luxury house for sale Charny, France
Farmhouse Charny (89)
Two traditional 19th century houses and their dovecote in the heart of the Ouanne valley in the Burgundy-Franche-Comté region. Surrounded by woods and cultivated plots of land, as though on an outcrop, the property overlooks the valley. In a hamlet of 65 inhabitants, 6 km from Charny-Orée-en-Puisaye, a small local road followed by a stone track leads to the main entrance which is tucked away from view. An automated metal gate opens onto a continuous stretch of lawned parklands that covers approx. 5,000 m². Set at right angles to each other, the old barn and the traditional house are surrounded by a terrace. The dovecote is slightly set back. The fully restored complex lies in the centre of the parklands. The grounds comprise on one side a few tall trees and planted hedges, and on the other side flowerbeds dotted here and there, extending the view over the wooded valley. The flowers blossom to the rhythm of the crops. A small outbuilding and a well complete the complex.

Mill Saint-Martin-sur-Ouanne (89)
A 16th and 17th century former mill, surrounded by 6 hectares of meadows, in the Puisaye region, 2 hours from Paris. A double entrance gate opens onto a large lawned area dotted with some ten tall trees, and a gravel parking area. The complex comprises several adjoining buildings facing the main structure, the mill. The mill faces north-south, while the outbuildings face south and west. A pedestrian entrance provides access to the premises, protected by a canopy of local tiles. The mill stands in the middle of the reach. The wheel with a diameter of around 4m abuts the building. A small wooden bridge crosses the river. There is a spring close to the mill, from which blue water gushes into the headrace. The residence overlooks a number of authentic features, including a well built of local Puisaye brick, which can still be used and is between 3 and 6 metres deep. The presence of alluvial groundwater, which is always cool, means that a water-to-water heat pump could be installed. A number of outbuildings, each topped with an old country-style roof, complete the complex: a barn, a traditional oven, an old sheepfold and a large workshop for drying wood. Finally, at the back of the house, there is a vast hangar hidden behind a hedge. A dedicated gate provides access to this hangar for the estate's farm vehicles and also links via the ford over the millstream to the meadows.

House Aillant-sur-Tholon (89)
An elegant 18th-century village house with stone outbuildings and tree-dotted grounds in Burgundy, 1 hour and 30 minutes from Paris. The property is surrounded by undulating countryside: a patchwork of forests, hedge-lined meadows and lakes. It lies in a picturesque village. You enter the property via a double entrance gate of wood and metal. Gravelled areas offer parking space for several vehicles. When you first look ahead, you see a harmonious collection of buildings surrounded by grounds where tall trees and fragrant flowers grow. The main house is a long building. Like the guesthouse, it has a ground floor and a first floor. It is crowned with a gable roof of flat Burgundy tiles. A dormer stands out on the roof, above the entrance door. The house’s stone elevations bring out fine features of architectural articulation. These elevations are punctuated with large windows that have small panes and are fitted with shutters. Beautiful surrounds of brickwork frame these windows. The windows are of different sizes, which livens up the facade, up which a climbing plant grows. At one end of the house there is a carriage entrance door that connects directly to the main section. And at the other end, there is a carport made of brick and timber. Lastly, there is a woodstore at the back. The guesthouse stands at a right angle to the main house and has the same characteristics as the latter. The same stones were used to build it and its different windows are fitted with shutters of solid oak. A decorative well, a stone bench and metal sculptures complete the property’s outdoor embellishments. A secondary entrance to the property is hidden on the other side of the garden.
