House Rudry (United Kingdom)

Nestled within beautiful, undulating countryside north of Cardiff this renovated dream home offers an idyllic pocket of peace, hidden away on a dead-end lane. The sprawling, stylish home occupies an enviable location, commutable to the capital yet surrounded by easily accessed, stunning countryside bursting with woodland walks, bike and horse trails, and a popular local pub for refreshments along the way. Through the gates reveals a collection of former farm buildings clustered around a private and characterful courtyard. Pushing open the front door of the main house reveals a stylish and contemporary country home offering impressive high-end, luxury design throughout that includes a designer kitchen by Loxleys London. The main house offers four substantial bedroom suites that ooze luxury, with opulent bathrooms and generous spaces that can accommodate lounge areas too. Outside, the grounds of approximately 0.85 acres are surrounded by stunning and sweeping rural views and multiple places to entertain family and friends, or find solitaire and silence in the shade under a tree. There's ample parking for multiple vehicles which is a big bonus as this rural retreat comes with surely the best party facilities in the area within one of the converted barns that is bound to attract regular visits from family and friends. The party barn includes a lounge bar that feels like you've just arrived at an exclusive country club, plus an impressive home cinema, spa that includes a sauna, steam room and a gym, a games room that can easily accommodate a full-size snooker table, plus a kitchen, so it's not too far to cook up a feast or find some snacks for guests. Step Inside:- - Step inside the former farmhouse within this cluster of incredible buildings and a glamorous and contemporary home awaits, having been lavished with a high-end renovation that has established luxury at its core. The first impression is a breathtaking one, with ground floor dividing walls and separate reception rooms a distant memory, as these former spaces have been combined and given a truly modern makeover. Stepping into this now open-plan space you can see through to the garden via picture windows and French doors and this, coupled with layers of thoughtfully designed lighting including hidden LEDs and shiny surfaces that bounce light around, makes the space feel very light, fresh and contemporary. The central staircase is a thing of beauty; a bespoke glass structure that sweeps its way to the first floor with a flourish. The flooring choice is contemporary too, high shine tiling that flows throughout the whole ground floor, unifying the space. To one side of the stunning staircase is a spacious dining zone that is the perfect place for a lively and enjoyable dinner party or family gathering, with ample space for a substantial dining table and the benefit of a set of French doors to throw open in the summer so the party can seamlessly spill out into the garden. The other side of the staircase is another zone focussed on socialising - a lounge area where two massive sofas effortlessly curve around the attractive feature fireplace, with visually pleasing symmetry achieved via a large floor-to-ceiling window either side of the flames. It's a space where winter months are warmed by the fire and summer time sees sunshine and garden views flood in through the picture windows, it's a space that will always be popular for gatherings, whatever the time of day or year. A more intimate reception space awaits off this impressive open-plan area, but it can still happily welcome a huge, squishy sofa for family and friends to sink into together, plus its own set of French doors so garden views and summer breezes can join the group gathering. There's a study at the rear of the house on the way to find the kitchen and it is a perfect place for work, with built-in carpentry promoting perfect organisation of work, and there's even space for yet another good sized sofa. Into the kitchen and the luxury fixtures and fittings continue with the discovery of a high-end, Edwin Loxley of London designer kitchen packed with integrated appliances and connected to the dining area via a set of steps. The cook can be joined for a chat and maybe a few taste tests either at the integrated island unit breakfast bar or in the dining area that includes a sizeable wine fridge. With the bifold doors open in the warmer weather, it's the perfect kitchen diner to cook up a feast connected directly and seamlessly to the garden. Additional accommodation on the ground floor includes a utility space and cloakroom, before the stunning glass staircase beckons so the journey of discovery can continue upstairs. The house used to have six bedrooms but with the remodelling of the home came the creative idea to sacrifice two in order to design four fabulous, spacious and distinct bedroom suites. In three of the bedroom suites the ceilings have been removed to create double-height, vaulted spaces full of charm, with the primary boasting exposed roof beams adding character to this substantial space. The ensuite to this largest of the bedrooms is, of course, glamorous and luxurious - and huge. It is an ensuite that is pure pleasure to visit either for a relaxing soak or refreshing shower, and this five-star hotel standard is repeated in the family bathroom where the bath commands most attention thanks to its size and position on an elevated pli.. It feels so luxurious to step up and then step down into the bath and, if accompanied by bubbles, candles and a glass of something refreshing, is a sumptuous experience that can be enjoyed every day at this property and not just when staying at a posh country hotel. Two of the suites have mezzanine bedroom areas with their own staircase which allows space below for lounge areas and even a semi open-plan ensuite as part of the floorplan. But the main house is not the only area of the property that has received a thoughtful and impressive renovation and conversion, one of the barns nestled around the courtyard has been given a new lease of life as surely the best party barn in the area. The barn is so well-equipped there is no need to ever leave the property for entertainment and fun. For the ultimate group fun the main section of the barn is currently dedicated to a games area that can easily accommodate a full-size snooker table and arcade games. Inside this amazing barn there's an impressive home cinema, complete with big, squishy chairs and dimmed lighting that conjures up a magical and intimate atmosphere as the perfect setting for the audience to be totally immersed in the movie. The barn has its own kitchen too, so it's not far to go to drum up some snacks in time for the film or the start of the match. Also found within the barn, that seems bigger on the inside than it looks on the outside, is a sizeable gym with a wall of mirrors to assist the workout, and after a hard session the spa area looks very welcoming, offering a sauna, steam room, walk-in shower and room for a massage table. The perfect end to the health and spa session is surely a cool drink waiting at the bar. As all good country clubs can boast, this private version has an inviting lounge bar area, nestled under the exposed roof beams on a mezzanine level, creating an intimate atmosphere to this most sociable of spaces. Outside - Step outside to explore the 0.85 acres of land that sweeps around the property before it seamlessly flows into panoramic rural views that expand to the horizon. Behind the gates, off the dead-end lane shared only with one other property that is also a bridleway, there's plenty of onsite parking for all the guests that are sure to turn up regularly to attend memorable events in the party barn. The lawns are extensive and expansive, lined by trees and hedgerows and offering the perfect place for outdoor games, football matches, and sun-drenched picnics, but the property can offer more intimate spaces too. There are house-hugging patios and courtyards that cluster around the house all boasting special and enticing places to admire the view, enjoy company with family and friends, and tuck into an alfresco feast. Within the grounds is a bonus that not many homes can offer - a characterful stone building called Long Barn that already has planning in place to be converted into a four-bed dream home, offering onsite multi-generational living if required. The vendors also advise that there is also the potential for 2 one bed, suites (with sitting room/kitchen bathroom and balcony) above the parking for five vehicles. This additional potential to create an extra dream home (with its own title deed) is being sold separately to the main property for Guide Price £375,000. With permission, the newly finessed barn could even be rented out as a holiday let to make the most of the property's perfect location, close to the capital of Wales and yet feeling like a world away, surrounded by a rolling rural landscape with onsite socialising and relaxation at the heart of this unique luxury home. VENDOR INSIGHT:- - Since 2003, Heathcliffe House has been our cherished home, a property that initially beckoned us with untapped potential and has since transformed into a labour of love through extensive refurbishments both inside and out. We converted barns into versatile spaces and they now offer a games room, gym, private suite, and a sheep barn into a cherished swimming pool and sauna, where special moments with grandchildren have filled our days with joy. One of the standout features is the bespoke staircase within the grand entrance halla space which brings me fond memories, especially during Christmas mornings adorned with a full-sized tree and the excitement of unwrapping presents around it. The open-plan kitchen, both practical and the heart of our home, has witnessed countless gatherings, parties, and family affairs. Its seamless connection to an outdoor terrace provides the perfect setting for entertaining. The house, despite its size, exudes a cosy and inviting ambiance, designed with practicality, great flow, and an abundance of natural light. The property's initial allure was the garden, a canvas for transformation that we envisioned - an oasis in the countryside. Meticulously landscaped by an award-winning Chelsea Flower Show designer, is a visual feast that changes with the seasons. Watching the transformation of trees, the blossoming of rose bushes, and the growth of grapes on vines brings continual joy. The uninterrupted views over fields, coupled with the diverse wildlife, including a returning woodpecker year after year, make the garden a sanctuary. Nestled in the countryside, Heathcliffe House offers privacy while remaining conveniently close to Cardiff and Newport. The proximity to country walks and a National Trust property adds to its charm it really offers the best of both worlds. What will be missed most are the wonderful parties and momentous occasions hosted here. From hosting a 50th-anniversary celebration to two children's weddings, this house has been a witness to a full and cherished life, I shall be leaving it as lovely as the day we designed ita place we've sympathetically nurtured and adored. Outside - Step outside and the high level of design and luxury befitting a dream home continues within approximately four acres of mature and landscaped garden, flanked by rural views that envelop the property. There are delightful walkways through mature trees, ample space for growing your own produce, keeping chickens, and welcoming beehives to the site. More leisurely moments can be spent relaxing cocooned by nature in the landscaped garden that hugs the house, with an array of patios and terraces on a variety of levels waiting to greet you. Designed by a Chelsea Flower Show gold medallist, each patio offers a unique view of the grounds, surrounded by plants, hedges and gazebos, and an inviting space for enjoying alfresco dining and hosting parties. Hidden behind a high hedge is a full-size tennis court perfectly placed to assist you in practising your serve or starting your journey into learning how to play this absorbing sport. The court is flood-lit so any close match can continue into the evening to eventually crown its winner. At the front of the property and tucked away from any neighbours at the end of a private lane, the electric gates slowly open to reveal this magnificent house via the large, sweeping driveway it deserves. There's a double garage to impress the cars, and ample parking space for at least 15 cars which is a bonus for guests as this abode has been designed for socialising and hosting the best parties. The distinctive portico over the entrance ensures that you never get wet as you pull up to the front door and enter, as well as providing the statement feature that this special property commands. House Llanhennock (United Kingdom)

This luxurious country house, nestled in the Monmouthshire countryside, has seven spacious bedrooms, elegant Georgian-style reception rooms, a stunning kitchen/family room and breathtaking views of the beautiful Usk Valley from its balustraded terrace. Recently used as one of the locations for a TV adaptation of Jilly Cooper's bestseller, Rivals, the wonderful period-style property has been imaginatively extended and thoroughly refurbished and updated, to offer a comfortable, contemporary lifestyle. It enjoys a glorious, private and tranquil setting, positioned in gardens and grounds of just over 19 acres, which stretch down to the banks of the River Usk. Originally a 19th century cottage, Woodbank House may once have been used as a shooting lodge for a local estate. Today, the former four-bedroom home incorporates a range of previous outbuildings and offers generous accommodation totalling approximately 9,580 sq ft. The vendors, who bought the property more than fifteen years ago, were attracted by the style of the house, its setting and location. We have always loved period houses so that was part of the appeal and because it needed work doing to it, we had the opportunity to make it into the family home we wanted. But we fell in love with it because as soon as you enter the gates onto the long drive you feel totally safe and private. We also love Monmouthshire, as it is very rural yet close to big cities. Woodbank was perfect as it has Cardiff and Bristol close by and it is also near to charming villages and towns including Usk, Caerleon and Monmouth, if I want cafes and quaint shops. There is also Newport which is kind of in the middle if I want to go shopping for something in particular and still get back home within the hour. We both like to play golf and for that, the area is perfect. We even overlook the Celtic Manor Ryder Cup course. And the river is beautiful. It's been like living in a mini paradise. The vendors have completed an amazing transformation, in sympathy with the original cottage but on a much grander scale. We wanted a house that's cosy for a family but we love cooking and entertaining, so we created a kitchen and snug for day-to-day living and for entertaining there is lots of space, with a large dining room and drawing room. During the refurbishment, the vendors were careful to retain the cottage's features, including high ceilings, decorative plasterwork and handsome fireplaces and they have extended the period look and feel into the newer parts of the house, creating a seamless transition. One of their inspired additions was the terrace which wraps around three sides of the house, giving entrancing views over the parkland-style grounds to the valley and river beyond. With all modern day conveniences, including underfloor heating throughout and with the benefit of a surround sound system in parts of the house, this is a warm and welcoming family home that's built for entertaining on a grand scale. It has previously been used as a boutique wedding and events venue and has been let as Visit Wales five star self-catering accommodation, for up to 20 guests. The property is just two miles from the village of Llanhennock, where there is a thriving local pub. It is uniquely positioned, within 20 miles of the city of Cardiff and almost the same distance from the charming market towns of Usk, Monmouth, Abergavenny and Chepstow. Newport, with direct trains to London Paddington, is 6.5 miles away. Bristol is 30 miles distant. Step inside:- - A grand tone is immediately set by the elegant reception hall, which is in the oldest part of the property and has a high ceiling with original decorative cornicing. To one side of the room is a pair of Georgian style arched recesses. An impressive, bespoke, American oak staircase leads up to the first floor and French doors open to the rear terrace. Off the hallway, at the front of the house, is an office, which features an original fireplace with a marble mantelpiece. French doors open from this room to the side terrace, known as the Rose Terrace. Next door, with a bay window overlooking the same terrace, there is a reception room featuring an original fireplace and built-in bookshelves. This room is currently used as a library and fully operational commercial bar area, but could be turned into an eighth bedroom if desired. Off the rear of the reception hallway is an elegant drawing room, flooded with light from four pairs of French doors which can be thrown open to the views. A focal point in this room is a decorative fireplace with an Ionic style mahogany surround. Across the hallway, the dining room is an equally beautiful room, designed in period style, with high ceilings, decorative cornicing, a central ceiling rose and a fireplace with a feature surround matching one in the drawing room. This is a working, open fireplace, like those throughout the ground floor of the property. The room, which can easily accommodate 20 diners, has a pair of French doors to the terrace at the back of the house and another set of French doors opens to a barbeque area. It is a great house for entertaining we can have drinks on the terrace, then dinner in the large dining room or, on long summer evenings, a barbeque on the terrace, followed by dessert and coffee while playing snooker in the games room on the lower ground floor. The stunning, bespoke kitchen, created to be the heart of the family home, was also designed with large-scale entertaining in mind. It has wooden, floor-to- ceiling cabinets, hand crafted by a local joiner, two Belfast sinks, a four-oven oil-fired Aga and high spec integrated appliances, a Quooker hot water tap, Siemens electric oven and hob and two Liebherr fridge/freezers. There is ample space for a family dining table and for a free-standing central island. Downstairs, the flooring is either engineered oak or quality tiling from Mandarin Stone. In the kitchen, the vendors opted for practical tiling. Double doors open from the kitchen to a cosy sitting room, used as the family snug. On the ground floor there is also a useful utility room just across from the kitchen, with an adjacent cloakroom. There is another downstairs cloakroom off the reception hall. Stairs outside the kitchen lead down to the lower ground floor, which incorporates two bedrooms with a shared bathroom. A large games room provides ample space for use as a snooker room, gym, and cinema. On this floor there is also an integrated double garage with a service door providing access to the stairway. It makes it easy to bring the shopping straight up to the kitchen. The lower ground floor accommodation also includes a store room and a cellar, fitted out as commercial yet stylish bar. The spectacular staircase from the reception hall leads to a galleried first floor landing, with a large window looking out over the terrace and grounds. On this floor there are five spacious bedrooms, each with an ensuite bathroom. Each delightful bedroom has its own character. One has an attractive, part octagonal window giving views straight down the valley. Another, in the oldest part of the house, has a period cast iron fireplace. The particularly impressive principal bedroom benefits from a stunning ensuite with a roll top bath, generous corner shower and twin pedestal washbasins. There is a walk-in dressing room, with a handy linen chute which leads straight to the utility room. French doors from the bedroom open to a Juliet balcony, with a lovely long distance outlook over the River Usk and Celtic Manor Ryder Cup Golf course and estate. Outside - From the roadway, a pair of electrically operated, decorative wrought iron gates open to a long, sweeping drive, lined with shrubs and mature trees. This leads past a level gravel parking area for up to 20 cars (on the site of the former tennis court) and on to the front of the house and to the integrated garage. There is further parking in front of the garage. The house enjoys a central position in its parkland-style grounds, which extend to just over 19 acres, stretching down to the banks of the River Usk, where the vendors enjoy riverside walks. We also love to walk into Caerleon for coffee or across the field to the Wheatsheaf Inn in Llanhennock. Nearest the house, there are formal and terraced gardens and areas of lawn, whilst the grounds also include meadowland, a paddock with a variety of established fruit trees, a man-made pond and an area of mature woodland. Wrapping around the two sides and the rear of the house is a grand terrace, with period-style balustrades, which the vendors designed as outdoor entertaining space and to show off the views and the river. At the back, the River Terrace looks out over formal gardens to the Usk Valley. To one side, the Rose Terrace looks over a rose garden and a feature water fountain and also towards the Handkerchief Garden, where there is a lovely specimen handkerchief tree. Clambering over this side and over to the front of the house there is also an established wisteria. House Caldicot (United Kingdom)

This charming four-bedroom cottage fuses cosy, historic character with stunning, contemporary living spaces and combines the convenience of an edge-of-town location with a private parkland-style setting and the enduring appeal of open views over the lovely south Monmouthshire countryside. I love sunsets and we have the most amazing sunsets here and wonderful skies, because it is flat and open. I have a table and chairs in the front garden, where I can sit in the afternoon and evening, looking over the farmers' fields to the west, just enjoying the skies. Fairfield sits in immaculately-kept, mature grounds of approximately 2 acres which include stables and a stable yard with independent access. There are also three substantial outbuildings, with current business use but with flexibility to be used for leisure purposes, separate home working space or, with planning permission, converted into further accommodation. Ideal for country-lovers who want the best of both worlds, the property is convenient to the motorway network and to nearby amenities. It is situated on the outskirts of Magor, a lively, welcoming and family-friendly community, roughly equidistant between the market town of Chepstow and the city of Newport (9 miles). Proximity to the M4 means for commuting, shopping, leisure and entertainment, there is easy access to other nearby towns and cities such as Cardiff, Bristol, Monmouth and Abergavenny. At the heart of Magor, an historic square is filled with a variety of independent shops, including a delicatessen which also sells fresh fruit and veg. The town boasts a local Post Office, a handy convenience store and a number of lovely cafes, pubs, restaurants and takeaways. The community is served by a Church in Wales Primary School, whilst Undy Primary School and Bryn Primary School are other nearby options and for secondary education, there is the well-regarded Caldicot School. In an area that has a wealth of interesting local history and easy access to beautiful countryside, Fairfield is close to the Severn Estuary, on the Gwent Levels. This landscape of international significance is home to a great diversity of wildlife and Magor Marsh, a Site of Special Scientific Interest, is a tranquil environment teeming with wildfowl and fauna. Step inside:- - Dating from the early 1900s, the cottage was extended some 70 years later and has recently been modernised and upgraded, to provide lovely, open-plan living space, carefully planned to create a seamless flow from traditional to modern. Exposed timbers, original stone walls and an open fireplace with a wood burning stove on a flagstone hearth give the characterful living room a wonderful, warm ambience, which contrasts with the feel of the beautifully presented, light and airy contemporary kitchen which it opens into. Once separated by a dividing wall, these two rooms now provide one wow space. Says the vendor: Where we once had small, dark rooms, we now have space suitable for 21st Century living. The vendors have recently installed the stunning, modern kitchen, with its comprehensive range of units and wood effect laminate flooring, chosen for practicality. I opted for country-style units to suit the property and planned lots of workspace as I like to cook. We have a big family and when we get together they always come to us. The kitchen has a large central island, incorporating a breakfast bar and the room also has ample space for a separate dining table. The kitchen incorporates integrated appliances and a Range cooker (with LPG gas hob and electric double oven). The kitchen is flooded with natural light, being open plan to a handy utility room which leads straight through to a sun room, with glazed doors to a charming rear courtyard, perfect for dining al fresco. The neatly-presented utility room, with units to match the kitchen, includes space and plumbing for a washing machine and built-in space for an upright fridge/freezer. From the kitchen, there is a doorway to a rear hallway which leads through to a comfortable lounge. Like the living room, this is situated in the oldest part of the house and it is full of character, with an exposed original stone wall featuring an inset fireplace on a raised hearth (not a working fireplace) and a stone-built corner seat. The lounge has a window to the side garden. It is a lovely, comfortable room. It gets the sun first thing in the morning and it very light and warm. Next to the lounge is one of the vendor's favourite rooms a spacious games room with an in-built bar and sliding doors to the rear garden. It's a great family party room and we have had some really fun times in it, including birthdays, Christmases, christenings and even a fancy dress event. Off the rear hallway, there is also a is a fully-tiled downstairs shower room, refitted during the property's recent refurbishment, when the vendors also installed stylish grey traditional column radiators throughout the ground floor. From the rear hallway a pair of glazed doors gives access to the rear courtyard and stairs lead up to the first floor, where there are four bedrooms, including one with an ensuite bathroom and built-in wardrobes and another which also benefits from fitted wardrobes. The master bedroom, which overlooks the front garden, has fitted wardrobes, built-in shelving and a spacious and luxurious en-suite bathroom with a whirlpool bath in one corner and a large walk-in shower in another. Off the landing there is a handy storage cupboard. Back on the ground floor, what was once a double garage has been converted into two further rooms, which could be used as a study and further reception room. The flexible space, accessed through the sun room but also with independent access from the front of the cottage, could alternatively be returned to a garage or converted to provide a ground floor bedroom or annexe accommodation. Outside - From the road, a pair of five bar gates open to an impressive gravelled driveway, which leads up to the front of the cottage and around to the side, where there is ample parking. Either side of the driveway, large level lawns planted with mature trees, including 50-year-old willows, give a parkland feel. Spring bulbs planted along the fence line at the front of the properly are a mass of seasonal colour. At the rear of the cottage, opening from the sun room, is a lovely, sheltered and secluded courtyard area, where pretty climbing plants clamber over a wooden pergola. The courtyard, laid with pavers in a circular pattern, makes a wonderful spot for outdoor entertaining. Past a garden shed in one corner of the courtyard, steps lead up to a vegetable garden, with two raised beds and a greenhouse. The gardens and grounds also include an orchard with a variety of fruit trees. Fairfield enjoys a beautiful level position, extending to approximately 2 acres and also including a stable yard, with wooden stables with three loose boxes, with independent access through a five bar gate directly from the road. Further, substantial buildings, all with business use granted, comprise a brick-built, L-shaped building (which could provide further stabling) and two further single-storey blocks. House Usk (United Kingdom)

Nestled in the Monmouthshire countryside in the highly desirable village of Bettws Newydd, overlooking its own grounds and the woodlands of the Usk Valley, sits this magnificent, high quality country property. A rare find, this large five-bedroom home has two spacious and characterful reception rooms, a lovely formal dining room and a farmhouse-style kitchen/breakfast room that's provided a hub for family life. The property has been lovingly maintained by the vendors for the past 20 years, during which time they have added a stunning Amdega conservatory to take full advantage of the peaceful, private location and the idyllic rural views. The property sits in gardens and grounds of approximately 1.4 acres. It enjoys truly special, neatly-tended, south-facing walled gardens, full of mature shrubs and planted for seasonal colour and there is a paddock of approximately half an acre nearest the house. We were looking for a rural lifestyle and we were attracted by the location, which is close to Usk and Abergavenny, two historic towns which we knew well. It is also commutable to Cardiff, Bristol, Hereford and Cheltenham. Bettws Newydd is a premium village with an ancient church, lovely old pub and one of the oldest yew trees in the country. The vendors were also drawn to the property's historic charm and the way its careful and stylish conversion, some 10 years previously, had seamlessly blended 200-year-old farm buildings with new additions, built using matching reclaimed stone under a welsh slate roof and featuring oak beams, and solid wood doors You are conscious both of a sense of history and of the exceptional build quality. The picturesque Monmouthshire village of Bettws Newydd is about 3.5 miles north of the pretty riverside market town of Usk, where there is a Church in Wales Primary School. It is about 7 miles from the shops, schools and facilities in the larger medieval market town of Abergavenny. The property is also ideally positioned for access to Monmouth (12.8 miles distant). The name of the village means new prayer house in Welsh, as it was founded by the 6th century Irish Saint Aedan of Ferns. The grounds of Lodge Farm adjoin those of the lovely, ancient church of St Aeddan's, which is Grade I listed and where the veteran yews include one of particular age and notoriety. It's the church where the vendors' son got married, with the reception being held in a marquee in the property's gorgeous gardens. The Usk Valley Walk runs through the area and near the village is a large Iron Age hillfort at Coed-y-bwnydd, in the care of the National Trust. The village pub and restaurant, The Black Bear Inn, is a short stroll from the property. The vendors also enjoy a lovely country walk from their door, up to the hillfort and over the hill to The Clytha Arms - frequently voted as the best real ale pub in Wales. Step Inside:- - The house has a charming ambience and a wonderful flow, with a spacious, airy feel. It is south-facing so the rooms have lots of light, which is quite unusual for an old property. We also have beautiful views from the house, looking down the Usk Valley and to the Black Mountains beyond The front door opens from a clay paviour courtyard to a large and attractive entrance/dining hall, with an oak beam and exposed stone pillars adding character. This room is used for formal dining and entertaining. Meanwhile, the large farmhouse kitchen, converted from a former single-storey cowshed, is the heart of the family home. With space for a large table for informal get-togethers, it has characterful exposed ceiling timbers and slate flooring. It is fitted with cottage-style wall and base units and features an Aga which runs on LPG. The worksurfaces are granite and limestone tiles have been used for the splashback behind the Aga. The kitchen sink is placed under a window overlooking the courtyard. Next door to the kitchen is a useful fitted utility room with a Belfast sink, space and plumbing for a washing machine and space for a tumble dryer. The other side of the kitchen is a cosy snug/study with built-in cupboards and shelving and a fireplace, with a wooden surround, housing an LPG fire. There are two fabulous reception rooms leading off from the dining room, both full of character. They both overlook the gardens and have French doors to a sunny patio. The drawing room has feature beams and ceiling timbers. An imposing stone fireplace with a rustic oak mantel houses a large multi-fuel stove. The sitting room, part of a converted 200-year-old barn, has exposed beams and an exposed stone wall and there is a wood burning stove in an open fireplace. A door from the sitting room opens to the stunning cedar wood Amdega conservatory. This was added to the property 15 years ago, in a style that is in sympathy with the rest of the house. It has limestone flooring with electric underfloor heating and features the exposed stone exterior walls of the property. It makes a wonderful, atmospheric dining and entertaining space. It's a great addition for all seasons and it gives a sense of living in the garden. The conservatory also links the main property to a further utility area and a double garage with an ensuite bedroom over. The vendors currently use the garage space as a gym and for a sauna. With its own independent heating/hot water system, there is potential for this part of the property to be converted into an annexe , subject to planning permission. In the main house, there is also a downstairs WC, whilst from the dining hall, a staircase leads up to the first floor landing. The beautiful principal suite has a walk-through dressing room with bespoke oak wardrobes along one side. The wardrobes continue along two walls of the bedroom. This room has a vaulted ceiling featuring exposed timbers. French doors open to a balcony with lovely views over the walled garden and the pastureland and wooded Usk Valley beyond. There is a luxurious ensuite with a bath and a steam shower. There are three further, charming double bedrooms, one with a well-presented open plan walk in shower and the others served by a family bathroom with a slate floor, bath.. Outside - The house enjoys a secluded situation, off a quiet lane in the most historic part of the village. A private driveway leads to ample parking space for four cars in front of the double garage/annexe. The house sits in beautiful, mature, formal gardens bordered by walls constructed of reclaimed stone. The garden features some lovely established trees and is planted with spring bulbs and shrubs including a mature fig tree, rhododendrons, azaleas, magnolias, hydrangeas. There is a large patio for outdoor dining and a sun trap gravelled garden area is used for barbeques. There is a paddock of approximately half an acre nearest the house, with a modern barn which the vendor uses as a workshop, store and garage for four vehicles including a tractor. This has the potential to be a pony paddock and the vendors also considered siting a tennis court there. We love the tranquillity of Lodge Farm, as well as being surrounded by beautiful countryside and wildlife within the Bettws Newydd conservation area. When our children were growing up here, the garden and land made a real adventure playground for them and for our Cocker Spaniel. AGENT'S NOTE: There is additional land available, if required, by separate negotiation.
