House with garden Villeneuve-sur-Yonne (89)
A charming house and large outbuildings on the banks of the Yonne River are in need of restoration. This house is very sound but requires work. It's a former coaching inn, with spacious rooms on the ground floor and upstairs. It boasts beautiful views of the river and provides a launching point for kayaking enthusiasts, tranquil boat rides, or fishing. A gate from the riverside opens to a small walled garden. Access to the house is via a stone staircase leading to the center of the building. At the back of the house, there's a spacious courtyard bordered by outbuildings including large barns, a sheepfold, and a workshop. It's an ideal location for establishing a business. The materials are noble, the spaces are beautiful, and it has all the basics for a fresh start. The roofs have been redone, and its layout offers several possible configurations.

Farmhouse Charny (89)
Two traditional 19th century houses and their dovecote in the heart of the Ouanne valley in the Burgundy-Franche-Comté region. Surrounded by woods and cultivated plots of land, as though on an outcrop, the property overlooks the valley. In a hamlet of 65 inhabitants, 6 km from Charny-Orée-en-Puisaye, a small local road followed by a stone track leads to the main entrance which is tucked away from view. An automated metal gate opens onto a continuous stretch of lawned parklands that covers approx. 5,000 m². Set at right angles to each other, the old barn and the traditional house are surrounded by a terrace. The dovecote is slightly set back. The fully restored complex lies in the centre of the parklands. The grounds comprise on one side a few tall trees and planted hedges, and on the other side flowerbeds dotted here and there, extending the view over the wooded valley. The flowers blossom to the rhythm of the crops. A small outbuilding and a well complete the complex.

Castle Joigny (89)
This very peaceful late 18th century chateau was progressively remodelled until the 20th century to comprise today a rectangular main building flanked by two Mansart-style pavilions. Featuring freestone facades, slate-tiled roofs and dormer windows, the main building offers about 500 sqm of living space including spacious panelled ground-floor living and reception rooms, 1st floor suites, and a top floor comprising a compact studio apartment, further bedrooms and a laundry room. The pavilions, one of which is fitted and self-contained, each offer about 150 sqm of living space. An extensive annex in the 6 hectares of wooded landscaped grounds includes former stables, a tack-room, a clock-tower, former staff apartments and magnificent vaulted cellars. Partially restored to create self-contained accommodation as well as showers and cloakrooms for the swimming pool set to the rear, this offers great further potential for conversion. House Joigny (89)
A 19th century, rural haven, exuding an air of Sundays in the countryside, 1½ hours from Paris in the Yonne department. The natural surroundings comprise a succession of wooded hills, lakes, bocage countryside and forests. Wide, spiked, wrought iron gates, supported on two pillars, protect the property. A gravelled area can take at least five parked cars. The driveway, delimited by a hedge and a row of boxwood, leads to two houses, bordered with terraces. It goes alongside the garden and its swimming pool.

Castle Joigny (89)
A chateau with an old farm complex nestled in a refined country estate covering six hectares, an hour and a half from Paris. The fief was established in 1589 by the Harlay de Champvallon family, who won renown in the court of King Louis XIV of France. The chateau was renovated to a considerable extent later, in the eighteenth century, when it belonged to the Saint-Simon family. The estate covers around six hectares. It is tucked away in woods. A small river edges it. A little country road and a lane lined with lime trees leads up to the property’s gates. Once you have gone through the wrought-iron gates and crossed the balustrade bridge that straddles the moat, you reach a grassy courtyard. From this open space, you can admire the rectangular chateau flanked with two pavilions that are capped with mansard roofs. On the right, a complex of service outhouses, crowned with a roof lantern and clock, completes this collection of fine buildings. This built heritage is surrounded by a dry moat, gardens and woods of age-old trees. From the courtyard, a path lined with brick columns and hedges trimmed in perfectly straight lines leads to the outbuildings and, further on, to a secondary entrance gate.

House Aillant-sur-Tholon (89)
An elegant 18th-century village house with stone outbuildings and tree-dotted grounds in Burgundy, 1 hour and 30 minutes from Paris. The property is surrounded by undulating countryside: a patchwork of forests, hedge-lined meadows and lakes. It lies in a picturesque village. You enter the property via a double entrance gate of wood and metal. Gravelled areas offer parking space for several vehicles. When you first look ahead, you see a harmonious collection of buildings surrounded by grounds where tall trees and fragrant flowers grow. The main house is a long building. Like the guesthouse, it has a ground floor and a first floor. It is crowned with a gable roof of flat Burgundy tiles. A dormer stands out on the roof, above the entrance door. The house’s stone elevations bring out fine features of architectural articulation. These elevations are punctuated with large windows that have small panes and are fitted with shutters. Beautiful surrounds of brickwork frame these windows. The windows are of different sizes, which livens up the facade, up which a climbing plant grows. At one end of the house there is a carriage entrance door that connects directly to the main section. And at the other end, there is a carport made of brick and timber. Lastly, there is a woodstore at the back. The guesthouse stands at a right angle to the main house and has the same characteristics as the latter. The same stones were used to build it and its different windows are fitted with shutters of solid oak. A decorative well, a stone bench and metal sculptures complete the property’s outdoor embellishments. A secondary entrance to the property is hidden on the other side of the garden.

Property Sens (89)
In the heart of a forest of more than 80 hectares, the property in a dominant position stands away from a village on the edge of the Yonne river. Free from any noice and offering views over the forest and hilly landscapes, this 18th century manor house bathed in light and recently renovated stands on 4 levels. Outbuildings from the same period, an orangery, a greenhouse, a chapel, two barns and a dovecote complete this property. A borehole provides water supply to the property. The shops of daily life are 5 minutes away as well as a train station linking Paris-Bercy in less than an hour.
