A renovated, 19th century farmhouse, its terraces and its outbuildings on a hillside in a hamlet in the area known as Pays-Avallonnais and 25 minutes from a TGV train station.
In the midst of Burgundy heritage, near to the Morvan Regional Nature Park and in undulating surroundings, the hedges, fields, woods and streams that compose this verdant mosaic give this rich local area its character.
South-facing terraces give a view of a medieval village which, from the top of its hill, still plays its role of sentry. The hamlet itself has a renowned restaurant, whilst local shops and amenities are just 10 minutes away in a neighbouring market town.
Noyers-sur-Serein, one of “France’s most beautiful villages” is but a 20-minute car drive to the north.
Paris is 225 km away via the A6 motorway. Montbard TGV train station, 25 minutes away, has 1-hour links to the French capital.
This property, dating from 1818 and straddling two communes, stands at the end of the hamlet, still watched over by its medieval castle. Visitors get their first glimpse of the premises once they have passed through the gates, where a wide interior courtyard, partially shaded and delimited by buildings, is able to take several parked cars. It has a well, containing approx. 70 m², as well as a Vassy cement rainwater recuperation tank.
On the right-hand side, a passageway made between the old dovecote and an outbuilding gives access to a vast lawn looking down on to the terraces dotted with trees, with an unobstructed view over the surrounding countryside. The courtyard is further enclosed by a spacious barn, an old cowshed and miscellaneous sheds.
The houseFacing south, with thick walls featuring numerous openings, this house is composed of small stone masonry, rendered so as to leave the stone exposed. Its roof, covered with tiles, has numerous skylights.
All on a level on the courtyard side, it features green shutters protecting the hopper windows as well as a lantern above the entrance door.
On the south side, a terrasse acts as a belvedere and is linked to the garden via a flight of stone steps.
Ground floor
Once over the threshold, a bright room, currently in use as a dining room, welcomes visitors. Its fixtures and fittings have given it back its appearance of yesteryear. Although a more modern stairway goes up to the first floor, wide flagstones, bearing the patina of time, a robust, engaged fireplace, with its cast-iron fireback, and windows through which it is possible to glimpse the Avallon hills, all help to restore the atmosphere of the premises.
This room provides access, on one side, to a kitchen as well as a storeroom and, on the other side, to a large living room, enhanced with an engaged fireplace, housing a wood-burning stove. Ceilings on this level feature exposed beams and joists, whilst floors are laid with terracotta tiles. Further on, two small rooms, one overlooking the courtyard and the other the countryside, could be used as bedrooms or studies. They precede a bedroom, with a panoramic view over the hills and a door opening on to the courtyard. It is adjoined by a bathroom.
First floor
A discreet, elegant, metal stairway goes upstairs, where the converted attic space has been completely renovated. A large living room gives access to four bedrooms, a bathroom and a toilet. The biggest bedroom, on the far east side, harmoniously includes its own bath. Whereas the bedroom at the opposing west end has a monumental window set in the wall, giving an unrivalled view over the garden and its terraces. The roofing framework exudes an ornate, rustic atmosphere. Skylights let in copious amounts of light. Floors are laid with strip pattern parquet flooring.
The house has two vaulted cellars, one of which has an original system for recuperating rainwater, integrated into the masonry. With …
