the back of the house, leaving all the reception rooms to face the front. The front hall leads to a good-sized study with double doors leading outside. From here, we can access all the reception rooms ‘en enfilade’. This room would make an ideal library. Here too, we can access the large terrace that runs the length of the front of the house, offering panoramic views of the château park and the valley. This is the ideal spot to sit and sip an aperitif in the evening and watch the birds swooping across the sky above the rolling hills. On the right of the study is the dining room, with double aspect windows, a fireplace, and parquet flooring. Off the dining room is a good-sized kitchen with a large open fireplace, access to the courtyard and a small pantry. This is the main kitchen, as it is close to the dining room, but for serious cooks there is a second, much larger kitchen on the other side of the house, which we will come to later. There are two main salons, both with stunning views, parquet floors and fireplaces. These are lovely spaces to sit and relax; one of them could be a good games & TV room and the other one could be used for receiving guests, or just to read a good book curled up on a comfortable sofa. At the far end of the house, we come to the 53 m² bar/party room. This room has attractive wooden floors and doors leading to the terrace, and is the ideal spot for a big family reunion, a children’s party or a disco themed fête on a summer evening. There is already a large wooden bar with a sink and room for a half-sized fridge – and plenty of space to keep drinks and glasses. It even has his & hers WCs! A room behind the bar could be used as a billiard room or even a very large mudroom – as it opens on to a side terrace on the pool side of the house. Beyond this room is another guest WC, a door that leads to the cellars, and at the far end, an enormous (56 m²) second kitchen with fireplace and 4 sets of doors leading outside. First floor Having toured the ground floor in a wide circle, we come back to the main hallway where a well-proportioned wooden staircase leads to the first floor. The first floor is in symmetry with the ground floor. A wide landing runs the length of the house and there are windows overlooking the courtyard. All but one of the bedrooms faces the view, and all have large windows to catch the light. On the left, once you go up the stairs, is the largest of six bedrooms, all with private bath or shower rooms. This first bedroom has a large bathroom with a traditional free-standing bathtub and a separate shower. The sink, bidet and WC all have a pretty flower pattern on them, and there is a window. The bedroom measures over 55 m², and has two large windows and carpeted floors. It has a half-wall that could form a separate dressing room, but this would be a quick job to tear down and restore the original proportions. The floor here is carpeted. Opposite this room a locked door leads to an unfinished room that can then connect to the first floor of the outbuildings. All this could be finished to provide more living space, but so far, the present owner has not felt the need to expand. As we walk down the corridor, there are two further en suite bedrooms, both facing the garden and the stunning views. Both have big closets and parquet flooring. Further along the hallway, the fourth bedroom is smaller than the others, and the bathroom needs some work. It is also the only bedroom that does not face the front of the property. The floor here is carpeted. Bedroom five is spacious and has a good-sized shower room. The floors are parquet and there are two windows. Bedroom six is bigger (30 m²) and has a marble fireplace and parquet flooring. It also has two windows facing the wonderful views and a large bathroom with both a shower and a bathtub. A door in the back hall opens to reveal a staircase leading down to the extensive cellars built into the rock. Here we find the oil-fired furnace that heats the house. There is a long room with a vaulted ceiling that could make an impressive wine cellar, a large storage room and another long room with doors to the garden, followed by two smaller spaces. There is so much space here, and as there are several large doors opening to the garden, this part of the house could be used for a variety of things, including garden equipment storage, a wine cellar or tasting room, a winter greenhouse…there are many possibilities. The grounds here form the perfect setting for the house itself. There are stone terraces on all sides, and a natural spring feeds the large ornamental fishpond in front of the house. This spring is one of the unusual elements in the property. It is accessed by an open-air stone staircase that goes down into a cave where a basin has been carved out of the rock. Water bubbles out of a corner of the rock all year round, we are told, and feeds the ornamental pond in the grounds. This is a magical space and it is easy to imagine that generations of chateau dwellers have come down here to cool off in the summer heat or just to look at the bubbling water and be soothed by its music. There is also a large wooded area on one side of the property and a number of beautiful mature trees in the park area. Behind the main building, through the archway below the tower, there is a grassy area and a side terrace. Here is where the main driveway comes up to the house, and here is the gate to the separate garden which contains the swimming pool. There are lovely views here too, and the area is very peaceful. The large pool offers two separate areas; one to play water polo or just relax, and another part to swim laps. There is a Mediterranean-style pool house with an enclosed patio and a built-in BBQ, and inside the house is a small kitchen area, room for a fridge, a WC and a shower. So, you can spend the day by the pool and still have cold drinks, snacks and even lunch without going back to the house! The property is built in a U-shape, so that all one side comprises the chateau, and it is attached to the outbuildings via a large back kitchen with a room to renovate above, followed by a charming tower with an arched passageway leading to the back terraces, the main driveway, and the pool area. On the other side of the U is an estimated 200 m² building comprising a series of large rooms, several with vaulted stone ceilings, and a space above with windows. On the courtyard opposite the kitchen, there is also a separate 50 m² stone building that currently serves as a rather magnificent laundry room. Attached to it is an enclosed area of about 50 m² that has served in the past as an orangery. There is a small guardian’s cottage to renovate completely which is attached to the outbuildings and accessible both from the barns and from a door on the other side of the back entry gates. This property could make an amazing family home, which in fact it has been in recent years. It could also lend itself to any one of a number of projects, from a luxury B&B to an art or yoga retreat. It is big, but on a human scale, and the rooms don’t overwhelm; rather they invite you in. It is an ideal house for entertaining, and will appeal to a wide variety of clientele. We fell in love with the wonderful views and the elegance of the park with its beautifully proportioned ornamental pond reflecting the façade of the house. The sense of light and space in both the reception rooms and the large bedrooms is just magical, and we were itching to offer suggestions on how to decorate and furnish this property to bring out the best in it. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Castle Raphèle-lès-Arles (13)

On the edge of the Alpilles Regional Natural Park lies a privileged place. Spectacular, unique, and refined, a castle gradually reveals its true soul, its mysteries, and an extraordinary history. The origins of the estate, spanning over 5 hectares, date back to the 1st century AD, as evidenced by a magnificent Roman tower. Formerly owned by a noble family, the building proudly displays its Renaissance-style facade and its evolution through the centuries, from the Middle Ages to the 18th century. Extremely rare, a charming 19th-century consecrated chapel patiently awaits its next wedding behind its majestic bronze doors. Wandering through its grounds, populated by centuries-old trees, one discovers a swimming pool set apart from the château, a formal French garden, a vast, secluded parking area, and numerous outbuildings and hidden corners… The view is splendid, especially from the rooftop where one can admire a 360° panorama, reminiscent of Tuscany: the Alpilles mountain range, Arles and the Luma Tower, Montmajour Abbey, the Canal de la Vallée des Baux-de-Provence, and the Provençal countryside in all its splendor. This exceptional property is also remarkable for its location: 17 minutes from the Arles TGV station, 30 minutes from the Avignon TGV station, 20 minutes from Les Baux-de-Provence, 24 minutes from Saint-Rémy-de-Provence, and 15 minutes from the Les Baux-de-Provence golf course (Domaine de Manville). The property lends itself to numerous possibilities: a luxury hotel and spa with a gourmet restaurant and bistro; event venues (weddings, seminars, receptions, cultural events, outdoor and sports activities, etc.); a high-end wellness or treatment center… or other possibilities according to your desires and dreams. Note that a building permit has been approved to extend the castle. This will allow for a floor area exceeding 2,500 m². This Sleeping Beauty awaits Prince Charming to continue the story… Your contact for this property: Adley LINQUE at +33 6 62 32 22 88.

Entirely renovated under the guidance of an architect, the property offers 478m² of living space spread over three levels, with cellars, large reception rooms with solid oak floors, ceiling rosettes, period moldings, and stone fireplaces. Castle Auffargis (78)

A carriage ride from Paris, the Château de la Fontaine, an eternal fable. Just 35 kilometers from Paris, where the capital gradually yields to foliage and silence, the Château de la Fontaine in Auffargis emerges as a timeless interlude. Built for himself by the Parisian architect Jean-François Yvert between 1871 and 1875, the estate spans just over 1050 square meters. It stands at the heart of the Haute Vallée de Chevreuse Regional Natural Park, embraced by the Rambouillet Forest, and overlooks the Abbey of Vaux-de-Cernay, a Cistercian jewel nestled in the valley. Architecturally, it echoes the Louis XIII style and the traditional brick and stone châteaux of the Île-de-France. Here, the stone does more than recount history; it whispers it, like the wind stirring through the asphodel leaves. This château is poetry, and more than that, a fable worthy of La Fontaine, where every façade and every perspective invites contemplation and reverie. Its theatrical elegance, expressed through carved woodwork, intimate proportions, and a meticulous attention to detail characteristic of the grand residences of its century, makes this jewel a true family home. A caretakers house and an outbuilding complete the ensemble. Surrounding it are 30 hectares of landscaped gardens and preserved nature, a verdant setting where the seasons unfold like a ballerina crossing the stage in an ethereal movement. Pathways trace meditative walks, clearings create moments of openness, and the entire estate seems suspended between dream and reality. An exceptional renovation, carried out with uncompromising standards, has reinterpreted the château for contemporary living without ever altering its soul. Modern comfort blends in discreetly: a wine cellar, spacious garage, heated indoor swimming pool, gym, billiard room with English bar, orangery, elevator Each a contemporary note inscribed within a perfectly orchestrated heritage composition. Five bedrooms with en-suite bathrooms are currently fitted, with the possibility of creating four additional bedrooms in the outbuilding. This property is an emotion, a rare address where the art of living converses with history, and where luxury expresses itself through grandeur in simplicity. Modest in scale yet radiant in spirit, this château carries within it the nobility of great houses. It invites its future custodian to continue an ancient legend patiently etched in stone, and to engrave their own, framed by the enduring word : family.

Castle Montcuq (46)

This property enjoys a privileged location just minutes from the medieval village of Montcuq, a historic village with strong tourist appeal, and situated along the Way of St. James (Camino de Santiago). It is accessed via a charming gravel driveway. The views extend over verdant valleys, holm oak woods, and the surrounding sun-drenched hillsides, offering a sense of seclusion and tranquility while remaining close to local amenities. The castle still bears the strong marks of its history: arrow slits, sculpted stone fireplaces, and ancient doorways. The thick walls of local limestone and the plasterwork, weathered by time, testify to a noble structure, blending rustic charm with grandeur. The house is built on a vaulted base that houses cellars, a pantry, and service rooms. Inside, the reception rooms offer generous proportions: living rooms with terracotta tile floors (36 sq m), restored original fireplaces, and traditional ceilings (3.5 m high). The entrance hall opens onto a majestic stone staircase, leading to the upper floors where the kitchen, living room, grand salon, and bedrooms, each with its own bathroom and a view of the park, are located. Heritage materials--stone, terracotta tiles, and exposed beams--blend with contemporary touches for refined comfort. The estate includes traditional outbuildings: a stone barn, a guest house, and a bread oven. The grounds, structured yet informal, blend landscaped gardens, ancient trees, a stone terrace, low walls, and walking paths along the stream that runs alongside the property. A well-integrated swimming pool, a relaxing terrace, and meadows complete the picture. This property exudes history, yet is ready to embrace elegant contemporary living: whether as a primary or secondary residence, a hospitality project (bed and breakfast, events), anything is possible. The light of the Quercy region, the gentle seasons, and the perfect balance between space and privacy all combine to make this a truly authentic and inspiring haven.

Listed castle Nevers (58)

Réf.4802 : Chateau listed as a Historic Monument and its small chateau in Burgundy, in the heart of the Nièvre The château is situated in Burgundy, in the heart of the Nièvre region, between Nevers and Château-Chinon, on the outskirts of a small town of 900 inhabitants. Formerly the seat of a major medieval seigneury, the town developed on a rocky outcrop overlooking the Aron valley. The Nivernais Canal forms a loop within which the estate is situated. The Aron flows below. It is built on high ground and enjoys a magnificent view over the Nièvre countryside. The Morvan Regional Nature Park is nearby, a preserved natural area. The château is a 30-minute drive from Nevers and a 2 hour 40 minute drive from Paris. There is an aerodrome in Nevers, and a helicopter can land in the château grounds. The property comprises a 1,200 sqm château and a smaller 800 sqm château. THE CHATEAU : The château is built on a rectangular plan, over four storeys, with a slate gable roof. On the south-west façade, one can make out a former imposing chapel, now connected to the interior of the château, covered by a hipped roof, with two large pointed-arch windows. The main entrance is situated in the centre of a tall, projecting tower, spanning six storeys, topped by a hipped roof and housing a listed spiral staircase. The north-west façade, overlooking the terrace, is rendered in lime, featuring numerous mullioned windows in the larger sections and high-set dormer windows. The window frames are made of limestone. The south-east façade, offering a beautiful view of the Nièvre countryside, also features numerous windows, some of which are in a more classical 17th-C. style. A two-storey turret links the former chapel to the château. On the second and third floors there are twelve bedrooms, each with its own bathroom and wardrobe, ranging in size from 12 to 51 sqm. Beneath the roof of the former chapel lies a large 50 sqm study featuring a beautiful roof structure shaped like an upturned ship’s hull. Throughout the château, there are numerous preserved and restored architectural features, including floors, fireplaces, wood panelling, ceilings, and more. The interiors are very harmonious, of high quality, and perfectly respect this historic residence. THE SMALL CHATEAU : This is a 17th-C. building that originally housed outbuildings and large double-height stables. It has a rectangular layout over three storeys, plus an attic, and is covered with a slate Mansard roof. The main façade on the north-west side features a slight projection at its centre, with a pediment at the top, as well as at the ends, framed by stonework. The façades are lime-plastered. The interior surface area of the small château is approximately 800 sqm. THE 13TH-C. DEFENCE TOWER : This military defence tower has been converted into a self-contained flat. On the ground floor is a living room featuring antique terracotta tiles and a French-style ceiling. The tower contains various works by the designer and sculptor Pierre-Marie le Jeune, including a striking metal fireplace. A small kitchen has also been fitted out. Upstairs, there is a beautiful bedroom with a ‘sculpted bed’ and a glass ceiling revealing the magnificent roof structure, as well as a very contemporary bathroom with a glass bathtub. LAND : The park covers just over 12.3 acres. Around 1830, the landscape architect LAVENNE de CHOULOT designed an English-style park. It is through this park that one enters the estate. Heading south, we pass through a woodland with beautiful bridle paths that lead us to the edge of the Canal du Nivernais. From there, skirting the defence tower via a stone tunnel, we reach what was once the old kitchen garden, situated below the château’s terrace. Under the impetus of the current owners, this former kitchen garden has been transformed into a contemporary garden which has been awarded the ‘remarkable garden’ label. Water features have been created, resembling shattered fragments in which the sky and the château’s façade are reflected. Magnificent undulating rows of boxwood evoke the Nivernais bocage. This remarkable garden is bordered by a private canal running parallel to the Canal du Nivernais. Finally, a small French-style garden has been created on the upper terrace between the château and the 13th-C. tower. The views are magnificent, both from the lower garden towards the chateau terraces and from the upper gardens towards the Aron valley and the landscapes of the Nivernais countryside. This château is a truly historic family estate. Its size, location, surroundings, gardens and history make it a truly exceptional property. The high-quality restoration, which has been carried out with respect for the site’s history, means that a large family could move in immediately. The separation between the main château and the smaller château opens up a wide range of possibilities for activities without causing any disturbance. The development of an events business—such as conferences, corporate conventions, seminars, or private events like weddings, receptions, birthdays, etc.—is entirely feasible. It would also be possible to consider creating a hospitality (hotel) business. Finally, there is an opportunity to purchase additional land and buildings, subject to a price offer. Castle Vichy (03)

Ref.4674 : French restored chateau for sale in Centre of France Located on the slopes of a hill in the Allier department, in the heart of a landscaped park dotted with majestic century-old sequoias, the château blends harmoniously into its surroundings. Built along an east-west axis, it displays its noble façade flanked by two towers, gracefully asserting its character and history. The château enjoys a strategic location: just 17 km from Vichy, queen of spa towns (a renowned spa town), listed as a UNESCO World Heritage Site, less than 20 minutes from an SNCF train station (direct line to Paris in 3 hours), 10 minutes from a motorway access and 1 hour from Clermont-Ferrand airport. Over time, the property has had several owners, each bringing their own vision to it. Although its medieval appearance, with its slender towers topped with Gothic spires, evokes the splendour of the Middle Ages, this castle is in fact an elegant 19th-century construction with a living area of 1,100 sqm. It has been converted into several apartments, each with independent access and an average surface area of 150 sqm. The flexibility of use of the property makes it a rare find, serving as a prestigious private residence, a charming home for discerning guests, or an ideal setting for intimate and refined receptions with its modular outbuildings. On the left is the centrepiece of the residence: a vast reception room bathed in light, whose charm is enhanced by an imposing solid carved wooden fireplace. It rises up to the French ceiling. Its structure is punctuated by fluted columns in veined white marble resting on bases and topped with delicately crafted capitals. The ensemble is crowned by a sculpted arched pediment topped by a decorative urn framed by volutes. A true work of cabinetmaking art, it embodies the French art of living at its most refined. A 15sqm office is available opposite the entrance. On the 1st floor: A duplex apartment (1st and 2nd floors) A large fitted kitchen/bar opens onto a huge living room through an arched opening framed by two green marble columns. The solid wood parquet flooring laid in a herringbone pattern adds refinement and warmth to the space. A bedroom with ample storage space, a utility room and bathroom complete the floor. On the 2nd floor: 4 bedrooms, one with a bathroom, jacuzzi, bathroom, cupboards, and a shower room with 2 showers. IN THE NORTHERN PART: On the garden level (semi-basement): A one-bedroom apartment with a shower room, a jacuzzi and access to the wine cellar. On the ground floor: A first apartment comprising two bedrooms, a shower room with toilet, and an open-plan kitchen leading onto a spacious living room with a large bookcase. This bright living space has direct access to the terrace, ideal for enjoying the park in complete tranquillity. On the first floor: Accessible via a beautiful Volvic stone staircase, a second luxury apartment offers three spacious bedrooms, a large shower room with two showers, separate toilets, and a large living room with an open-plan kitchen. The warm atmosphere is enhanced by the presence of a pellet stove. On the second floor: A third apartment of approximately 150 sqm, comprising a fully equipped kitchen-bar, a generous living room, and two beautiful suites offering comfort and privacy. The outbuildings include: Close to the chateau, a 300 sqm building houses an equestrian area consisting of five spacious horse stalls, a tack room, a water point, and sanitary facilities, offering optimal comfort for both riders and horses. A sand and rubber chip arena provides horses with a soft and comfortable working surface that is ideal for daily training and leisure activities, whatever the weather conditions. It also includes a large games room, an above-ground indoor swimming pool (10m x 4m) heated by a heat pump, a gym, and several garages. Thanks to its size and easy access, this building is perfectly suited for parking several vehicles, including horse trailers or even a collection of vintage cars, in a secure environment away from prying eyes. Nestled in an exceptional setting, this historic castle stands in the heart of an 19.76-acre (8-hectare) landscaped park dotted with majestic century-old redwoods, true witnesses to the authentic and timeless character of the place. Its origins date back to the late 18th century, and it still retains the architectural foundations of that era, bearing witness to its authenticity and timeless character. This elegant, characterful residence features a perfectly symmetrical, neoclassically inspired classical architectural style, spread over two main floors. The main façade, laid out with precision, is distinguished by its central axis marked by a semi-circular arched entrance door, flanked by niches and surmounted by a gently curved pediment. The whole is punctuated by large vertical openings, harmoniously aligned, some adorned with stone balustrades forming small balconies, adding depth and refinement to the composition. The façades are constructed from local blonde stone, lending the whole building a sense of grandeur and a beautiful luminosity. The corner string courses, window surrounds and decorative elements highlight the quality of the construction. The gently sloping, tiled roof is discreetly enlivened by stone chimneys, reinforcing the building’s authentic character. The rear façade, opening onto the park, follows the same architectural principles with a balanced composition and a pleasing regularity of openings. It benefits from a direct connection to the outdoor spaces, offering an unobstructed view of the wooded park and the landscaping. The outbuildings, arranged around an inner courtyard, are built in the typical architectural style of the Périgord, with exposed stone walls and flat-tiled roofs, forming a harmonious and authentic rectangular complex.
