An elegant boutique hotel and its troglodyte caves overlooking the river Loire just 5 minutes from Tours.
Amidst the Loire chateaux tourist region and just 5 minutes from the town centre of Tours. Overlooking the river and in the lee of the hillside, this hotel is ideally placed to take full advantage of the town, its landmarks and its cultural activities. It is a central point from which to visit all of the region's most beautiful historic chateaux. Just a few minutes from the A10 motorway, it is also an ideal stopover along the route to the south-west. It is ten minutes from a TGV train station and only a few more minutes from an international airport. The banks of the river Loire are just a stone's throw away for walking or cycling along the cycle paths by the side of the river Loire.
A quiet, narrow street provides access to this property for cars via a gateway opening directly on to the hotel carpark and for pedestrians via a wooden gate leading directly to the terrace facing the hotel entrance. A wide terrace, shaded by the lime trees bordering it and sheltered to the north by the hillside, looks southwards down on to a large grassy area with the river Loire in the background. This large tract of land, set between the building and the river, spans approx. 5,000 m² and includes 2,000 m² of building land. It is available for purchase over and above the asking price for the boutique-hotel. Constructed from quarry stone blocks and freestone with a slate roof, the main building faces the terrace on the west side, with the hotel entrance and the French windows, opening into the lounges on the ground floor, framed with freestone. The perfect symmetry of the upstairs windows bestows elegance and soberness. The hotel is extended on the east side by a more contemporary construction which also dominates the valley.
The hotelSpanning approx. 700 m² of living space over three levels, the works to restore it and bring it in line with current-day standards date from 2016.
The main entrance, off the terrace, opens into a hall, with paved flooring and the reception area. The south and west-facing lounge still has its period features such as herringbone pattern parquet flooring, a fireplace and panelling. The dining room, with floor tiles featuring inlaid decoration and a fireplace, opens on to the terrace. It precedes the kitchen. The residence's original, oak wood stairway goes upstairs.
The bedrooms and suitesTen in number able to sleep 28 people, these are all fully fitted and immaculately decorated.
Features such as parquet flooring, panelling, fireplace and tapestries have been integrated with the current decorations. Some of the bedrooms have private terraces. The top floor is air-conditioned.
The ground floor comprises:
- a double bedroom;
- a bedroom suitable for handicapped persons;
- and a suite.
The first floor includes:
- four double bedrooms;
- and a suite.
The second floor has:
- two suites.
The troglodyte houses and cellarsSet in the hillside are two south-facing troglodyte houses which can be reached via the hotel's main terrace. The first, spanning a surface area of approx. 180 m², awaits completion of its restoration works. The second, spanning a surface area of approx. 80 m², awaits full rehabilitation. Both these troglodyte houses are typical of the region and bear witness to the property's authenticity.
Under the hotel and in the hillside, a very large cellar spans a surface area of approx. 400 m². It has a very high ceiling and could be transformed into a conference room, a spa centre or an exercise room, amongst other things as, courtesy of its three openings, it could receive the general public.
