Farmhouse with garden and pool Todi (Italy)

Ancient towers built in medieval times, between the 10th and 11th centuries, and used to control the valley crossed by the Tiber river, disputed between the cities of Todi and Orvieto. These two structures then passed into the hands of the religious order of the Camaldolese in the 17th century, until Napoleon expropriated them in the 19th century in 1800 and then became the property of the Cathedral. Expertly restored, one in 2009 and the other in 2013 with the help of the Superintendency of Cultural Heritage, they now house two fascinating homes, immersed in a timeless landscape. In the largest tower, of approx. 243 m2, spread over four levels, all connected by the lift, we find a large living area with kitchen and dining area, bathroom and study. On the ground floor and first floor we find another living room, two bedrooms and two bathrooms. The main room is a large suite where the Middle Ages with its slits merges with the Art Nouveau style. Every stone and every niche have been preserved to remember the history of the buildings; through careful study the spaces have been expertly optimized, creating comfortable and bright environments. The other tower, of approximately 170 m2, is spread over three levels; here there is a large living area with fireplace and private access to the outside, kitchen and bathroom on the ground floor, two bedrooms on the first floor and a master bedroom on the second floor. Inside the property there is a panoramic swimming pool and a garage of approx. 42m2 above which there is a terrace that offers the ideal setting for dinners, aperitifs and lunches with a view. The land extends for approx. 2ha: partly used as an olive grove, with 140 olive trees, and partly arable land. The property is located in about ten minutes from the town of Todi, and is easily reachable by asphalt road up to the gate; Orvieto is about 40 minutes away, while Rome is 1 hour and 40 minutes; The property is currently on the tourist rental circuit, but is well suited to residential use.

House with terrace Magione (Italy)

PROPERTY DESCRIPTION On the border between Umbria and Tuscany, in a solemn hilly and panoramic position overlooking Lake Trasimeno, we offer for sale this majestic medieval castle, recently and skilfully renovated. THE CASTLE The complex looks like a suggestive fortification of great historical value, the construction of which, according to legend, would have very ancient origins: it would in fact date back to the year 608. The property is spread over an area of over 3,500 m2. and is made up of the Castle, an adjacent Villa and over 4.5 hectares of land. Thanks to its dominant position, it was an important defense outpost from enemies and, over the centuries, it has undergone numerous attacks, some of which have led to its partial or total destruction. The castle was also included in the Byzantine Corridor, a portion of territory administered by the Byzantines and the only connection between Rome and Ravenna during the period in which the Goths and the Longobards settled on the peninsula. In 1400, the fortification was an outpost to defend the Umbrian territory and subsequently the small village that currently exists and is inhabited was created around it. THE VILLA The nineteenth-century villa is spread over four floors in addition to the two levels of the characteristic turret with arched windows. The renovation was limited to the conservative restoration of the walls and the laying of the beams that support the floors. The original floors have also been recovered and preserved. The renovation project, still underway today, involves the installation of systems, the construction of 6 apartments, each with its own living area, two bedrooms and two bathrooms, and common and service areas in the basement. STATE AND FINISHES The castle, which is made up of two adjoining blocks connected with internal stairs and external entrances, has recently been the subject of meticulous conservation and structural consolidation work. The various interventions include: the conservative restoration of the wall paintings and frescoes, the complete renovation of the roof, the installation of wooden window frames, the flooring of the ground floor and basement with original terracotta tiles, the installation of new electrical systems , water and heating. OUTDOOR SPACES The structure is surrounded by large gardens and courtyards, finely finished and equipped with a lighting system, which offer a breathtaking view of the surrounding countryside, with Lake Trasimeno in the background. The castle also enjoys 4.7 hectares of land, divided between olive groves with 350 trees (3.3 ha), pasture (1.1 ha) and gardens (0.3 ha). The complex has two access routes that branch off from the road that climbs the hill and a beautiful tree-lined footpath. Below some parts of the castle is a tunnel carved into the rock, which was found to lead outside the fortress walls. It is assumed that in the past it was an escape route for the lords in the event of a siege. USE AND POTENTIALITY This characteristic and particular property, thanks to its size and splendid location, is ideal for starting a high-level accommodation business. It is in fact possible to create a luxury relais or a hotel with over 40 rooms and large halls. LOCATION AND CONTEXT The castle is located in a strategic position, which opens up countless possibilities for those who stay there, being close to the most interesting places in central Italy. The proximity to the E45 highway also offers considerable visibility and attractiveness to the property. At a very short distance (3.7km) it is possible to find one of the most important racetracks in Italy, the Autodromo dell'Umbria - Mario Umberto Borzacchini (Magione), which every year hosts automotive events of great interest, including rallies and races endurance for historic cars. The structure would therefore also be perfect for hosting events related to the world of cars.

Already present in the Gregorian land register and in a map kept in the Vatican from 1500, it develops like an ancient village, expertly restored starting in 2002 by the architect and owner, who has respected the soul and history of each property by reusing typical materials such as pietra serena, terracotta, walnut beams, river stones combining them with modern materials such as iron, glass and steel. The result is an elegant, comfortable villa with unique and interesting architectural details. The cypress avenue welcomes us from the entrance and leads to the parking area created under a pergola with photovoltaic panels, from here through stairs shaded by lime trees one reaches the entrance of the villa where we are welcomed by a large lounge created in the rooms that were once dedicated to the stables, the small vaults on the ceiling recall history by connecting to the floor in yellow and gray pietra serena that create rhombus patterns. All the load-bearing walls have been left exposed, therefore they show the stone of the original construction while the others are plastered; from this large space one exits onto the terrace where a foliage of holm oaks acts as a tray to the lake and the view to quote the description of this corner made by the famous English architect Peter Curson who designed the garden of the entire property. Next to the living area is the kitchen with a central island, fully equipped with dining area and a laundry/pantry room. On the floor there are also two bedrooms with two bathrooms, one with glass mosaic and the other with a pebble floor. The internal connection with the first floor is through a helical staircase in solid chestnut wood which leads to the ancient living area of the farmhouse, therefore its use has been respected and today it houses a winter dining area, next to it the living/reading area is it connects to the sleeping area which houses three bedrooms with three bathrooms, two of which have a mezzanine which in the master houses a hydromassage tub. The other wing of the floor has another bedroom with bathroom for a hypothetical caretaker and a living room which today houses the winter kitchen. Outside, two stone outbuildings are a garage organized as a study and a two-level annex with kitchen, living room, bathroom and bedroom. There is also the ancient oven with adjoining equipped storage room, perfect for dinners under the pergola with lake view, next to the swimming pool area, the latter always in a panoramic position is all in limestone with Roman steps, infinity and surrounded by lawn green and shaded area. The park is fenced for 2 ha but the total land is approximately 25ha with 1000 olive trees and approx. 15ha of arable land that extends along the hills to the shores of the lake. The property is served by a private water source as well as having three wells, there is an automatic watering system and the properties are wired with optical fiber to guarantee a perfect internet connection, in short, a property where the mastery and architectural knowledge and builders meet the love for elegance and history. The dream property that everyone desires, ideal for spending unforgettable moments with the family but also for living all year round enjoying this privileged location and the comforts that the property offers. Magione 5km, Perugia and Chiusi are 30km away and therefore exactly halfway between Umbria and Tuscany, Rome 180km, Florence 130.
