A horse stud farm set in 25 ha of land in the midst of the Puisaye region 1½ hours from Paris.
This equestrian estate is in the Puisaye region to north of Burgundy, where the borders of the French departments of Yonne and Nièvre meet, 150 km from Paris and an hour’s drive from Fontainebleau. A region much appreciated by Colette, because of its varied, preserved landscapes, this completely rural area stands out courtesy of its colours and the wealth of its architecture. Near to the shops and just a few minutes from an SNCF train station with 70-minute links to Paris-Bercy.
A winding road, bordered with oak trees, lakes and sunken lanes, leads to this property. An old Roman way enhances the numerous meadows, fields and grasslands on either side. An immense stretch of land comes into view where horses and ponies, including Shetlands, graze. Paddocks, laid out all around, mark the landscape. Some grasslands are on the edge of a first-class river, abounding in fish, which flows across a large section of the property. Then, a second stretch of water which is not a pond or a lake but the junction of several natural springs, surrounded by mulberry trees, provides continual coolness.
The relief remains slightly undulating, just enough to stimulate the horses’ activity. A few buildings appear, such as horse loose boxes and others housing a shower, a first-aid unit and the tack rooms. A large, indoor riding arena faces the various enclosures. Two houses stand at the entrance to the stud farm.
The housesBoth half-timbered houses stand at the entrance to the property. The walls, reflecting an ochre hue, are lime-rendered and feature double windows with solid shutters. The slope of the roof is very steep so that the water flows off easily during heavy rain.The first, single-storey houseThe entrance hall opens into a large living room, extended by a veranda that looks out over the paddocks and horses. A central open-hearth fireplace enhances the room. Ceiling joists are exposed. A kitchen and a bathroom in their original condition, extend the entrance hall. Two large bedrooms complete this house.The second houseThis house adjoins the first.

First floor
Two bedrooms, including one fitted with a kitchen area, justifying its large size. A flat could be envisaged on this level.The horse stud farm buildingsA large building houses 40 first-class, large, loose boxes, made of galvanised exotic wood (3.50x3.50 m), 8 of which are for foaling purposes (4.10x4 m). A 3-metre wide path runs alongside the perimeter of the building. These loose boxes feature stable doors inside and out. Another shelter comprises five separate tack rooms, a farriery and a shower with hot water and a jib. The walls of the building have been weatherproofed. Nearby, a good-sized, indoor riding arena (1x16 m) as well as farm sheds for fodder and silos: 3 tonnes for cereal and 5 tonnes for pellet feed.The groundsThis stud farm provides access to 250 km of pathways, including 3 long hiking trails which go through it, and to a large outdoor riding arena (42x42 m). The grounds are bordered by various species of trees, very often oak trees. Some of the grasslands run along the edge of a first-class river, hence the fertility of the land, benefiting from seasonal flooding and the pumping of water in the summer.
