House with pool and terrace Toulouse (31)

Vernacular architecture from 1905, this beautiful 230 m2 house and its audacious 55 m2 outbuilding reminiscent of the work of Hockney, is built on an open plot of 425 m2 in the heart of the popular Busca district.   Completely redesigned in 2009 by the architect Raphael Betillon, the renovation of the house consisted of decompartmentalizing the huge living room and integrating a heated swimming pool with radical lines into its garden, dressed - on the wall that protects it - by white tiles that run up to its outbuilding fully open to the garden by full-height sliding windows. Past the presentation garden and after climbing a few stone steps, the double wooden door decorated with stained glass windows opens onto the hallway which distributes the entire level. On the one hand, it develops the through living room which integrates the dining room, the living room and the magnificent immaculate Bulthaup kitchen which conceals a scullery, all widely open onto the terrace and lower down, the garden. Original parquet flooring, marble fireplace, custom-made concrete furniture, and designer furniture adorn the whole, all in a warm, family atmosphere. An office completes this level. Next to it, a wooden staircase leads upstairs, which hosts the sleeping area. Extended by a terrace, it hosts three large bedrooms with dressing rooms including a suite and a bathroom with a decorative marble fireplace. Outside, the outbuilding accommodates a large living room with lounge and dining room, as well as a bedroom with shower room. A huge mezzanine and a parking space for rent complete this unique property.   Remarkable and family.

Castle Toulouse (31)

A listed medieval castle on the outskirts of a Lauragais village, surrounded by 12 hectares of woods and meadows. The impressive fortified building is surrounded by pastures and groves of trees, as well as landscaped parklands created at the end of the 19th century. A large driveway separates the estate from a local road, with outbuildings - a shed, workshop and caretaker's lodging - just a few metres away. To the west of the castle, there remain the converted servants quarters and working buildings, as well as a 17th century dovecote built on piers, situated on the southern slope of the plateau. Both stylistically and structurally, the castle, which should be described as a 'feudal fortified mansion', appears to date from the reign of Charles VIII or Louis XII, although it was built in 1539. It consists of an elongated rectangular main building with two parallel sets of rooms, more than 27m long and 18m wide. Each corner of the main building features round towers with an external diameter of around 7.5 m, enough to cover the facades. They have arrowslits on each level, facing the entrance door and the southern curtain wall. The roof of the central section is clad with flat tiles featuring square or rounded ends. Some of the tiles are fixed with nails. The roofs of the two front towers are clad exclusively with rounded tiles. The roof of the south-west tower has retained its sealed monk-and-nun tile ribs, while the south-east tower, whose timberwork and roof were restored in the early 20th century, now features a conical pepperpot roof. The walls, with their regularly dressed calcareous sandstone, have an average thickness of almost 1.5 metres. The castle was listed as a historic monument in 1972, with heritage protection afforded to its facades and its high hip roof, crowning an impressive loft.

Castle Toulouse (31)

A 15th-century chateau with three gîtes and 6 5 hectares of grounds, nestled in France’s Lauragais province, 45 minutes south-east of Toulouse. From a country lane, the property’s main gate leads into a gravel court. The chateau and the three gîtes stand at the edge of this court. The property is made up grounds that cover 6.5 hectares and include woods and meadows. The gîtes lie at a right angle to the chateau. This layout structures the property, directs the flow of vehicles and pedestrians and separates the holiday homes from the grand edifice. The facades face different directions and gaze at the horizon. The back of the gîtes looks at a side wall of the chateau, with which the gîtes edge a court lined with trees and shrubby hedges. There are two swimming pools: one behind the chateau and the other one next to the gîtes. The property dates back to 1492. Under an order from King Louis XIV of France, the chateau was extended and the Countess of Toulouse then lived in it. The edifice was redesigned in the centuries that followed, but its main section with three floors has kept its medieval appearance with a round tower flanking it and limestone masonry forming its old walls. Its facade is punctuated with windows in perfect symmetry. These windows are arched at the top. Their surrounds are made of dressed stone, their frames are made of wood and their shutters and pane bars are painted white. The rear face is different. The windows are similarly arched but laid out around several axes of symmetry and extensions adjoin the chateau on this side too: two orangeries that were built at each end of the main section. These two orangeries are identical to each other. Both are single-storey structures bathed in light from panels of glazing made up of small panes. Today, they house a wide range of plants. The outbuildings are made up of four structures built on a slope in a long row with different roof heights. Windows punctuate the walls asymmetrically. These windows are of varying shapes, sizes and materials. The roofs of the property’s different buildings are covered in monk-and-nun tiling and have either one or two slopes. Brick chimney stacks dot these roofs.

Apartment Toulouse (31)

An upmarket flat in a Haussmann-style building in Toulouse, close to the historic centre and overlooking the quays of the Garonne. Of the many outstanding buildings lining the quays of the Garonne, this one catches the eye for the Haussmann-style of its wide stone and brick facade, where ochre and pink tones are punctuated by midnight-blue metal guardrails embellished with delicate leaves that run the entire length of the upper storeys. Evenly spaced tall windows hint at the bright interiors. Three stone steps lead up to the building's double entrance door with its carved wooden panels featuring decorative mouldings. It opens onto a hallway defined by a composition of cement floor tiles, a prelude to the colourful stained glass windows that line the impressive walnut staircase leading to the upper levels. The flat is located on the second floor. The main wooden double door features geometric motifs and illustrates the care taken in maintaining old elements of interest and quality, in both the shared areas and the dwelling. The entrance hall directly serves the sitting room, the dining room adjoining the kitchen with its own larder, and a room that has been converted into a study and could also serve as a bedroom. This comfortable home also includes two bedrooms, two shower rooms, a utility room and three closets. Two long balconies, one of which runs directly alongside the Garonne, provide uninterrupted views of the surroundings. Finally, a garage down below the back of the building provides parking for residents’ vehicles.

House with pool Toulouse (31)

An old water mill surrounded by 2 5 hectares of grounds and meadows close to a large village in the Lauragais region. As you approach the property, both the outdoor spaces and the buildings are hidden from view by a large hedge, formed from a mixture of different tree species. As soon as you cross the property threshold, you are surrounded by greenery, with the stone façade of the main building, a beautiful sheltered terrace and a weeping willow on the perimeter. The old mill is made up of two rectangular spaces with perpendicular axes, each covered by a gable roof of canal tiles. The roof of the space spanning the river is asymmetrical as its ridge is not aligned with the central arch that forms the main axis of the building on the first floor. To the rear of the building, a timber-framed canopy with a canal tile roof extends the building, which has a recessed facade. A few steps away there is an outbuilding housing the horse stables and at its eastern end, a small apartment. The stone walls are rendered white and the roofs are covered with canal tiles. An open gallery with a wooden structure runs along two-thirds of the length of the building's main south-facing facade. At its ends, two low projections extend the building, forming the southern part of the apartment to the east and a shed to the west. A garage with a similar structure and roof to that of the main outbuilding is attached to the west facade. Further on, there is a large shed for tractors and equestrian equipment.

Castle Toulouse (31)

An elegant 19th century chateau, its orangery, guest houses, water feature and 10 hectares of grounds, just 40 minutes from Toulouse city centre. The main entrance to the estate is situated away from the main thoroughfares, and leads to an earthen esplanade bordered by a low wall protecting a cypress hedge. Braced by two fluted, rusticated columns with floral motifs, the wrought iron gate with its fine scrolls opens onto a driveway that winds through the parkland featuring centuries-old trees. To the left, perched on a small hill, the five-storey chateau overlooks the entire estate. Built on the site of a former 16th-century fortified castle, it has a four-sided slate roof. Its perron offers a view over the park and its lawn, which gently slopes towards the main entrance. To the west of the chateau, there is a dovecote with arcades and a pagoda-like flat-tile roof topped by a lantern. The remaining outbuildings are situated to the south, in the eastern part of the grounds: they comprise villas that have been turned into gîtes (guest lodgings), as well as another annexe awaiting restoration. Opposite the chateau, a water feature takes pride of place in the centre of the lawn, bordered by centuries-old trees. To the right, there is a swimming pool with pool house, followed by an orangery. The orangery is bordered by a terrace that runs along one side of the pond and preceded by a parking area. Finally, a track at the back leads to a tennis court and to one of the estate's secondary entrances. It should be noted that the estate, which is still in activity, will be sold in the form of two companies: a SCI (non-trading property company) owning the land and a SARL (limited liability company) operating the estate, which will manage events and hospitality rentals. As a result, the property benefits from attractive tax incentives.
