House with pool and garden Saint-Michel-sur-Orge (91)
Saint-Michel-sur-Orge, close to all shops and services, 6 minutes from the RER C, near woods and walks, 15 minutes from a golf course... Property in the heart of town of approximately 205 m² comprising a house, its outbuildings, a garden and an interior courtyard with its old paving stones. The charm of an authentic millstone from the 1880s, with its unique decorations: awning, finely chiseled wrought iron railings, faience tiles on the facade with geometric patterns... A precise and well thought-out interior renovation, with the conservation of old elements (such as the carved wooden staircase), the creation of generous spaces in the living rooms (living room, kitchen, and dining room), and finally the multiplication and enlargement of the windows letting in light. Gas heating (recent Viessmann boiler) partially on the floor. Full basement including a laundry area, boiler room, workshops, storage areas... With a well, a heated indoor swimming pool, a jacuzzi under a small awning, water claims a prominent place here! Three bedrooms and a dormitory area (or games room), two shower rooms. Three toilets. Numerous storage spaces. Double garage with automatic door... Everything here is useful, logical and functional, making the home a pleasant, comfortable and charming place to live.

Villa with pool and garden Saint-Michel-sur-Orge (91)
Exclusivity. In Saint-Michel-sur-Orge, close to all shops, services and schools, 6 min walk from the RER C, 15 min from a golf course, nature in the immediate vicinity with the Bois des Roches (the "jury's favorite" prize of the 1st Trophée des Forêts d'Ile-de-France 2023) and the Coulée Verte de la Vallée de l'Orge... Recently built villa located in a quiet environment at the end of a private dead end, in a green setting and not overlooked. Inspired by both traditional and modern, with its exposed stone walls as facades, the interior courtyard and its old paving stones... but also and overall a set of very recent and high quality services. Built on a plot of more than 750 m², and developing a living area of approximately 170 m² (larger floor area), the property offers generous spaces, both inside and outside: Inside: large garage-laundry room, vast cathedral living room-lounge opening onto another dining room/kitchen area, upstairs a large corridor serving the 3 bedrooms and their bathrooms and shower room. Everything is well thought out to bring light inside: on the east side the bay window of the Anglo-Saxon style living room, on the west side the sliding bay windows overlooking the garden, the glass door on the kitchen side, upstairs a glass roof in the largest of the bedrooms, the arched windows on the gables... Outside: two west-facing terraces, one in the "pergola" style which can be accessed either from the living room or from the kitchen, the other more "cocooning" with garden furniture and barbecue facilities, but also and above all the large 12x6 swimming pool in the extension of the terraces. Equipped with a heat pump (year 2022) with underfloor heating on the ground floor supplemented by a fireplace with insert in the living room (central heating overall also supplying the upper floor), the villa enjoys an installation that is as comfortable as it is ultra-economical, the energy consumption being estimated between 790 euros and 1120 euros per year, also attesting to the very good insulation of the walls and windows (average energy price indexed on 01/10/21 including subscription). The DPE shows a B classification (97 KWH/m²/year OR 61 KWH/m²/year of final energy) and GES classified A (3 KgCO²/m²/year). Various dressing rooms and storage spaces on each floor, washbasin in the toilets... nothing is missing or lacking here, not even a cool cellar in the basement, nor a pretty well at the bottom of the garden... No work to be planned. Fees payable by the seller. Information on the risks to which this property is exposed is available on the Géorisques website: www.georisques.gouv.fr

Castle Viry-chatillon (91)
A 195 m² flat with its original decor and garden, in an 18th century chateau, 30 minutes south of Paris. Hidden from view, the chateau can be made out through an impressive wrought iron gate, which opens on to the main courtyard. The building features a classical architectural style and is aligned with the path of the sun. Some historical documents mention the 15th-century fiefdom that once extended over these grounds. Rebuilt in the 18th century, the chateau was acquired in the mid-19th century by Auguste Lamy and Cécile Kuhlmann. Auguste Lamy (1820-1878), physicist and chemist, Chevalier de la Légion d'Honneur, was instrumental in the discovery of thallium. He was also a director of the Kuhlmann industrial group established by his father-in-law Charles Frédéric Kuhlmann, founder of Crédit du Nord. The property was owned by the family until 1946. The chateau reflects the pure classical style typical of the second half of the 18th century. It comprises three storeys over a cellar. On the eastern side, the building consists of a central section flanked by two wings set at right angles. The main door, accessed via a flight of stone steps with two accesses and a wrought-iron banister, completes the overall symmetry. The entrance is surrounded by three windows on either side, two of which stand proud of the wings. The first floor, illuminated by nine openings protected by wrought iron railings, is topped by a second upper level in the roofspace featuring three domed zinc roof dormers with carved wings. The hipped slate roof features ridge finials. The western facade, overlooking the grounds, follows the same layout as the one on the street side, with one exception: the addition of a central semi-circular porch topped with pear-shaped stone balusters, which opens onto a vast lawn bordered by a variety of trees. The flat is located in the southern section of the chateau and extends over the entire ground floor and part of the first floor. It comprises two sitting rooms, three bedrooms and various other rooms awaiting conversion. The parklands at the back stretch out to an oval pool featuring a statue inspired by the sculpture of ancient Greece as the focal point of its verdant plant theatre stage. The commonhold consists of four flats and the only shared areas are the landings on the different levels and the grounds.
