Beyond the large wrought-iron gate and tree-lined driveway, a large dark wooden porch leads to an inner courtyard with mullioned windows on the facades. An original stone staircase leads to the entrance hall, which leads on the right to a living room with a beautiful fireplace and an old stone sink, probably the former kitchen. The first floor features a second living room and a study with a fireplace in each room, and two night 'wings'. The first is dedicated to guests: 3 en-suite bedrooms and a shower room with walk-in shower. The second wing distributes 2 bedrooms, a bathroom, a toilet and a very pretty master suite illuminated by 2 mullioned windows, where a dressing room has been fitted out in the 'échauguette'. The rest of the building includes several sheds and a large stable, the first floor of which can still be converted and features beautiful mullioned windows. Property Saint-Clar (32)

About five kilometers from Saint-Clar, an hour from Toulouse and 45 minutes from Auch or Agen, this pretty stone residence, in a dominant position, offers an incredible 360° view of the rolling countryside, the Pyrenees and the charming little surrounding villages. In the heart of a wooded, landscaped and flowery park of approximately six hectares, this old traditional farm has been renovated with care and taste, respecting the authenticity of the place. Thus, the old tiles, the exposed stone walls, the large period fireplaces blend perfectly with a warm and classic decoration. => ON THE GROUND FLOOR: As in all traditional Gascon houses, the entrance opens onto a long typical corridor, tiled with terracotta, with high ceilings. * On the left side, you access: - a bright kitchen (32 m2) equipped with a fireplace, - a warm living room (47 m2) - a library office (29 m2) opening onto a south-facing terrace. * On the right side are: - the original barn has been transformed into a large dining room (78 m2), dominated by a mezzanine converted into a cozy lounge. A large bay window opens onto a large south-east facing terrace. - a large bedroom adjoining a bathroom (45 m2) - a professional kitchen (61 m2) fully equipped and up to standard => UPSTAIRS: There are seven rooms of different sizes (from 10 to 35 m2), with Adjoining bathrooms, some with mezzanine beds, which are served by the same corridor as on the ground floor. The charming owners welcome many families and groups of friends every year, coming from all over the world. This place has benefited from a beautiful restoration over the last thirty-five years. You will therefore find a very pleasant atmosphere there, enhanced by underfloor heating throughout the house, double-glazed frames (in PVC and aluminum, except for the magnificent arched glass roof at the entrance). The roof has been completely remodeled and insulated. The all-water tank will need to be brought up to standard, depending on the use you make of this property. The site also makes it easy to accommodate the public: parking lots and paths have been created to allow tourists and nature enthusiasts to walk in this veritable green setting. On site, you will also find beautiful terraces, several outbuildings (in wood, metal, stone) which could be used as classrooms, conferences, training courses, shows, sports, cinema... as well as a greenhouse, a well, a space dedicated to permaculture. This place is absolutely magnificent for all those who are looking for a new life in the heart of nature... whatever your project: family, professional, educational or cultural. Indeed, it is an ideal place to recharge your batteries and savor the simple and authentic pleasures of life in the countryside. Bruno & Marie knew how to make it a real meeting place, where all cultures rubbed shoulders and connected and where we left amazed by everything we discovered there. House with pool and terrace Saint-Clar (32)

Perched on the edge of the lively market town of Saint Clar, in the heart of the golden triangle, this ‘maison d’architecte’ was re-built in 2003. Originally a small hamlet, this property perfectly combines the beauty of the surrounding countryside with the convenience of all amenities and village life accessible on foot, albeit up a somewhat long driveway! At least it’s downhill on the way home … As we arrive at the property, passing the orchard of fruit trees, we are immediately taken by the breathtaking views of the Gers countryside and a nearby village château. It is hard to draw our eyes away to admire the lines and angles of the architect-designed house. The first building to come into view is the stone car port which houses two vehicles and through which we access the front door of the house. Before entering the house itself, we are once again distracted by the views and also by the pool which has been built into the shelter of the house and the car port. It is a wonderful sun trap for those wishing to develop a glowing sun-kissed torso! Finally entering the house, we are immediately hit by the light which streams in from the glass roof in the centre of the house. It shines and reflects everywhere. There are remote-controlled blinds which cover the glass when it rains or when it gets too hot in the summer. To the left of the entrance is a very useful pantry, a WC with hand basin and a cloakroom cupboard for coats, shoes etc. Moving through towards the staircase, to the right, and down a few steps, we discover the open plan kitchen and living room. Again, the light hits us. There are doors and windows on every side of this fabulous space, all of which allow us to appreciate the views from a different angle. We are particularly drawn through the big French doors on to the covered terrace, this is very definitely an extension of the living room, somewhere to be enjoyed through most seasons of the year, and a place from which the owners love to watch the wildlife roaming the countryside. The kitchen is currently enclosed by glass panes overlooking the sitting room, but could be easily opened up if preferred. It is fully fitted and equipped, a very functional place to cook and prepare offerings for your guests. The weeping fig in the corner of the dining area is an unusual feature. It has survived the house being a second home for several years, very robust! Despite the luminosity of this house, it becomes very cosy when the fire is lit. The current owners love being warm and toasty in the sitting room whilst watching the magnificent electric storms

Where are we? This well maintained property is just a stone’s throw away from the centre of a thriving village with full amenities. The property is situated in a quiet area, with easy access on foot to the baker’s, the local café, and supermarket. The village also has schools and many leisure facilities for families during the summer months. The property Access to the property is via a private lane and first glimpse of the house shows the immaculate roof, clean lines and well-kept façades. Let’s take a look inside! ….. The Entrance hall We enter the front door into a central hallway which leads to the kitchen and the living room on the left, the bedrooms and bathroom on the right. The Kitchen To the left of the main entrance, a door opens into the kitchen. The owner of the property tells us that she loves her kitchen, as it is such a practical workspace, and being so light and airy, with doors leading out to the covered terrace, and a wood burner in the corner, this is definitely a well used room. The Reception Room A doorway leads from the kitchen directly into the main sitting-room. This is another light-filled room with large French windows which allow sunlight to flood in all day long. There is an open fireplace which would make the room very cosy in the winter. The 3 bedrooms & shower-room To the right of the main entrance, along the corridor, there are three double bedrooms which share a modern shower-room. The Garage/Workshop At the far end of the corridor, the door leads into the garage part of which doubles as a utility room. Behind the garage is a very useful workshop. The Exterior The enclosed garden provides lots of interesting areas in which to enjoy the sun, to have some quiet reading time, to grow your own vegestables, and has the perfect place to dine with family and friends under a covered terrace; there are so many ways to enjoy this easily maintained garden. Our thoughts here at Bliss This is a rare gem for those looking to be in a lively village, with a good sized garden. It is perfect as a full-time residence as every room is spacious. Retirees may appreciate the one-level living accommodation, which is surprisingly hard to find with shops on foot and at such an interesting price. Home seekers in search of a low maintenance holiday home will also appreciate the many benefits of this property. What we like best … We love the light and airy feel of the property and the garden which is really a wonderful extra outdoor summer living room, with plenty of shade provided on the covered terrace. The house has been beautifully looked after by the current owners, and the contemporary feel adds to its charm and practicality.

Property with pool Saint-Clar (32)

This lovely old stone property has belonged to the same family for generations. With a walled garden with a pool, and stunning views over the Gascon countryside, this spacious Gascon manor house occupies an enviable position high up on the ramparts. Its central village location ensures easy access on foots to the local shops, restaurants, and tea-rooms. With several generations of the same family owning the property, we were touched by the family history recounted by the current owner. She tells how her father used to pass by the house every day as a schoolboy, from the farm where he lived, and would always vow to himself: “one day this house’ will be mine!” Such was the power of his manifestation, that some years later, as a young man, he purchased the house for his wife and family. One can easily imagine how inspiring this house might be to a child, sitting in one of the most unusual and enviable places in the village, and so impressive in size. We hope that we can find a new owner for this property, who will be just as delighted and excited by this acquisition. Let’s look at the property in more detail: The original front door opens from the street, onto an impressive 44m2 central hallway. With a door to the rear end of the hallway, opening on the garden, the hallway gives access to each of the reception-rooms. To the left of the main door, there is a large 45m2 reception-room, filled with light from the French doors that open onto a raised terrace, and with a view over the surrounding countryside and gardens. This raised terrace area is one of the property’s most lovely features. Along the hallway, next to the main reception-room, there are two bedrooms on the ground-floor both with a fireplace. To the far right of the hallway there is a lovely room with wooden panels and decorative lead windows. This room was used as a music room, or a formal dining room, and overlooks the garden. The kitchen is positioned close to the main entrance, close to the grand staircase. It is the heart and hub of the house. The kitchen is typical of a bygone era, with space for a large dining table Infront of the fire, and despite its rather dated appearance, full of charm. There is a door from the kitchen to the street. There is also a separate cloakroom and lavatory in the main entrance. Behind the kitchen there is ample space for storage in a rear cellar, where the boiler is situated. In days gone by this section of the property was fondly nicknamed “The Shop” or “Le Magasin” by the family, because it was so spacious and with so many shelves, anything practical required here could be found in this area of the house. A graceful staircase ascends to the first floor, where we find a mirror image of the grand hallway below. This property is truly a fine family home, with five double bedrooms on the first floor, each with a bathroom. The previous owner built each of his daughters a bathroom. Three of these bedrooms have their own individual character and secret treasures, with each room opening out into a “secret” room behind. The perfect house for children to lose themselves in, with a game of Hide and Seek. On the second floor, there is a large attic. This spreads across the entire top floor, and could potentially provide additional space for conversion, relevant planning permissions permitting. Below the large garden terrace there is a garage and additional storage area.

Property Saint-Clar (32)

Where are we ? This elegant stone property with its adjacent barn is located to the north of Saint Clar in a peaceful rural setting surrounded by trees and fields and sits on a large plot of land. The property is located within easy driving distance of Toulouse international airport, the Gers (Lectoure, Fleurance, Saint Clar) as well as the Tarn et Garonne (Beaumont de Lomagne and Lavit). This lovely elegant farmhouse sits on the edge of two beautiful departments within easy reach of some of their most beautiful market towns, shops and schools. The property The house has the elegant appeal of a Chartreuse and is built in beautiful white stone. There are two entrances to the property, shaded by a canopy of trees, and set back from a rural lane with barely any passers-by. There is a generous front garden, and a vast stretch of land to the rear with a field and pond, and views over open countryside. The main door opens onto a long hallway which runs the length of the property. In the extension of the house, there is a stone barn with two levels, as well as an adjoining barn. Behind the rear wall of the downstairs property there is access to a large barn. The ground floor comprises: A lovely wood-paneled reception room is inspired by the 18th century “Jane Austen” style drawing-rooms, renowned for their deep blues and reds and a period of history unafraid to use a vibrant splash of colour. This lovely blue backdrop creates a warm and inviting space and offsets the art work on the walls beautifully. There is a lovely harmony between the elegant interior and the pretty gardens seen from the French doors and windows. The kitchen is simple and charming with a wood-burning fire. The furniture is rustic and the ambience deliberately stripped back and somehow intrinsically restful. This is not a “fitted” kitchen but made up of individual pieces of furniture. To the front of the downstairs hallways there is a spacious room which could be used as a ground floor bedroom, currently set up as an artist’s atelier. To the rear of the hallway we find a downstairs storage/pantry area, cloakroom and WC. From here, one could choose to open the property up into the barn (and use this space to develop the property - relevant planning permission would be required). The first floor comprises: A long upstairs hallway accessed via a recently-fitted wooden staircase in beautiful pale wood. Two bedrooms currently used as children's bedrooms are interconnected by a shared shower-room, and both rooms are also accessible directly from the central hallway. These bedrooms are cosy being set beneath the slope of the roof, so ideal as children’s bedrooms. A first-floor master bedroom sits along the hallway. A beautiful upstairs bathroom with a sumptuous washbasin, free-standing bathtub and upstairs laundry-area hidden behind a screen with a washing-machine and dryer, is reserved for use by the parents (the other two bedrooms sharing a shower-room). At the far end of the hallway there is a separate upstairs WC and access to the upper level of the adjacent barn, where the property could be opened out, subject to relevant planning permission. The Gardens With almost 6 hectares of land the property has several water sources and a natural pond. There is a lovely flat stretch of arable field to the rear and pretty views all around, with many mature trees.

Castle Montréal (32)

This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, once restored would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden.

The Château de Fourcès sits at the entrance of one of the most beautiful villages of France, on the banks of the river Auzoue. Fourcès (meaning force in Gascon) is a unique and picturesque circular village renowned for its famous annual flower market on the last weekend of April, its monthly brocantes, restaurants and eclectic shops. The village, with a mere 300 inhabitants, is a local treasure, its beauty preserved over the centuries and very much a living and breathing Gascon village, where it is possible to source anything from an ancient scented rose, a bottle of Armagnac, a unique piece of furniture; or to enjoy a fabulous meal with local produce on the terrace of the local Auberge. A village so often visited for its beauty, and gentle recreational pleasures, the Château is one of the most remarkable landmarks of Gascony, and one which here at BLISS we are proud to present to anyone in search of a life-changing property, and one which provides the possibility of so many possible business ventures linked to this historical building, in an area of peaceful beauty and tranquillity. The chateau was demolished in 1453 in the Hundred Year War. At the time the local villagers re-employed many of the stones to build their own properties around the circular market place, with is hundred year old trees. The central market place is dotted with plane trees which provide dappled shade in the summer months. This is a place in which people come together; bursting with flowers from horticulturists all over SW France at the end of April, the brocanteurs, eating an impromptu lunch at rickety tables and sharing a glass of local Gascon red at the monthly antique fares. If ever you wanted to feel you are in the heart of France, and time has stopped, cross the bridge over the river to the sleepy town of Fourcès. Building of the Château as we know it today commenced at the end of the reign of Louis Xll and was completed under the reign of François Ier. The building is clearly Renaissance in style with lovely large windows, a glorious pale stone façade, with two wings and a round tower and a square tower. In the square tower we find the beautiful and original staircase. Since 1996, successive owners of the Château have welcomed tourists into the Château, with the current owners having carried out an impressive redesign of the interior of the Château with further development of additional appartements on the upper floors, and the creation of a popular bar/tapas area on the ground floor for guests, known as Chez Boubou, with two bedrooms above the bar/restaurant in the adjacent stone cottage that sits at the entrance of the Château. The current owners also oversaw the complete restoration of the roof in 2020.
