A remarkable residence, on a plot of more than 1700 m2 in the heart of a village with local shops and services. Built at the end of the 19th century, this mansion has retained all its majesty and history. The period stones, the neo-classical façade, the slate roof and its chimneys or its paved paths have been restored with a taste for excellence. From the entrance, the gate, listed as municipal heritage, introduces a reception courtyard. House Niort (79)
The sober chapel of the former Niort Carmelite convent, a haven of calm and serenity very close to the centre, overlooking the town. The chapel owes its proud appearance to its height - it seems to spring from the ground - and its pure dressed stonework. Projecting buttresses line the facade and punctuate the bays on the outside. The openings are round-headed, and a rose window crowns the portal facing the street. By using the Romanesque architectural style, the 19th century builders opted for sobriety, in keeping with the religious congregation for which they worked. The interior is striking for its sheer size, which seems to exceed a floor area of 352 m² and a height of 14 m at the crossing. The interior also exudes an immediate sense of peace of mind. The limestone slab-paved floor rises slightly towards the raised choir. Barrel vaults separate the three bays of the nave, once you have passed through a sort of narrow narthex under the gallery alongside the facade. The transept is short, with a semi-dome apse. The stained glass windows are still in place, most of them in good condition. The slate roof was redone after the storm of 1999, and the interior was thoroughly cleaned in 2005, resulting in a much brighter appearance.

House Niort (79)
Located on a secondary branch of the Sèvre Niortaise, this mill, known to all locals and hikers, intrigues with its charm and history. Dating from the middle of the 18th century, it was, until the French Revolution, an outbuilding of the Abbey of Saint Liguaire. It was only at the beginning of the 20th century that the mill was entrusted to millers who operated it until 1985. Spread over 1 hectare of land, mainly classified as a natural area, the buildings consist of three main parts: the mill, a dwelling and a former stable. The last two are connected by an 80 m2 attic. The mill, which spans the river downstream, has a building on three levels. The ground floor houses the two wheels, whose masts operate the millstones on the first floor. The top level houses an old sifter. The living area is revealed with the living rooms, the kitchen, the lounge and a small bathroom. A landing gives access to a 45 m2 garage and a staircase leading to the sleeping areas, three bedrooms and an office. This is where the attic that links the two buildings is presented. The stables, probably dating from the 17th century, offer two floors of approximately 80 m2 each. The property is a real estate complex to be reinvented, multiple projects to be considered such as a main residence, guest rooms or an ecolodge. The privileged environment is a green setting, like no other. The mill awaits new owners who will know how to give it meaning again. ENERGY CLASS: G / CLIMATE CLASS: G. House with pool Niort (79)
Located a stone's throw from the banks of the Sèvres, in a charming village, this bucolic Charentaise is spread over two levels. Passing the gate, the stone facade of the house is revealed with its swimming pool, its terrace and its wooded garden where plants, shrubs and a raised olive tree bring a vegetal touch to this ensemble of character, conducive to spending pleasant moments. On the ground floor, the design of the rooms is functional. An entrance leads to the bright living room on one side, and to the equipped and fitted kitchen on the other. The still functional period fireplace as well as the exposed beams bring charm and authenticity to the whole. Finally, a large garage accommodates the laundry area and offers access to the outside courtyard. The upper floor benefits from an atypical distribution, with two staircases serving four bedrooms in total. Thus two distinct sets stand out, one composed of three bedrooms and a bathroom, the other of a new sleeping area above the garage with development possibilities. A unique property which will delight its guests, in a quiet environment, close to all amenities and just 10 minutes from Niort and the motorway.
