Bastide Iesi (Italy)

When you think of a farmhouse in the nature, surrounded by rolling hills, a variety of tree species, in an unspoilt location, then you are probably thinking of something like this. This farmhouse is positioned in one of the most scenic locations in region Marche, surrounded by rolling hills and olive groves. Completely rebuilt from scratch in 2002 to make it a holiday residence, this traditional farmhouse offers guests the privilege of living a unique experience. The House The main building features for the façade a match of original bricks and plaster. The total area of the building is 350 sq.m. over 3 floors for a total of 7 bedrooms and 6 bathrooms. Ground Floor: The ground floor is characterised by a number of French-windows, which allow people to move easily from each room of the house out to the garden. The living area features two big and bright rooms, connected via 3 squared arches, that mirror 3 small windows – all in a perfect geometry. Three steps lead up to a corridor, which connects to the 3 spacious double bedrooms, all with en-suite bathroom. On the same floor there are also a guest bathroom, as well as a useful laundry room. This floor is mainly used as an accommodation area, with the guests’ bedrooms, while the living areas are used as breakfast room and sitting area. First Floor: Thanks to the external staircase – in addition to the internal staircase – the first floor is completely independent, thus used as the private area for the owners. Here a Boffi, fully-equipped kitchen is set and the dining/relaxing area overlooks the marchigiano rolling hills. On the two opposite sides of the living area, you can find 4 private bedrooms, two of which with a mezzanine, which can lodge additional beds. For these 4 bedrooms, there are 2 bathrooms. Second Floor: Occupied by the mezzanines quoted above. Being rebuilt from scratch, this house gives the privilege of living inside an old, traditional shell with all modern comforts: as a matter of facts, the house was rebuilt over 30 poles, thus making it super solid, especially against earthquakes. The foundations are ventilated, to avoid damp problems; the roof is insulated, thus keeping a constant temperature in the house. Last but not least, a 3kW photovoltaic system provides clean energy to the house. The Garden The farmhouse is surrounded by a mature garden of 4.000 sq.m. with 90 olive trees, which produce – according to the season – around 200 kg of organic olive oil. Thanks to its position, from all sides you can enjoy lovely views over the rolling hills. Same for the windows on the upper floor. Building a pool is possible. The Location The location of this farmhouse is what mainly made the current owners fall in love with it. In fact, although not on the top of a hill, the valley opens completely in front of the house, revealing the gentle multicolour hills typical of region Marche: as a matter of facts, according to the season and the type of cultivation, the colours here change continuously. The other great advantage is that, despite being immersed in the gentle and immaculate Marche countryside, in just 10 minutes you can reach Jesi, which is one of the largest towns in the province of Ancona, where you can find all kinds of services, as well as delicious restaurants. Jesi is popular for being the birthplace of Frederick II of Swabia, with a strong cultural connotation (there are many museums and events in town) and for its strategic position halfway between the sea and the mountains. EPC Rating: D Energy Performance Index (IPE): 148,07 kwh/sq.m.*year Why Buy It This farmhouse gives you freedom: freedom to go and live there immediately with your family and then decide if you want to start a B&B business. Or the opposite, of course! In fact, this farmhouse – thanks to its internal layout – allows you to use it both as a family home and as a B&B with a private area for the owners: the external staircase gives reserved access to the owners on the upper floor, while guests can always enjoy their privacy on the ground floor. The construction of a swimming pool will make the farmhouse even more attractive, especially for tourists coming from outside Italy. Bastide Cupramontana (Italy)

In one of the most beautiful areas of the Marche Region, amongst the protected area of the Colli Esini that surrounds the medieval village of Cupramontana, there sits a unique property of a former farmhouse and annex that have been completely rebuilt and renovated. These two buildings are joined by a courtyard and the land also includes ruins of another farmhouse. The house with its annex focus the viewer’s attention on all the architectural details and arrangements that complete the property. Unique contemporary architecture was born from the successful collaboration between the excellent taste and aesthetic sense of the owners and the high professional expertise of local architect Silvia Brocchini. The residential buildings take on the appearance of a small village resulting from the meticulous renovation that transformed the volumes, once the ruins of a rural building, into a prestigious home that won the “InArchitettura 2020” award for Best Renovation in the Marche. Set like a gem within the beautiful, natural environment, the dwellings adapt perfectly to the terrain, integrating into the surrounding landscape and following the natural course of the gentle slopes. Arriving at the property, a parking area excludes the view of cars and introduces via stairs and small terraced areas expertly planted with local aromatic plants and centuries-old olive trees. The simple garden beautifully recalls the monastic design of the Hortus Conclusus with the perimeter walls replaced by infinite views towards the horizons. Avoiding any limitation, the eye takes great pleasure in the spectacular panorama of the Colli Esini that surrounds the property. The dwellings stand on their own land of just over one hectare. Apart from the garden, the rest of the land is left to agricultural cultivation, typical of the area with a splendid olive grove, some fruit trees and arable land. All around the views sweep over the villages perched on ridges and a succession of agricultural plots with vineyards, resulting in an infinite patchwork of shapes and colors stretching as far as the visible Adriatic Sea. The demolition and reconstruction of the house and its annex were carried out by local artisans between 2016 and 2018. The architect and the owners wanted, as far as possible, to maintain the harmony of the original building by reusing the materials. The patina of antiquity is not lost despite the use of most modern materials and technologies. The renovation was done in accordance with the laws on urban planning with the most current construction techniques aimed at promoting anti-seismic resistance. The exterior and interior appear clean, elegant, and sober, all denoting a rare yet sophisticated simplicity of living. The result is nothing short of exciting. Both buildings are developed on two floors with split levels. The main residence occupies an area of 142 square meters, net (200 gross sqm), distributed inside as follows: entrance hallway that via a small flight of stairs leads to the kitchen, dining room and adjoining living room, these same rooms can also be reached directly from the garden through sliding French windows. From the living room the large window leads to the solarium patio below; on this same floor is a guest bathroom and technical rooms with laundry. Below the solarium terrace there is a comfortable storage room and garden tool shed. From the entrance / hallway, the internal staircase leads to the upper floor where there is ample space for the master area consisting of a bedroom with a small private study, a walk in and out wardrobe and a bathroom with tub and separate shower area. On this floor but at a slightly higher staggered level, always following the course of the ground, reachable both from the same internal staircase and directly from the outside, therefore potentially autonomous, is a large studio apartment that can accommodate a second bedroom with a predisposed chimney for fireplace and an inserted washbasin. In the nearby second building, rebuilt on two floors, occupies a net area of approx. 32,5 square meters, net (45 sqm. gross), a beautiful studio is situated on the first floor and has been created with a magnificent view and entrance from the garden. On the lower floor is a bedroom with shower and a separate lavatory. This floor gives guests privacy from the main building. Adjacent is an outdoor shower and a small area with fixed table and bench made of stone, ancient terracotta, and exposed polished concrete. The interiors of the buildings consist of clean lines, resulting in a bright and ethereal living environment. The white color, the powder-colored resin floors, the natural sandstone, and the use of oak, create a natural atmosphere that unifies the various levels. Particular attention was given to the design of the openings of different sizes that offer emotional views to the outside as a succession of landscape works of art. In the kitchen, a small original splayed window frames the 12th century abbey of Beato Angelo. Even the roof assumes a leading role in this design and construction: inside the structure that fulfills the dual structural and aesthetic purpose made with lamellar beams, trusses, and ancient terracotta tiles. The external original tiles, act as gutters, conveying the rainwater to a sophisticated and ingenious way that is invisible from the outside. Much of the furniture was custom built so that the interiors were homogenous in colors and materials and that the spaces were exploited to the maximum with walls and small storage compartments. The travertine slab stands out above all, a single slab creating the kitchen island. Even the design of the garden has not been left to chance. It has been wisely designed by creating green spaces alternating with the convivial and relaxation areas whose position opens to different exposures and orientations at different times of day and night. Between the buildings a small square has been created where a table with concrete benches hint to the modernity of the work. All the works were made by local artisans. The house and its annex are equipped with all essential and basic services such as connection to the water and electricity service. Underfloor heating installed with a gas-fired radiant system. The property is also connected with WiFi and features built-in sound system and a hidden large projection screen for home cinema. A short distance from the house and as part of the property, there is the ruin of another rural building which could be rebuilt to accommodate additional living space if desired. It would also be possible to build a swimming pool. The property is only 5 minutes from the center of Cupramontana in the Province of Ancona. Easily reached is the main route SS76 Rome-Ancona which leads to the nearby Ancona – Falconara airport in 30 minutes and then to the Adriatic Sea. Originally built as a rural house, in 2010 it was completely renovated, following modern design concepts. This place has two faces: the first is the more quiet and sincere, connected to the rural atmosphere given by centuries-old olive trees, while the second is the stylish one that makes this villa engaging for tenants. The Villa This modern home offers approximately 340 sq.m. of luxurious accommodation arranged over 3 floors: Ground Floor: From the entrance, you access an ample space that accommodates the kitchen, a dining area and the living room. The real beauty of this space is given by the 2 big windows, triple glazed, the let plenty of light get into the house and at the same time, you can sit down on the sofa while enjoying the view of the garden. To the left of the entry door, you have a fully equipped, open-plan kitchen with up-to-date appliances. A countertop with stove separates the cooking area from the dining area. Here, a stylish dining table is situated in front of an enormous window that gazes towards the swimming pool in the garden. To the right of the entry door, you find a modern sitting area that provides the perfect space to enjoy a drink with your friends in an avant-garde atmosphere. Here, you find the second gigantic window with view on the garden, and on the swimming pool. This space also provides a small bathroom with purple bathroom fixture, and flower decorations painted on the wall, giving the proper touch of whimsy to this elegant and harmonious ambience. In front of the entry door, a hallway leads you to a double bedroom with a green wardrobe and a colorful pendant lamp, which create an interesting contrast with the elegant gray flooring. This room also enjoys an en-suite bathroom that provides a wonderful tub with glass panels. On the same area, there are two double bedrooms, both of them creating a delicate, elegant counterplay of gray and white with the flooring, walls, and furniture. These bedrooms share one bathroom, which adds a little touch of color by providing red bathroom fixtures, and a shower. First Floor: The first floor is accessible via a staircase that leads you to a good-sized space with gable ceiling. At the moment, it is used as a playroom for kids, but you can decide to turn it into an additional living room and create a loft, since there are a triple and a double bedroom, plus a bathroom with shower. A spare room is perfect as a big storage. Basement: The basement is used as an entertainment room, providing a ping pong table, a pool table, and darts. Of course, you can decide to put whatever you like in this space. For example, you can install a powerful hi-fi system and a big screen to create your personal home cinema, as well as some arcades. Your fantasy is the only limit. In the basement, you also find a laundry room, utility room, and a 70 sq.m. garage. Moreover, you can have the possibility to create a private SPA here, since the owner has already applied for a permission to the municipality. The house enjoys an underfloor heating and cooling system, to guarantee a perfect temperature all year around. The Garden The fully fenced garden around the property measures 6.950 sq.m., and it has automatic irrigation system powered by a water tank for the collection of rainwater. An external lighting system creates a lovely atmosphere at night. In addition, 25 centuries-old olive trees embellish the garden, also producing supreme olive oil. Adjacent to the villa, you find a portico and a gazebo where you can organize al-fresco dinners. Then, a few steps ahead, there’s the magnificent 11×5,5 swimming pool with salt system. Around the pool, the paved poolside patio with sun loungers, and another gazebo will let you enjoy your time by the pool. Here, you can unwind, forget about the external world, enjoy a drink, read a book, or do whatever makes you feel great. When you are ready, the refreshing, sky-blue water will be waiting for you. Further flagship of this amazing pool: home automation allows you to control lights, water pumps, and salt levels via an app on your smartphone. The Location This splendid villa in Le Marche distances only 3 minutes (on foot) from the small village of Grottaccia, where you can find a supermarket, bar, bookstall, hairdresser etc. If you need something else, you can quickly reach Cingoli in about 10 minutes, which is also known as the balcony of Le Marche. Near this village, you also find a big water park (12 minutes by car), and the Lake of Cingoli (25 minutes), where you can fish, canoe, and swim. Cupramontana is close by: it is known for the production of Verdicchio dei Castelli di Jesi (a fantastic and well-known white wine), and for the wine festival which is held yearly in October. Other interesting medieval villages are Macerata (20 minutes), where you find the Sferisterio (a famous open-air theatre where Andrea Bocelli performed in 2021); and Apiro (30 minutes), where you find another water park and the Abbey of Sant’Urbano. Eventually, you should definitely pay a visit to the picturesque village of Elcito (33 minutes), which is a small medieval village, located on an elevated position (821 m.). Villa with pool and garden Fossombrone (Italy)

This luxurious villa is an incredibly special 5-bedroom family house offering 555 sq.m. of beautifully presented and extensive accommodation over three floors right in the heart of the marchigiano rolling hills. The current owners carried out a significant restoration to both the house and gardens to create a sensational family home which very much has the feel of a grand country house that benefits from all comforts you can imagine, including a panoramic infinity pool, a SPA with internal pool, sauna and Turkish bath and home cinema. The Villa This stunning villa was completely rebuilt from scratch over 4 years, between 2015 and 2019. The best professionals and artisans were appointed in order to be sure of the high standards and final result. Thanks to this kind of approach, it was possible to get a brand new home, with all modern comforts and appliances, inside a traditional shell, which respected the local rural tradition. The area of the villa covers about 555 sq.m. over 3 floors divided as follows: Ground Floor: From the main entrance, you get into the amazing 100 sq.m. living room with modern fireplace. This is the perfect place for your gets-together with family and friends. Three French windows grant plenty of light and direct exit out to the garden, so you can easily reach the pool area and other spots of the garden, including the brand new orangerie. The living room is directly connected to the substantial bespoke kitchen/dining room designed and built by Boffi with a retractable fan by Gutmann and all the best appliances. One of the main features of this room is the 4 meters high ceiling, that gives a sense of draughtiness. From the kitchen you can get out to the garden or to the terraced area, to enjoy amazing breakfasts with views under the gazebo. On this floor there’s also a useful wardrobe as well as a guest bathroom. Last but not least, with independent access, the guardian’s apartment measures about 50 sq.m. and it is composed of an open-plan kitchen/dining room, double bedroom and bathroom. This apartment is finished with the same high standards as for the main villa. First Floor: The first floor is accessible either via a wooden staircase or internal lift, which connects all the 3 floors of the villa, thus making the house easily accessible also for disabled people. On this floor you can find a reading room, which can be also used as a guest bedroom, 3 large bedrooms, 2 bathrooms with shower (one accessible for disabled) and an outstanding 50 sq.m. master bedroom with walk-in wardrobe and en-suite bathroom. The whole floor features double height ceilings and from all bedrooms you can enjoy amazing and relaxing views over the rolling hills of region Marche. Basement: The basement is a masterpiece of technology, relaxation and entertainment. The rest of the basement is occupied by a 77 sq.m. garage for several cars, technical rooms, laundry room and storage area. Externally, the whole floor is surrounded by a sort of open-air corridor, 2m large, which works as an air-shaft to prevent from problems with humidity and damp, thus improving the insulation of the house. This outstanding villa in Marche is the archetype of perfection: by a structural point of view it’s very solid, completely insulated to guarantee the perfect temperature all year around. The house is provided with underfloor heating, cooling and forced air circulation systems to give clear air also with closed windows, independent controls for each room, home automation system, photovoltaic system and much more, that you’ll be happy to discover yourself step by step. From an aesthetic point of view, the choice was very intelligent: a neutral color palette was chosen, selecting shades of gray, white and beige. This choice, in addition to making all the rooms very relaxing, allows you to combine any style of furniture. All rooms, especially on the ground floor are very bright; the numerous windows let plenty of natural light enter the rooms and the glare of the sunlight on the white walls makes the rooms even brighter. The Orangerie Very recently a fully glazed orangerie of ca. 95 sq.m. has been built on the east side of the villa. It is an amazing glazed room, equipped with kitchen and sitting area, which will allow you to feel like you’re sitting out in the garden, while you are comfortably in a cozy and warm room. In the summer, the electric cover will let you enjoy the same place in a different condition, with the sunlight entering directly into the orangerie. The Outbuilding The property also enjoys a useful 20 sq.m. outbuilding with storage space and original bread oven, where you can cook excellent bread or pizza. Its position close to the pool area, makes it perfect for pizza parties by the pool. The Land The property is surrounded by 1 hectare of mature garden with automatic irrigation system. The grounds have been beautifully laid out to provide both formal and informal areas and include a wonderful belvedere to enjoy long views down the garden and over the multicoloured rolling hills of Le Marche. The 30cm long step, is perfect if you’d like to chill a little bit without swimming, while the water blade will give you a neck massage. The area off the pool is planted with olive trees to get your own organic olive oil, fruit trees and century-old oaks. A lovely vegetable garden has been created, so you can pick and eat good quality vegetables. Last but not least, an area of the land has been arranged as a helicopter landing pad, if you don’t like to travel by car and for faster transfers. From all corners of the garden, the views are amazing, unspoilt and very deep over the countryside of region Marche. The Location The property is located in the very heart of the countryside in the province of Pesaro. The location is extremely quiet and private but not isolated. Property with pool and garden Apiro (Italy)

This beautiful estate is composed of 2 stone-built farmhouses, a swimming pool and over 1 hectare of land. The location is near the attractive town of Apiro, inside a small village, composed of other typical marchigiano farmhouses. The Main Building Just a few years back the property was totally refurbished including anti-seismic systems, to a high standard and in keeping with the original country farmhouses of region Marche. This house offers comfortable accommodation over two floors, including 3 large double bedrooms and 2 bathrooms. For this building they wanted to give a more traditional imprint, as can be seen from the terracotta floors, wooden beams and furniture that recalls the Marche tradition. Developing over 195 sq.m., the house is arranged as follows: Ground Floor: The ground floor offers ample open spaces full of daylight. The fully equipped kitchen is very traditional and spacious and houses a table for everyday meals. Adjacent there is a large room, with a long table: this room is the perfect dining room, to accommodate up to 15 people. The sitting area features a fully functional fireplace, and a French window directly connected to the garden. A hallway leads to the guest bathroom and to a room that can also be accessed from the garden, where the oven for cooking pizza, bread and other Marche delicacies is housed. First Floor: The first floor is accessed via a comfortable internal staircase, and also from an external staircase, typical of country houses. The landing is a lovely sitting room, that connects to the three double bedrooms – all with mezzanines – and a bathroom. From all bedrooms, you can enjoy nice views over the countryside or Monte San Vicino. Both buildings were refurbished in 2010 to the highest construction standards. Also the materials used for the finishes are of the best quality, such as terracotta floors, fixtures and furnishings. The Annexes The second building, is opposed to the first in terms of style, as it was restored in a much more modern way: floorings resembling concrete, iron, glass – all set against wood, added to give a touch of warmth. The huge windows offer a view of the countryside and Monte San Vicino that is unparalleled. This building measures about 135 sq.m. on 3 floors: Ground Floor: The ground floor is composed of a kitchen, a bathroom with shower and sauna, and a superb open-plan living/dining room with views over the garden and the swimming pool. Thanks to the very big French windows, plenty of natural light is guaranteed all day. First Floor: The first floor accommodates a very spacious double bedroom and a bathroom. Also on this floor, big windows have been created, as to guarantee superb views of the untouched countryside and Monte San Vicino. Attic: This is the attic, where you can store all your personal belongings, that you don’t use all the year around. By the way, being so perfectly refurbished, it may also be a magic play room for kids. All floors are connected via an internal staircase, built matching iron and glass, making this part quite futuristic. The Garage The second annex is underground, accessed from the pool area, and it’s a garage and storage of circa 95 sq.m. The Land The land includes a swimming pool 10 x 5 mt and over 1 hectare of land, partly fenced. The agricultural land includes a number of olive trees, so you can produce organic olive oil for your family consumption. The Location The location of the house is quite unique: being part of an old, bigger country estate, the property is surrounded by agricultural land and quiet nature. At the same time, there are other buildings close by. Only one is currently used (for summer holiday rentals only), the others are partly restored and empty. The house is located just 3 kms from Apiro, considered one of the most charming towns in Le Marche, across the provinces of Macerata and Ancona. This makes it very easy to get to some of the nicest and attractive towns in Marche, as Senigallia, Ancona, Macerata, Cingoli and many others. Its position set back from the sea makes it the perfect place for nature lovers: Lake Castreccioni is just 6 kms away, as well as many nature trails for hiking lovers. EPC: Ordered Why Buy It While restoring it as a family home with dependance for guests, they have found that this extensive property is also perfect for holiday rentals: it is possible to rent out the two buildings separately, or together to bigger groups. It’s especially perfect for 2 families, that would like to go on holiday together, but have their own independence and private spaces at the same time. For investors: it’s a great idea to buy the other half-restored buildings, to make an “albergo diffuso”, to accommodate guests as in an old village, while creating live events in the common areas, as concerts, shows and cooking classes.

Property with pool and garden Cartoceto (Italy)

There’s no business like a country business. Irving Berlin used to sing: “Everything about it is appealing, Everything the traffic will allow, Nowhere could you get that happy feeling, When you are stealing, That extra bow”. This amazing property 15min from the Adriatic coast with restaurant and bedrooms for B&B, will let you manage an already prosperous business in the peaceful marchigiano countryside. By living and working here, you will no longer need a mindfulness course in your life. The Main Building The main building comes from a former farmhouse dated 1772, restored by the current owners and enlarged over the years as the business was growing and getting more important. The total area is over 1.100 sq.m. and it includes: Ground Floor: An elegant restaurant that can accommodate up to 200 people, with large windows overlooking the garden A very spacious glazed lounge bar Kitchens and cellars, as well as storage rooms and space for the staff Bathrooms Private sitting room with fireplace and studio Given the generous size, this wonderful space can be used not only as a restaurant for dinners but also as a banquet hall: guests can enjoy an elegant lunch/dinner, dance and enjoy their time together in the lounge area, equipped with a proper bar and stereo system and, if the ceremony is in the summer, they can run out and dive into the pool. First Floor: The private home is arranged with a spacious living room, double bedroom, bathroom and master bedroom with step-in closet, en-suite bathroom and gym area with large panoramic windows. The lovely mezzanine over the living room can be arranged as a studio or play area for the kids. The apartment, all around, is surrounded by a glazed terrace, with outstanding views over the marchigiano rolling hills. The main building may be kept as it is, to continue with the business, or may be turned into a full private home. The Annexes The property goes with a number of annexes, used for different purposes: Opposite the pool, there is the 120 sq.m. building recently restored and arranged as 7 bedrooms with en-suite bathrooms, where guests can stay in a B&B formula. Many, by the way, decide to enjoy it as a hideaway for a few days: they can sleep, have breakfast, meals, a walk in the nature a – why not – a wine tasting, with the owner as a special guide. All bedrooms feature large windows with beautiful views over the Le Marche green hills. Another important outbuilding is the big (195 sq.m.) pergola overlooking the valley: it is used for open-air banquets and dinners and it features a BBQ area. Parties under the pergola are some of the most enjoyable events here. The pergola can be closed with removable side covers, so you can use this space also on rainy days. The other outbuildings are storages, technical rooms and garage, for a total of ca. 280 sq.m. The Garden The property includes over 2.200 sq.m. of mature garden with plants and trees which guarantee shade in the summer. The garden has different spots to be enjoyed during the day. The nicest is the pool area, with decking where you can place sun umbrellas and sunbeds, with a lovely natural pergola to the side, where you can arrange a lounge area with snacks and drinks. All this, strictly, in a panoramic and breathtaking position, especially at sunset, when the blue sky gets painted with all shades of red. On a lower level, a large parking space will let all your guests park their cars comfortably. The Location The position of this superb property is one of the most sought for in this moment: inland, but not too much, so you can get to the beach in just 15min by car. This way, you and your guests can enjoy calm, peace and relax but it won’t take you hours to go the beach or to reach the motorway as well as major services. This area is also well known to all lovers of biking, because its winding roads make cycling very amusing. And for guests who want to enjoy an art tour, the Renaissance city of Urbino is just a few kilometers away. Optional The main villa, outbuildings and garden are part of a bigger property, which includes additional 1.9 ha of agricultural land. Most of the land is arable. The part on top is dedicated to the vineyard and includes a winery. The winery is a recent project, started in 2015. The production is already active, but the current owners every year invest in additional spaces and new vinifications in order to offer products that are not only innovative, but also in line with the wine tastes of a constantly evolving clientele. The position close to the coast of the vineyard gives the wine unmistakable and rare organoleptic characteristics, making it a unique product. At the moment the production is concentrated on Sangiovese mainly, but it seems something’s already cooking. Close by there’s a big plot of land where they designed and submitted a project to build additional accommodations, in order to have two separate areas: the one on top for the accommodation business and that downhill for the guests of the restaurant. The land also enjoys 700 productive olive trees: the olive oil of this area is well known throughout Marche and nationally for being one of the best in Italy. Last but not least, on top of the hill, there’s an open-air consecrated church, where guests can celebrate weddings or other religious ceremonies in an evocative environment, surrounded by singing birds and then move to the restaurant area to enjoy the party. The extra land with project, winery and church may be purchased with a separate negotiation. EPC: Ordered Why Buy It Buying this property is a double gesture of generosity: • towards yourself and your soul, because you can do business, but in a very relaxed environment, in direct contact with nature. • towards guests, because continuing this kind of activity means devoting one’s time to the happiness and pleasure of others. But after all, what could be more gratifying than seeing a smile on people’s faces and knowing that you gave it to them? The property is large and thus offers many management opportunities, which can be either direct (family business) or the various areas can be licensed to third-party companies. In any case, the biggest advantage is to take over an already operational business, with a 40-year background, made up of positive reviews and with a starred-restaurant heritage. It’s all downhill from here. For those looking for a family retreat, you can change the internal layout of the main building to get a private home with all external amenities for your family and friends. Distances Closest Town with Services: 1 km Theaters: 1,7 kms Schools: 7 kms A14 Motorway: 17 kms Hospital: 17 kms Fano: 17 kms Coast: 18 kms Furlo National Park: 23 kms Urbino: 27 kms San Bartolo Park: 28 kms Airport of Ancona-Falconara: 57 kms

Bastide Senigallia (Italy)

This typical marchigiano farmhouse has been beautifully restored by its owners and now provides a superb family villa. Located in the quiet countryside of Le Marche, it enjoys superb views and plenty of privacy, with all services close by. The owners have ensured that the house provides excellent living spaces and the outdoor areas are comfortable: an ideal place to relax and precious time in the open air. The House The house was completely rebuilt from scratch, thus ensuring the quality and comfort of a new building inside a traditionally-looking shell. Measuring about 290 sq.m., inclusive of a 30 sq.m. panoramic pergola, the house develops on 2 floors, divided as follows: Ground Floor: As you step into from the front door, you get amazed by the double height ceiling, that gives a feeling of grandeur and fineness. The design of the house is open plan on the ground floor. To the right of the entrance hall, there is a dining area, connected to a fully-equipped kitchen with modern appliances and electric hob. The layout is open-plan with a sitting area and direct exit out to the outstanding pergola, where you can enjoy al-fresco dinners with your family and friends. Plenty of light gets into these rooms, thanks to the French windows, which connect directly to the garden and pool area. To the other side of the entrance hall, there is a guest bathroom and 4 additional rooms: one is the technical room, another one is used as a wardrobe and the last 2 are 2 useful storages. First Floor: A grand, modern staircase leads you up to the first floor, where the sleeping area is arranged with a beautiful master bedroom with breathtaking views over the rolling hills of region Marche. It enjoys a sizable private bathroom with both shower and bathtub. The floor features 3 additional double bedrooms and a bathroom with shower. A 3rd bathroom for this floor may be created. All bedrooms enjoy lovely views over the countryside. The first floor is accessible both via internal staircase and also via an external staircase, as it used to be in old farmhouses. This property was completely rebuilt to a very high standard and according to the latest anti-seismic criteria. The roof is insulated, the floor is ventilated – thus avoiding damp problems – double-glazed widows and mosquito nets on all windows. The underfloor heating makes living in this house extremely comfortable. The house is basically self-sustainable thanks to the 5,5 kW photovoltaic system which powers the heating and kitchen hob, while the solar panels give hot water. The current owners – who took care of the restoration – made the choice to retaining the old, traditional shape of marchigiano farmhouses, while opting for a modern and minimalistic style for the interiors, to create a nice contrast between tradition and modernity. The Annex Close to the house there’s an outbuilding (about 30 sq.m.), partly arranged as a carport, partly as a summer kitchen by the pool and partly as a room with private bathroom, that you may arrange as a playroom/hobby room, a studio or you may add a bed. The summer kitchen is the perfect spot to prepare a quick meal or grill some meat and serve it by the pool, with no need to enter into the main home. The Garden The property is surrounded by a 3.300 sq.m. garden, with outstanding panoramic views over the multicoloured rolling hills of region Marche. It’s been recently planted with 45 olive trees, which will soon produce an excellent organic olive oil, thanks to the position of the property, which is reached by the sea breeze. The swimming pool measures 9 x 4m and it’s positioned south-east, so basically it’s always in the sun. The tiled terrace all around, lets you place sunbeds to get a perfect tan. The Location The position of this beautiful farmhouse in Marche is extremely convenient: as a matter of facts in 5 minutes by car you can reach many medieval villages, including Morro D’Alba, Ostra and Belvedere Ostrense, where you can go for your daily shopping and for a meal out in a typical osteria. Senigallia and its sandy beaches are just 15 min away. In Senigallia there’s always something going on: in the summer many outdoor events take place, including concerts and festivals. In winter you can go for an art exhibition or attend a show at Teatro Fenice. Senigallia is also well known for hosting two Michelin-starred restaurants. The location of the house is unsurpassed: surrounded by pristine nature, very quiet and private, it’s not isolated and will let you access all services in just minutes. EPC Rating: B Energy Performance Index (IPE): 43,48 kwh/sq.m.*year Why Buy It If you are looking for a house in Italy where you can live immediately, this is the house for you: perfectly renovated and in compliance with all town and building regulations, this property will allow you to make a quick and stress-free move.
