The setting, in the rolling, Sainte-Victoire landscape, in the rural area around Aix-en-Provence and deep in the countryside, is peaceful and easily reached.
This estate, surrounded by wooded hills, is predominantly composed of oak and pine woods, crisscrossed with pathways suitable for vehicles, and 25 ha of arable land. It is home to excellent game: partridge, pheasant, cock, quail, woodcock, thrush, rabbit, hare, wild boar, migrating birds, etc.
Isolated without being lost and yet very easy to access, this property is 15 minutes from slip roads for the A8 motorway.
It is 45 minutes from Marseille, 20 minutes from Aix-en-Provence, an hour from Toulon and between 1 and 1½ hours from Nice, Cannes and Monaco. Aix-Marseille-Provence airport and train stations are some 30 minutes away.
These buildings, constructed long ago in a fold of the land, are protected from the north wind. Extending lengthways from east to west, they are completed by an old separate dovecote, the ground level topped with an upstairs.
The tone is set by a vast terrace which is enhanced with ancient plane trees, featuring majestic branches. These giants provide generous amounts of shade and act as an invitation to head towards the large stone building, taking pride of place at the entrance to the estate. This terrace is where the paths and tracks that run through the estate begin.
The original section dating from the 19th century is partially restored. Spanning 230 m², it comprises a very large function room, with a vestibule as well as toilets.
It also includes accommodation for a caretaker and bedrooms awaiting renovation, spanning a surface area of 350 m².
The central section known as the “hunting lodge” is made up of an entrance hall, a 120 m² restaurant, a professional kitchen with a wash-up area and a storeroom, as well as toilets. The west section includes a studio flat, a storage room and a workshop.
A large pool on the north side is used for swimming. There are also several large aviaries and a large kennel, divided into sections.
The “west” buildingBuilt at the foot of a fold in the land, protecting it from the north wind, this single construction, spanning a total surface area of more than 800 m², comprises several adjoining buildings. The main south-facing facade looks out over a courtyard planted with one-hundred-year-old horse chestnut trees.
The original building, spanning a ground and a first floor, has been extended by a more recent construction and miscellaneous buildings, including a separate dovecote.
The original section is partially restored and can be lived in. A large function room under high ceilings can be reached via a few steps in the entrance hall. It is enhanced with separate toilets. It has all been fully restored. French windows open on to the rear of the building, with a view of a stone outbuilding which is but a stone’s throw from the function room.
A door leads from the corridor to a stairway and two adjoining rooms with windows, awaiting restoration. They cannot currently be lived in.
Opening on to the courtyard, an adjoining dwelling comprises an entrance hall providing access, on one side, to a kitchen and, on the other, to a lounge and a room above; each room has a fireplace. Upstairs, two corridors provide access to seven bedrooms and two shower rooms predominantly awaiting restoration works; they cannot currently be lived in.
The terracotta tile floors have been preserved. The old wooden-framed windows have single glazing and are protected by shutters made from strips of wood.
