House Bosc-le-Hard (76)

A 19th-century house with a walled garden that covers over 2,600m² in a vibrant village in France’s Pays de Bray province, around 150 kilometres from Paris. The property lies near the market square around which the village has built its long story. The grand dwelling towers in the village centre, standing out from its neighbours, yet it blends into its surrounding environment well. The architecture around it is typically Norman in style, but this does not clash with the property. An age-old magnolia stands in front of the house. On the street side, a thuja hedge marks the property’s entrance. This hedge, which adjoins a fine metal gate, does not conceal the vistas that the dwelling enjoys from its position, set well back from the entrance. The elevations of the majestic house are pure white in colour and this bright tone is brought out by the greenish hue of its guardrails. The pink blooms of hydrangeas adorn the facade’s base course in the summer. The dwelling dates back to the time of the French king Louis-Philippe I. The first stone was laid in 1839 on land that was formerly a marquisate. Republicans seized the estates of nobles during the French Revolution. Later, in 1825, a law was enacted to compensate nobles who were impacted by this land grab and who had felt forced to flee France during that turbulent period but who had since returned. Yet despite these indemnities, many impoverished nobles were compelled to sell their land. On such estates, the new upper middle classes then started building grand homes, or ‘little chateaux’, like this dwelling. Construction of this house finished in 1846 and the property was handed over as a splendid edifice with a mansard roof, designed in a Louis XV style. The house is built of brick and rendered with a mortar of lime and plaster. It is designed in the so-called Pompadour style of the century before it: the dwelling follows the main architectural and stylistic principles of this trend. The edifice offers a floor area of around 300m² and stands at the front of its plot. It hides a vast garden behind it: a lawn dotted with trees and enclosed with high walls. Garages, an outbuilding, and a vegetable patch edged with brickwork complete the property. At the back of the plot, a fence demarcates the property.

Apartment Rouen (76)

Located in a former cotton mill, formerly nicknamed 'La Ruche' and built in 1885 in the Saint Sever suburb by the Berger et Cie company, this 171m2 loft is set in a magnificent historical and architectural setting. The textile crisis in the 1960s led to the closure of the spinning mill, which was bought by a subsidiary of Nouvelles Galeries, using it from then on as a storage warehouse until its liquidation. In 2001, the building aroused the interest of Didier Chabut, promoter, who planned to transform the old spinning mill into around forty lofts combining a contemporary spirit and the building's industrial character. The immensity of the building impresses and the central atrium perfectly combines the mixture of glass, metal and brick giving the building all its majesty and elegance. Designed to ventilate the overly massive building, the atrium takes on its full importance when the visitor enters the loft. Instantly, the masterful 4-meter-high bay windows provide a surprising amount of light, opening onto the balcony and a distant view of the renowned Jardin des Plantes in Rouen. The 101 sqm of fully open living spaces with chic and elegant contemporary decoration in dark tones, punctuated here and there with a touch of bright colors, give the whole a neat and warm atmosphere. All the codes of the loft are present, from the brick walls, to the metal beams through the mezzanines overlooking the living room. The kitchen of about 30 sqm in bright red tones is divided into two parts. An ideal bar area to lean around a drink with friends, while contemplating the view of the outside and the kitchen area with a friendly dining area. Under the mezzanine, a 'cozy' living room adorned with a library where many books are piled up, offers an appreciable relaxation area to recharge your batteries, because even if the loft is in the heart of the city, calm reigns in the interior. At the back of the living room, a 'creation - office' space will appeal to those with an artistic soul, looking for the particular light that the windows crossing the apartment offer. Finally, the loft is completed by a vertical master suite with shower room, dressing room and bathroom with spa bath, then two other bedrooms, one with private shower room. Covered with bay windows associated with numerous indirect lighting, this loft takes on multiple facets as you wish, sometimes letting a glimpse of the perspectives or sometimes intimate with subdued lights. With impeccable finishes, also offering a private parking space in the basement, it seduces with its 'New York' atmosphere, its history and its proximity to all the amenities of schools, transport and shops. Castle Rouen (76)

Ref. 4158: Magnificent property with 18th century chateau for sale in the Rouen region. The property is located in Seine Maritime, north-east of Rouen. It benefits from a rural, wooded, undulating setting without, however, being too isolated. After following a small forest road through the 74,13 acres of woodland, this noble residence in the pure style of 18th century châteaux comes into view. With its regular brick, stone and rendered facade, tall windows and slate roof with chimney stacks, it is an invitation to daydream. As soon as you reach the entrance gates, you will discover the North/West façade. It offers a romantic view thanks to the graceful branches of the beautiful trees planted around it. The numerous outbuildings are pleasantly set in the parkland, without detracting from the view of the building. On either side of the entrance are the garage building and a group of buildings dedicated to tourism. The south-east facade features an attractive terrace overlooking a high moat. From here, you have a fine view of the surrounding countryside, thanks to the undulating topography. On the ground floor: a beautiful gallery paved with limestone features many windows and French windows on the north-west facade, providing a pleasant flow through the reception rooms. The dining room is beautifully decorated with herringbone parquet flooring, original wood panelling and painted cartouches, and features a wood-burning stove. The lounge, also adorned with panelling, painted cartouches, parquet flooring and a fireplace, opens onto the south-facing terrace. This is followed by a billiards room, a small lounge and a small dining room. Two staircases on either side provide access to the mezzanine and first floor. The kitchen and another dining room with its imposing fireplace are on the ground floor of the 'North Tower'. On the mezzanine floors (north and south) and on the 1st floor: two staircases and a long gallery provide access to 12 bedrooms, the smallest of which are used as a study or dressing room. There is a bathroom, two shower rooms with wc, a separate wc and a linen room. Second floor: four additional bedrooms and a shower room of around 60 sqm and a magnificent 180 sqm attic. The total living space is almost 460 sqm. - There are 9 tree houses in the 66,72 acres of woodland, the perfect place for nature-based tourism. -A charming 'gardener's house' (approx. 45 sqm floor space) could become a home once it has been beautifully renovated. -A 'hut house' of around 110 sqm on the ground floor has been completely renovated with sanitary facilities (ERP standards - disabled access) and reception, and a 90 sqm meeting room upstairs. The building is currently under lease, but this will be terminated when the property is sold. -A large garage provides a surface area of more than 70 sqm, not including the first floor. The roof is due for renovation in the near future. -A number of other small buildings are used as stables, a barn and a garden shed. The 74,13 acres of land include a garden, parklands and woods.
