House with pool Lectoure (32)

The cathedral town of Lectoure is well-known for its panoramic views from its proud position up on high. Along the northern and southern ramparts one’s eye is drawn across the sprawling countryside, for miles around. The best properties in Lectoure are those with such a magical outlook. Tucked away just a stone's throw from the bustling town centre, this elegant property boasts both a pool, garden and those much sought-after views. Behind the old wrought-iron gate the front garden is deliciously adorned with fragrant plants and bushes reminiscent of a secret curate’s garden, tucked away from sight. The neatly clipped and tended plants and bushes add to the property’s restful zen appeal. To the rear of the property there a fabulous terrace provides breathtaking views quite unlike any other in town. The front-door opens onto a spacious central hallway with high ceilings, filled with natural light which floods in through its tall windows. One particularly attractive feature throughout the property is the tall ceilings in classical 18th century style throughout. To the right of the entrance hall, a spacious double bedroom boasts the same large windows while on the left of the main front door, another generously sized bedroom overlooks a picturesque view of the garden and ancient medieval walls. The third bedroom is equally as spacious, and also has impressive views. A modern style family bathroom, complete with modern amenities, a separate WC, along with a cleverly designed laundry area, are all presented in pristine condition. A magnificent open-plan reception-room sits at the heart of the house with direct access to the kitchen and terrace. In the main living-area there are three fabulous windows that frame the distant views, adorning the room with light and a sense of space. One has the impression in this room of « floating » above the landscape. A newly fitted cosy wood-burning stove nestles in the corner adding warmth and ambiance to the room, which makes this the perfect spot to unwind on chilly winter evenings. The adjoining kitchen blends seamlessly with the living area, providing ample space in a pleasingly contemporary workspace. The « pièce de resistance » is the panoramic terrace, with its sweeping vista of the valley, with its sense of privacy and serenity - despite the property’s central location in town. This is a lovely spot indeed for a nocturnal dinner party beneath the soft glow of the stars. Both internally and externally the property boasts clean lines, abundant natural light, and timeless elegance.

The property in more detail. The entrance hall The main front door opens onto a large reception area which seamlessly links the original farmhouse and the new barn conversion into one fabulous home. The entrance hall is generous enough in size to warrant being called a room in its own right. The dividing wall, between the lobby and the kitchen hosts an impressive collection of books displayed on a bespoke bookshelf. Facing the front door we see a contemporary staircase ascending to the first floor. There is plenty of room for boots and coats, and a downstairs cloakroom. The original farmhouse Double doors lead from the reception area into a small hall with a cloakroom. The breakfast kitchen The breakfast room houses the washing machine, a second dishwasher and an electric cooker. It has a cosy farmhouse feel, place for a breakfast table and is fitted with useful storage cupboards and worktops, and is plumbed for an American style fridge freezer. This is a useful room which, together with the sitting room and en-suite bedroom creates a self-contained apartment. The sitting room The property benefits from a second reception room, currently used as a television room and study, and with a window and a door to the courtyard. This room leads directly to the master suite. This is a lovely room in the winter months, being snug and cosy with the wood-burning stove. The garage and workshop The spacious stone garage can be accessed from the utility room or from the parking area. It houses the boiler and oil tank which supply underfloor heating to the entire ground floor, with radiators throughout the first floor. The underfloor heating is zoned, allowing different areas to be heated to different temperatures, and all radiators are fitted with thermostatic valves. The garage can accommodate a tractor and a car. It has a useful very large sink and both the garage and the adjacent workshop are fitted with extensive storage and workbenches. There is a mezzanine which provides additional storage above the workshop. The garden and terraces All of the terraces have external lighting and power points, and are laid out to offer shade at any time of the day. There are several outside taps and a solar shower. All rainwater is directed into the pond, or collected in storage tanks for watering plants.

House with pool Lectoure (32)

The property There is little to be seen from the outside of the property other than its high stone walls and the solid wooden doors of its entrance, which makes our first sighting of the garden when its doors are pulled back quite special, as the dramatic view on the other side of the garden gate is quite unexpected. Our eyes are drawn along a white stone path to a stone wall at the far end of the garden, from which there is a vertiginous view over the valley to the south. In this respect, the garden has its own “ramparts”, and it is here on a sunny day we sit up on high to lunch and admire the chequered green and golden fields below, spread out in their rich tapestry. The garden is completely private and tranquil, and is surely one of the most beautiful spots for al fresco dining in Gascony. The house sits to one side of the pathway, the old barn to the other. The garden is full of ancient scented roses, with beautiful colours of baby pink contrasting perfectly with the pale leaves of the olive tree. There are flower beds bursting into life with the summer sunshine and with the dramatic backdrop of the barn. The pool is partially enclosed in a stone building, and is thus beautifully sheltered. First let’s take a look at the house. Built on two levels, each level is a separate, independent unit, allowing the property to be occupied as one single house or two completely independent appartments within the same house. One can of course choose to link the two floors via a staircase. On the upper garden level, there is a large and spacious reception-room, with an open-plan kitchen in one corner. This beautiful room has windows on three sides, with views over the valley and the garden. The view from each window is unspoilt and the recently fitted windows provide the perfect framework. Two original doors lead to a large double bedroom with an ensuite shower-room and WC. The bedroom overlooks the valley, and has an ornamental fireplace. A newly fitted wooden staircase leads to a first floor mezzanine above, which is currently used as a study. Returning to the garden once more, we descend a flight of stone steps to an enclosed courtyard below. This area holds the warm sunlight between its stone walls and is the perfect sheltered spot on a windy day, or between seasons. The lower courtyard, and the lower level of the house can also be accessed directly from the village, so that although there are two sections to this property, each has its own garden. On the ground floor we enter a beautiful kitchen with a long stone work surface and sink that runs the entire length of one wall, with views to the garden. The room has two archways, one of which opens directly onto the main reception-room, where there is a woodburning stove, the second archway opens onto an area currently as a bedroom albeit this room does not have a door. This area could also be used as an extension of the main reception-room, as a study, or second sitting-room. On the lower ground floor level, there is also a spacious shower-room. The barn This is arguably one of the most beautiful buildings we have seen at Bliss, and the barn has its own special history. During the war, members of the resistance met here, and made radio broadcasts to London from the upper section of the barn, via a radio set which was still present, and is now housed in a museum. If these old stone walls could tell a story.. we would hear their whispers long into the night. The barn is currently used for storage on both levels. We particularly love the stone steps to the upper level which run up the external wall. Although planning permission would definitely be required for a change of usage, one cannot help but imagine what an amazing project one could carry out here.

House with pool and terrace Lectoure (32)

Tucked away in a tranquil corner of Lectoure, with a large garden and pool, this property is within walking (or cycling) distance of the high street, with its many eclectic shops, restaurants and antique stores for which the town is now so well known. The property is in a quiet location, surrounded by its own parkland, although it should be noted that being situated on the outskirts of Lectoure some buildings of the industrial kind (quiet and obtrusive) can be discerned over the tree-tops. The view is predominantly of the garden itself and there are some impressive trees; including a majestic willow tree that graces the lawns. The property is clearly a product of the mid-century and as such is spacious and solid. The perfect home for a large family. The property is built on 2 levels : one on the garden and pool level. The other with access to a fabulous elevated terrasse. Castle Lectoure (32)

Constructed in the 15th century and redesigned in the 17th this sumptuous château was designed in the style of the Italian Renaissance. In the North of the Gers it is located a short drive away from the popular market towns of Lectoure, Fleurance and St Clar. Situated in a quiet location, down a tranquil country lane, and far from the main road, the property offers over 7 hectares of glorious parkland and an abundance of trees. The property is entirely private being both hedged and gated, with a small stream bordering the land at the bottom. The main body of the château comprises eight bedrooms, and a vast main reception/dining-room, and first floor library/reception-room. With a separate guest house. The flamboyant Italian-style first floor “loggia” – with its covered terrace and arcades overlooking the tranquil gardens is an absolute delight. With a paved pool area, 2 dovecotes, and a vast 170m2 hangar the garden is full of interest with a vast array of mature trees, roses and bushes and an orchard. This property provides a peaceful sanctuary from the world, in a location that is unique, being utterly private, and yet in the located heart of one of the most sought-after areas of SW France. Let’s look in more detail … The local area, the parkland, gardens, and outbuildings The drive by car to the property is as pleasant one. With easy access to the local market towns of Lectoure and Fleurance the property is tranquil yet easily accessible. The TGV line to Paris in Agen is under an hour away, and Toulouse international airport, just over an hour. As we leave the market towns behind, the countryside is rich and peaceful, with small country lanes cutting through emerald, green fields, where in the summer crops of sunflowers or wheat grow in an area fondly known as French Tuscany. If Gascony is the Tuscany of France, then this property offers all the joys of Renaissance Italy. Designed in pure Italian style, the property was built by a rich noble family in the 15th century. From the outside very little can be seen, as a thick natural hedge encircles the perimeter of the land. The entrance to the property is enclosed by two fine wrought-iron gates, both of which are in perfect keeping with the château and marking the entrance in style. The château is located at the end of a quiet lane that opens out onto fields, so one is not troubled by any passing traffic. The occasional hare or deer, perhaps. We enter from the side gate to the main entrance, with a view of a splendid pigeonnier or dovecote to our right. The pool nestles beside the first of the two dovecotes and is sheltered by rose-covered walls. There is a water-well with a decorative wrought iron frame on the top. Always ideal to have a source of water on the land, to keep the lovely gardens fresh and green; not forgetting the small river that runs along the bottom field. There are over seven hectares of land in total, ensuring utmost tranquility for anyone residing here. Of those seven hectares the land around the gardens, and the guest house, comprises an orchard (to the front of the guest house) neatly mown lawns, and mature trees. There is an ornamental row of topiary, and a small river at the bottom of the land. The gardens feel rich and bucolic. In an area known for its scorching hot summers, there is a freshness to the parkland, shaded by ancient boughs of the trees. The ambience here is one of lush greenery. As we turn around the chateau to the rear gardens, we catch our first glimpse of the fantastic loggia, a covered terrace with arches running the full length of the property which is purely Italian Renaissance in style; joyous and romantic with its impressive corner pavillions. The main master bedroom opens onto the loggia, offering a morning view over the gardens; a sure promise that one’s day will begin on a note of beauty and tranquility. The Chateau has a joie de vivre which one might not expect from a Medieval building. It is warm and welcoming from the outside with its mellow golden walls catching the last of the autumn sunshine. Let’s open the grand entrance door, and step inside… The main entrance to the chateau is paved in stone with a wooden staircase to the first floor. As one would expect the entrance is formal and is divided into two distinct sections with the original wooden front door at the entrance, and at the end of the hallway a second door, with the intelligent addition of a glass door that allows the light to flood into the hallway, in a way which is not traditionally medieval but certainly delightful for modern living, where one’s instinct is to let the sunshine in, and to keep the warmth inside. From the central hallway, we take a brief look at a large room which has not been restored for any other purpose than storage, but with a large opening at the far end, in a room which is interesting in so far as it is of similar size to the main reception room, and certainly offers possibilities for further development of the property’s habitable area, planning permissions permitting. The main reception/dining-room is a fantastic space for entertainment. With its quirky vaults the room is divided into two distinct sections. The first part of the room (from the central hallway) has a lovely stone fireplace where the family gather. The perfect place for a winter or Christmas gathering. The second part of the room is used as a dining-area. There are large windows to the gardens in both the reception and dining areas. At the far end of the room, a doorway leads into a tower area, with a pleasantly Medieval feel to it, where there is a downstairs cloakroom and lavatory. The kitchen sits a little way apart from the dining-room, for ease, and has recently been completely refurbished. This is a warm and inviting room, with ample space for a breakfast table, and tasteful modern units. From the kitchen a doorway opens onto the loggia. This utterly charming terrace offers views onto the gardens from between the arches and is a delightful place to sit in the shade on a scorching hot summer’s day. Upstairs There are two wings to the first floor, set from a central staircase. Two of the bathrooms are built into the quirky corner pavilion towers. The master bedroom and the study both open onto the charming loggia. From the master bedroom you can steal a view of the morning from between the arcades of the first-floor loggia, take coffee outside on a warm private terrace area, or fall back to sleep watching the light muslin curtains flutter between the arches. This is a room in which the imagination can take flight! Also on the first floor, there is a deliciously private library, which is provides a tranquil retreat from the downstairs reception-rooms. With its rows of bookshelves, and cinema area, this is a lovely private room, where the owners can escape when the house is full of guests. One of the upstairs bedrooms is currently used as a private study but could also be used as an extra bedroom. With a total of eight bedrooms and four bathrooms on the two upstairs wings of the house, we note that each room is blessed with high volumes, tall windows, far-reaching views and many period features which have been preserved. The current owners have carried out an extensive scheme of works since they first moved in, and a vast majority of all the rooms have been recently redecorated or refurbished. The kitchen is brand new. The oil fuel boiler has just been replaced and we have noted the clever installation of the thick glass doors on the lower level that ensure the spacious ground-floor living area is snug throughout the winter months. This property is now welcoming throughout all four seasons and is in an excellent state of repair. The gardens are also immaculate and must work has been carried out to regain parts of the plot that had become overgrown. The Guest House With two bedrooms, a central reception room/kitchen and bathroom, the guest house is set well apart from the house, by the orchard, and is a decided advantage to this property either for lettings or for family and friends. Safe & Secure The property is equipped with an alarm linked to a video surveillance system which detects all movement in the property.

Property with pool Lectoure (32)

The approach to the property The property is hidden behind pretty stone walls, attractive wrought iron gates, and a canopy of mature trees, including some lovely mature Cyprus trees. The garden is full of roses and peonies and on the day of our visit is bursting with blossom. Beyond the pool and gardens, landscaped on two levels, our eyes are drawn across miles of countryside to the south. The vista from the property is lovely, from both the pretty gardens around the house and the valley beyond. The house : the ground floor The old wooden door, with its characterful “hand-shaped” door-knocker, opens onto a traditional Gascon hallway with a terracotta floor tile. The hallway runs the full length of the property. The kitchen With a door both to the main hallway and the side gardens and path to the pool, the kitchen is spacious enough to incorporate a dining-room table and chairs and also boasts a beautiful open fire-place, a characterful spot for a winter’s supper. The kitchen is divided into two area by a half wall, and has a pretty decorative chimney breast built with old terracotta tiles. The downstairs study/ bedroom/ WC A spacious area on the ground floor provides room for a downstairs study and bedroom, with a WC. The main reception room This pleasant symmetrical room has a pretty fireplace with a wood-burning stove and a lovely classical plasterwork surround. There are two spacious cupboards with shelves to each side of the fireplace. The floor is lain with terracotta tiles. The Dining-Room The dining room is of a similar size to the main reception room and also boasts a fireplace. In addition room houses a contemporary staircase to the first floor. The First Floor The first floor of the property provides a surprising amount of space. The first floor reception-room The stairway leads to an open plan area which is currently dressed with sofas and chairs and used as a games’ and reading room. This area has exposed oak beams running across the ceiling and has the “feel” of a cosy “den” or central communal space shared by the occupants of the other bedrooms. The first floor “cinema room” A doorway opens from the central reception area to a surprising space. There is evidence from the newly fitted (but not yet painted) plasterboard ceiling that there were plans to concert this room into a large master bedroom with a dressing-room at one end. (NB: “a change of usage” permit may be required to convert this area above the barn into extra bedrooms). Currently this room is used as a “home-cinema” room. The bedrooms Dotted around the central reception area of the first floor, there are three good-sized bedrooms. As this property was originally built in the style of a Chartreuse, the rooms have been added and built around exposed oak beams with low windows on ground floor level. The ambience in all three of these spacious rooms is one of cosy rusticity. The bathroom The upstairs bedrooms all share a family bathroom (with a bath-tub) and separate WC.

Property with pool Lectoure (32)

This is an utterly private property since the main house cannot be seen from the lane below. Climbing upwards we leave the car in a parking area carved out of the hillside, and continue are pathway up. The property is bordered by an adjacent barn (containing a workshop, laundry room and boiler room as well as a storage area for logs) with a non-adjacent barn opposite which has been converted into a first floor atelier or loft area. The old farm house sits at the far end of the plot. The garden is immediately welcoming being planted with frothy romantic shrubs perfectly in harmony with this rural idyll. We enter the main reception room. With its high ceilings and gigantic modern rectangular window frame against the far wall, through which we are afforded a view of the wild poppies and daisies on the other side of the glass as they dance in a gentle breeze in the gardens at the side. The main reception room is elegant and spacious with an open- fireplace promising cosy winter nights in. The high ceilings and beams are a reminder that this space was once an ancient barn tagged onto a small farmhouse before its conversion some years ago. The main reception room opens onto the kitchen. With a quirky tiled floor where one can spot the occasional ceramic lizard depicted in the tiles, the floor adds a jolly note to an otherwise timelessly elegant room. The kitchen is simple and tasteful. Natural woods and materials have been chosen in keeping with the period of the property and the room is harmonious and gentle on the eye. With plenty of space for entertaining around a large table, one can choose whether to receive dinner guests in the main reception room or the kitchen. A small handcrafted flight of wooden steps leads to an inner hallway with an arched entrance (a quirky almost Moresque detail) which leads to the only cloakroom/WC in the property, besides which sits the bathroom with its incredible views onto the farmer’s field. With a window frame worthy of a main reception room it is possible to shower with views to the field beyond. When the large rectangular window is pulled back, there is an impression of « showering outdoors ». With an elegantly curved wash basin and a walk-in shower this is a fantastic space. There are two bedrooms on the same level as the bathroom. One overlooks the field behind (with the same view as the bathroom). The second bedroom overlooks the front of the property and the barn opposite (with its first floor loft/ entertaining space). The second bedroom benefits from a dressing-room. From the internal hallway a flight of wooden stairs leads up to the third bedroom beneath the eaves. This bedroom shares the same family bathroom as the first two bedrooms. This property is blessed with numerous outbuildings, all of which have been restored and lend much charm to the property. The pool was christened for the first time this summer and blends perfectly into the garden resembling a water feature more than a traditional pool. The current owners explained to us how it was important for them to blend the pool into the landscape without perturbing their bucolic surroundings.

In addition to this relaxing and private upstairs living-area, there are three comfortable bedrooms, one of which has its own dressing-room and private It has a private shower room with wc and another with a large storage cupboard. The property also has a storage area, and a covered area linking the house and artist’s studio.

Property with pool Eauze (32)

In a word, this property is all about the VIEWS. Built in a raised position and dominating the landscape, this imposing country home is positioned to admire the sweep of fields and woodland. The mellow stone walls embrace the sunsets and as is clear from the photographs that illustrate this advert, provide an ever-changing tableau of colour. The skies up here are vast. The owner shares a collection of photographs from over the years. Each one depicts a different and dramatic sunset, the colours never quite the same, all with vibrant flashes of pink, oranges, purple and red. There is a wild timelessness about this view, as it stretches far into the distance without the interruption or another house or building. Sitting on the gravel terrace and looking down at the sweep of the valley, there is a sensation of being on the rim of the world. The beloved country estate of the same family for many years, the property was a retreat to which the owner could invite friends from Paris, principally to party, and in later years to live full-time. This property was the dream of one man, who like the Great Gatsby, developed his home around his own desire for comfort, space, luxury and amusement. The rooms are vast. If you like to spread out, there isn’t a risk of ever feeling cramped here. There are some quirky remnants, the vestiges of another world. This is possibly the only property you will ever find with two 1970s bathtubs in one bathroom, positioned to view a TV screen, and with place for the bottle of Champagne. The property does not take itself too seriously, except in the serious business of space and fun. The walls are full of pictures of parties held there, and interesting people who came to feast and dance. As with all properties that are firmly rooted in another time, and place, it is fixed in time, and with regards to the bathrooms, and carpets, new owners will need to rip away the décor of the 1970s, the personality of the previous owners, and expose the bare bones of the property. The bones are good. The rooms are vast, and the property designed around a central courtyard and a long internal gallery. Some of the rooms have a more traditional feel than others, with fine terracotta floor tiles, and stone walls. Other rooms will most likely want to shed their carpets and cladding. There is a mix of styles; traditional Gascon manor house, Spanish villa, or perhaps in parts something slightly Moresque about the woodwork and the detail of the fret work. A second much older cottage sits at the entrance of the property, far removed from the main house, and provides perfect guest accommodation, or home for a guardian. Let’s begin our tour with a look at the main house The formal entrance to the property opens onto a large gallery hallway which in turn opens onto a central courtyard. The family prefer to use the kitchen entrance daily. The Kitchen The kitchen is the heart of the house, divided into three separate zones, this large and spacious room has a breakfast table, a formal dining area, and has a cosy workspace at the far end with an oven range and ceramic tiles. If you were to ask which part of the house is the most traditional, then without a doubt it is the kitchen. With thick oak beams running across the ceiling, a decorative stone sink, and a choice of traditional fixtures and fittings, this is a Gascon kitchen worthy of any French country home. Currently filled with a lifetime of bits and pieces, there is nothing minimalistic about this room, by any stretch of the imagination, and yet it still manages to feel spacious. The kitchen opens in turn both onto the internal hallway to the formal entrance and to the central reception room. This vast living space, with its fireplace, has views to the gardens through tall French windows along the full length of the room. This is a tremendous space in which to party or sit by the fire in a smaller committee. It is a family living space, incorporating an occasional study desk, and various sitting areas. In summer the windows are thrown open to the terrace, and to the fabulous view towards the vast stretch of horizon and the woodland beyond. Besides the main reception room, there is a second study or library, which in turns opens out to a downstairs bedroom and bathroom. The master suite encompasses a huge amount of surface area, with the infamous bathroom, which is spacious enough to dance in, not to mention its two bathtubs… The master bedroom is equally generous in size. Future occupants to the property might wish to rethink how the rooms are used. There is certainly more than enough space to play around with. The master bathroom could perhaps become a bedroom with an ensuite. It is certainly spacious enough. The property was designed so that the sleeping accommodation is almost entirely reserved for Monsieur and Madame, with guests retiring to the cottage at the bottom of the garden. All rooms are on the ground floor. There are no stairs; each room flowing to the next in circular fashion around a central terrace, like a Riyad. There is a guest cloak room behind a decorative wooden door in the main hallway. The Guest Accommodation At the entrance to the cottage, there is a large guest cottage, with a kitchen, living room, three bedrooms and two bathrooms. This cottage was once the original building on the plot and is rustic in style with much smaller rooms, steps and stairs between levels and a quirky layout. The Pool There is a swimming pool and an outbuilding for storage next to the pool, with a covered terrace for summer dining. The pool has not been used recently and will need to be filled again and put back into service. There are lovely views from the pool and it sits at a good distance from the main house.
