House Swindon (United Kingdom)
Believed to date back to 1748 with later Georgian and Victorian additions, 1 Croft Road is a handsome, Grade II listed detached residence incorporating a two bedroom annexe and private grounds extending to over 0.4 acres. The property has been the subject of a sympathetic and authentic refurbishment project for the current owners who have created a most impressive family home that incorporates all the necessities of modern day living whilst preserving the charm and character of the original period home. Seller Insight: What's you favourite room in the house and why? Our favourite room in the house is the kitchen. It's a very sociable space with a large central island, which is great for groups to gather around. It has direct access to the sunny kitchen garden, perfect for your morning coffee in the warmer months. It is also a lovely cozy space in the winter with the Aga and Iglenook woodburner. Who do you think will be the ideal new owner? The property is perfect for a large family, as well as multi-generational living, given the quantity of bedrooms, as well as the two bedroom self-contained Annexe. However, we have also thoroughly enjoyed living here, as just a couple with our dog Monty (and of course our numerous visitors!). What do you love most and why? We love the size and scale of the house and gardens, whilst being so close to the heart of Old Town, which ordinarily, you would need to be further out of town to benefit from. What do you love about the local community? For us, Old Town reminds us of many other thriving historical centres in other towns and cities, such as Clifton, in Bristol. As well as the excellent mix of independent shops, bars and restaurants, there are also many community events organized all year round, such as the Old Town Summer Festival and Christmas lights switch on, as well as theatre productions and many live music events hosted in the local park or numerous pubs and bars. How easy is it to commute from here? Whilst living here, I have personally worked in Bristol and Newbury. The house is ideally located equidistant between junctions 15 and 16 of the M4, both reached within ten minutes. Swindon train station is a 20 minutes' walk, or a five minute taxi, which gets you into Paddington within 55 minutes. For travel further afield, both Bristol and Heathrow airports can also be reached within the hour. What made you choose this property over others? We fell in love with the house predominantly due to the history and character that it offers, whilst being so centrally located. When you are in the rear garden you could quite easily be in the middle of the countryside yet walk out the front door and you are a 5 min walk from the bustling heart of Old Town. We were also looking for a project, which this certainly was! Now, after 7 years of refurbishment, it has become a beautiful home which we are very proud of. Main House: Ground Floor: The scale and grandeur of the property is apparent not only in the room proportions, but also in the detail with which they have been finished. The inviting, panelled entrance hall gives access to all of the ground floor rooms including the interlinked sitting rooms, snug, dining room, kitchen/breakfast room, utility/boot room and garden room. The fitted kitchen/breakfast room is beautifully appointed, offering space to dine casually in front of the inglenook fireplace. There is also access to the substantial cellar below. First Floor: The first floor is divided into four generous bedrooms and the family bathroom. The oldest part of the property has been dedicated to the impressive master suite which includes a spacious bedroom, separate dressing room and the luxury four-piece en-suite bathroom with a freestanding copper roll-top bath and access out onto the balcony with views out over the rear gardens. There are three further double bedrooms on this floor, all with feature fireplaces and two with large bay windows to the front aspect. Second Floor: On the second floor and accessed via two staircases there are a further three double bedrooms, one with en-suite. Outside: To the front of the main house, there is a large, gravelled driveway that can comfortably accommodate parking for multiple vehicles. The front gardens and driveway are enclosed by tall, walled boundaries and mature hedging with an option to re-instate front gates for total privacy. The fully enclosed, south-west facing rear gardens have been predominantly laid to lawn with a variety of raised beds running along the boundary perimeters. An extended patio area leads from the garden room creating the perfect space to enjoy the sun throughout the day and into the evening. Within the level rear gardens, there is also ample space for a new owner to install an outdoor swimming pool (subject to necessary permissions) if desired. To the side of the property, the separate private courtyard is discreetly tucked away with access straight from the kitchen to take advantage of the final evening sun. There is also access to the external store room and gardener's toilet. In total, the grounds at 1 Croft Road extend to over 0.4 acres. Annexe: Attached to the main house, the annexe has its own gated driveway and private entrance (there is also a blocked off door linking it back to the main house). Internally there are two generous double bedrooms and a shower room located on the ground floor with a spacious open plan living/dining arrangement on the first floor including a smart fitted kitchen. The annexe offers superb potential for multigenerational living, guest or staff accommodation, or as a further passive income stream as an Airbnb or AST. Outside, the annexe has access to a private gravelled garden located beyond the parking area. Location: The historic Old Town is the older part of Swindon which is popular for its eclectic mix of independent bars, boutique shops, bakeries and restaurants amongst the practical amenities that are always handy to have on the doorstep. In addition to this, there are many walks to be enjoyed around one of the selection of public gardens and open countryside heading out to one of Swindon's old canal routes. Just across the road from the property local residents can enjoy a calendar full of events and festivals held at the beautiful Old Town Gardens. The town is a short walk down the hill, where the train station, with trains running to London Paddington, can be utilised to access the capital in under an hour. The M4 motorway is also within approximately 3 miles of the property to either junction 15 or 16. There are four primary schools and a secondary in Old Town, all with good Ofsted ratings, with a further range of super independent prep and secondary schools available within a 20 mile catchment including Pinewood, Cricklade Manor Prep, St Margarets Prep and St Marys of Calne and Marlborough College. Services: Mains gas, electric, water and drainage.

The building is renowned for its use as a setting for multiple ITV and BBC television series, including ITV’s 2020 series ‘The trouble with Maggie Cole’ starring Dawn French. The building is thought to date back to the 16th century, and was formerly known as The Royal Oak. The Spaniards stands as a testament to traditional pub charm blended with ample space for modern hospitality ventures. This large pub is distinguished by its three main bar areas, each offering a unique atmosphere and setting for patrons. The Snug: Located in the oldest part of the building, the snug invites guests into a cozy, intimate setting. With its large open fire, thick walls, and characterful features such as leaded windows and exposed beams, it offers a warm welcome and a step back in time. Main Bar Areas: Beyond the snug, two expansive bar areas unfold, each boasting substantial seating arrangements. These spaces are designed to accommodate a lively crowd, offering versatility for any event or regular service. The character of The Spaniards shines through here as well, with more of those thick walls, leaded windows, and exposed beams that tell the story of the building's rich history. Dining/Function Area: For larger gatherings, the dining/function area is capable of seating over 100 people. Guests will enjoy panoramic views across the river, making every meal or event memorable. Commercial Kitchen: Supporting the extensive dining capabilities is a large commercial kitchen space. Equipped to handle high-volume service, this kitchen includes a dedicated carvery/serving area, facilitating a seamless flow from kitchen to the main dining/function area. The Spaniards is more than just a pub; it's a versatile venue that marries the charm of its historical features with the functionality needed for a thriving modern business. The panoramic river views add a final, compelling touch, ensuring that whether guests come for the cozy ambiance of the snug, a lively evening in the bar areas, or a special event in the dining area, their experience is enhanced by the stunning backdrop of the Tamar. This property represents a unique opportunity for anyone looking to invest in a pub with deep roots, ample space, and breathtaking views. Outdoors From the living room, a door leads directly onto the apartment’s balcony - a jewel in the crown of this fantastic home. Pull up a chair with your morning coffee, and take in the breathtaking views across the river from your own private, peaceful haven. Not only is there a private balcony, but also an additional artificial grass roof terrace with hot tub, and plenty of space for a dining arrangement. Soaking up the sun in privacy whilst gazing at the stars or enjoying unspoilt panoramic morning views makes dining alfresco an everyday luxury. Water sports enthusiasts will also revel in the apartment’s private slipway, as well as 400m of private quayside. With a home such as this, you’ll feel like you’re on holiday, every day. First Floor Apartment The living space is set above the former inn on the first floor. The apartment can comfortably accommodate a large family, with four bedrooms in total. Three of the bedrooms are king-sized, with ample space for beds, wardrobes and additional furniture, if required. The fourth bedroom is a spacious double with stunning river views, and a fully-tiled ensuite bathroom incorporating a bathtub, shower, wash basin and separate WC. The apartment itself has been previously used as four separate holiday apartments with two shared bathrooms, so the level of space available as an entire accommodation is truly spectacular. The kitchen is a contemporary space with an integrated oven, four-ring electric hob, plenty of storage within its modern units, and space for appliances. Natural light pours in through a skylight window in a vaulted ceiling, creating a bright and airy ambience prevalent throughout the entire property. The living room area of this apartment is one of the real highlights of this home. Large enough to combine both seating and dining arrangements to create an open plan living/dining area, the room itself is the perfect place to bring family and friends together or host guests for an evening. The windows span the entire length of the exterior wall, creating an almost invisible divide between the home and the phenomenal views overlooking the river. Picturesque fields of green and gold paint the landscape beyond, as boats sail idly by beneath your window. This room really is the epitome of tranquillity. We don’t expect this property to remain on the market for long, so book your viewing today by calling us directly on 01752 710966. House London (United Kingdom)
Unicorn is the only way to describe this quite unique 8-bedroom, end of terrace family home such is its splendour and the fact that it is the last undivided Georgian house of this stature in this part of London. With Blue Plaque status, this Grade II grand Georgian townhouse was built circa 1740. Carlton House is of such proportions and opulence that for the best part of a century, it was the Salisbury Club, a Conservative gentlemen's club. Set over five floors and offering well over 5,000 sq ft of living space, every part of this house has been sympathetically refurbished and turned into a modern family home. All whilst preserving many period features including fireplaces, shutters, cornicing, Mouldings and more. Entry to the property is via an original wrought iron gate which encloses a secluded garden. Portland stone step take you up to the impressive portico entrance. The front door opens onto the impressive entrance hall with classical Georgian staircase that winds its way up through the entire house. Several well-proportioned reception rooms lead off this hallway, including a double reception with dual aspect offering an abundance of natural light and views to both the front and rear productive cottage gardens. The back garden is a private, southeast-facing suntrap, doubling as both a useful outdoor entertainment/BBQ space and a productive cottage garden. Onwards to the first floor where there is a formal dining room and library as well as a simply huge kitchen/sitting room measuring over 11 meters in length and basking in natural light. The top two floors of the home contain five double bedrooms and two-family bathrooms. Notably the top floor benefits from its own kitchen/ living area. As you rise through the house, the upper floors offer unobstructed views across London. Carlton House's almost labyrinthine layout has even more to offer, including a huge two bedroom self-contained flat (with wine cellar) plus a house-keeper's apartment. There has been a clear and deep commitment to maintaining the period character of the property and features. This has not prevented seamless modernisations which includes family bathroom on all floors, solar thermal hot water, exterior wall insulation, underfloor heating, rainwater harvesting, an Eco-wood-burning stove and wood-store/potting shed, making this period house a thoroughly efficient, comfortable modern family home. In Leytonstone, East London's highly sought-after Bushwood neighbourhood, sits an impressive home. It takes a personal tour to fully comprehend and admire this house.
