House with terrace Romilly-sur-Seine (10)

It is only 4.8 km from Romilly sur Seine, a town of 14,500 inhabitants bordering the Aube and Marne departments, that this 413sqm architect's house built in 1965 proudly overlooks the confluence of the Aube and the Seine since its park of more than 1.15 hectares. From the outside, and once past the motorized gate providing access to one of the two parking areas available on the property, the house stands before us. From there we immediately notice the potential offered by its large, unobstructed park of more than 11,000 sqm. Built on 2 levels, this beautiful contemporary with amenities on one level is organized into two levels, separated by a mezzanine offering a vertical view of the garden level below thanks to its 6.30 meters of height under ceiling. It is also from this mezzanine that we notice the great potential of the shared living space on the two levels which totals no less than 215 sqm. By accessing the interior of the house through one of the two entrances on the ground floor, we pass in front of the scullery from a hallway, then the 20 sqm kitchen also giving access to the 120 sqm terrace semi-covered where a skylight lets the sun's rays penetrate, and finally the long and wide corridor which leads to the living room, and which ideally separates the day part from the night part. This first level accommodates a double living room of 91 sqm with fireplace, from where daylight penetrates thanks to a large bay window, and above all thanks to a glazed wall with return totaling 9.5 meters in length and 3.30 m in width. height creating the impression of extending the terrace located just on the other side of the glazing. On the night side, its three spacious bedrooms of more than 21 sqm each include a private bathroom with WC, the largest of 28 m2 has a bathroom with bathtub, shower, and separate WC. Still from the corridor in which there are three large cupboards, we find, going towards the second entrance to the house, a bathroom containing WC and urinal. On the garden level, the large reception room of 134 sqm, where there is a fitted bar and also a bed of plants overlooked by the mezzanine with a wide staircase which accommodates the double living room above, is an obvious call to moments festive and friendly. It is also from this space that we access a south-facing grassy garden of 300 sqm which could possibly accommodate a swimming pool. At this same level, considering the slope on which the house is built, we find a basement totaling nearly 195 sqm additional including a cellar, a laundry room, storage spaces, and a boiler room where there is an oil boiler. , as well as a heat pump. From the main street to the south, an alley forming the second access leads us to the second entrance to this wooded property, then to an independent buried garage more than 11 meters long. This architect-designed house, where some renovations are to be expected, offers very interesting potential, including for a professional activity due to its suitable design. Its privileged location with its unobstructed view overlooking the tributary is a therapy for all lovers of calm, wide open spaces, and friendly family moments. Just 7 minutes from Marcilly sur Seine TER station giving access to Paris Gare de l'Est in 1 hour 09 minutes, 35 minutes by car from Troyes and its business airport, 5 minutes from all amenities, and 3 minutes from schools , this vast atypical property awaits its new occupants. House Puellemontier (52)

Situated close to the famous Lac du Der, this authentic mill, the first traces of which date back to the 11th century, spans 316 m² on a plot of 80 ares. A treasure trove of history nestled in a bucolic setting, with its typical Champagne half-timbering, exposed beams, old-fashioned fireplace and old paddle wheel, it exudes a warm atmosphere. This authentic setting has been perfectly respected by its owners, who have also equipped it with all the comforts of a contemporary home. From the moment you enter, the charm of the half-timbering is immediately apparent. The various character features of the house are skilfully highlighted by the many windows that provide an abundance of natural light. The living room, where the warmth of wood reigns supreme, features an impressive stone fireplace. It is extended on one side by a pleasant lounge with lighter tones, and on the other by an open-plan kitchen that sits behind the half-timbering. This provides access to a pleasant terrace beside the river. A bedroom and two shower rooms complete the ground floor. A charming wooden staircase leads up to the first floor, with its four bedrooms, two shower rooms, a dressing area and a vast, light-filled room, the use of which will be limited only by the imagination of its future owners. Another wing of the building houses all the old mill mechanisms, carefully preserved as evidence of a past rich in history. An impressive outbuilding, also dressed in half-timbering, and its vaulted cellar add to the many assets of the property, which has a water right founded in title. It is therefore possible to restore the old turbine in order to relaunch hydraulic production. The authentic setting and rich history of this property make it a unique property that will provide its future guests with a lifestyle full of serenity. Mill Chablis (89)

An authentic 19th-century watermill that has been turned into a charming guesthouse, nestled in a quaint village in France’s Yonne department. The property is nestled on the western edge of the village. A white double-leaf gate leads into it. On the right, a gravelled space runs alongside the watermill’s facade. The watermill is a huge rectangular building that faces south. Its large size and uniformity make the edifice stand out. It is made of small white stones that are typical of rural dwellings in the local region. A hipped slate roof crowns the building. To the left, there is a clear view of the arches of a bridge that crosses the River Serein, which flows beneath the watermill in the middle of it. From 1837 onwards, the building had several lives before it was converted into a guesthouse. The elongated edifice runs from east to west. It has four floors and a basement. Its tall, broad facade is punctuated with rectangular windows evenly spaced out and set in surrounds of dressed stone. Two stringcourses, embellished with decorative metal features, demarcate the levels. Many gabled dormers stand along the roof, which is crowned with finials. On the north side of the watermill, there is an outbuilding designed as a workshop and an area of lush land that extends along the millrace. On this rear side there is also a parking area for guests and visitors.

Property Chatillon-sur-seine (21)

A listed former abbey nestling in the heart of the Forêts National Park, on the edge of the Champagne region in Upper Burgundy. Today, there remain the hostelry and its farm surrounding the guest house for the noble patrons of the Order. Louis de Bourbon, Duke of Penthièvre, grandson of Louis XIV and Madame de Montespan, frequently came to the abbey to pray to God or to hunt in the vast surrounding forest. The water mill in the distance marks the boundary line between the abbey, its parklands and its gardens. This is where, surrounded by French-style formal gardens, two freshwater springs have been tapped, providing the monks with a large fishpond (44 m x 62 m) and a waterfall. The entire estate, extending over an area of around 7 hectares, is enclosed by an imposing 7-metre-high perimeter wall topped with flat limestone. The Val des Choues stream flows through the roughly 14 hectares of surrounding meadows and feeds the abbey's pond of almost 1 hectare. Elegant orchids, known as “lady’s-slipper orchids”, grow on the edge of the national forest, which completely encircles the estate. Together with the additional communal woodlands, this national forest makes up an untamed, compact forest covering 12,000 hectares. This natural sanctuary completely surrounds the abbey, so that it suffers no disturbance whatsoever. Created in 2019, the new Forêts National Park is intended to protect lowland deciduous forests and now stretches over the entire region. Straddling Burgundy and Champagne, this is the most recent of the eleven French national parks, the first to be located in the northern part of France and the closest to Paris. The Val des Choues abbey and the surrounding forest are classified as a 'core' zone, recognised for their exceptional natural heritage value.

A country house with 8,600m² of grounds, nestled in the Forêts national park in northern Burgundy. The house was built in the 19th century. Walls and fences surround it. The property’s only neighbour is the village church. The main edifice stands beside a gardener’s house, outbuildings and two small towers. This collection of buildings forms a front courtyard. Two terraces look out at the garden, which extends harmoniously over 5,000m² around the complex. Your gaze is first drawn to the broad main building, which has a ground floor, a first floor, a loft, a basement and a tiled hip roof with gentle slopes. Its ground floor and first floor have nine bays with many windows, which are fitted with painted wooden louvred shutters. Its walls are rendered and coloured. A vast walled orchard and vegetable patch also belong to the property, on a nearby plot that covers around 3,000m² on lower land in the village, down beside the River Ource. Monk-and-nun tiling caps the walls that enclose them. A central pond and a barn complete this supplementary section.
