House Goudargues (30)

A former silk farm for sale near the pretty town of Goudargues. This old farmhouse, once used for raising silkworms, has regained its former glory thanks to a renovation organised by old building enthusiasts. Occupying an elevated position amid circa 1.4 hectares of grounds, the property now has circa 250 sqm of livable floorspace where modernity blends to perfection with the prestige of period features. Entry is to the south via a big courtyard with vintage gates and light-coloured stone walls. On the ground floor, a four-room (two-bedroom, each with shower) apartment has retained its original condition. It has plenty of space, while its dual-aspect windows looking out on the courtyard and the garden provide abundant daylight and value. This will make a delightful holiday home or quarters for the family. The main accommodation is reached by a beautiful covered stone staircase. A terrace with barbecue overlooks the entrance courtyard. The transformation here has been spectacular, the keywords being modernity, charm and space. The first port of call is a big kitchen/diner where daylight floods right through to every corner. Following on from this are two bedrooms and a bathroom. Finally, we come to the showpiece of the property: a cathedral lounge whose characteristic silk-farm windows have been preserved and where a majestic staircase, custom-built by a craftsman carpenter, echoes the monumental fireplace. Upstairs are a TV lounge, a bedroom and a main suite with walk-in wardrobe and bathroom. The garden comprises several distinct spaces: the pool area with its commanding view, a more wooded section and a place to get together under the tall pine trees. Underfloor heating and cooling by heat pump, a modern kitchen, a garage, a workshop, cellars: its all here. A unique property within walking or cycling distance of the Venice of the Gard (as the charming township of Goudargues in the Cèze valley is known), and 30 minutes from Uzès. House Goudargues (30)

Dreaming of a farmhouse with a stunning 360-degree view, with no neighbours nearby but less than 10 minutes from amenities? Looking for charm, authenticity and comfort? Then this farmhouse is for you: restored stone by stone over the years, its origins dating back to the eighteenth century, located near the pretty town of Goudargues and close to the Cèze Valley with its listed hilltop villages, light sandy beaches and pulsating waterfalls, but also less than 40 minutes from the marvellously elegant city of art and history that is Uzès. The circa 250 sqm main house is arranged in an L shape around a due-south-facing terrace majestically presided over by a mulberry tree providing protection from the summer heat. The entrance hall of the house leads to a circa 40 sqm south-facing kitchen/living room with a fireside nook, looking out on the terrace and the surrounding hills. A study or bedroom and a shower room round off this section. On the other side of the hall, an imposing room around 60 sqm in size, looking west to the grounds and truffle beds, is the social hub of the house. On an intermediate landing, a 20 sqm reading room opens onto a terrace an ideal spot to contemplate the sunset from. The top floor comprises 4 bedrooms, one being the 20-plus sqm main bedroom with walk-in wardrobe. Below the main house, a beautiful traditional swimming pool approx. 11x5 metres in size overlooks the landscape and allows the boundless view to be enjoyed. On this level, the circa 50 sqm guest cottage is fitted out as a living room doubling as a summer kitchen and a bedroom with shower room. This poolside apartment will delight your guests! The circa 2.7 hectare garden is partly landscaped and contains a truffle bed and an orchard; a more wooded area by the property entrance provides a bit of shade. There is an unobstructed, commanding view from each area. This place really is a feast for the eyes. A major plus point of this property is that you can live here in a completely self-contained and green way thanks to its very high-performance solar panel system (avoiding having to choose between modern comfort and economy), plentiful water (mains water and an inexhaustible well) and two efficient heating systems (your choice of gas or wood). A house that has been rebuilt with passion over the years to make a haven of peace and a cocoon for the family. This beautiful farmhouse is an ode to nature and to life; it is also a place for those who love silence and want to live in harmony. This property has been selected by our Uzès estate agency. Property with pool Goudargues (30)

This charming mid-18th-century Provencal property offers an idyllic setting. Located in a small authentic hamlet, clinging to the top of the hill, the house enjoys deep views over the surrounding countryside. Ideally laid out around a beautiful courtyard, where the pool ideally finds it place, the two independent buildings (with several possible entrances) are joined by a passageway onto the living areas level. On the first floor, the main building features a beautiful living room comprising a lounge (36 m²) with wood-burning fireplace, a dining room (18 m²) and a fitted kitchen, enhanced by a storeroom (18 m²). This flowing, well-distributed ensemble opens out on all sides onto the passageway, which provides direct access to the courtyard and the pool. Also a first suite comprising a bedroom and bathroom, as well as a pleasant study complete this level. On the upper floor, the property's master bedroom spreads over 54 m² and offers a bedroom opening onto a very attractive terrace (12 m²), a dressing room and a large bathroom (bath, shower, washbasin and separate toilet). The guest house, accessed via a passageway overhanging the courtyard, as well as via a separate entrance, features a large lounge (32 m²), probably a former silkworm nursery, facing the magnificent view. On the same level is a small kitchen (10 m²). On the ground floor, accessed by a stone staircase, two bedrooms and a bathroom open onto the courtyard. In addition, the property has two duplex rooms (structural work already done) that could add 32 m² (322 sq ft) of living space. The courtyard, the focal point of the property, features a pool (4.9 x 4.7, with steps), a summer dining room and flowerbeds. The views over the hills and the old village are enchanting. Wine cellar, garage with automatic gate, private parking space, three storage cellars, workshop, swimming pool equipment room, linen room, gas central heating. 3 separate entrances. 100 metres from the property, a 3,400 m² plot of land (not suitable for building) with olive trees. Restaurant and bakery 1 km away. All amenities 7.5 km away. Les informations sur les risques auxquels ce bien est exposé sont disponibles sur le site Géorisques : www.georisques.gouv.fr

Mas Issirac (30)

An ancient fortified castle, its gîte and 12 ha of grounds in a hamlet between the Cèze and Ardèche rivers, with a commanding view of the Cévennes. The tarmac road is the only access from the village, turning soon into a track stretching over the last few hundred metres to the property entrance. The hamlet of Sauvan fully embodies its Occitan name, derived from the Latin 'Silvanus' - 'man of the woods'. Like a haven in a green desert, some of its buildings can be spotted at the bottom of the space reserved for vehicle parking. The owners, who restored the hamlet from ruins, have taken great care to create a series of cobbled paths and steps leading to a central square offering a breathtaking view of the setting sun and the Cevennes mountains in the distance: Mont Lozère and Mont Aigoual. Providing an obvious natural protection, the gorges of the Cèze, whose meanders and cliffs can be glimpsed from this spot, have been populated for thousands of years. Subsequently, the region developed thanks to the presence of the Knights Templar, as evidenced by the village of Montclus with its square keep, the remains of a castle built in 1275, and the Bernas Commandery, which formed part of the latter. The Sauvan hamlet, which fell into ruin and oblivion for decades, saw its history fade away. However, its prominent position and its connection to the 'Castrum de Montecluso', as well as the presence of older fortifications, suggest that it was a strategic spot for the Order of the Knights Templar. The property complex as it stands today is a succession of buildings, probably dating back to the 13th century, arranged around the central square and its cross. The estate is divided into five separate living areas - not including the gîte (guest house), a former drying shed built on the other side of the square, to the south: 'le grand mas' ('the large farmhouse') and 'le tunnel' ('the tunnel'), accessed from the south courtyard, 'les paillers' ('the straw barns'), 'l'épiscopal' ('the bishop's residence') and 'les muriers' ('the mulberry trees'), from the alley to the east. Entirely enclosed by stone walls, the only entrance is to the south, into a first courtyard at the bottom of a flight of steps. It is accessed via a porch topped by a keystone dating from 1783, which is adjoined by an impressive bakehouse with a slate roof (in an impeccable state of conservation) or from the north via an impressive carriage door featuring a chestnut lintel, which opens onto a second courtyard. The large farmhouse, the most impressive building in the hamlet, stretches along a south-north axis from the lime-tree square to the mulberry tree alley, which runs along the eastern facade of the complex. While the latter, which borders single-storey dwellings, appears to be low, the western facades, taking advantage of the sloping terrain, comprise three levels. The buildings are of limestone, with dressed stone used for the jambs and structural elements, and coursed rubble masonry for the load-bearing walls. The roofs of the various buildings are clad with monk-and-nun tiles. Committed to preserving this important architectural heritage, the current inhabitants undertook a complete overhaul of the roofs less than two years ago.

Mas Sabran (30)

An old farmhouse in a hamlet, with courtyards, a garden and chapel in Sabran, in the Gard provençal. The property is made up of a succession of buildings which were built starting in the 18th century. They originally formed a hamlet owned by a single owner. It is bordered to the north by vineyards going up to the nearby hills, and to the south and west by the village. The main building, located in the northern part of the hamlet, stretches from east to west. It was split in two and more than half of the original building is now part of the complex that forms the property to the north-east. The evolution of the building, which surrounds a courtyard to the east, has followed the changes to the farming carried out: livestock, silk farming and viticulture. There was a silkworm farm, cellars used as stables and wine vats on the ground floor of the former silkworm farm, in the later perpendicular building separating the east courtyard from the west courtyard in the hamlet. The various buildings are one storey high, solidly built on a dozen or so vaulted cellars used for a variety of purposes. The exterior walls are jointed surface limestone, with the exception of the north facade, where the stonework is covered with traditional lime rendering. The various buildings are mainly covered with gable roofs with canal tiles.
