Loft Paris 11ème (75)

A bright 120 m² artist's studio flat in Village Faidherbe, a quiet private lane in the 11th arrondissement. Right next to Faidherbe-Chaligny, the property is located in a private lane, tucked away at the rear of an 1800 building facing Rue de Montreuil. Access is via a secured porch, followed by a narrow alleyway leading to a paved courtyard surrounded by trees. On the right, the commonhold includes former joinery workshops extending over two storeys, partly with attic space above and topped by a zinc roof. The rendered facades, typical of the late 19th century suburbs, are sober. Located on the second and top floor of the building, the artist's studio flat features a corridor serving a bathroom and a lavatory. A staircase leads to the upper level, which comprises two bedrooms with sloping ceilings and a landing. The upper floor overlooks a first sitting room with a fireplace, which links directly to a semi-open kitchen. Continuing through, a few steps lead to a living room. The reception rooms total a floor area of more than 70 m². The mezzanine is situated above the dining room. It includes a spare bedroom and boasts a work in situ by Caroline Derveaux. The layout was designed by a couple of interior architects, with seamless spaces and plenty of storage space. Bathed in light thanks to its dual aspect, the property is also very quiet. The property is in good condition.

Loft Paris 19ème (75)

Two-storey business premises of 564 m² with a glass roof for immediate occupancy, at the foot of the Buttes-Chaumont park in the 19th arrondissement. Access to this commonhold property is via two entrances: a carriage entrance on the street and a door opening into the building's entrance hall. The porch leads onto a lobby and then into the main space through a double metal door with glass panels. The 36 m long, 8 m wide space is topped by a gable roof, whose ridge is more than 7 m high along its entire length, so that the property can be divided into two levels. At the back of the ground floor, a metal-framed partition with a glazed upper section almost 8 m from the rear wall divides the room into two areas. Next to the entrance to the main area, a door on the left leads to lavatories. The load-bearing structure is exposed. This is formed of ten vertical posts abutting the walls on the left and right, at regular intervals of around 4 m. The gable roof is supported by structural elements featuring tie beams spanning almost 9 m from post to post, with a ridge finial at the centre and two rakers supporting the principal rafters. The roof has a series of glazed sections providing overhead light. Roof windows in the extension keep the premises well ventilated. On the ground floor, metal brackets are fitted to the posts, support girders made up of three painted metal I-sections bolted end-to-end with two intermediate plates. This structure supports the upper floor. Three floor openings measuring roughly 8 x 4 m, running the length of the right-hand side of the floor, let overhead light pour in through the glass roof. The exposed underside of the upper floor is of ribbed steel panelling. Horizontal metal guardrails protect all the sides of the floor openings. As you enter, the first opening contains the L-shaped staircase with an intermediate landing. Built on two metal stringers supporting steps without risers, this helps to spread the light. On the upper floor, the volume is also divided lengthways by a metal partition with a solid base topped by glass panes, approximately 8 m from the back wall. Access is through a double glass door. The two closed spaces on the first and ground floors are connected by a floor opening. The wooden floors are laid in thin strips resembling end-on blocks of laminated timber.

Apartment Paris 11ème (75)

A 117 m² flat with original decor on the edge of the “Village Paul-Bert” in the 11th arrondissement of Paris. Designed in 1903 by architect Albert Perrin as part of a competition for facades organised by the Paris City Council, this corner building has a high dressed stone facade adorned with decorative elements inspired by the countryside: a cartouche at the entrance, railings sculpted with garlands of thistles, brackets embellished with acanthus leaves and lintels decorated with flowers. Wreaths of wheat sheaves frame the projecting window bays, typical of the post-Haussmann repertoire. Protected by an entry code, a glazed double door with black wrought iron arabesques opens onto the building's hallway, decorated with reliefs and floor tiles featuring a mosaic of interlaced wildflowers. A double glass door with small bevelled panes is connected to an intercom system. They provide access to the lift and staircase leading to the upper floors and to the cellar. The recently restored communal areas are extremely elegant, with decorative torch-holders, elaborate pediments, stucco garlands and stained-glass windows. The 117 m² flat with a ceiling height of 3.20 metres is on the second floor, accessed by lift, and has a south/south-west aspect. The entrance hall, extended by a luminous corridor with views over the neighbouring rooftops, reveals a 44 m² double reception room. The first part has two French windows opening onto a balcony overlooking Rue Faidherbe and its lush foliage. The second, with its projecting window adorned with painted side panes and topped by a dragon, features a white-veined red marble fireplace with an overmantel mirror. Continuing through, there is a vast kitchen, followed by a 28 m² bedroom with a Louis XV-style fireplace and two French windows. The entrance hall also leads to a shower room with toilet and, opposite the kitchen, a larder with potential for a second shower room. Herringbone parquet flooring, low-set moulded coffers, period espagnolette locks, bevelled glass tiles and stained-glass windows all contribute to the unspoilt charm of the property. Finally, the outdoor greenery is echoed by the decorative botanical mouldings, cornices and rosettes that adorn some of the rooms, lending a definite grace to this light-filled setting. A converted cellar completes the property.

It is in Choisy-le-Roi in the very sought-after Saint-Louis district, close to amenities, schools and public transport, that this mansion of 215 m² is located, benefiting from a privileged location and offering its residents an exceptional quality of life. Built at the beginning of the 19th century in 1801, this mansion embodies the prestige of traditional architecture. The large rooms bathed in light, the high ceilings decorated with moldings, the fireplace, the solid oak herringbone parquet floors and the tiles give this residence an incomparable charm. Pierre Rousseau, author of several Parisian mansions, was the architect who worked on the construction of this exceptional property. The garden level of this residence offers living spaces perfectly designed for entertaining and sharing special moments with family and friends. Equipped with an entrance hall, multiple spacious living rooms, a sumptuous dining room and a fully equipped kitchen, a separate toilet, this level benefits from fluid and optimal circulation. The period wooden staircase leads to the first floor which is made up of two bedrooms, a dressing room, a separate toilet, as well as a bathroom with toilet, guaranteeing comfort and privacy for its occupants. The second floor also consists of two bedrooms, an adjoining bathroom and a dressing room. There is also a utility room, a partial basement with boiler room and laundry room as well as an attic. In addition, an independent pavilion measuring 45sqm, ideal for a student, rental or a liberal profession completes this property. It consists on the ground floor of a fitted and equipped kitchen open to the living room, a bathroom, a separate toilet as well as 2 bedrooms upstairs. All on a plot of land facing East/West measuring approximately 680sqm. Also, an interior paved courtyard at the front can accommodate parking for several vehicles. This house underwent a major renovation in 2003 (heating, electricity, replacement of frames, zinc work, painting, repair of floors, restoration of the gate). In 2011 and 2013 the paving of the courtyard was carried out as well as a complete renovation of the facades. The roof is in good condition, with its original framework. This property offers an enchanting setting where nature blends harmoniously with architecture for moments of relaxation and conviviality. Elegant and timeless, this house represents a rare opportunity for lovers of exceptional properties and history buffs.
