This traditional domaine dating back to the 16th century, located just outside the popular village of Saint Cyprien in the Dordogne, is comprised of a manor house and 5 guest houses and sits in 11 hectares of land.
Built in the local limestone of the Dordogne, with traditional stone 'lauze' roofs typical of the region on the Manor House and one of the guest houses, the property is full of character and original features.
The main house offers on the ground floor; a kitchen with a flagstone floor, fireplace with wood burning stove; a living room with the former bread oven and flagstone floor, and both with exposed beams, and a bedroom with an ensuite bathroom and a WC. The first floor offers two large ensuite bedrooms, and the second floor hosts the fourth bedroom and a storage area. There is also a large vaulted cellar accessible from the kitchen as well as the exterior. It is heated by a combination of gas, oil and electricity.
The property has the capacity to host 30 guests over the 14 guest bedrooms. It is currently run as a successful gîte business.
The five guest houses are comprised as follows:
The Forge (80m2): On the ground floor a kitchen with a natural rock wall, bathroom and WC. On the first floor, a living room with a stone fireplace and a terrace overlooking its private garden of 1000m2, and on the second floor the bedroom.
The Tower (50m2): Open plan living room/kitchen on the first floor and a double bedroom and bathroom on the second floor.
Meadow's Cottage (120m2): Large living room with a wood stove and kitchen, and opening on to a terrace overlooking its private garden of 800m2. Two bedrooms and a bathroom on the first floor, and a bedroom and a bathroom on the second floor.
Arcades (140m2): On the ground floor, living room and kitchenette that open on to the terrace and private garden, bedroom and bathroom, and on the first floor two bedrooms and a bathroom.
Oak cottage (200m2): On the ground floor a large kitchen/dining room/ living area with a stone fireplace and wood stove. On the first floor with parquet flooring there are two bedrooms and a full bathroom, and on the second floor two further bedrooms and a bathroom.
There are several outbuildings as well as a function room on the first floor of the barn.
The pool (16m x 8m) has a large decked area and is enclosed. There is also a pool house with another decked seating area to enjoy the views. There is a wooden chalet currently used as a massage room.
The ensemble is completed with its abundant vegetable garden, and there are meadows perfect for horses with horse shelters. There is a large section of woodland behind the property and a car park for the guests with a separate access.
The property can be reached from the airports of Bergerac (50 minutes), Bordeaux (2h15) and Toulouse (2h15). There is also a train station in the village with trains to Bordeaux and Sarlat.
A great property to provide a family home as well as an income set in one of the most sought locations of the Dordogne, in the 'Golden Triangle', 20 minutes from Sarlat, and a few minutes from the Dordogne river valley.
