Vineyard with pool and outbuildings Bordeaux (33)
Superb turnkey estate, perfectly suited to a wine tourism project. Product of exceptional quality, requiring no investment. More than 25 hectares of land in one piece preserve the tranquillity of the place. Four hectares are devoted to vines, the rest being parkland, meadows and forests. The elegant house was recently built in the pure local tradition, using limestone carved a few kilometres away. The 550 sqm of living space, spread over two levels, includes beautiful reception rooms opening onto the garden. Eight bedrooms, each with ensuite bathroom, have been fitted out on the ground floor and first floor. The fittings, floors, bathrooms, heating, etc. are of outstanding quality, with noble materials, and in remarkable condition. There again, no investments are needed. The park has a swimming pool and a pond. This residence can be a splendid family home, or be used for a hospitality project. A charming caretaker's house dating from 1850, adjoining the cellars, has been renovated (85sqm). It is completed by a second small independent house, ca. sqm, with its garden. It needs to be renovated. For the winegrowing part, the estate currently includes four hectares of vines in production, as well as the corresponding farm buildings. The latter are spacious (more than 1100 hl of vats, thermo-regulated stainless steel + concrete) and perfectly up to standard. Some of the land could be planted in vines for someone wishing a larger vineyard. A château name and a small stock of wines (around 40,000 bottles) are included in the sale. Geographical location: 20 minutes from Saint-Emilion and a little over an hour from Bordeaux. Confidential file, accessible on reference and after signing a confidentiality agreement.

House with pool Bordeaux (33)
A 19th-century family house with garden and tree-lined swimming pool near Bordeaux. Close to the church, a quiet street leads to the former winery, now converted into a dwelling. The one-way street is only used by local residents. A gravel forecourt providing vehicle parking space runs alongside the original building and its extension. This 19th century two-storey building is of dressed stone. The hipped roof is clad with monk-and-nun tiles and bordered by a cornice of shortened tiles. A double flight of outdoor stairs, flanked on either side by two large cypress trees, leads up to the first floor entrance door in the gable wall. It is framed by pilasters and topped by a semi-circular glass transom divided into four identical triangles. In front of the entrance is a small terrace with a white-painted metal balustrade, which tops an extension with an arched window on the garden level. A stone frieze with geometric motifs above the door completes the decor. The large-paned windows have louvered or plain wooden shutters. Beyond the building and its impressive facade, typical of the Gironde region, there is a garden of around 1,700 m², divided into several areas. On one side of the house, a small path provides access from the street to the flower-filled, lawned garden. In front of the main building is a large, south-facing swimming pool, bordered by shrubs. Neither the grounds nor the house are overlooked.
