Property Montpellier (34)

A DEFLANDRE Residences Proprietes exclusive. In the center of Montpellier, discover this superb property of approximately 500 m² of living space on 4,900 m² of classy grounds. The former 15-hectare wine estate has been owned by the same family for several generations. The main building dates from the 18th century. It housed a dwelling as well as a wine cellar, it was transformed into a mansion in 1903. The interior plan dates from this period, as does the park. The volumes and materials of style have been preserved: marble fireplaces, ceilings, oak floors. The house is perfectly functional and the layout surprisingly contemporary for a residence of this period; the mark of an architect, more than 120 years ago, which has not gone out of fashion and which thus offers a very good opportunity to experience the premises with current requirements.

Montpellier - PBI Crush - Dominating the Hérault valley, this prestigious residence with 870 m² of living space stands in the heart of 32 hectares of oak scrubland and Mediterranean species. Like a masterpiece stretching all the way to the horizon, it offers its residents a breathtaking view. The Hortus and the Pic Saint-Loup on holiday, reaching out towards the infinite blue of the Mediterranean Sea. Along a wooded, landscaped path, illuminated by the filtered light of majestic hundred-year-old oaks, the property gradually comes into view. Once up the double spiral staircase, we enter. A 140 m² living room welcomes us and envelops us in the warmth of its subtle African inspiration, a delicate testimony to a life rich in adventure and history. As an extension of this space, the beautifully designed, semi-open, fully-equipped kitchen opens out onto the terraces and the two outdoor swimming pools, 8 and 12 metres long, inspiring the pleasure of cooking in the great outdoors. On this level, accessible via the living room, an intimate 16 m² space enjoys exceptional views of the surrounding peaks and garrigue. We'll now take the suspended staircase up to the first floor. Here, the private sphere serves 3 master suites measuring 42, 45 and 62 m² respectively. Adjacent to the master suite, on the highest point of the house, is a 17 m² dressing room and a 15 m² study. The final master suite of 44 m² and a studio of 35 m² are located on the garden level. Still on this level, there is a wine cellar for Bacchus lovers, a voluminous 100 m² space suitable for a number of functions (dance, reception or leisure room) and a 25 m² sports room. Now let's delve into the immensity of the exterior. The 32 hectares of scrubland, with its different species of oak, olive and Mediterranean trees, offer unrivalled tranquillity. The first infinity pool, accessible directly from the living areas, is ideal for lazing around and rediscovering the pleasure of slow living. The second pool, located below the property, is an ideal setting for festive moments with family or friends. This majestic residence offers a certain comfort that is echoed in the quality of its fittings. The floor coverings come from Maison Porcelanosa, and every tile, texture and finishing technique contributes to the charm of this property and its clear desire to preserve a harmony between modernity and tradition. Plus: Caretaker's cottage in need of updating. Well. Nearby amenities. Various utility rooms complete the property. A 5-car garage. Outdoor parking spaces for up to 20 vehicles with direct access to the property. In the heart of a dynamic village to the west of Montpellier. Our Opinion: Kalahari Escape - This residence is as much suited to a luxurious and spiritual retreat as it is to the organisation of memorable events. A unique holiday destination. ® ANY INSPIRATION, MODIFICATION OR REPRODUCTION IS PROHIBITED - REGISTERED TRADEMARK 'An Authentic and Contemporary Vision of Luxury Real Estate.' Property Saint-Pons-de-Mauchiens (34)

A late-16th-century house listed as a historical monument with a garden and secondary dwelling at the top of a quaint village in France’s Hérault department. The house was built at the end of the 16th century. It is made of local stone in a prime location in a village where the dwellings are grouped together on a hill – a characteristic of France’s Languedoc province. This arrangement of old houses looks like a fortress. The property stands on a calm, sloping alley within the village walls, at the foot of the ramparts. At first glance, this edifice, with its three main floors, stands out from the series of terraced houses in which it lies. From the terrace garden at the back of the house, you can admire a sweeping view of the plateaux and peaks of the Cévennes foothills and, in the foreground, the village rooftops – a delightful display of ochre hues. The property’s main building offers a liveable floor area of around 179m² with a garden of more than 75m². Its thick walls of warm-toned dressed stone were designed to keep the home refreshingly cool. Seven windows, including two stone-mullioned windows, punctuate the south-facing facade. The northern elevation has six windows with stone mullions and transoms, a little window and a door that leads out to the garden. The western elevation has seven windows, including a glazed door that leads out onto a terrace offering an outdoor area of 25m². On the eastern elevation, two windows fill the dwelling with natural light in the morning. The house’s characteristic roofing with gentle slopes has been entirely renovated and insulated. Its old barrel tiles have been preserved to keep the charming antique appearance of the roof. An aristocratic family lived in the house in the 1500s. One of the dwelling’s noble owners became the village’s judge in 1580. And several of his descendants held this position all the way up to the French Revolution when the family had to emigrate to the Kingdom of Naples during the Reign of Terror. The dwelling was sold as national property and shared between different owners. By the mid-20th-century, the edifice was in a state of disrepair. Elderly locals remember it as a site where the village’s children would play. The property’s plots were grouped together in administrative terms in the 1960s. A new buyer then acquired the house. Yet he never finished restoring the edifice and left it in a neglected condition. Later, in 2008, the edifice was again bought. It was then restored to make it entirely liveable, like it would have been before the French Revolution. The challenge that the current owner rose to was to add modern comfort to this old home while preserving its historical architecture and materials to keep its unique charm. The property has been listed as a historical monument since 2015. The secondary dwelling offers a floor area of around 110m². It has six rooms that could be converted.
