In the Auge Country, 20 km from the “Côte Fleurie” and its holiday resorts, a 38-ha horse stud farm, with half-timbered houses, a Californian style villa and a pool.
This property, in a region renowned for its characteristic architecture and its scenery, is 220 km from Paris via the A13 motorway. Normandy’s “Côte Fleurie” (Coast of Flowers) and its holiday resorts are 20 km away. Lisieux, with all its useful infrastructures, is 25 km away. Its train station provides 1¾-hour links to Paris. A village with local shops is 9 km away.
A caretaker’s cottage and its garden keep a watch on the entrance gates. The drive that crosses the property plunges between meadows and runs alongside three buildings, in use as stables and a garage. They are followed by a little bridge, spanning a stretch of water and providing access to the main house. The drive leads further on to a Californian style villa, surrounded by a large terrace, encompassing a swimming pool. Straight on, a small half-timbered construction is used for storage and workshop purposes. At another end of the property, a group of 10 modern horse loose boxes, on the one hand, and a barn, on the other, complete the equestrian facilities.
The large half-timbered houseThis house, with its slate hip roof and its walls covered with slate cladding, is supported on brick and quarry stone block lower sections. It was extended on two separate occasions. The first extension was built in line with house, but set at right angles. Then, a second extension was constructed parallel to the rear facade. The two buildings are connected via a small building, built in accordance with the same codes. A brick terrace runs alongside the front facade, separating the house from the lawns surrounding it.
Ground floor
The house is entered via a door, flanked by wide vertical windows, set in the small connecting building. It opens into a vestibule which provides access to the two buildings. A corridor, on either side of the vestibule, leads to the rooms in each house.
Harmony is the order of the day in the main house. The floors are paved with old terracotta tiles. When the half-timbering is not exposed, the walls are painted white. Beams and joists have not been concealed.
A corridor leads from the vestibule to a vast living room where light floods in, notably through a very wide horizontal window which looks out over the adjoining grasslands, double glazed doors opening on to the terrace and three other small windows. A dressed stone fireplace enhances a wall facing the large window. A wooden stairway, going upstairs, a cloakroom and a toilet can all be reached via the corridor. A door opens into a kitchen, a vast living room with a central unit and an eating area. Said kitchen is illuminated via windows and notably by a glazed door which leads on to the terrace. This large room precedes a dining room, in which a fireplace adjoins a little stairway, set in a corner.
The ground floor of the house also comprises two bedrooms, a bathroom and a toilet as well as a storage area. A door opens on to a flight of steps, going down to a basement, spanning approx. 32 m².
First floor
The wooden stairway, with its terracotta tile steps, goes up to a landing. A few steps provide access to a small hall area, leading to two bedrooms, with sloping ceilings, as well as a bathroom, with a shower and a toilet, and a laundry room. These rooms are laid out above the large lounge. In the older section, on the other side, a door opens into a bedroom, with a bathroom and toilet, and an adjoining second bedroom. And lastly, a door leads from the landing to a vestibule, set in the small connecting building, which leads to two bedrooms, a bathroom and toilet as well as a laundry room.
The painted, wooden stairway in the dining room provides access to a large bedroom, with its bathroom …
