House Devauden (United Kingdom)

This captivating, five-bedroom country property has cottagey charm, fresh, contemporary appeal and an incomparable long distance outlook over the Wye Valley. What makes this house special is the setting and the views. From the terrace at the back of the house you look towards Trellech on a clear day you can see the spire of Trellech Church - and then you can see 160 degrees all the way round to the eastern bank of the Wye above Tintern. For me, it was the first thing that drew me to the house and second was the setting, almost at the end of a no through road, where it is completely private and not overlooked. The Old Bakery has been sympathetically and extensively extended over many years, changing it from a cosy two-up, two down cottage to create a spacious and attractive home. It has been maintained in excellent condition by the vendors, who bought it 31 years ago and have had a wonderful family life there. It benefits from the loveliest of locations, with 0.63 acres of gardens and wonderful woodland walks from the doorstep. It is within walking distance of the sought-after village of Devauden, a vibrant and sociable community, well served by both a village shop and a garage, with a village hall. A variety of clubs and activities and a lively programme of village events, including an annual music festival. An ideal family home, The Old Bakery is in the catchment for Shirenewton Primary School, which has an excellent reputation. There are further educational establishments in Chepstow (4 miles) and those in Monmouth (12 miles) include the independent Haberdashers Monmouth Schools. The market towns of Monmouth and Chepstow provide a range of leisure facilities, independent shops, cafes and restaurants. Both have an M&S Foodhall and in Monmouth there is a Waitrose. The Old Bakery is also a convenient base for commuters, with good access to the motorway network, bringing Bristol, Newport and Cardiff within easy reach. There are intercity trains to London from Newport and Bristol Parkway and international flights from Bristol and Cardiff airports. STEP INSIDE:- - At the end of a peaceful, no-through country road, a wooden five bar gate opens onto a tree-lined tarmac lane, which leads to the property. There is a large gravelled parking area in front of a detached double garage and a wide pathway leads down to the main entrance door, set under a long storm porch. The main door opens to a charming quarry tiled hall, which doubles as a dining room. A door leads through to the characterful living room, part of the original cottage. The beams in this room, as elsewhere, have been painted white to give an airy, contemporary feel. There is a feature fireplace, believed to have been constructed from reclaimed stone from the property, with an old wooden mantel beam. The fireplace houses a Jotul woodburning stove. Because the old part of the house has such thick stone walls, this room is always cool in summer and lovely and in winter it is really comfy and cosy. From the living room there is a door to the kitchen, which, like the dining hall, has a quarry tiled floor. It is fitted with a range of wooden/wood effect kitchen units with Bosch integrated appliances and a freestanding AEG fridge freezer. In the centre of the room there is plenty of space for a breakfast table. The kitchen has a door to back garden where steps lead up to the generous rear terrace, which takes advantage of the Wye Valley outlook and makes a fantastic outdoor entertaining space. From the kitchen, two large windows overlook the back of the house whilst there's another window over the sink, looking towards the Wye Valley, with the sort of view which must make washing up sheer pleasure! Stairs lead up from the kitchen to a small landing, which widens out into a large study area, with a window to the front of the property. From the landing, a door opens to a sitting room, with French doors directly to the rear terrace. On this floor, there are also two well-presented bathrooms, both with baths and one with a separate shower cubicle. There is a bedroom with an ensuite WC, a further bedroom overlooking the front of the house and a principal bedroom with stunning views of the Wye Valley. This lovely room has an ensuite shower and a walk-in wardrobe. From the upstairs sitting room there is a door to an inner landing, off which there is a useful utility room. There is also a door to a long utility and storage area which runs from the front of the house to the back. This has double arched doors to the front and French doors to the back garden. From the inner landing, stairs rise to a further floor, above the long utility/storage area, where there are two bedrooms, one with an ensuite shower room. The vendors added these rooms in 2001 by raising the pitch of the roof at the west end of the house. One of these rooms is currently used as a home office. The property has hardwood double glazed windows throughout and the Worcester Bosch boiler was replaced in 2019. Outside - The property is built to fit the contours of a hillside, which explains the different internal levels. The sloping gardens at the back have been landscaped to provide a large, paved terrace which takes full advantage of the Wye Valley views. It is a big space, very good for barbeques and entertaining and excellent for a gin and tonic after work. Curved stone steps lead up from the terrace to a sloping grassed area, interspersed with mature trees and shrubs. From the front of the property, there are views over fields and wooded countryside. In front of the parking area there is a large flower bed and a sloping lawn. A path leads down from the parking area to the attractive storm porch, probably built in the 1920s, with a tiled roof and wooden supports. In front of this is a seating area. In the early spring it makes a nice place to sit, because it is south facing and sheltered from the wind. House Saint Arvans (United Kingdom)

This magnificent, Grade II listed family home sits in private, part-walled gardens in a Conservation Area at the historic heart of the desirable village of St Arvans, at the gateway to the beautiful Wye Valley. St Arvans Court is an attractive and exceptionally well-presented property, which benefits from three elegant reception rooms, a large, recently fitted family kitchen with a charming breakfast/dining area, seven bedrooms, a home office and a gym with a sauna. The historic house is thought to be Jacobean in origin, with an imposing Georgian addition at the front. It is remarkable for its lovely period features, which include a balcony along the full length of the back of the house and a unique circular sitting room at the front. Other classic detailing includes dado rails, cornicing, some original shutters, some pretty cast iron bedroom fireplaces and traditional cast iron radiators. Charming traditional features in the oldest part of the property include an open stone fireplace and exposed beams. The lovely property has been home to the vendors for the past 25 years and in that time they have lovingly refurbished, modernised and maintained it. It's a special house and has made an absolutely perfect family home. It is peaceful and has a real warmth about it. When we first viewed it, the children loved it, particularly the two attic bedrooms, which they claimed as theirs. The vendors were also attracted to the area, which is very popular with families. St. Arvans is a charming village, situated in the Lower Wye Valley, in a designated Area of Outstanding Natural Beauty. Surrounded by beautiful scenery and wildlife, it's a good base for those who enjoy walking, cycling and other outdoor pursuits. It's also a friendly place with a strong sense of community. The Memorial Hall hosts a busy calendar of events and village facilities include a pub, church, day nursery and two playing fields. Only two miles away, in Chepstow, there are schools, further leisure facilities, a range of independent shops, cafes and restaurants, supermarkets and an M&S Foodhall. This lovely ancient market town is the site of Chepstow Castle, reputedly the earliest stone-built Norman stronghold. Chepstow racecourse is within walking distance of St Arvans and there are golf and leisure facilities at nearby St Pierre Golf & Country Club. From the village, it's only three and a half miles to the Severn Bridge and to the motorway network, bringing Bristol, Newport and Cardiff within easy reach. There are regular trains to London from Bristol Parkway and international flights from Bristol and Cardiff airports. Step Inside:- - The house is rendered and painted, with Welsh slate roofs. It has an attractive, symmetrical facade with sash windows with decorative dripmoulds over. There is a grand, central entrance porch with a front door with pretty leaded panes set below a leaded fanlight. The welcoming entrance hallway has tessellated tiled flooring and an attractive ceiling arch. Solid wood doors open from either side of the hallway to the two elegant, high ceilinged reception rooms which both have sash windows (with their original shutters) overlooking the front of the property. One of these rooms is the gorgeous, circular sitting room, which has two large alcoves either side of an attractive fireplace, housing a wood burning stove. The round room is my favourite place in the winter because it is so cosy and tranquil in there. It is a perfect place to cuddle up on the sofa in front of the log burner. Across the hallway, the second reception room, used as a formal dining room, is perfect for dinner parties and Christmas entertaining. In a similar style to the sitting room, at one end of the room there are two large alcoves with decorative plasterwork in a semi-circular wall, framing a feature fireplace. One alcove houses a purpose-built dresser. In the other there is an intriguing, revolving dumb waiter, which connects with the kitchen. I can't say we have ever used it but it is an unusual feature to have! The kitchen/breakfast room is in the original Jacobean part of the house, at the back of the property, where lower, beamed ceilings lend the rooms traditional character and charm. The stylish, recently refitted kitchen features a range of contemporary, pebble grey units, quartz worksurfaces, splashbacks and upstands, Mandarin Stone porcelain floor tiles and a traditional Belfast sink. The well-planned kitchen includes a large island, plenty of cupboard and drawer space, a comprehensive range of inbuilt appliances and a large larder cupboard. There is a two-oven, oil-fired Aga as well as a separate cooker and hob. A door from the kitchen opens to a side porch which leads to a patio at the side of the house, used for outdoor dining and entertaining. The kitchen leads through to a large breakfast/dining area with three exposed ceiling beams and an impressive stone fireplace, with an oak beam over, housing a huge wood burning stove on a flagstone hearth. With the Aga at one end and the big log burner at the other, this room is really warm and cosy. From the breakfast/dining area, there is a door to the back garden and to one side of the fireplace, five steps lead up to a fitted utility room, with a Belfast sink, space and plumbing for a washing machine and space for a tumble dryer. This room is in a modern, single storey extension at the side of the house, which could be converted into an annexe if required. A door from the utility room leads through to a study/home office with a large window overlooking the garden as well as a door to the outside. I chose this as my home office because it is quiet and away from the main house and it was an ideal place to work from home, without being disturbed. Beyond the study is a home gym with a sauna, whilst in this extension there is also an integrated single garage, with a courtesy door into the utility room. The downstairs accommodation is completed by a WC situated off the porch to the side of the kitchen. From the entrance hallway a Georgian staircase with turned spindles and a mahogany handrail leads up to a first-floor family living room, which has two sets of French doors to the balcony running along the back of the house. On warm evenings, it is lovely to throw them open to the balcony it brings the outside in. The room has traditional oak flooring and a fireplace with a decorative wood surround housing a wood burning stove. There are also three bedrooms on this floor, including the principal suite, a light and airy space with two sash windows to the front of the property and an arched window to the side. There's a dressing area and a modern ensuite with a contemporary free-standing bath and a steam shower. Also overlooking the front of the house is a double guest bedroom which features a charming cast iron fireplace. At the back of the house, with French doors to the balcony, there is a further double bedroom which has a door to the Jack and Jill family bathroom, also accessible from the hallway. Stairs lead up to a second floor, where, on a half landing, there is a door to a two-bedroom, self-contained apartment, which has its own private access up a metal staircase from the outside. Ideal as separate space for grandparents or grown-up children, the vendors have mainly used it as part of their main accommodation. It was useful having two kitchens when the children were teenagers and entertaining their friends. The stairs lead on up to the two delightful double bedrooms in the attic, both with the A-frame exposed. These are the rooms the children fell in love with. One room has a charming curved window and a door to ample hanging and storage space in the eaves. The other has a porthole window. The rooms share a modern bathroom. Running underneath the front of the house, accessed from the garden or from steps down from the breakfast area, here is a barrel-roofed cellar with a flagstone floor, used for storage. Outside - The house stands in gardens of 0.80 acres, enclosed by an old stone wall on three sides and a tall hedge on the other, providing privacy. One of the beauties of the house is that it is in the village, with houses all around, but it is private and quite quiet. The property is accessed through a pair of wooden gates set in the stone wall. A driveway leads to ample parking in front of the property and then on round to the single garage at the side of the house. There is a mature Wellingtonia at the front of the house and a recently planted rare deciduous Sequoia. There is a large area of lawn at the back of the house and a sheltered patio to one side, perfect for summer barbeques and for a hot tub. An arbour half way up the garden is a lovely place to enjoy the last of the sun. A lavender bed borders a flagstone area under the balcony. An area of garden at the side of the property has been fenced off and contains a raised vegetable bed. It's a perfect-sized garden, completely safe for the dogs. When the children were growing up, the house was always full of their friends. It was fantastic for parties and the garden was a magnet for them all. House Hewelsfield (United Kingdom)

This handsome, modernised and extended period farmhouse enjoys a glorious, elevated situation, commanding stunning 180 degree views of the picturesque scenery of the Wye Valley 'Area of Outstanding Natural Beauty'. The substantial six-bedroom residence is set above a quiet country road in the friendly but spread-out community of Hewelsfield, in the Forest of Dean. Once at the heart of a cider farm, the handsome 200-year-old property sits in lovely, established gardens at the end of a long drive, with its group of majestic Scots Pines providing a local landmark. True to its heritage, its 2.16 acres of grounds include a productive orchard which keeps the vendor well-supplied with apples for cider, apple juice and apple cake! The Wye Valley's spectacular scenery and wonderful natural environment have inspired generations of artists and creatives, including the vendor, drawn to this particular property some 20 years ago by its pastoral surroundings and abundance of light. My husband and I were both painters. I was captured by the Scots Pines and the view. My husband was looking for light from the north and whilst this house is south-facing, he was able to set up a studio in the large, back, north-facing bedroom. The vendor says the gardens and grounds have also been a joy. She has enjoyed creating and tending her vegetable plot and planning and maintaining the wonderful formal gardens. The property has provided an idyllic country lifestyle, surrounded by an abundance of wildlife and wonderful walks, including the long distance Wye Valley Walk and Offas Dyke National Trail. You are in the heart of nature. There is an incredible sense of quiet and no light pollution. The property is private, but not isolated, part of the small but vibrant community of Hewelsfield, served by the award-winning Brockweir and Hewelsfield Village Shop (closed due to a recent fire whilst work is underway to reopen it). Other village facilities include a playing field next to the shop and The Mackenzie Hall, in Brockweir, which hosts a range of classes, clubs and events, including a Tennis Club. Hunters Lodge is also close to amenities in the market towns of Chepstow ( 7 miles) and Monmouth (10 miles). Well-regarded educational facilities nearby include state secondary schools, Llandogo Primary School and the Haberdashers' Monmouth independent boys' and girls' schools. Good access to motorway links to Cardiff, Bristol and the Midlands makes the area attractive to commuters. Step inside:- - The property boasts spacious, high ceilinged principal rooms which enjoy plenty of natural light and outstanding views from large, double glazed windows. The accommodation is currently arranged into one four bedroom family home with a first floor one-bed apartment, with its own access (House Martins). One wing of the house, also with private access, is used as a one-bedroom lettings annexe (The Retreat). Overall, the spacious accommodation (4855 sq ft) provides many options, including for dual family living, Airbnb, additional lettings income, live-in staff or for integration into one grand and gracious family home. Hunters Lodge is a three-storey property, with a basement used for storage and workshops. The principal accommodation is accessed up a flight of stone steps from the driveway, leading to an attractive, solid wood, glazed entrance porch with slate flooring. The porch was built about 20 years ago, replacing a smaller one but in a similar style. I copied the Gothic window design from the original. From the porch a glazed door opens directly into a living room which has been refurbished with walnut flooring and where the stone fireplace has been exposed and now houses a wood burning stove. To one side of the living room is an elegant, light-filled room with original pine floorboards and a large, south-facing bay window, taking advantage of the views. There is a French door to the side of the house. This room would make an ideal formal dining room, playroom or music room but for the vendor, it was an obvious choice for her studio. Leading off the other side of the living room is another lovely room, also with large bay windows and pine floorboards and, like all the reception rooms, it has period cornicing. Benefiting from built-in bookcases, this room is used as a library. A farmhouse style kitchen/diner is located at the rear of the property, with views over the orchard. It has slate flooring and is fitted with oak units under oak worksurfaces. The central island incorporates a hob and the stone fireplace houses an electric two-oven Aga. To one side of the fireplace is a useful larder cupboard. A side door and a pair of French doors give access from the kitchen to a raised, paved patio at the side of the house, which enjoys views over the valley and makes a wonderful outdoor dining space. In the main part of the property, the downstairs accommodation is completed by a single bedroom with a modern ensuite shower room. There is a downstairs cloakroom off a large inner hallway, at the back of the house. A traditional wooden staircase leads to the first floor, where there are three bedrooms, one facing the rear, overlooking the orchards and two at the front, enjoying long distance views. There are exposed pine floorboards throughout this floor. The principal bedroom has a large bay window, an exposed stone fireplace with a woodburning stove and two built-in cupboards. It shares a charming, modern Jack-and-Jill bathroom with the second front bedroom. There is potential to create a magnificent principal suite by converting the second bedroom into a large dressing room. On this floor, the accommodation also includes a laundry room/utility room, with a washbasin and WC. The self-contained apartment, House Martins, takes up the remainder of the original first floor of the house. It incorporates a fitted kitchen/diner, a modern bathroom and a large bed/sitting room with a bay window to the front of the property and an exposed stone fireplace with a log burning stove. The apartment has its own private staircase and access from the rear of the house. There is also a service access from the main bedroom landing, making it easy to reintegrate the rooms if required. There is a further option to turn the apartment kitchen/diner into a bedroom. The annexe, The Retreat, comprises a new wing, purpose-built about 10 years ago in the style of the original property, originally used as a holiday let and currently rented out. The annexe benefits from large bay windows giving views to the side of the property. It has its own access, a private patio, a designated area of garden and parking for two cars. On the ground floor is an open plan kitchen/dining/living area and upstairs is a spacious bedroom with an ensuite bathroom. There is a service access to the kitchen area from the main house, making reintegration possible. Hunters Lodge benefits from partially boarded attic storage and the basement, with its large windows and access door to the gardens, is divided into thr.. Outside - The house is approached along a long gravel driveway, lined with heather and mature shrubs and leading to ample parking. The driveway leads past a lovely area of level lawn, with established borders and an original sundial as a focal point. The attractive formal gardens near the house have been planned for seasonal colour and include large beds retained by natural stone walling. Established trees, shrubs and climbers include hydrangeas, magnolias and wisteria. Behind the house is the orchard - a gently sloping are with mixed fruit trees, leading to bluebell woodland at the top. There is a kitchen garden with a soft fruit area and a small lily pond. A feature of the gardens is a group of towering Scots Pines, which the vendor believes would have been planted as a deliberate landmark. There is a patio used by the annexe, whilst accessed from the kitchen of the main property there is a raised, paved patio. Both take advantage of the breathtaking views and the wonderful natural surroundings. The gardens are south facing and because it is so high up, in the mornings you can sometimes see a layer of cloud over the village and watch it rise up it is captivating. The sun rises and sunsets are also amazing. The grounds extend to about 2.16 acres and we are advised by the vendor that further land on the other side of the lane is available separately if required by separate negotiation. House Caldicot (United Kingdom)

This charming four-bedroom cottage fuses cosy, historic character with stunning, contemporary living spaces and combines the convenience of an edge-of-town location with a private parkland-style setting and the enduring appeal of open views over the lovely south Monmouthshire countryside. I love sunsets and we have the most amazing sunsets here and wonderful skies, because it is flat and open. I have a table and chairs in the front garden, where I can sit in the afternoon and evening, looking over the farmers' fields to the west, just enjoying the skies. Fairfield sits in immaculately-kept, mature grounds of approximately 2 acres which include stables and a stable yard with independent access. There are also three substantial outbuildings, with current business use but with flexibility to be used for leisure purposes, separate home working space or, with planning permission, converted into further accommodation. Ideal for country-lovers who want the best of both worlds, the property is convenient to the motorway network and to nearby amenities. It is situated on the outskirts of Magor, a lively, welcoming and family-friendly community, roughly equidistant between the market town of Chepstow and the city of Newport (9 miles). Proximity to the M4 means for commuting, shopping, leisure and entertainment, there is easy access to other nearby towns and cities such as Cardiff, Bristol, Monmouth and Abergavenny. At the heart of Magor, an historic square is filled with a variety of independent shops, including a delicatessen which also sells fresh fruit and veg. The town boasts a local Post Office, a handy convenience store and a number of lovely cafes, pubs, restaurants and takeaways. The community is served by a Church in Wales Primary School, whilst Undy Primary School and Bryn Primary School are other nearby options and for secondary education, there is the well-regarded Caldicot School. In an area that has a wealth of interesting local history and easy access to beautiful countryside, Fairfield is close to the Severn Estuary, on the Gwent Levels. This landscape of international significance is home to a great diversity of wildlife and Magor Marsh, a Site of Special Scientific Interest, is a tranquil environment teeming with wildfowl and fauna. Step inside:- - Dating from the early 1900s, the cottage was extended some 70 years later and has recently been modernised and upgraded, to provide lovely, open-plan living space, carefully planned to create a seamless flow from traditional to modern. Exposed timbers, original stone walls and an open fireplace with a wood burning stove on a flagstone hearth give the characterful living room a wonderful, warm ambience, which contrasts with the feel of the beautifully presented, light and airy contemporary kitchen which it opens into. Once separated by a dividing wall, these two rooms now provide one wow space. Says the vendor: Where we once had small, dark rooms, we now have space suitable for 21st Century living. The vendors have recently installed the stunning, modern kitchen, with its comprehensive range of units and wood effect laminate flooring, chosen for practicality. I opted for country-style units to suit the property and planned lots of workspace as I like to cook. We have a big family and when we get together they always come to us. The kitchen has a large central island, incorporating a breakfast bar and the room also has ample space for a separate dining table. The kitchen incorporates integrated appliances and a Range cooker (with LPG gas hob and electric double oven). The kitchen is flooded with natural light, being open plan to a handy utility room which leads straight through to a sun room, with glazed doors to a charming rear courtyard, perfect for dining al fresco. The neatly-presented utility room, with units to match the kitchen, includes space and plumbing for a washing machine and built-in space for an upright fridge/freezer. From the kitchen, there is a doorway to a rear hallway which leads through to a comfortable lounge. Like the living room, this is situated in the oldest part of the house and it is full of character, with an exposed original stone wall featuring an inset fireplace on a raised hearth (not a working fireplace) and a stone-built corner seat. The lounge has a window to the side garden. It is a lovely, comfortable room. It gets the sun first thing in the morning and it very light and warm. Next to the lounge is one of the vendor's favourite rooms a spacious games room with an in-built bar and sliding doors to the rear garden. It's a great family party room and we have had some really fun times in it, including birthdays, Christmases, christenings and even a fancy dress event. Off the rear hallway, there is also a is a fully-tiled downstairs shower room, refitted during the property's recent refurbishment, when the vendors also installed stylish grey traditional column radiators throughout the ground floor. From the rear hallway a pair of glazed doors gives access to the rear courtyard and stairs lead up to the first floor, where there are four bedrooms, including one with an ensuite bathroom and built-in wardrobes and another which also benefits from fitted wardrobes. The master bedroom, which overlooks the front garden, has fitted wardrobes, built-in shelving and a spacious and luxurious en-suite bathroom with a whirlpool bath in one corner and a large walk-in shower in another. Off the landing there is a handy storage cupboard. Back on the ground floor, what was once a double garage has been converted into two further rooms, which could be used as a study and further reception room. The flexible space, accessed through the sun room but also with independent access from the front of the cottage, could alternatively be returned to a garage or converted to provide a ground floor bedroom or annexe accommodation. Outside - From the road, a pair of five bar gates open to an impressive gravelled driveway, which leads up to the front of the cottage and around to the side, where there is ample parking. Either side of the driveway, large level lawns planted with mature trees, including 50-year-old willows, give a parkland feel. Spring bulbs planted along the fence line at the front of the properly are a mass of seasonal colour. At the rear of the cottage, opening from the sun room, is a lovely, sheltered and secluded courtyard area, where pretty climbing plants clamber over a wooden pergola. The courtyard, laid with pavers in a circular pattern, makes a wonderful spot for outdoor entertaining. Past a garden shed in one corner of the courtyard, steps lead up to a vegetable garden, with two raised beds and a greenhouse. The gardens and grounds also include an orchard with a variety of fruit trees. Fairfield enjoys a beautiful level position, extending to approximately 2 acres and also including a stable yard, with wooden stables with three loose boxes, with independent access through a five bar gate directly from the road. Further, substantial buildings, all with business use granted, comprise a brick-built, L-shaped building (which could provide further stabling) and two further single-storey blocks. This luxurious country house, nestled in the Monmouthshire countryside, has seven spacious bedrooms, elegant Georgian-style reception rooms, a stunning kitchen/family room and breathtaking views of the beautiful Usk Valley from its balustraded terrace. Recently used as one of the locations for a TV adaptation of Jilly Cooper's bestseller, Rivals, the wonderful period-style property has been imaginatively extended and thoroughly refurbished and updated, to offer a comfortable, contemporary lifestyle. It enjoys a glorious, private and tranquil setting, positioned in gardens and grounds of just over 19 acres, which stretch down to the banks of the River Usk. Originally a 19th century cottage, Woodbank House may once have been used as a shooting lodge for a local estate. Today, the former four-bedroom home incorporates a range of previous outbuildings and offers generous accommodation totalling approximately 9,580 sq ft. The vendors, who bought the property more than fifteen years ago, were attracted by the style of the house, its setting and location. We have always loved period houses so that was part of the appeal and because it needed work doing to it, we had the opportunity to make it into the family home we wanted. But we fell in love with it because as soon as you enter the gates onto the long drive you feel totally safe and private. We also love Monmouthshire, as it is very rural yet close to big cities. Woodbank was perfect as it has Cardiff and Bristol close by and it is also near to charming villages and towns including Usk, Caerleon and Monmouth, if I want cafes and quaint shops. There is also Newport which is kind of in the middle if I want to go shopping for something in particular and still get back home within the hour. We both like to play golf and for that, the area is perfect. We even overlook the Celtic Manor Ryder Cup course. And the river is beautiful. It's been like living in a mini paradise. The vendors have completed an amazing transformation, in sympathy with the original cottage but on a much grander scale. We wanted a house that's cosy for a family but we love cooking and entertaining, so we created a kitchen and snug for day-to-day living and for entertaining there is lots of space, with a large dining room and drawing room. During the refurbishment, the vendors were careful to retain the cottage's features, including high ceilings, decorative plasterwork and handsome fireplaces and they have extended the period look and feel into the newer parts of the house, creating a seamless transition. One of their inspired additions was the terrace which wraps around three sides of the house, giving entrancing views over the parkland-style grounds to the valley and river beyond. With all modern day conveniences, including underfloor heating throughout and with the benefit of a surround sound system in parts of the house, this is a warm and welcoming family home that's built for entertaining on a grand scale. It has previously been used as a boutique wedding and events venue and has been let as Visit Wales five star self-catering accommodation, for up to 20 guests. The property is just two miles from the village of Llanhennock, where there is a thriving local pub. It is uniquely positioned, within 20 miles of the city of Cardiff and almost the same distance from the charming market towns of Usk, Monmouth, Abergavenny and Chepstow. Newport, with direct trains to London Paddington, is 6.5 miles away. Bristol is 30 miles distant. Step inside:- - A grand tone is immediately set by the elegant reception hall, which is in the oldest part of the property and has a high ceiling with original decorative cornicing. To one side of the room is a pair of Georgian style arched recesses. An impressive, bespoke, American oak staircase leads up to the first floor and French doors open to the rear terrace. Off the hallway, at the front of the house, is an office, which features an original fireplace with a marble mantelpiece. French doors open from this room to the side terrace, known as the Rose Terrace. Next door, with a bay window overlooking the same terrace, there is a reception room featuring an original fireplace and built-in bookshelves. This room is currently used as a library and fully operational commercial bar area, but could be turned into an eighth bedroom if desired. Off the rear of the reception hallway is an elegant drawing room, flooded with light from four pairs of French doors which can be thrown open to the views. A focal point in this room is a decorative fireplace with an Ionic style mahogany surround. Across the hallway, the dining room is an equally beautiful room, designed in period style, with high ceilings, decorative cornicing, a central ceiling rose and a fireplace with a feature surround matching one in the drawing room. This is a working, open fireplace, like those throughout the ground floor of the property. The room, which can easily accommodate 20 diners, has a pair of French doors to the terrace at the back of the house and another set of French doors opens to a barbeque area. It is a great house for entertaining we can have drinks on the terrace, then dinner in the large dining room or, on long summer evenings, a barbeque on the terrace, followed by dessert and coffee while playing snooker in the games room on the lower ground floor. The stunning, bespoke kitchen, created to be the heart of the family home, was also designed with large-scale entertaining in mind. It has wooden, floor-to- ceiling cabinets, hand crafted by a local joiner, two Belfast sinks, a four-oven oil-fired Aga and high spec integrated appliances, a Quooker hot water tap, Siemens electric oven and hob and two Liebherr fridge/freezers. There is ample space for a family dining table and for a free-standing central island. Downstairs, the flooring is either engineered oak or quality tiling from Mandarin Stone. In the kitchen, the vendors opted for practical tiling. Double doors open from the kitchen to a cosy sitting room, used as the family snug. On the ground floor there is also a useful utility room just across from the kitchen, with an adjacent cloakroom. There is another downstairs cloakroom off the reception hall. Stairs outside the kitchen lead down to the lower ground floor, which incorporates two bedrooms with a shared bathroom. A large games room provides ample space for use as a snooker room, gym, and cinema. On this floor there is also an integrated double garage with a service door providing access to the stairway. It makes it easy to bring the shopping straight up to the kitchen. The lower ground floor accommodation also includes a store room and a cellar, fitted out as commercial yet stylish bar. The spectacular staircase from the reception hall leads to a galleried first floor landing, with a large window looking out over the terrace and grounds. On this floor there are five spacious bedrooms, each with an ensuite bathroom. Each delightful bedroom has its own character. One has an attractive, part octagonal window giving views straight down the valley. Another, in the oldest part of the house, has a period cast iron fireplace. The particularly impressive principal bedroom benefits from a stunning ensuite with a roll top bath, generous corner shower and twin pedestal washbasins. There is a walk-in dressing room, with a handy linen chute which leads straight to the utility room. French doors from the bedroom open to a Juliet balcony, with a lovely long distance outlook over the River Usk and Celtic Manor Ryder Cup Golf course and estate. Outside - From the roadway, a pair of electrically operated, decorative wrought iron gates open to a long, sweeping drive, lined with shrubs and mature trees. This leads past a level gravel parking area for up to 20 cars (on the site of the former tennis court) and on to the front of the house and to the integrated garage. There is further parking in front of the garage. The house enjoys a central position in its parkland-style grounds, which extend to just over 19 acres, stretching down to the banks of the River Usk, where the vendors enjoy riverside walks. We also love to walk into Caerleon for coffee or across the field to the Wheatsheaf Inn in Llanhennock. Nearest the house, there are formal and terraced gardens and areas of lawn, whilst the grounds also include meadowland, a paddock with a variety of established fruit trees, a man-made pond and an area of mature woodland. Wrapping around the two sides and the rear of the house is a grand terrace, with period-style balustrades, which the vendors designed as outdoor entertaining space and to show off the views and the river. At the back, the River Terrace looks out over formal gardens to the Usk Valley. To one side, the Rose Terrace looks over a rose garden and a feature water fountain and also towards the Handkerchief Garden, where there is a lovely specimen handkerchief tree. Clambering over this side and over to the front of the house there is also an established wisteria. House Usk (United Kingdom)

Nestled in the Monmouthshire countryside in the highly desirable village of Bettws Newydd, overlooking its own grounds and the woodlands of the Usk Valley, sits this magnificent, high quality country property. A rare find, this large five-bedroom home has two spacious and characterful reception rooms, a lovely formal dining room and a farmhouse-style kitchen/breakfast room that's provided a hub for family life. The property has been lovingly maintained by the vendors for the past 20 years, during which time they have added a stunning Amdega conservatory to take full advantage of the peaceful, private location and the idyllic rural views. The property sits in gardens and grounds of approximately 1.4 acres. It enjoys truly special, neatly-tended, south-facing walled gardens, full of mature shrubs and planted for seasonal colour and there is a paddock of approximately half an acre nearest the house. We were looking for a rural lifestyle and we were attracted by the location, which is close to Usk and Abergavenny, two historic towns which we knew well. It is also commutable to Cardiff, Bristol, Hereford and Cheltenham. Bettws Newydd is a premium village with an ancient church, lovely old pub and one of the oldest yew trees in the country. The vendors were also drawn to the property's historic charm and the way its careful and stylish conversion, some 10 years previously, had seamlessly blended 200-year-old farm buildings with new additions, built using matching reclaimed stone under a welsh slate roof and featuring oak beams, and solid wood doors You are conscious both of a sense of history and of the exceptional build quality. The picturesque Monmouthshire village of Bettws Newydd is about 3.5 miles north of the pretty riverside market town of Usk, where there is a Church in Wales Primary School. It is about 7 miles from the shops, schools and facilities in the larger medieval market town of Abergavenny. The property is also ideally positioned for access to Monmouth (12.8 miles distant). The name of the village means new prayer house in Welsh, as it was founded by the 6th century Irish Saint Aedan of Ferns. The grounds of Lodge Farm adjoin those of the lovely, ancient church of St Aeddan's, which is Grade I listed and where the veteran yews include one of particular age and notoriety. It's the church where the vendors' son got married, with the reception being held in a marquee in the property's gorgeous gardens. The Usk Valley Walk runs through the area and near the village is a large Iron Age hillfort at Coed-y-bwnydd, in the care of the National Trust. The village pub and restaurant, The Black Bear Inn, is a short stroll from the property. The vendors also enjoy a lovely country walk from their door, up to the hillfort and over the hill to The Clytha Arms - frequently voted as the best real ale pub in Wales. Step Inside:- - The house has a charming ambience and a wonderful flow, with a spacious, airy feel. It is south-facing so the rooms have lots of light, which is quite unusual for an old property. We also have beautiful views from the house, looking down the Usk Valley and to the Black Mountains beyond The front door opens from a clay paviour courtyard to a large and attractive entrance/dining hall, with an oak beam and exposed stone pillars adding character. This room is used for formal dining and entertaining. Meanwhile, the large farmhouse kitchen, converted from a former single-storey cowshed, is the heart of the family home. With space for a large table for informal get-togethers, it has characterful exposed ceiling timbers and slate flooring. It is fitted with cottage-style wall and base units and features an Aga which runs on LPG. The worksurfaces are granite and limestone tiles have been used for the splashback behind the Aga. The kitchen sink is placed under a window overlooking the courtyard. Next door to the kitchen is a useful fitted utility room with a Belfast sink, space and plumbing for a washing machine and space for a tumble dryer. The other side of the kitchen is a cosy snug/study with built-in cupboards and shelving and a fireplace, with a wooden surround, housing an LPG fire. There are two fabulous reception rooms leading off from the dining room, both full of character. They both overlook the gardens and have French doors to a sunny patio. The drawing room has feature beams and ceiling timbers. An imposing stone fireplace with a rustic oak mantel houses a large multi-fuel stove. The sitting room, part of a converted 200-year-old barn, has exposed beams and an exposed stone wall and there is a wood burning stove in an open fireplace. A door from the sitting room opens to the stunning cedar wood Amdega conservatory. This was added to the property 15 years ago, in a style that is in sympathy with the rest of the house. It has limestone flooring with electric underfloor heating and features the exposed stone exterior walls of the property. It makes a wonderful, atmospheric dining and entertaining space. It's a great addition for all seasons and it gives a sense of living in the garden. The conservatory also links the main property to a further utility area and a double garage with an ensuite bedroom over. The vendors currently use the garage space as a gym and for a sauna. With its own independent heating/hot water system, there is potential for this part of the property to be converted into an annexe , subject to planning permission. In the main house, there is also a downstairs WC, whilst from the dining hall, a staircase leads up to the first floor landing. The beautiful principal suite has a walk-through dressing room with bespoke oak wardrobes along one side. The wardrobes continue along two walls of the bedroom. This room has a vaulted ceiling featuring exposed timbers. French doors open to a balcony with lovely views over the walled garden and the pastureland and wooded Usk Valley beyond. There is a luxurious ensuite with a bath and a steam shower. There are three further, charming double bedrooms, one with a well-presented open plan walk in shower and the others served by a family bathroom with a slate floor, bath.. Outside - The house enjoys a secluded situation, off a quiet lane in the most historic part of the village. A private driveway leads to ample parking space for four cars in front of the double garage/annexe. The house sits in beautiful, mature, formal gardens bordered by walls constructed of reclaimed stone. The garden features some lovely established trees and is planted with spring bulbs and shrubs including a mature fig tree, rhododendrons, azaleas, magnolias, hydrangeas. There is a large patio for outdoor dining and a sun trap gravelled garden area is used for barbeques. There is a paddock of approximately half an acre nearest the house, with a modern barn which the vendor uses as a workshop, store and garage for four vehicles including a tractor. This has the potential to be a pony paddock and the vendors also considered siting a tennis court there. We love the tranquillity of Lodge Farm, as well as being surrounded by beautiful countryside and wildlife within the Bettws Newydd conservation area. When our children were growing up here, the garden and land made a real adventure playground for them and for our Cocker Spaniel. AGENT'S NOTE: There is additional land available, if required, by separate negotiation.
