Superb Périgord property situated between Bergerac and Sarlat, set in more than 48 hectares of woodland and meadows, in a peaceful, semi-dominant position. An attractive ensemble. It comprises: a manor house with 605 m2 of living space, 5 reception rooms, 9 bedrooms with 9 bathrooms or shower rooms. It is built over cellars (280 m2) and is completed by outbuildings (5 bedrooms that could be converted / 5 shower rooms for 173 m2), garages (130 m2), a chapel, a large swimming pool (15 x 6 m) with pool house, a superb dovecote and a caretaker's cottage (3 bedrooms / 3 shower rooms, 81 m2). The magnificent terraced grounds, with their spring and water basin, are set in lush greenery and are dotted with beautiful flowerbeds and topiaries. Among the many century-old trees are two superb specimens of 'sophora japonica', a rare and noble species of great ornamental value. A farmhouse with a dwelling house (1 reception room, 3 bedrooms, 1 shower room, 130m2) and a barn complete this remarkable ensemble. The property is just a few kilometres from shops and a train station. The total capacity is therefore 17 bedrooms (excluding the farmhouse), all with en suite bathrooms, 5 spacious receptions, kitchens and sculleries. The property was completely restored some forty years ago, with the emphasis on authentic, robust architecture, the use of quality materials and the addition of contemporary comforts. Although the manor house remains perfectly habitable in its current state, work will be required to bring the outbuildings (8 bedrooms with shower rooms) up to technical and aesthetic standards.
