House Yerres (91)

Located between the city center of Yerres, the Caillebotte park and the Montgeron train station, 20 minutes from Paris Gare de Lyon, this residence is built on a garden of almost 500m2 on the banks of the Yerres. Past the front door, a few steps allow you to discover the first level of the house which benefits from a beautiful light facing south. The absence of doors between these three spaces provides a feeling of space and allows you to move from one room to another very freely. The first floor offers two bedrooms, one opening onto the garden to the south, the other to the north, a shower room and a dressing room. These two rooms benefit from large openings onto the garden providing North-South light throughout the day. The Hungarian oak parquet flooring, the moldings, the marble fireplaces, the ornate cast iron radiators, the high ceilings recall the codes of 19th century bourgeois houses. Castle Yerres (91)

18 km from the gates of Paris, a Louis XIII 'brick and stone' chateau in the heart of 60 hectares of gardens, park and woodlands. Due east, the entrance to the property faces the sunrise, down a straight 2 km driveway that inevitably draws the eye towards the chateau. In 1389-1390, the estate was mentioned for the first time as a plot of land cleared for a religious community. Around 1581, the farm was fortified, and yet the construction of the present chateau began as soon as 1617. The patron, a prominent administrator of the French kingdom in the 17th century, was a lover of court ballets, a penchant that was taken up by the Marshal of Saxony during his construction work in the mid-18th century. Facing east, framed by two square lodges, the large gate crowned with floral scrolls opens onto the formal 'Allée d'Honneur” (alley of honour), lined with lawned beds. Two parallel foliage belts, formerly bridle paths, lead to the heart of the estate. The French formal gardens, designed in the classical style, have left their discreet mark to the north. At the front, the majestic gardens provide a vanishing point perspective as you pass through the gates: everything leads to the chateau. The aristocracy was both a generator and a follower of fashions: reflecting the intellectual struggles of the 19th century, the romantic style replaced the classical. Thus, to the west, the French formal design of the grounds was transformed into an English-style landscaped park with a pond and irregular groves over a stretch of about 800 m. Finally, to the south, a rectangular grass parterre is dotted with trees along its sides, and a dressed stone barn stands in the north-east corner. Once past the two animal sculptures bordering the Allée d'Honneur, the gates with their forged scrollwork over the fixed bridge above the moat open onto the paved “Cour d'Honneur” (courtyard of honour). Dating back to the 17th century, the chateau comprises a U-shaped main edifice on three levels built around the forecourt, with two lower wings on either side. 'Of brick and stone', it features striking colours typical of the Louis XIII period. Its large bays let the light shine through from one side to the other, from the rising sun on the French-style Allée d’Honneur to the setting sun on the romantic English-style park. Surrounding the earth platform, the moat with its 16th century scarps and counterscarps, which can be crossed by three fixed bridges - at the front, at the back and to the north, in the direction of the outbuildings - is bordered by the traditional false palisades. They are fed by a stream which subsequently runs underneath the park. There is no doubt that their preservation played a significant symbolic role for the cultured aristocracy of the time. The moat is a reminder of the inherent military function of the nobility, but also of their sophisticated mind. Today in part filled with water, the moat played in medieval and early modern literature the role of a border between the real and the fairy world. A grotto decorated with shells and “rustiques” (rusticware inspired by Bernard Palissy) accessed by a double flight of stairs at right angles, was built in 1635 in the southern moat, below the Cour d’Honneur. To the immediate north of the chateau, on the other side of the moat, the outbuildings are H-shaped, with lodges - formerly a cheese dairy and chapel - abutting the corners of the chateau. The fixed bridge leads from the Cour d'Honneur to the centre of the complex of outbuildings. They are laid out around a gravel courtyard. To the east is the former caretaker's cottage. Combined, the chateau and the outbuildings offer roughly 2,860 m² of floor space including 42 bedrooms. Some 15 additional rooms could also be fitted out. Finally, the 60 hectares are enclosed by walls 3 m high, with 10 gates and 5 sunken fences or ha-ha.

Sylvie Roué exclusively offers you this beautiful 10-room property, especially for you, heritage lovers! You will be here, no doubt like me, seduced by the charm of this mansion and its green setting. Perfectly quiet, it is well served by transport and offers you to reach the Portes de Paris in 15 minutes, thanks to the T9 tramway, Verdun-Hoche station, located 300 meters away which offers direct access to the Porte de Choisy. You also benefit from the RER C located 700 meters away and all amenities in less than 10 minutes on foot. After having crossed a beautiful wrought iron gate, you will be welcomed in a paved courtyard offering two parking spaces, and offering you on the one hand, access to the main house with a pretty porch covered with an awning, and on the other hand , access to dependency. This duplex outbuilding offers you on the ground floor: a living room with open kitchen, a bathroom and separate toilets, and upstairs, two bedrooms or offices, depending on the use you wish to reserve for it. Indeed, its configuration offers multiple possibilities, office for liberal profession, company offices, artist's studio, or quite simply, independent housing for the happiness of young students or young professionals. Residential addition to the large house, professional extension or source of rental income, everything is possible! Now let's cross the steps to discover the main house. As soon as you enter, you will be charmed by this remarkable staircase, characteristic of this property which dates from 1801 and was built by the architect Pierre Rousseau. You will also be charmed by the living room, offering a functional fireplace, original herringbone parquet flooring, as well as a French window and two large windows overlooking the garden. A bright and crossing dining room, also with a French window on the garden, will also seduce you with the charm of its vaulted ceiling. An office-library with a view of the garden will offer you ideal working conditions. As for the kitchen, independent and equipped, it offers you a fully functional space. You will also enjoy on the ground floor separate toilets, a cloakroom, access to the independent corridor which connects the courtyard to the garden, as well as a staircase going down to the basement, where a real wine cellar awaits you! On the first floor, you will appreciate two bright bedrooms overlooking the garden with parquet flooring, a dressing room, a bathroom and a toilet. On the 2nd floor, you benefit from two other slightly attic bedrooms, a shower room, two dressing rooms and toilets. The garden itself, entirely enclosed by walls guaranteeing it a perfect separation from the neighborhood and protecting its calm, is planted in particular with fruit trees and includes a pergola carrying a vine and covering a terrace which constitutes a perfect summer living room. This beautiful mansion with undeniable charm will appeal to large families, or couples with many friends who will be delighted to be welcomed there in a family spirit. It will also delight an entrepreneur who will not have far to go to find his offices, while delimiting his professional space from his personal space. It can also make the happiness of an investor who will see here the possibility of renting up to 6 rooms in the big house (by preserving the common living room for the roommates, and by transforming into bedrooms, the dining room and the office) , plus 2 or 3 additional bedrooms in the small house. Whatever the project, this house should make you happy and it is with pleasure that I am at your disposal to accompany you in the project which will be yours!
