In the south-east of the French department of Orne, in the old province of Perche. Less than 10 km from Mortagne-au-Perche, a town of history, resources and amenities. Paris, 160 km away, can be reached in 2 hours via the N12 or the A11 motorway. A TER, regional train station, with links to Paris-Montparnasse, is 25 km away. The immediate unspoilt surroundings, typical of the Perche region, are composed of gently rolling wooded hills, rivers running through valleys, small irregular-shaped fields separated by hedges and ditches as well as manor houses and traditional long farmhouses, reflecting warm colours.
A little, quiet lane winds its way through the middle of the superb, French bocage countryside before reaching the estate which can be glimpsed, concealed behind immaculately-kept hedges. Tall wrought iron gates open on to a driveway, lined with trees and hornbeam hedges, leading to the three main buildings set out around a courtyard. Both the driveway and the courtyard are covered with gravel. Right next to the three houses, another two buildings and low, lime-rendered walls form an enclosure ready to house an ornamental or swimming pool. All around the buildings, this 7-ha estate is composed of lawns, hedges and pastureland, looked down on by a wood.
The main houseThis house is accessed via the inner courtyard formed by the various buildings. Facing south-west, it is constructed in an L-shape over two levels. The walls are covered with natural lime rendering in such a way as to give glimpses of exposed stone. White stone was used for the quoins as well as the surrounds framing the doors and windows. The roof topping the stone cornice is covered with local tiles and enhanced with stone roof dormers, featuring gable or hipped roofs. It has copper guttering throughout.
Ground floor
This level is partially converted but already has all the openings, electrical wiring and plumbing as well as the initial installation for underfloor heating. It is divided into four large, double or triple aspect rooms, looking widely out over the exterior through single or double windows and French windows, some with fanlights, but all double-glazed. A storeroom adjoining the south gable wall completes this level. The ceiling beams and joists are made of oak wood.
Under the high, sloping roofs, it would be possible to convert this floor and even to add a second level in certain places. Openings exist in the form of double-glazed roof dormers.The guest houseStanding right next to the main house, this stone guest house (the inside awaiting conversion) is constructed over two levels, with one of the gable walls extended by a wood-clad lean-to, in use as a workshop. The walls are covered with natural lime rendering, the roof is enhanced with several roof dormers, featuring hipped roofs covered with local tiles.
The ground floor comprises an entrance hall and four old rooms, with no distinct purpose. The first floor, under the slopes of the roof, could be converted given the good height of the ridge.
The outbuilding for use as a garage or a caretaker’s cottageThis L-shaped, stone building spans a ground floor, with attic space under the slopes of the roof which could be converted. The stone walls are rendered or clad with planks of wood.
