Versailles attracts the English as well as Parisians looking for peace and luxury.

The former royal town is a favourite for families, with its park and magnificent Château, its many green areas and schools of high repute, such as the École nationale supérieure d’architecture. “Versailles, explains Christian Patry, managing director of Espace Trianon, is both full of history yet dynamic, with a welcoming environment where it is pleasant to live, study, work, and relax. Many expatriates come and settle down here and the English and Americans are increasingly interested in Versailles properties.

” The fine apartments and town houses in the Notre-Dame and the hôtels particuliers all fit naturally into this unique setting, especially in the Ermitage neighbourhood opposite the Château’s park. “This sector is considered the quietest in town,” says Christian Patry.

“Exceptional properties are much in demand, but they are still very rare. For example, there are only a dozen or so hôtels particuliers with a view over the park. Which means that prices stay high.” For example, a luxuriously appointed hôtel particulier of 460 sq. m. with 600 sq. m. of garden sold for €2.65 million.

And an 18th-century apartment of 220 sq. m. for six rooms went for €1.35 million.

“In this sector, the search criteria usually focus on how close a place is to the Château and schools, and the amount of space outside,” says Christian Patry. “A hôtel particulier, must have a garden of around 1,000 sq. m.”

Outside areas must come with quality extras, such as this 160 sq. m. prestige apartment in the Carré des prés with a balcony and no facing properties right in the centre of Versailles, which sold for €1.36 million.
