House Niort (79)

A very comfortable town house and a vast annex with its privacy protected by one of the high walls of the old town of Niort. The town house and its annex stand opposite each other on either side of a garden hidden from the street by a high stone wall. The town house, with three main storeys of living space, has two parts, the second set back from the first. The facade is adorned with an isosceles trapezoid shaped front section which the entrance is set into. The garden level houses the reception rooms - two lounges and the dining room - as well as the kitchen, which has windows throughout and which overlooks the lawn and trees, and its vast pantry. The 1st floor has a large bedroom and a suite (bedroom, study/living room, bathroom and separate toilet) on either side of a landing lit by a stained-glass window. There is a suite on the second floor like the one on the first floor, but on the other side of the landing, which opens onto the terrace above the forepart of the building. A duplex apartment has been created: a study/living room and, above it (third floor), a bedroom with a shower room and toilet. The rest of the floor above is taken up by an attic. The roof is currently being repaired. There is a spectacular vaulted cellar under the building. In addition to the 300 m2 of living space in the town house, there is a 220 m2 annex house, in the shape of a farmhouse, with small-paned windows. It has two apartments inside: one with a large living room, another room, a shower room and toilet on the garden level and three bedrooms and a dressing room on the first floor; the other with a living room and kitchen on the garden level, two bedrooms (one with a shower room and toilet) and a dressing room on the first floor. There is town gas central heating in both houses.

Just 15 minutes from Niort, this old inn from the end of the 1800s, completely redesigned, with a surface area of more than 200 m2, has managed to combine modernism and authenticity. The old stones of the main facade underline a fair balance between a past steeped in history and modern comfort. The beautiful door opens onto a spacious entrance revealing remarkable stone paving. The ground floor is organized around three very distinct living spaces. To begin with, a very pleasant first living room punctuated by the character of the exposed beams and an elegant period fireplace covered with a stone mantle. On the other hand, a convivial dining room makes it easy to entertain for moments of sharing with family or friends. The kitchen area is intended to be a dining area with direct access to the outside. The first floor serves four beautiful, tastefully decorated bedrooms, all facing the garden. A shower room and a bathroom complete this level. The top floor offers three bedrooms with a refined under-slope character allowing an additional surface area of less than 1m80. A true cocoon of serenity, all magnified by the exposed framework. The exteriors benefit from a pleasant terrace under the covered courtyard, a real vegetable garden for gardening: a little corner of paradise with little maintenance. House Niort (79)

An old, well-developed house that towers over a beautiful village in the Gâtine poitevine. The main dwelling faces southwards, standing between a round tower and a square one that was reduced in height. A terrace extends in front of it, providing space for meals, conversations, naps and reading on sunny days. The reception rooms lie either side of the house’s seventeenth-century entrance door, which takes you into a spacious hall. To the right is a parquet dining room with a fireplace and to the left is an equally sumptuous living room. A boudoir, or office, separates the living room from a large bedroom that includes a washstand and an Empire-style bath. This bedroom leads out into the garden. The room connects to a bathroom in a seaside-resort style that takes up the round tower’s ground floor. A kitchen and scullery lie parallel to the dining room towards the middle of the edifice. The kitchen opens eastward to the outside. The scullery leads to a patio with access to a woodshed, boiler room and former laundry. Two staircases take you to the first floor, which is made up of three bedrooms, a linen room, a bathroom, an office and two lavatories. In the middle of this storey lies an extensive playroom under exposed beams. The room has many purposes. For example, it can serve as a children’s dormitory, a television room or an area for fun afternoon snacks. Almost all the windows are double-glazed. Most of the ceilings are insulated and large cast-iron radiators emit the heat produced by the oil boiler very effectively. Most of the roofs are new or recent. The cellar is spectacular under its ribbed vault (transverse arch in the middle). The annexes adjoining the house include a former stable, a garage and a storeroom under an extensive attic. The sanitation system needs to be only partially changed. The lush garden, which leads right up to the house, offers a delightful bucolic view over a 2,800m² area of flower beds, trees and grass. On the other side of the small access road lies a half-hectare meadow with a row of walnut trees running across it.

House Niort (79)

The sober chapel of the former Niort Carmelite convent, a haven of calm and serenity very close to the centre, overlooking the town. The chapel owes its proud appearance to its height - it seems to spring from the ground - and its pure dressed stonework. Projecting buttresses line the facade and punctuate the bays on the outside. The openings are round-headed, and a rose window crowns the portal facing the street. By using the Romanesque architectural style, the 19th century builders opted for sobriety, in keeping with the religious congregation for which they worked. The interior is striking for its sheer size, which seems to exceed a floor area of 352 m² and a height of 14 m at the crossing. The interior also exudes an immediate sense of peace of mind. The limestone slab-paved floor rises slightly towards the raised choir. Barrel vaults separate the three bays of the nave, once you have passed through a sort of narrow narthex under the gallery alongside the facade. The transept is short, with a semi-dome apse. The stained glass windows are still in place, most of them in good condition. The slate roof was redone after the storm of 1999, and the interior was thoroughly cleaned in 2005, resulting in a much brighter appearance.

Located in the town of Chauray, 5 minutes from Niort, this magnificent loft covers a living area of approximately 250 m2 accompanied by a soothing and ideally exposed exterior. Following a complete renovation, this old barn is an emblematic place where the rooms offer volume and freedom. A real entrance with plenty of storage space invites you to enter the 70 m2 living space. The favorite effect operates, with omnipresent light thanks to the large sliding opening with an industrial look and culminating at more than 5 meters in height at the ridge. The fully equipped kitchen is highlighted by a central island and extends into the living room. The exposed beams and the wood-metal staircase give the whole thing an industrial character. From the living room, an adjacent room leads to a functional master suite offering a dressing room and bathroom. This level is completed by a comfortable utility room. The patio, a true haven of peace, gives access to one of the garages which can be converted into an independent studio and which currently offers an annex professional room. Upstairs, a mezzanine office offers a direct view of the living room and outdoor spaces. With a few modifications, the space could be converted into a second suite given the presence of an adjacent dressing room. The long passageway leads to a sleeping area completed by two bedrooms and a bathroom. Two terraces complete this unique setting and allow you to admire, as night falls, the charm of the different lighting on the plot. This loft will appeal to a family looking for an unusual property, while being close to schools and essential shops. Also note that Niort station is accessible in 10 minutes.
